Our expertise and portfolio of work with student housing and higher education projects spans the history of the firm at over 30 colleges and universities. GMC has worked within educational settings where the existing architectural character was of paramount importance as well as on campuses where the latest architectural expression was desired. Our interdisciplinary team approach delivers projects that will inspire students and faculty and enhance the legacy of an educational institution for generations to come.



1. University of South Florida Bellarmine Hall TAMPA, FLORIDA Completed in 2017, Bellarmine Hall is located adjacent to the University of South Florida (USF). Bellarmine is home to 208 students and is approximately 80,000 square feet. The Diocese of St. Petersburg teamed with the developer, Newman Student Housing Fund, to complete the project centered around and inspired by student living and activities. Amenities include a luxurious pool, cabana, and casual gathering spaces.



2. 220 Madison Student Living TAMPA, FLORIDA 220 Madison is an upscale student housing facility designed and renovated from a 1960’s era office building in the heart of downtown Tampa. This unique adaptive reuse provides 120 individual units in a “macro” unit configuration with two, three and four bedroom layouts all utilizing common kitchen and living spaces. The building concept was to maintain the integrity of the “Mid Century Modernist” architecture and the chosen materials resulted in financial benefits from historic preservation tax credits that allowed the owner to focus on investing in features and amenities that respond to the needs of today’s university students. The urban location offers a different transportation and lifestyle option that reduces the need for a car and has provided a unique living experience for its residents.

3. University of Alabama at Birmingham Student Residence Hall Phase I BIRMINGHAM, ALABAMA The University of Alabama at Birmingham (UAB) initiated the construction of a new Student Residence Hall to accommodate the increased demand for on-campus housing. The 215,000 square-foot residence hall is located in the heart of UAB’s urban campus. Approximately 714 students live in the new U-shaped facility comprised of common areas and multipurpose space in addition to student rooms. The eight-story tower was designed to provide the density of housing required for this urban residence hall to meet the University’s needs while the design of the four-story wing helps the building relate in scale to the neighboring buildings on campus.



4. West River Affordable Housing Development TAMPA, FLORIDA The West River Affordable Housing Development is a 120acre urban infill community designed in partnership between the City of Tampa, the Tampa Housing Authority (THA) and Related Urban. The total project consists of a diverse mixeduse community with approximately 2,200 new workforce housing units and supports the use of amenities that is within walking distance of downtown Tampa. This re-development of a blighted area of the City creates a new living standard for affordable housing in a neighborhood setting. Phase 1 of the project consists of four mid-rise residential buildings that each feature 120-units with two parking structures and a 40-unit townhome, and substantial open greenspace. The Development will be designed with a goal to meet the Bronze National Green Building Standards.

5. Clemson University Greek Housing CLEMSON, SOUTH CAROLINA Goodwyn Mills Cawood designed the renovation of five existing buildings and two new buildings on the west side of Clemson University’s campus improving living conditions and rectifying different architectural styles. The design challenge was to create two new dormitories that actively contributed to the historic complex. The residential quadrangle was reinforced with these two new buildings and strengthened links to major campus path. This area houses students who are members of various fraternities and sororities in mostly double occupancy rooms and some private rooms. The severe grades on site were utilized to create a monumental stair between the two newer buildings at the end of the quad creating one entry point at the high end of the site. These entry points into the quad create a unique experience for the residents and other Greek members who use the quad as a hub for Greek life activities.



6. Metro 510 Affordable Housing Development TAMPA, FLORIDA Metro 510 is a 120-unit workforce housing facility located in downtown Tampa developed by SAGE Development and the Tampa Housing Authority (THA). This special project incorporates the adaptive re-use of the historic St. Paul African Methodist Episcopal (AME) Church as the clubhouse and amenity building with the residential building (consisting of one, two and three bedroom units) and parking garage wrapping around the site. The St. Paul AME Church was constructed in 1913 and is listed on the City of Tampa’s local historic landmarks. This unique urban infill project features an outdoor spray ground, indoor play court, “tween” room, fitness center, business center and elevated exterior courtyards. As public art, the back-lit historic stained glass windows in the church were restored to meet the wind-born debris velocity zone requirements.

7. University of Alabama at Birmingham Student Residence Hall Phase II BIRMINGHAM, ALABAMA Goodwyn Mills Cawood is currently designing the newest student residence hall for the University of Alabama at Birmingham (UAB). The 231,000 squarefoot facility is located near the Campus Green in the housing core of UAB’s campus— the south half of the block bordered by 9th and 10th Avenue South and 16th and 17th Streets. The 720-bed dormitory consists of dedicated study spaces, a storm shelter, multi-use office space, and a dining venue with three food vendors and seating capacity for 250 students. Interior and exterior spaces support student life and development with numerous amenities.



8. University of North Florida Frassati Hall JACKSONVILLE, FLORIDA The Newman Center Student Housing project at the University of North Florida (UNF), designed by Goodwyn Mills Cawood, is a faith based student housing development known as Frassati Hall in Jacksonville, Florida. This is the first of two planned phases for the student housing development with 204-beds in a three-story building. The 69-units are apartment style living with one, two and four bedroom units. There are lounges and study retreats on each floor along with space for the priest’s office. The first phase is a three-story structure with 75,000 total square-feet. The facility is located in a coastal environment that required special attention by the design team to address issues related to humidity and the ability to withstand severe storms. The building follows all required State of Florida and City of Jacksonville building codes for storm resistance. Phase II is being planned to add an additional 158- beds.



9. Auburn University South Donahue AUBURN, ALABAMA Auburn University’s South Donahue Residence Hall houses co-ed students in near luxury accommodations compared to traditional campus housing and sets a new precedent for on-campus living. The six-story facility is centrally located on the former 100-bed Sewell Residence Hall site which was demolished to make room for the new 418-bed residential building. Amenities include a Game-Day Lounge, central courtyard for outdoor recreation and living space with a majority of the residence hall comprising two-bedroom/two-bath and four-bedroom/two-bath suites, in addition to singleroom suites for resident staff. Students are able to feel more at home in the move-in-ready apartment-style setting which features a full kitchen, washer and dryer, pre-mounted flat screen TVs and an inviting living room space as opposed to a typical college dorm room.



10. University of North Alabama Student Residence Hall FLORENCE, ALABAMA This was a construction project of approximately 193,000 square-feet providing 700+-beds in two buildings on adjacent sites along the north edge of the University of North Alabama (UNA) campus. The design is composed of double occupant and super single units, and each building incorporates Live-Work-Play commons areas, a storm shelter, and a recreational entry plaza. The siting of the project provides an anchor for the north end of the campus, with the style and materials referencing the historic core of the campus to the south. The design schedule was accelerated to facilitate completion of the project for use in the fall of the coming year. GMC provided a wide range of services including Architecture, Interior Design, Civil Engineering, Land Surveying, and Landscape Architecture.
