TONY ROCK His older brother, Chris, still hasn’t said much about that whole thing that happened, but Tony Rock wasted no time before ripping into Will Smith, criticizing the move star’s shocking Oscars act during an April Fool’s Day stand-up show in North Carolina. Chris is scheduled to return to Las Vegas on July 3, but Tony’s here now, headlining four nights at the venerable Laugh Factory at the Trop, and his stage presence and performance is quite different, if you didn’t know. In fact, Tony told us in 2018 that he never really had conversations about comedy with Chris, but he kicks ideas around all the time with younger brother Jordan, who you’ve seen on Judd Apatow’s Netflix series Love. MILES, MINGUS AND MONK Celebrate Juneteenth by honoring a musical form created and shaped by Black Americans. Singer-songwriter Clint Holmes joins members of the Jazz Outreach Initiative—a nonprofit devoted to jazz education and advocacy founded by another celebrated local, trumpeter Kenny Rampton—to pay homage to the music of Miles Davis, Charles Mingus and Thelonious Monk. Holmes will perform works by these influential talents with the JOI Septet, a murderer’s row of great local players: Wayne de Silva on Tenor Sax, Johnny Friday on drums; Dave Loeb on piano, Jorge Machain on trumpet, Molly Redfield on bass, Nathan Tanouye on trombone and Phil Wigfall on alto sax. PALE WAVES Smaller venues like 24 Oxford give rising acts a space to shine. Manchester pop-punk four-piece Pale Waves is a perfect example, especially with a frontwoman like Heather Baron-Gracie, whose unapologetic delivery has led this misfit bunch through two chart-topping albums. She leads the revolt against patriarchy in “You Don’t Own Me,” detests the untrustworthy on the guitar-laden “Lies” and finds happiness at rock bottom on latest single “Reasons to Live.” Baron-Gracie channels the aughts angst of Avril Lavigne on “Change,” while the poppy guitar licks on “Television Romance” pay homage to earlier work from The 1975 (lead singer Matthew Healy actually had a hand in producing the song). There’s plenty of energy flowing through this promising young band, and with Pales Waves’ third album, Unwanted, set for an August 12 release, we’re ready to wade in deeper. Karaoke clubs now open to those under 21 EVEN IN PLACES WHERE ALCOHOL IS SERVED Karaoke clubs in Clark County will now be able to open their rooms and pass the microphone to customers under age 21. The Clark County Commission approved an ordinance this month allowing patrons under the legal drinking age to enter private karaoke rooms in establishments that serve alcohol. The measure, introduced by Commissioner Justin Jones, removes restrictions that prevented people under 21 from entering those karaoke rooms. Jones drafted the proposal after discovering a club in his district was cited for allowing underage patrons. The new ordinance requires those under the legal drinking age to be accompanied by someone 21 or older. Clubs also have to submit detailed plans to prevent underage patrons from getting hold of alcoholic drinks. Those under 21 still will not be allowed in the clubs after 10 p.m. –Grace Da Rocha

HIGH LEVEL OF COVID IN VALLEY Clark County reached a high community level for COVID-19, and the Southern Nevada Health District on June 10 recommended people wear masks in public indoor places and stay up to date on their vaccines. “Unfortunately, the COVID-19 pandemic is not behind us yet,” said Dr. Fermin Leguen, health officer for the district. The Centers for Disease Control and Prevention bases community levels—low, medium or high—on three metrics: hospital beds in use, hospital admissions and new cases. Clark County makes voice heard Voters throughout Clark County took to the polls on June 14 to end a two-and-ahalf-week voting period for midterm primaries. Counties have four days after the primary to count the mail ballots, then there’s a period for signature cure and then the office counts the provisional ballots. Media outlets, however, may declare presumptive winners prior to those official results being released.
While most of the Democratic Party primaries were expected to be won handily by incumbents, much was at stake in GOP races across the state. Clark County Sheriff Joe Lombardo, the polling favorite, aimed to hold off challenges from North Las Vegas Mayor John Lee, former U.S. Sen. Dean Heller and Reno attorney Joey Gilbert, among others, to face Gov. Steve Sisolak in November’s midterm election. And in a race with national
implications, military veterans Sam Brown and Bill Hockstedler were among the field looking to upset former Attorney General Adam Laxalt to earn the chance to go headto-head with incumbent Sen. Catherine Cortez Masto. That race could possibly decide which party’s leader holds the gavel in 2023, with the right to set the agenda. The Vegas Golden Knights have hired Bruce Cassidy as the third head coach in franchise history, the team announced June 14. The 57-year-old, an Ottawa, Ontario, native, led Boston to a 245-108-46 combined regular season record, earning a playoff berth in each of his six seasons and making a trip to the Stanley Cup Final in 2019. Yet Atomic Liquors, the Stella and Joe Sobchik-founded Downtown bar and kitchen that turns 70 years old this week, still has the capacity to surprise the people who love it. “The other day, I pulled up and we had marshals and deputies everywhere. I’m like, ‘What is going on?’ And they said, ‘Well, they’re having a party at the kitchen, and half of the Nevada Supreme Court’s in there, so we need to have security,’” chuckles Lance Johns, who has owned Atomic since 2011, adding, “Look how far we’ve come.” Atomic celebrates its 70th year June 17-19, with drink specials throughout the weekend, culminating in a Sunday night spaghetti dinner (for details, visit atomic.vegas). But the real attraction is, as ever, the bar itself, as friendly as the day the Sobchiks opened the doors. “You can change with the times a little bit,” Johns says, “but you gotta stay true to who you are.” –Geoff Carter

s first-time homebuyers in Las Vegas struggle to find a place they can afford, one of their biggest rivals is the real estate investor. With home inventory tight and prices at record highs, investors can swoop in on a house or condominium listing, offering all-cash deals with quick closings. “The first-time buyer is at a big disadvantage,” said Brandon Roberts, president of the Las Vegas Realtors trade group. “Sellers want their money with the least amount of contingencies and as fast as possible. You can’t really blame them for that.” In May, 34% of all home sales in the Valley closed as cash transactions, up from 31% in May 2021, according to Las Vegas Realtors. It’s a likely indicator that more investors are purchasing homes in the Las Vegas area. In many cases, those homes are being rented out, taking what could have been someone’s starter home off an already squeezed market. In May, the Las Vegas area had about a one-month supply of homes on the market, well below the six-month inventory of a balanced market. “A lot of big companies are doing that now as a business model—they’re buying homes in order to rent them out,” said Vivek Sah, director of the Lied Center for Real Estate at UNLV. “These are private equity companies and REITs [real estate investment trusts], but it can be difficult to tell
how many of the homes purchased with cash will end up being owner-occupied,” Sah said. There are still a significant number of homebuyers from California purchasing homes in Las Vegas with cash, Sah said. With interest rates creeping up, some people are opting to buy with cash, if possible, to avoid financing costs, he said. When interest rates were near zero, even people with the means to pur-
chase a home with cash often financed them, Sah said. While the percentage of cash purchases is up in Las Vegas, it’s still a far cry from what it was after the Great Recession. The high for cash purchases hit 60% in March 2013, Las Vegas Realtors reported. “I would definitely say there is speculation in this market right now,” Sah said. “That’s based on anecdotal evidence. What happens is cash pur-

chases tend to displace a lot of people who would go the traditional route of financing a home. Most of the people affected by that trend will be first-time homebuyers or minorities. They end up having to compete against these corporate buyers.” Sah said he doesn’t see a need to worry if the economy takes a deep downturn and investors sell off homes. “In today’s market, any more supply is good for homebuyers who have been priced out,” Sah said. “Any investor looking to dump their property is actually beneficial for the housing market, in my opinion.” With the median price for a home in the Valley at a record $482,000 in May, many people are in no position to buy right now. At the same time, rents for homes and apartments have increased in recent months. Many people have had their rents increase by hundreds of dollars a month as landlords adjust prices for market conditions. According to the National Association of Realtors, rents for single-family properties in the United States were up 13% in February compared with the same month in 2021. NerdWallet, a personal finance website that tracks financial data, reported that “climbing prices and sinking inventory have dramatically altered” the housing markets in places like Las Vegas; Tampa, Florida; and Austin, Texas. “Big corporate investors have been a big thing in our market lately,” Roberts said. “A lot of that is due to the fact that we have a market with increasing rents. It’s a good investment for these companies and Vegas is a strong investor market.” Roberts said rent control legislation could help cool investor interest. Unless that happens, Southern Nevada will likely remain an attractive place for cash buyers, he said. “I hear rumblings that because of how fast rents are increasing, our lawmakers might step in and do something,” Roberts said. “That would, I think, affect investors.”
