There haven’t been many headlines not associated with the Scottish referendum over the past couple of weeks, but there was a fair bit of coverage on the new house price figures from the Office of National Statistics. The July numbers showed a 12.2% annual rise in house prices in the South East, slightly above the 11.7% national increase. The adjusted average price for this region is now £337,000. Interestingly, across the nation, the average price paid by first-time buyers increased by 13.5% year-on-year to £209,000, demonstrating more than ever that assistance schemes such as Help to Buy and Shared Ownership are invaluable to first-timers struggling to make their savings keep up with ever-higher deposit requirements. King & Chasemore has been operating since 1840, and has been a part of the Countrywide Group for a number of years. We are well represented across the Brighton and Hove area, with branches in Lewes Road, Kemptown, Western Road, Preston Park, Hove, Rottingdean and Saltdean. What is the market currently like in Brighton and Hove? The market is currently quite stable. From a rental point of view, demand is very strong indeed, while in the sales market we have seen the traditional lull in the summer months. As with many areas, the market is being driven by a lack of good supply.

What types of properties do you sell and what are the current buying trends? We sell all types of property, including apartments, family homes and new build. Our core range is roughly around the £350,000-700,000 bracket, and there is currently high demand at all levels. There is a busy first-time buyer market throughout the city, with entry-level buyers who disappeared during the recession now returning to the market with the aid of the Help to Buy scheme and the ‘Bank of Mum and Dad’. What attracts buyers to Brighton and Hove? Brighton is a very eclectic city that boasts a variety of amenities. Traditionally we have seen a lot of demand from London buyers
in search of a better quality of life close to the best schools. This is particularly the case now with people who don’t need to commute in to work every day and can spend some of the week working from home. In addition to excellent transport links, the costal location and climate are big draws for buyers. Have the new mortgage regulations had much of an effect on the local market? The Mortgage Market Review has had an effect, but in the main it’s been a positive one. With the tightening of the regulations, buyers are being qualified more thoroughly. This prevents banks from lending money to people who can’t afford repayments and ensures we won’t
have a repeat of what happened in 2007 and 2008. What do you expect to see happen in the market over the next 12 months? I don’t expect to see any kind of drastic change. There is likely to be the usual slowdown in the run up to Christmas, but after the New Year we will see a flurry of new properties coming on to the market. During election years the market often slows a little in the months around the election, and the prospect of interest rate rises may also have some effect, although I don’t suspect any increases will be too severe in the short term. or many of us, the thought of owning an overseas property may seem like a distant dream, but every year thousands of Brits make that dream a reality. The number of overseas agents and developers attending The WhatHouse? It has been known for homebuyers travelling abroad to look at property to ‘leave their brain on the plane’ – in other words, to act irrationally and not take simple steps to ensure that their money is invested wisely. That means checking that the agent or developer is legitimate and using professional people to oversee the purchase process and the financial and tax issues that arise. The good news is that while buying a property in another country will inevitably be under a different system than in the UK, on the whole the purchase process is transparent in most of the more popular destinations. The changing face of the housing association
his week, we caught up with Minnie Dando, head of marketing at Hyde New Homes, who told us how her company is overcoming reduced funding to address the demand from Brighton locals for affordable housing. She says: “Ostensibly, the Chancellor’s announcement last year of a £3.3bn pledge towards affordable housing over a three-year period from 2015/16 appeared positive, however, this is actually “The Barrows, one of Hyde New Homes’ previous developments in Brighton” “Coming soon, One Hove Park”
less funding per year than the current affordable housing programme, which committed £4.5bn over four years. Under the current programme, which runs until 2014/15, £1.125bn is made available each year, while the new programme will see £957m invested annually. “These cuts present a very real problem for the future of housing associations, whose primary function is to provide affordable housing products for people who need them. As the reality of diminishing
funding sinks in, many organisations are now seeking alternative routes to generate profit which can be reinvested into their affordable housing projects.” The Hyde Group is one such organisation; over the past few years its Hyde New Homes arm has been developing private sale and shared ownership properties, many of them in the Brighton and Hove area. Dando continues: “Shared ownership is particularly important for Hyde New Homes, in line with our vision to make a lasting difference. The proceeds of private sale homes is complementary to this, as it enables us to reinvest profits in affordable housing, providing a welcome stepping stone for buyers who cannot drum up a steep deposit to buy a property outright. “Brighton and Hove, in particular, suffer from a very limited supply of new-build stock in general and this is only exacerbated when it comes to affordable homes, resulting in buyers either being forced to live further out or having to rent older, lower-quality properties with little security or stability.” The company’s connections to Brighton and Hove go back more than a decade, with its first development here dating back to 2003. “Since then, we have delivered some 250 new shared ownership homes through schemes such as

New-build homes are the ideal investment choice, says spicerhaart

picerhaart Land and New Homes are exhibiting on the largest stand at this weekend’s WhatHouse? Show, which is taking place at the Hilton Brighton Metropole on Saturday and Sunday. They will be showcasing a huge range of new-build property that will appeal to first-time buyers and families but managing director Peter Krelle believes that it is investors who will benefit most from considering a brand new home. So, what makes property, and newbuild particularly, a good investment? “Everyone needs a home and as a result, [property] is the greatest market

It’s safe and we’re politically stable, which means you get total security in property. “With new-build, you’ve got something that is going to be more or less maintenance-free for a good ten years, and it’s a blank canvas. In five years’ time, it’ll still look pretty good and be cheap to refurbish, if there’s any need at all to do that. “If you’re buying second hand there are refurbishment issues and at the moment, trying to get a painter and

mortgage is costing you, you can easily do your sums. It should ‘wash its face’ [break even] at worst and more likely, provide a nice, tidy sum on a monthly basis,” adds Krelle. “Capital growth with property over a ten-year period, you’re not going to see anywhere else, certainly not in stocks and shares and certainly not by sticking it in the bank at the moment. For me, it’s the only thing to invest in.” Peter Krelle and the spicerhaart team will be at The WhatHouse? oes she think there is such a thing as a ‘typical’ first-time buyer? “I’ve had case studies where we’ve had a 20-year-old who’s been lucky enough to buy a home, right through to a 60-year-old, retired and who had never bought her own home who said “Actually, I want to do it!”. So it’s really the whole span of buyers – there really isn’t a ‘typical’ first-time buyer. Obviously it depends very much on your financial circumstances as to whether or not you can save for a deposit. At First Time Buyer, we try to advise people how to do that, how to save money.” Buying a home is often cited as even more stressful than other big life-changing events, such as having a child or changing jobs. How can the process be made less arduous for the first-time buyer? “As a first-time buyer, even as a second-time buyer or other home mover, it’s stressful because a lot of it is out of your hands. The easy part is choosing the property, because basically you know what you like and what you don’t like. Then it
starts to escalate and you have to get a conveyancer, you have to go to the bank or building society and get the finance. “The best advice I can give anybody is to get as much advice and information as you can before you start. Be prepared and if you have some knowledge, even just a little, you will start to learn and pick things up quickly. Ask a lot of questions and don’t be fobbed off! “We’ve produced a book called ‘You Can Buy Your First Home’ which tells you everything you need to know. It includes a lot of tick boxes and checklists.” Clark also has one other important suggestion for anyone going out to speak to estate agents, developers or solicitors: “Try to take someone else with you – your partner, a friend, your mum or even your auntie!
