Vision
Master Plan
Hallmark Farms has been an iconic landmark for many decades along Interstate 65. The green rolling hills with the main house on the hill and barn overlooking a lake have presented a beautiful bucolic view for people traveling the north-south corridor. At Christmas time the lights on the barn and a sixty-foot-high tree on a floating pier in the lake greeted travelers each year. The Locust Fork River undulates around the property offering the potential for water and trail connectivity.

Hallmark Farms
Typology Map The Main Street Building Typology has been developed to create and maintain a pedestrian scale with a sense of place and unique architecture that allows for a vibrant and exciting shopping experience unique to the area. The arrangement of buildings will create an edge that encourages pedestrians to walk the entire length. This edge is enhanced with trees, street lights, parking, and site furnishings that promote a sense of well being and comfort. The Off Main Freestanding Typology allows for differences in lot layouts, height, orientation, massing, scale, and materials that are critical in creating independent business and structures that support the Hallmark Farms sense of place. The Hotel Typology allows for the quality design of a boutique hotel that accents the site’s existing residential structure and adds to the overall aesthetic of Hallmark Farms. The Landmark Business Typology is intended to assist developers in providing well-designed, attractive, quality sites that provide a high standard of partnership that is highlighted in Hallmark Farms. The Industrial Commercial Typology is intended to assist industrial developers in providing welldesigned, attractive, quality industrial sites that do not hinder the overall aesthetic of Hallmark Farms.

Connectivity Map Connectivity is one of the key elements in creating a sense of place and the success of development. Hallmark Boulevard is intended to provide a welcoming entrance for users, full of landscaping, lighting, and amenities both to enhance the thoroughfare for vehicular and pedestrian circulation. Upon coming to a round-about, Hallmark Boulevard breaks into smaller roads to provide access to other site Typologies. The roads narrow to exclude a median, but still provide both vehicular and pedestrian circulation with a tree lined drive. With the vast expanse of natural and open space, there is a trail system to work through and around the developed site, for users to take advantage of.

Main Street The Main Street of Hallmark Farms is intended to bring a pedestrian scale of 1 to 1 1/2 story buildings with street-level storefronts. The massing, materials, and overall design of a Main Street Building is especially important on the front facade where a high level of pedestrian activity will take place. To ensure quality and character, standards have been designed for elements such as height, massing, and orientation. The street itself will be populated with on street vehicular parking as well as pedestrian thoroughfares that also act as extended outdoor space for Main Street shops or restaurants.

Hotel & Park The overall design idea for Hallmark Farms is to preserve the natural areas. Allowing for the a portion of the property to remain undisturbed, while still allowing patrons to walk trails and experience the lake, is key to the sense of place. A boutique hotel will help bring visitors to stay and experience all that Hallmark Farms has to offer. The architecture of this hotel will match the aesthetics of existing structures on site to feel as though it has always been here.
