Should we be worried about a “property bubble” in and around Brighton? JF: This is a myth created by the media. While it is true that the Brighton market, and that of the surrounding rural areas, was affected significantly during the early part of the recession, with price falls of up to 20% in 2008-2010, the city and its environs did not experience the drastic price falls that parts of the UK suffered. Over the past year, confidence has returned, and values consequently have increased, returning to the levels of 2007. Are there still places in and around Brighton that offer buyers on a budget a chance to find a home? The old saying about the “stone in the pond” causing a ripple effect is reflected in the property market. The historic architecture of Brighton, or the character and charm of a Sussex village, still commands premium values but buyers are realising they can get “more for their buck” if they look a look a little further afield. Buyers looking to trade up from a flat in Hove for example, are now prepared to move to nearby Portslade, where they can get a three-bedroom house for little more than their 2-bedroom period flat commands. Likewise, Peacehaven and Newhaven, just a little further along the coast, offer great value for money, yet are just a stone’s throw from Brighton and Lewes.

Those properties in the most popular locations have always attracted premium values and based on current trends will continue to do so whatever the area status. This could change if more pressure is put on rural areas outside the SDNP to be allocated for new housing.

Do you have any advice for wouldbe vendors hesitating to put their property on the market? The key to a successful move is to stay in control. The best advice is to put your property on the market and find a buyer, before searching for a suitable home. There is plenty of activity in the market place so if your property is correctly marketed at the correct price then the process of moving should not be too onerous. What effect does the South Downs National Park (SDNP) have on the local property market? Areas included in the SDNP have long been protected by local planning restrictions; the introduction of the additional controls has offered even

What can be done about the supply of new homes in and around Brighton? Despite Brighton and Hove council’s best endeavours, the planning officers have not identified enough sites to meet the government targets. They are having to go back to the drawing board and try to identify further urban fringe locations which may be suitable for future housing. For Brighton the problem is exacerbated as it is surrounded by the SDNP and the sea. Possibly the “only way is up”, i.e. to build taller buildings and houses over three stories, but again this concept is unpopular. There are pockets of land excluded from the National Park and it is these locations which may create the opportunities to build more much needed new homes for Brighton and go some way to meeting the central government targets. he choice is wider than ever. You may have thought they are too expensive, too small or lack character, but we live in competitive times and to be successful, housebuilders have to provide homes that people actually want to live in and can afford to purchase. More and more of them are achieving outstanding levels of customer service and recommendation and the choice of styles and designs available is very impressive. If you think that a new home isn’t for you, or are keeping an open mind about whether to opt for a brand new or period property, it’s worth considering that there are a number of advantages to buying a new-build home over a re-sale property: • A ‘blank canvas’. Many house-hunters simply love the idea of moving into a home that no-one else has lived in, in which everything is brand new and that they can then decorate to their own taste. • You avoid a chain. Buying a new home, you have no forward chain to worry about when you’re arranging to exchange contracts and move in. • Financial incentives. In today’s competitive housing market, housebuilders frequently offer incentives to buyers of their new homes that those buyers just won’t get on any re-sale property. Some of the special schemes and incentives offered include shared equity (including government-funded schemes such as Help to Buy), part exchange on an existing home, access to unique mortgage products, and the offer of deposit paid or deposit match, the payment of Stamp Duty or the inclusion of upgraded fixtures and fittings.

Eight reasons to consider a new-build property You may have read about the shortfall of new homes being built in the UK but with developers escalating their efforts to meet demand, have you ever considered buying one?

• Guarantees on workmanship. New-build homes are built to high standards of workmanship, energy efficiency and sustainability and must be covered by a long-term warranty, typically ten years or more, that covers the buyer against any faults that may arise later due to sub-standard work by the housebuilder.

• Other warranties. Some housebuilders provide further guarantees on items not covered by the NHBC warranty, providing further peace-of-mind to homebuyers. • Lower running bills. New-build homes are often sold with the latest fixtures and fittings included as standard, for example double glazing and modern kitchen appliances that are far more reliable and energy efficient, and therefore cheaper to run, than older models. The level of insulation provided by today’s building standards mean that homes are significantly less expensive to heat than older homes, even those just ten-years-old. • High specification. Housebuilders are providing ever-higher internal specifications to meet the demands of today’s homebuyers, which may include en suite facilities to at least one bedroom, separate kitchen utility rooms, fitted wardrobes, underfloor heating, multiple TV and telephone points, hi-tech multi-room audiovisual systems and open-plan family living areas. • Safety and security. Improved regulations mean that new-build homes are generally much safer and more secure than older homes, through the use of fire-retardant materials, smoke alarms, door and window locks and security lighting.

or many of us, the thought of owning an overseas property may seem like a distant dream, but every year thousands of Brits make that dream a reality. The number of overseas agents and developers attending The WhatHouse?
