Harrow Planning Committee Members has given to an Origin Housing Group affordable housing scheme designed by YOOP Architects. The 14 unit scheme of 4 houses and 10 flats marks a distinct change in approach championed by YOOP Architects to provide housing focused on the issues of ‘liveable homes’ with ‘people first architecture’. Its ‘people first architecture’, delivers for people now and the future, with low running and maintaince costs. The scheme will be quiet and private for both the resident and wider community, a true sustainable and respectful developement for people. The scheme focuses on quality private amenity space and noise. The front of the building has a screen type wall which mediates between the street and homes. This allows residents to feel as if they are not on show. Balconies have been screened with a vertical louver type pattern to allow residents to see out but others not to see in. The screen solution also respects the wider community to screen any items on balconies which can negatively disrupt the visual appearance of a scheme. Noise between dwellings is a contemporary issue with increased densities. The scheme returns to very robust solid construction so residents can enjoy music while not affecting their neighbour.

Stiletto can be appropriated for all manner of functions; desk, console table or dressing table. The sinuous leg of the table evokes a ‘stacked heel’ stiletto, and is hand sculpted from solid stacked walnut. The iconic ‘red sole’, defines the underside of the table in polished red acrylic, with a French Burr Walnut veneer curved top (as seen here) or with inlaid leather (offering a modern twist on a leather topped writing desk). The drawers are perfectly fitted to glide open without runners, and they have no handles; just a neat hidden finger groove on the underside ensures the seamless hidden functionality of the clean sculptural shape. The drawers are lined in red nubuck leather. Optional cable management can be installed with a conduit for cables to run through the stiletto leg. Archial has completed the £3.85 million Broxden Dental Centre in Perth for NHS Tayside. Providing general primary care dentistry services and undergraduate teaching spaces for NHS Tayside and NHS Education Scotland, Broxden Dental Centre offers a quality working environment in this new landmark building. The new dental centre lies adjacent to the busy A9 trunk road linking Perth to Inverness. The site is sunken, with limited views from ground level. Graham Whitters, senior architect at Archial, said: “A two storey element carefully placed between the courtyard and the road acts as a buffer to the noise generated from the adjacent A9. The building’s exterior is a study in balanced contrast. A ground floor, white render plinth provides a base for the dark fibre cement slate clad upper storey, which cantilevers to announce and protect the main building entrance. Externally, randomly-sized, fibre cement panels at the windows

introduce colour against the neutral backdrop of render and slate whilst, in the courtyard, the reception ‘pod’ is announced through the use of iridescent stainless cladding.” Internally, the centre is bright, airy and welcoming. Expanses of glazing to the waiting area and ground floor corridors allow natural light to flood public areas and offer panoramic views of the courtyard. Large windows in the first floor rooms exploit the views to the Perthshire hills whilst treatment rooms employ a calming pastel palette. Use of solar panels, improved U-values, improved air tightness, use of heat exchangers, natural daylight and ventilation, intelligent lighting controls and sanitary fixtures with reduced water demand are all incorporated to reduce the carbon footprint of the building and promote sustainable design in a way that is beneficial to the user.

Armed with the topic “Let the market decide which is the most sustainable product”, Mr. Rhodes talked about the forest products sector and Coillte Panel Products’ “Time 2 Choose” imperative which has been a key focus and theme for the company for several years. “‘Time 2 Choose’ continues to be of international relevance as it challenges traditional specifying and purchasing criteria, none more so than in the design and construction of the infrastructure for the 2012 London ‘Sustainable’ Olympic Games,

and both FSC certified Medite MDF and SmartPly OSB are used extensively throughout the Stratford site” said Mr. Rhodes. Language is changing, with LCA, carbon footprints, embodied energy, transport miles, BREEAM and LEED becoming more common points of reference, and Mr. Rhodes cited MDF and OSB cited as good examples of sustainable products from the forest products sector. The discussion turned to government procurement policies and international certification schemes such as FSC, PEFC, SFI, CSA and MTCC, and corporate CSR schemes led by Marks & Spencer’s Plan A, and with Tesco and Sainsbury’s Eco Stores. This raised issue of ethical sourcing of all products, not just regarding sustainability but including the impact of, in some cases, worldwide transport, and respect and fairness for the people who work to produce these products. “Here we are as the forest products industry working hard with certification and chain of custody, trading ethically and encouraging the market to make the right specification and purchasing decisions, but where does ethical sourcing come in for other materials?” Additional questions were raised including, how do timber-based products compete on the sustainability issues compared to non-wood products? “There is a need to educate staff, users, professional specifiers, site agents, quantity surveyors, architects, the list goes on,” concluded Mr. Rhodes. “Universities have key role to play and we encourage any increase in emphasis on the knowledge of materials in current UK university design education. The market must decide, but they also need the knowledge and the training in order to make those important decisions”. www.medite-europe.com

Ecobuild 2011 exceeded all expectations for Carpet Recycling UK – the industrybacked association for recycling and reusing waste carpet – with more than 140 new contacts gained from across the supply chain at the London event. CRUK’s stand and seminar programme highlighting novel re-uses for carpet waste also generated several membership leads, including renewals and new inquiries from raw material suppliers, manufacturers and recyclers. Also exhibiting at Ecobuild were Desso, Miliken, Forbo - three of CRUK’s 14 manufacturing members. “The seminars covered key areas, such as eco design for recycling, trends in specification for sustainable carpets and using carpet waste as a resource in new applications. Coillte Panel Products ‘Talks Shop’ At Ecobuild 2011 With Kingston University Geoff Rhodes, Coillte Panel Product’s marketing and business development director was invited to participate in Kingston University’s ‘Talking Shop’ programme of informal events on Kingston’s stand at this year’s Ecobuild. These intimate short debates and workshops by academics and invited guests took place amid the organised chaos of the biggest Ecobuild event to date and explored the challenges of sustainability as they relate to design, the built environment and beyond. Geoff Rhodes first touched on the longstanding links Coillte Panel Products has with Kingston, including cooperation on several projects with their product and design students, some of whom have had the opportunity to visit Coillte’s manufacturing plants in Ireland for SmartPly OSB and Medite MDF.

CAB’s Ecobuild Success With an estimated 56,000 visitors and over 1,300 exhibitor stands at the recent Ecobuild exhibition, the organisers, IBE, have successfully created a UK construction exhibition which we have not seen for the last couple of decades. Heading up the highly successful Aluminium Area, the Council for Aluminium in Building’s 150 square metre island site included 7 CAB member companies. The ‘drop-in’ lounge, hosted by CAB, offered visitors an insight into the latest issues regarding aluminium in construction and technical support was on hand to answer direct questions about standards and sustainability. Some of the latest sustainability information on the various materials used for fenestration has been published in the form of the ‘Windows Sustainability Action Plan’ published by Defra, which was the subject of one of the many fringe events taking place at the show. A new body the ‘Windows Sustainability Partnership’ (WSP) has emanated from this project, with the support of the Waste and Resources Action Plan (WRAP), will be chaired by some of the material organisations and bodies involved on a rotating basis – CAB being chair for the inaugural year. Provisionally, the aim of WSP is to be able to update the Action Plan by the end of January 2012. CAB also launched its Annual Report for 2011 which looks at the work and membership of the association. and is available as a download from the CAB website. CAB chief executive, Justin Ratcliffe, was delighted with show and the reaction to the CAB Aluminium Area. He commented, ‘there was substantial synergy created by such a large group stand and it proved to be an excellent focal point for architects, specifiers and the aluminium in building supply chain. Sika’s chosen theme of the Concrete Circus for their stand at the inaugural UK Concrete Show, held in Coventry in February, was a rip roaring success. Forsaking the traditional show stand format, Sika created a world of circus fun and entertainment to attract and delight their many visitors, who packed the stand throughout the two days. These visitors could try their skill at various challenges, such as the fastest (sealant) gun in the west or the buzz machine, with the ipod touch offered as prizes. The ‘fibre collider’ demonstrated the impact resistance of fibre concrete and the Air Void Analysis machine demonstrated its unique ability to work on air entrained concrete. Video displays and a tropical fish tank made with Sika Watertight Concrete were other attractions. Unite Modular Solutions Wins YMCA Contract Unite Modular Solutions has been appointed by Warings Contractors Ltd as the specialist modular contractor for a new YMCA development in Croydon, London. Using volumetric modular construction - the fast-track design and factory manufacture of volumetric units in the form of lightweight steel frame technology that are then joined together on site – the 10-story building, which is to be called Cornerstone House, will boast living accommodation as well as offices and community and support services. The second to ninth floors are to be constructed from 161 fully structural modules to create seven flats per floor and a total of 56 new flats. The volumetric units, in addition to providing the structural integrity of the building, offer Warings - part of Bouygues UK Ltd – the additional benefit of having all services incorporated, such as plumbing and electrics, ready for simple connection on site together with factory fitted room content including kitchens, bathrooms and bedrooms, before residents move in, making for more efficient construction and a tidier and safer site, producing less on-site waste. The Wood Awards Celebrates 40th Anniversary In 2011 The Wood Awards was launched 40 years ago this year as the Carpenters’ Award, and since its re-launch in 2003 has established itself as Britain’s premier architecture and furniture competition celebrating excellence in design and craftsmanship using wood. The aim of The Wood Awards has always been to recognise, encourage and promote outstanding design, craftsmanship and installation in wood; an aim which, with increasing demands and requirements for sustainability and environmental responsibility, is more important than ever. 2011 is a defining year for the Wood Awards. Change is in the air, and this year the awards organisation has undergone a complete restructure. New Roof Walkway System Is Designed For Fast Installation Neaco have developed a superb addition to their roof access range with the launch of Paldek 2, a new roof walkway system designed for fast and efficient installation. Paldek 2 walkway panels feature Neaco’s patented swage-locked construction with swage bars, frame and serrated load bars in aluminium alloy. The system’s dual action fixing clamp is secured to the roof seam and walkway with only one fixing, taking 50 percent less time to install than conventional clamping methods. The Restoration Of An Architectural And Cultural Gem: St. Germanus Church On The Rame Peninsula In Cornwall Historic buildings have a special charm that require careful and sympathetic preservation even if they sometimes need a little ‘discreet’ help from very modern materials. The medieval St. Germanus Church on the picturesque Rame Peninsula in Cornwall is one such architectural and cultural gem which now has a new roof benefitting from a reliable, hi-tech DuPont™ Tyvek® underlay. This remote and exquisite 13th Century structure has continuously withstood the onslaught of time to serve its parishioners admirably, without even the need for contemporary amenities such as running water or electricity (its famed candlelit carol service draws international visitors). Nevertheless, the structure became vulnerable to the harsh coastal climate and had begun to lose roof slates at an alarming rate due to nail rot. This put the precious interior at risk from wind and water and so it was time for some vigorous fundraising by its community and the application of superior roofing solutions to ensure the longevity of the restoration. The project involved removing and saving whatever original Cornish Delabole slates could be re-used, undertaking any necessary structural repairs and then installing DuPont™ Tyvek® advanced-breather membranes before re-fixing both salvaged and new tiles. The membrane was essential both to protect the church from weather during the construction process (and should any slates fail in the future) and to allow for the evaporation of any interstitial moisture or condensation. DuPont™ Tyvek® underlays offer proven durability (as demonstrated by recent test results) and are distinctive in several key ways that make them ideal for today’s roofing projects, whether new build or to preserve the treasures of the past. Unique because of the high-quality single layer construction, DuPont™ Tyvek® is naturally vapour open but also watertight. This is due to its composition of millions of micro fibres that are bonded together to make a “maze” that’s impermeable to moisture and yet allows water vapour to pass through the natural pores in its structure.
Simon Crosbie, Director of Le Page Architects, (www.lepagearchitects. com) a Cornwall-based practice highly experienced in working with historic buildings, comments, “The church is very typical of the Cornish coast line with its rugged, simple architecture matching the surroundings. Built mainly of slate stone, its fenestration is of local granite as is the Cornish slate roof. As with all Grade 1 listed buildings of this nature a purposeful philosophy has to be adopted to ensure corrective work is undertaken that protects the fabric without damaging or removing any of the historic “nature” of the architecture. In this particular case, the roofs had to be stripped as the slates and rainwater goods were failing.” Simon Crosbie continues, “Due to the poor original levels where the slate roofs abutted the parapet walls, new granite copings have had to be set in place. This detail allows the correct lead soaker and flashing dimensions, and of course the DuPont™ Tyvek® membrane, to be turned up accurately behind. It was very important that we choose the right products for the new roof. Whilst the slates were sorted and those which still had a long lifespan reused alongside replacement Delabole slates, the requirement to have a reliable underlay of the highest specification was an absolute necessity, as it forms the second line of defence in case of wind-blown or water damage…and due to the structure’s locality this is a possibility over time.” So now parishioners and visitors can continue to enjoy the distinctive beauty, calm and spiritual solace of St. Germanus at Rame in good faith that they are well protected from the elements. When the elderly cast iron guttering on Steve Parson’s house became detached from the fascia boards, he knew that the house needed surgery! Zinc Standing Seam Focal Point For Park Lane Skyline The new spa at the 5-star Four Seasons Hotel in Park Lane, designed by Eric Parry Architects, was conceived as a ‘spa in the clouds’. the purposedesigned rooftop extension providing a ‘hat’ to replace the flat roof which had left the hotel looking rather unfinished in the context of Park Lane. The design maximises the spectacular views offered by the tenth floor location using the VM Zinc Plus® standing seam roofing system as a distinguishing feature for the newly defined architectural form. The chosen metal roof had to meet strict planning requirements, carefully defined standards of appearance and, due to the spa’s high prevailing humidity levels, BS 5250 class 5. From an aesthetic perspective, success depended heavily on the use of a product which offered scope to provide a perfectly curved roof profile with a high degree of detailing. The rooftop façade is formed from a ribbon of glass which traces the plan form of the guest rooms beneath, set back from the parapet and topped with the dark zinc roof. The zinc complements the existing Portland Stone which was fully cleaned.

Klober - The Latest NHBC Roof Ventilation Directive Though the overall refurbishment took 28 months, only a limited time frame was available for the roof’s installation. The VM Zinc Plus system obviated the need for additional ventilation and in conjunction with cellular glass insulation enabled a perfectly formed, warm roof build-up to be created. Not only is the system ideal for areas of consistently high humidity, the absence of obtrusive ventilation details and use of specially designed clips avoids mechanical fastening and penetrations of the insulation. Two zinc finishes were used, VM Zinc’s Quartz-Zinc Plus® on the main barrel vaulted roof and small areas of vertical cladding, and Anthra-Zinc Plus® on the ‘skirt’ and gutters around the perimeter. Apart from a few small sections, all the zinc was laid onto Foamglas® over a plywood substrate in sheets up to 15 metres in length. Accessories such as louvres were also made from zinc. Julian Ogiwara of Eric Parry Architects commented, “Being located in such a prominent location the importance of achieving a highly crafted roof was paramount from the outset. VM Zinc’s team delivered detailed advice which we incorporated into our specification and drawings. Key factors influencing the specification were product life cycle, which is up to 100 years in an urban environment and having a single sheet of zinc to cover a 14m barrel roof without the need for a ventilated ridge detail. This could only be achieved with the VMZINC PLUS product. Colour range and reflectivity of the material were also important. The Hotel operator has dubbed it the “Fifth Façade” which I feel is an appropriate compliment to this beautifully crafted roof”. ENQUIRY CARD/ONLINE NO 32 www.buildinginnovations.co.uk/card
The issue of how best to control condensation in the roof space has been debated ever since vapour permeable underlays (VPUs) were introduced. However, consistently cold winters have, according to roofing accessory specialists Klober, prompted an increasing number of condensation-related complaints to the NHBC. Managing Director David Arendell commented, “Despite the fact that the great majority of VPUs are supported by third party certification, the NHBC has now published new ventilation requirements for roofs in which vapour permeable underlays (VPUs) are used”. The risk of condensation in new homes is at its greatest during the drying out period and the situation is made worse by brief periods of vapour creation followed by many hours in which homes may be left unheated. Though traditional, low-level eaves ventilation is often preferred for ‘cold roofs’, its effectiveness depends on air flow quality, and wind speeds tend to fall in lower temperatures. By contrast, high level ventilation at or near
the ridge is effective in all weather conditions as it forms a stack effect. ‘Unventilated’ roofs had been considered acceptable where underlays were supported by BBA or similar certification but by stating that high level ventilation equivalent to a continuous opening of 5mm must now be provided, the NHBC has decided that such third party certification can no longer be considered adequate. It is important to note that the new requirement is applicable only to VPUs and not to air-open underlays and is only relevant when seeking the NHBC warranty. Unlike VPUs, however, there are currently only two proprietary air-open membranes currently available, with Klober’s Permo Air having the highest water vapour transmission rate currently available (2736 g/m2/day) and the lowest water vapour resistance (0.08Mn/g). Ventilation best practice is of course no less relevant to refurbishments, particularly in situations such as public sector housing upgrades. Klober MD David Arendell added, “Condensation has not become an issue with refurbishments though ceilings are less likely to be well sealed. A new range of wall mounted and free-standing sound absorbing panels has been launched by RMIG for use in building interiors to reduce noise and reverberations caused by hard surfaces to improve sound quality in schools, public buildings, offices and a range of other applications. The ‘Wall’ range of compact acoustic panels is designed to improve the environment in buildings where echoes or high sound pressure levels cause unacceptable noise and make it difficult to distinguish speech in areas including sports halls, classrooms and open plan commercial buildings, for example. By using a highly efficient sound absorption material faced with thin sheet steel incorporating thousands of 1.5mm perforations, mounted in an aluminium frame, the RMIG Wall system reduces sound in the 125Hz to 4kHz frequency band and achieves an absorption levels of between 75% and 100% across the 500Hz to 2kHz range. Wall 100 acoustic panels are designed to be easily wall mounted and can be used as an unobtrusive magnetic notice board, while the Wall 200 is a freestanding acoustic partition divider that not only absorbs sound, but also provides a physical barrier between areas, such as office workstations. While the free standing Wall 200 panels are 1200mm high and 908mm wide, the Wall 100 system panels measure 908mm x 604m, making them easier to handle and wall mount using just two fixing screws. RMIG Wall panels can be specified in a range of PPC finishes as well as having the ability to incorporate printed photographic images or special designs, such as company logos, graphics or patterns.

Curtain walling by Structura UK Ltd was specified for the £32m development and rebuilding of Teddington School on its existing site for the London Borough of Richmond upon Thames. The new 2/3-storey, purpose-built complex was designed by BDP and boasts two new teaching blocks, dining and media area, workshop and art block, and sports hall to provide this 1,200-pupil, co-educational comprehensive with a spacious, modern, safe teaching and learning environment. Structura UK designed, manufactured, supplied and installed a range of high performance, aluminium Schüco FW50+ curtain walling screens, incorporating Schüco ADS65 entrance and fire exit doors, finished in a powder coated dark grey (RAL 7016). The glazing consists of an inner pane of 6mm clear, toughened and heat soak tested glass with Low ‘E’ Soft Coat to Face 3, a 16mm silver spacer, Argon-filled cavity, and a 6.4mm clear, laminated outer pane. Specified by the architects to allow the maximum amount of light into the building’s central area, the curtain walling neatly and cleanly fills the space between the elevations while meeting stringent thermal and acoustic properties. Other features by Structura UK include the clerestorey curtain walling, and the manual and automatic doors to the school’s main entrance. Part of Structura UK’s £1.1m contract included supplying and installing over 100 Velfac outward opening, composite aluminium and timber windows - and door screens - with solar control glass to some of the classrooms. Façade systems from architectural aluminium glazing specialist, Technal, have helped the University of Leeds to set a new benchmark for student accommodation in the city. More than 3,000sqm of Technal’s glazing systems for the new Charles Morris Hall were fabricated and installed by Dortech Architectural in a £1m contract and fast-track programme for design and build contractors Morgan Sindall. Designed by concept architects Sheppard Robson and delivered by DLA Architecture, the £21m student hall of residence comprises two half-hexagon buildings sited around a central landscaped courtyard, providing 457 hotel-style study bedrooms. The challenging glazing specification involved the construction of large oriel glazing bays which project 300mm in front of the cladding, and contrasting angular projecting bays to the corners of the two buildings. The oriel bays provide a different architectural feature and an alternative to more conventional recessed panels of glazing. The floor-to-ceiling glazed units, which maximise natural light, were constructed from Technal’s MX grid curtain walling inset with FXi65 top hung casement windows. Dortech fabricated and installed the bays in more than 30 different sizes to create a less regimented appearance for the building envelope. Laminated glass made with

Vanceva coloured interlayers adds further interest to each façade – in panels of green where the glazing is set into red brickwork on the external elevations, and orange for the courtyard elevations to complement the cream-coloured brick cladding. The glazing had to provide good thermal performance to contribute to the scheme’s BREEAM ‘very good’ rating, slim sight lines, and be sufficiently robust to achieve the required spans and sharp corners that project beyond the structural supports. Long runs of MX grid curtain walling using 1500mm modules enclose the common room and the link bridge between the two accommodation blocks. The window units in the common room are linked to the air conditioning system, which allows them to open automatically according to CO2 levels. All the other opening units on the scheme are operated by low-level levers to allow anyone, regardless of any disability, to open the windows. Set in landscaped courtyard gardens, the new Charles Morris Hall was constructed to replace a 1960s building as part of a major drive to upgrade the University’s student accommodation. The scheme features contemporary décor and high specification ensuite bathroom pods, which reduced time on site. The new hall will also provide hotel-quality accommodation for
delegates attending out-of-term conferences at the University. Technal’s FXi65 casement window system features curved profiles and delivers superior thermal efficiency using a 19mm flush polyamide thermal break and innovative gasket detailing to meet or exceed the revised Building Regulations. The 65mm module allows more economical glass specifications to be used, whilst still achieving the targeted U-value. The FXi65 system will also accommodate 17mm up to 48mm glazing units for wider choice to provide additional thermal or acoustic performance. Configuration options include fixed lights, top, side and bottom hung, tilt/turn and tilt/slide. MX curtain walling is fully compatible with the FXi window suite, and can be used to create a wide variety of architectural compositions from a single grid system – low to high rise façades, horizontal or vertical emphasis, and ribbon, structural, faceted, beaded and sloped glazing. MX Acoustic for additional noise protection and MX62 for larger glass sizes are the latest additions to the extensive range of MX curtain walling options. Contracted by Laing O’Rourke, CMS Enviro Systems has completed the £700,000 design, fabrication and installation of several window and curtain wall systems from Senior Architectural Systems in one of Edinburgh’s latest new-build schools. Sitting against the picturesque backdrop of Holy Rood Park and Arthur’s Seat in the city, Senior’s advanced curtain wall, window and door systems were specified by CMS in the construction of the new 1,200-pupil Holy Rood High School. The impressive building, which showcases an arced and glazed threestorey gallery as its central feature, incorporates Senior’s SMR900 curtain wall system, specified for its high weather and thermal performance. Senior’s complementary SD commercial door system are incorporated in the project, alongside specially developed BS7950 compliant SPW300 thermally broken pivot windows, designed to offer equal top and bottom openings and operable from a low level. Senior’s SFG commercial flush glazed system, ideal for ground floor treatments, completes the suite of products used in the project. All windows comply with the ventilation strategy and achieve Secured by Design standards. Senior’s envelope systems are fully weather tested to the requirements of CWCT and meet the thermal requirements of the Approved Document L and Section 6 in Scotland. Kährs bespoke walnut flooring has been specified throughout The Lancasters – a stunning residential development situated directly opposite Hyde Park. Each property has been designed to reflect the grandeur of the original period architecture and interior features, combining lavish contemporary living with Victorian style. To reflect the building’s heritage, Kährs was assigned to produce two styles of sustainable walnut flooring to a bespoke specification; a block floor, which was laid fully-bonded over underfloor heating, in a traditional Herringbone design, and a one-strip floor which was bevelled along one edge. Specific grades of timber were used, along with bespoke gloss levels for the floor’s lacquered prefinish. Both the block and strip flooring were installed throughout the homes, in an intricate installation that flowed from room to room, spanning stairs and gallery walkways.
The new £3 million Bramall Learning Centre at RHS Garden Harlow Carr stands out as a resplendent two-storey structure, surrounded by beautiful landscaped gardens. Timbmet was commissioned by joinery contractor, Dalton Joinery to source and supply FSC European Oak worktops for the interior of the new Blundell Library, which forms part of the construction. The specification called for timber that complemented the other sustainable materials used in the build process. FSC European Oak is a solid wood that does not deteriorate with age, rather it matures and improves to give a richer, deeper colour. Being solid, any surface damage in future to the worktops can be repaired simply and quickly. BEKO - First Choice For Major Student Kitchen Contract One of the main distributors for Beko products has been involved in fitting out two new student accommodation buildings at The University of Reading, acting as a onestop shop for the supply, wiring and pre-commissioning of all the appliances within 122 ‘cluster kitchens’. JPD Contracts, based in Coalville, Leicestershire, provides a nationwide service, supplying housebuilders and main contractors with the full range of white goods and other appliances. In the case of The University of Reading‘s Stenton and Mackinder Hall buildings Morgan Sindall was the main contractor. Each individual kitchen was equipped with a Beko oven, hob, extract hood and an upright fridge-freezer. As is normal on contracts of this scale, JPD worked with the rest of the project team on the creation of prototype kitchen which the university’s architect and property management department could inspect and fine tune. The Managing Director of JPD Contracts, John Evans, comments: “We have been dealing with Beko for some three years now and will have seen our business with the manufacturer grow by 30 per cent in the past year. Not only do we get good service from Beko, but they are the right
products at the right price for the current market. Beko’s commitment to product reliability, a dependable delivery programme and technical support is a real asset to us”. “Our client base includes the UK’s top 10 housebuilders while we work extensively with the public sector, and Reading University is just one of a number of student accommodation contracts we have completed recently in conjunction with Beko. Howe Green Leads The Way On The North East Fitness Trail Howe Green’s modular channel drain systems have been specified and installed at Gateshead Council’s brand new and recently opened Heworth Leisure Centre and Blaydon Leisure and Primary Care Centre. A reduced depth drainage unit was engineered with special footings and adjusted outlets in order for it to sit flush with tiled flooring in showering and changing areas. It was manufactured in 316 stainless steel and to a special width so as to accommodate a plastic cover, rather than a standard stainless steel cover, which was deemed to be more accommodating to the end users needs. This tailor-made drainage system provided a highly efficient and highly cost effective solution and so exactly the same specification was chosen for the Council’s new leisure centres at Heworth and Blaydon as well as the redeveloped Dunston Leisure Centre. Blaydon Leisure and Primary Care Centre re-opened its doors earlier this year featuring an impressive 6 lane, 25m pool and a 317sqm state of the art gym. Heworth Leisure Centre was opened in November and boasts a FlowRider indoor surfing and body boarding system, which is the first of its kind in the north of England. All projects form part of Gateshead Council’s Building an Active Future (BaAF) programme, which involves a £39million investment in the area to help improve the health of residents by 2030. Winner of this year’s RIAI Irish Architecture Award for the best conservation/ restoration project, the new library in the small town of Rush in Southern Ireland is an inspiring example of a modern intervention in a 19thcentury building. To make the project even more challenging for Dublin-based architects McCullough Mulvin, the building earmarked for the library was a Roman Catholic Church with many of the features you would expect to see in a place of worship still intact. The project required a sensitive approach to investigation and planning and the architects decided very early on in the process not to make any changes to the exterior of the church. And so a modern intervention was designed to hold all the library facilities within the church building, with a commitment to rescuing, as far as possible, the existing materials and to retaining the internal features of what had been a place of worship. The intervention is formed as an undulating American black walnut plane which fills the nave of the church, running across the floor and up on both sides, creating an inverted ‘U’ shape, which can be removed, with two galleries atthe top. The rich, dark American hardwood species used for the modern structure creates a strong contrast with the light lime plaster of the old walls, creating a striking reversal of what might be expected in a more conventional juxtaposition of old and new structures. And in a careful observance of the building’s original function, the architects have created gaps and spaces in the structure to frame features such as the confessional booth, creating further strong visual contrast between the old and the new.
Rush Library is the kind of project that lead architect Niall McCullough loves doing. And the choice of American walnut, with its rich colour and texture, was hugely effective in creating the contrast he was looking for between old and new in the interior of a traditional 19thcentury church. He Says: “This project was a huge challenge given the nature of the building we were working with. We had to be sensitive to its history and original function and, at the same time, create a practical, workable space that would house a functioning library. “American black walnut proved to be a great choice for this project. As well as its dark colour and rich texture, it is very stable and worked brilliantly for this wrap around form. We worked with a local joinery company, Dunwoody & Dobson, who brought theirtraditional skills to this outstanding conservation project.” The graveyard of the church has been turned into a garden of neat rows separated by concrete paving which reflects the Rush residents’ (a mix of Irish and Latvian) fondness for growing vegetables and flowers. Day mode simply requires everyone to leave the building straight away when the system is activated, while show mode silences the call points and gives designated personnel 90 seconds to react to acknowledge the problem. Once acknowledged, staff get a further five minutes to investigate the situation and take the necessary course of action having been notified of the origin of the alarm condition via a full message pager.”
Kent based fire detection specialist, CTA Fire, recommended the installation of a BS5839 part 1:2002 compliant Category L2/P2 addressable fire detection system in the Savoy. An L2 system is designed for the protection of life and has automatic detectors installed in escape routes, rooms adjoining escape routes and high hazard rooms. For insurance purposes the system also had to be P2 property protection compliant to provide detection in parts of the Savoy where the risk of ignition is high and/or the contents are particularly valuable. P2 systems state that there must be fire detection in specified parts of the building to provide early warning of fire in areas of high fire hazard level, or areas in which the risk to property or business continuity from fire is high.
Theatres are home to a tremendous amount of electrical cable and the Savoy is no exception. The ESP protocol has faultlessly maintained the safety of the building and its occupants despite many moves, additions and changes to its electrical wiring system. A wide variety of Hochiki products were specified including heat sensors, call points, base sounders and sensor bases. Hochiki’s ALG-EN optical smoke sensors were also installed which feature the company’s High Performance Chamber Technology.
CTA Fire selected an intelligent analogue addressable system based around Hochiki’s Enhanced Systems Protocol (ESP). Stuart Davies, Hochiki’s Marketing Manager, comments: “ESP is a total communications solution for intelligent fire detection and fully integrated systems. The result is a high performance optical chamber that is equally responsive to all smoke types, helping to reduce the possibility of unwanted alarms. Unwanted alarms are a serious problem for any premises but for theatres they can be particularly disruptive. Sean Knight adds: “To minimise the possibility of unwanted alarms we installed Hochiki’s heat detectors around the edge of the stage where smoke detectors were not appropriate. Dricon Protecting Stirling Castle Art For Scotland’s Future Historic Scotland has completed work on all six apartments of the Royal Lodgings at Stirling Castle, including a recreation of the 16th century wooden ceilings. The boarded ceilings and moulded ribs forming the coffers used oak protected with Arch Timber Protection’s Dricon fire retardant. The team at Historic Scotland chose Dricon for the project because it would provide reliable and proven fire-proofing without affecting the natural appearance of the wood. “We met with Arch to discuss our requirements, and found them very helpful, and able to meet all our needs. Some treatments will restrict the finish that you can use, so one of the reasons we chose Dricon is that it gave us full flexibility – we were able to use Dricon-treated timber for both painted and unpainted areas, and not even be aware that it was there,” says Ruth

Ceramic Granite Complements Copper At The Christie Shackerley (Holdings) Group Limited has supplied 1300m2 of Sureclad ceramic granite ventilated cladding for the new £35million patient treatment centre at The Christie hospital in Withington, helping architects at AFL in Manchester to create a standout building. The new three-storey development has been built to transform cancer treatment and research at the hospital. It includes the largest early clinical trials unit in the world, the largest chemotherapy facility in the UK and a new private patients unit. AFL Project Leader David Rourke said: “Our brief was to create a World Class hospital building that would provide the highest quality patient environment. Inside and out, it had to project The Christie’s brand values and reputation as a world leader in its field.” The building has a dramatic curved frontage featuring copper based panelling and extensive glazing. Presenting a strong contrast, remaining elevations have been clad with Shackerley’s ceramic granite ventilated facades constructed from pre-fabricated 1200 x 600mm panels with a charcoal ‘riven’ finish. These have been installed using the company’s Queen’s Award winning Sureclad Access system. Shackerley has also helped to create an eyecatching entrance area. In gleaming stainless steel lettering ‘The Christie’ stands proud against polished black ceramic granite panelling which has also been used inside to clad part of the reception lobby. David Rourke said: “Aesthetically, Shackerley’s Sureclad ceramic granite was an ideal cladding solution. It’s a high quality material with the visual appeal of quarried stone, and is offered in many colourways and finishes. We found two very different panel styles to complement the curved metallic panelling, one of which has also provided us with us with an impressive interior wall finish. As the material is exceptionally hard and durable, totally resistant to climatic extremes and impervious to pollutants, it will retain its appearance for the lifetime of the building. “The ventilated facades have allowed us to install highly effective thermal and acoustic insulation on the exterior of the building, helping us to meet our sustainability objectives and target an ‘Excellent’ BREEAM rating. New Building In Harmony With The Old On Historic Site As part of the redevelopment of the Grade II* Listed offices of Salisbury District Council at Bourne Hill, architects Stanton Williams designed a new free-standing, glazed building that makes extensive use of Schuecoâ&#x20AC;&#x2122;s FW 50+SG façade system. Despite the differing materials used, the new building and the old mansion work well together, proving that when the overall design is right, ancient and modern architecture can co-exist in complete harmony. Interestingly, the building â&#x20AC;&#x201C; which was designed to achieve an â&#x20AC;&#x2DC;excellentâ&#x20AC;&#x2122; BREEAM rating - also features a design â&#x20AC;&#x2DC;firstâ&#x20AC;&#x2122;, a window that operates automatically behind a feature grill that lies flush with the glass in the Schueco façade. This elegant solution allows the façade to be ventilated â&#x20AC;&#x2DC;invisiblyâ&#x20AC;&#x2122;. Developed by Schueco engineers and Stanton Williams for this specific project, this design detail has proved very popular with architects and has since been incorporated into a number of other projects. The decision to use the Schueco FW 50+ SG system for the buildingâ&#x20AC;&#x2122;s façade was agreed between the architects and Glamalco, the specialist curtainwalling subcontractor. It was judged ideal because as a mullion and transom structural glazing system, it has the strength and rigidity required to support the very tall glazing that is integral to the design. In addition, thanks to profiles that can only be seen from within the room, the façade is able to present an aesthetically pleasing flush appearance. Doing more with less is certainly the order of the day – public sector spending cuts are continuing to impact on all corners of UK commerce and the construction supply chain is already feeling the effects. In times of reduced budgets, it’s important to avoid taking a dramatic step backwards in product specification and to continue investing in the best you can. After all the cost of getting it wrong, both to peoples’ lives and buildings, is impossible to put a price on. Fire glass products can be grouped into three main categories. The first is integrity only (E) which prevents flames and hot gasses from spreading for a specified time – typically from 30 to 60 minutes. The second is integrity and insulating glass (EI) which has the same ability as integrity glass but also restricts the temperature transfer to the unexposed face in the fire. The third option is integrity and radiation control glass (EW) which provides radiant heat control and significantly reduces the amount of heat transmitting through the glass. Most common materials will ignite spontaneously once temperatures reach 500-600ºC, meaning that even if the fire is contained in an adjoining room, catastrophic damage and further spread of fire can take place on the safe side if an Integrity only (E) glass is used. For those experiencing budgetary pressures, integrity and radiation control glass (EW) can provide a superb mid-way alternative to the integrity and full insulation (EI) fire glasses, offering considerably better performance than integrity only (E), but without the higher cost. Changing Perceptions - Off-site construction is challenging conventional methods of building through innovation, and the approach can add significant value to the procurement process. Traditionally-constructed supermarkets can now easily be expanded, both vertically and horizontally using an off-site approach and with far less disruption to trading. The Advantages and Design Possibilities of Off-site Construction in Practice - Some recent projects undertaken by Yorkon in the retail sector illustrate some of the construction challenges that can be overcome by taking an off-site approach: A fully trading 1960s-style supermarket was completed for Tesco in just seven weeks from receipt of order to handover • A 13,000sqft supermarket was transported by ship to the Orkneys • A purpose-built and award-winning 13,300sqft interim supermarket was installed on a brownfield site in an unprecedented 18 hours – open and serving customers just 13 days after start on site to help the flood-hit community of Workington in Cumbria. The UK’s Largest Retail Project to be Built using Modular Construction A new 28,000sqft eco-store at Southam in Warwickshire was successfully delivered by Yorkon and main contractors RG Carter, from green field site to trading in just 15 weeks – reducing the build programme by eight weeks to the benefit of Tesco and its customers. In order to meet the deadline for the store opening, 24-hour factory shifts were employed at the Yorkon offsite production centre in York to manufacture and partially fit out the 70 steel-framed store modules, and the cranage phase included both weekend and night working. New Modular Store Design - The scheme is the first application of a new modular store design, which provides 20,000 sqft of retail space, and has uninterrupted spans for the sales areas of 28m. This was achieved by reducing internal columns by 50 per cent. The project represents a step change in the use of off-site construction in the retail sector and for a store of this scale. Improving the Building’s Carbon Footprint As an eco-store, the scheme has a number of sustainability features to further reduce its carbon footprint, including: • Roof-mounted photovoltaic panels to generate electricity • A high level of glazing to the main elevation and above-shelving windows to one side elevation to maximise natural light • Sun pipes to the offices and toilets • Rainwater harvesting
• A draught lobby to the main entrance with sliding doors to reduce heat loss • Timber cladding from sustainable sources • Mixed mode ventilation • Air scoops for additional ventilation. Designed by the Saunders Partnership, the store design also includes backof-house, staff facilities and office accommodation on the first floor, and has concrete floors with terrazzo tiling for the sales areas. Commenting on the finished store, Lorraine O’Sullivan, Development Manager at Tesco, said, “From a customer experience perspective, you cannot tell this is a modular building. The over-cladding has been very effective and customers have been very complimentary about the new store. Off-site construction allows more work to be carried out in a manufacturing environment, improving both quality and the speed of construction on site. This enables Tesco to be faster to market and to open the doors of a new store to our customers more quickly.” Retail Kiosks – Open and Trading in Less than 24 Hours - Yorkon’s latest development in the retail sector is a revolutionary new design for retail kiosks which can be open and serving customers less than 24 hours after the arrival of the building on site. Measuring just 4.8m x 4.8m (240sqft) and designed to take up the equivalent of only two standard car parking bays, the kiosk has a slim floor allowing it to be located on a supermarket site, retail park or in a car park, whilst providing full DDA-compliant access. Built to permanent standards whilst still being relocatable, each kiosk arrives at its location fully fitted out with all electrics, glazing, door, roller shutter, and counters to reduce work on site to less than 24 hours. Fast, Flexible and Sustainable - This is a fast, flexible and sustainable retail solution, which can provide retailers and developers with increased trading weeks for a new outlet, a faster return on investment and less disruption to customers. Applications include retail banking, opticians, pharmacies, coffee bars, fast food, mobile phone outlets and bakeries. One of the first retailers to use the new concept is Timpson to offer key cutting, shoe repair and dry cleaning services at a number of supermarket locations. John Monks, Project Manager at Timpson, said, “We have been impressed with the efficiency benefits and the value for money off-site construction can bring to our business. It is just not feasible to use traditional methods of construction at trading supermarkets so we need to move the building work off site. Yorkon has proved to be very flexible, has delivered what we needed, and very quickly.” What Next? - There is more interest in off-site construction from the retail sector than ever before, a reflection of the growing demand for modular solutions in the commercial sector. The approach is now being used for a wide spectrum of new facilities – superstores, buildings for petrol forecourts, back-of-house facilities, customer restaurants, dotcom buildings and warehousing. But there is still work to do in educating architects and contractors about the huge potential for off-site construction and the options available for combining good design with all the benefits of innovative modern construction methods.

processed wood products. Operators will shoulder by far the largest burden of responsibility under the ITL. Innocent Until Proven Guilty Only the operators will be liable for prosecution under the “prohibition” articles of the law. These articles make it a criminal offence to place timber illegally harvested under the laws of any country onto the internal EU market. The prohibition does not reverse the “burden of proof” - operators are innocent unless proven guilty. The onus is entirely on European authorities to prove that a particular timber product is derived from an illegal source to prosecute under this article of the law. Therefore the “prohibition” articles of the law do not place any obligations on operators to positively demonstrate legality before selling timber into the EU.
The EU’s new “Illegal Timber Law” (ITL) is likely to bring about a fundamental change in the way European wood traders do business. However there is still little understanding of what it will really mean in practice. Seeking greater clarity, Rupert Oliver recently met with the law’s architects at the EC’s Directorate General of Environment in Brussels. The ITL was published in the Official Journal of the European Union on 12 November and is due to be fully implemented by March 2013. So far media reporting on the law has been vague, at best, and in some cases downright misleading. Even the official website of the European Union misrepresents the law. On 3 December 2010, europa.eu published a press release claiming that when the ITL is introduced “EU operators selling timber and timber products for the first time on the EU market – whether they come from the EU or are imported – will need to know where their timber is from.” Hardly surprising then that subsequent press reports have claimed, incorrectly, that the ITL requires full traceability of all wood to forest of origin to verify legality. However my recent discussions with EC officials in Brussels suggest that the reality is rather more subtle and complex than this. In fact, the idea of riskassessment lies at the heart of the ITL. European importers will only need to identify the source as far as is necessary to make a credible assessment of the risk of illegal logging. If the wood comes from a defined region where there is clear, objective and up-to-date evidence to demonstrate a negligible risk of illegal logging, then it should only be necessary to track wood back to that region. In some cases, regions of negligible risk might encompass whole countries. But to fully understand the law, it is necessary to go back a few steps. It is, for example, important to emphasise that the law doesn’t impose any new documentation requirements for timber at point of entry into the EU. European customs authorities will not be demanding any new certificates or legality licenses. Instead, the ITL imposes new obligations on timber trading entities within the EU. The law divides these entities into two distinct categories known as “operators” and “traders”, each with a different set of obligations. “Operators” are those people or organisations that “first place” timber on the internal EU market. They include forest managers that first sell timber harvested in the EU, together with importers of timber and 074

The “prohibition” articles will, however, provide a very strong incentive for operators to effectively implement another set of articles relating to the “due diligence system”. This is a bit like an ISO9001 or ISO14001 system with a single objective: to ensure there is a negligible risk of any wood being derived from an illegal source. At minimum, all wood purchases must be covered by documentation identifying the country of harvest, species, quantity and “where appropriate”, the region of origin and/or “concession of harvest”. The system must also ensure access to “documents or other information indicating [legal] compliance”. There must be procedures that draw on this information to enable the operator to evaluate the risk of illegally harvested timber being placed on the market. And there must be procedures to effectively mitigate any risks not assessed to be “negligible”. Independent Legality Verification In High Risk Regions What this means in practice is that EU importers are likely to demand thirdparty verified certificates that wood is from a specific legally harvested forest with all shipments of wood from, say, Indonesia or the Brazilian Amazon where independent studies suggest at least a third of wood supplied might derive from illegal sources. On the other hand, EU importers may need only a reliable assurance of region of origin if it can be shown that there is a negligible risk of any illegal logging within that region. This would be the case, for example, with U.S. hardwood products. In 2008, the American Hardwood Export Council commissioned the “Seneca Creek Study”, which is probably the most comprehensive illegal logging risk assessment undertaken anywhere in the world to date. This study provides objective, independent and peer-reviewed evidence that there is a less than 1% risk of any hardwood sourced from the United States being derived from an illegal source. So for American hardwoods, the combination of the Seneca Creek study and existing shipping documents - such as exporters’ invoices, phytosanitary certificates, and U.S. Shipper Export Declaration forms which accurately identify species, product type, quantity and that the product is of U.S.
origin - should be sufficient to demonstrate negligible risk and meet the ITL documentation requirements. The ITL also specifies that timber supplied under the CITES legislation or with a so–called “VPA License” – verifying that wood comes from a country that has signed a Voluntary Partnership Agreement with the EU to prevent illegal wood entering supply chains – may be treated as “negligible risk” and subject to no further mitigating actions by the operators. The law also acknowledges that existing systems of certification like FSC or PEFC should be “taken into account” during risk assessment procedures. Another feature of the ITL is that it recognises that many smaller operators may not have the capacity to develop their own due diligence procedures and would prefer to work within a group system. Trade associations or ENGOs imposing Codes of Conduct and Responsible Procurement Policies on member companies may apply to the European Commission for recognition as a “Monitoring Organisation”. The trade association or ENGO would then be responsible for verifying their members’ conformance to the due diligence system.
Traceability Obligation On Downstream “Traders” In The EU By comparison with “operators”, the responsibilities imposed by the ITL on “traders” are much less onerous. “Traders” are people or organisations downstream of the “operators” in the wood trading chain. They include internal EU merchants, manufacturers and retailers that do not harvest or import wood directly into the EU. Traders are subject neither to the “prohibition” or the “due diligence system” articles of the law. They are subject only to a “traceability obligation” requiring that each is able to identify their immediate suppliers and immediate buyers. This obligation may be fulfilled using existing financial documentation such as purchase and sales invoices. The aim is simply to help identify the EU operator that first placed timber on the EU market in the event of a challenge to its legal origin.

Today we have more standards and regulations in the construction industry than ever before, which makes early specification all the more important in order to be fully compliant. Early specification decisions are required, as later changes required in order to comply often incur significant cost increases. This was one common theme brought up at a recent CAB (Council for Aluminium in Building) breakfast meeting between facade companies and key contractor speakers from the industry. Following these implications, contractors were willing to keep to the tender of the initial specialist supplier, as long as prices for the product/installation remained competitive. Falling price pressures aside, this seems to be a significant turnaround from what is currently perceived of contracting for building works at the lowest possible price. One area of rapid change in all our buildings today is that of natural ventilation and smoke control. Both these systems are often combined to provide a cost effective, safe and sustainable solution for our new and existing buildings. Looking at the regulations covering both these areas separately, adaptive natural ventilation methodologies help to keep buildings pleasant places to be with the minimum of energy input. Consequently, design guides and building regulations are referred to in the specification of these systems. Often using opening windows in facades and roof lights, operated by window actuators, adaptive natural ventilation strategies can prove to be sustainable and economical to run compared to other forms of cooling and ventilation. Approved Document F 2006 ‘Means of Ventilation’ covers the compliance side of the design requirements suggesting minimum ventilation requirements that need to be supplied. Approved Document L2A and L2B 2006 ‘Conservation of fuel and power in new buildings other than dwellings’ also need to be consulted regarding energy efficiency of any installed systems. Designing to meet the stringent BREEAM (Building Research Establishment Environmental Assessment Method) energy savings, reward points can be given to adopting adaptive natural ventilation systems, BRE 290 ‘Ventilation and cooling option appraisal’ offers a client’s guide to what can be achieved. CIBSE (Chartered Institution of Building Services Engineers) also promotes ventilation best practice in their guide, AM10. BSRIA (Building Services Research and Information Association) offers a guide on Night cooling strategies. And there are many other guides which suggest various methodologies which have been successfully adopted.

Specifically in education, design guide BB101 (Building Bulletins) recommends natural ventilation in teaching spaces. There are various Building Bulletins produced by the Department for Children, Schools & Families on all aspects of school design. In order to become a specialist in the area of adaptive natural ventilation, and to keep up to speed on the rapid development taking place, a great deal of on-going study is required. As mentioned earlier, this is where a specialist in adaptive natural ventilation should be consulted. Similar solutions to adaptive natural ventilation are used when we look at smoke control systems, with some main differences. As in adaptive natural ventilation, smoke ventilation often uses windows in facades and roof lights, however, control systems need to be independent of the buildings power supply. Often running on a battery back-up 24 volt system, smoke ventilation provision should be fully operational when there is a power outage. Smoke control systems also form part of a legal provision of fire safety from building owners. Preventative maintenance of these systems is crucial to ensure that smoke ventilation takes place when required and to ensure people in the building have a safe passage of exit. Badly maintained systems are the responsibility of the building owners and prosecutions are on the increase. Sometimes referred to as SHEVS (Smoke and Heat Exhaust Ventilation) smoke control can be designed to use the rising warm air from combustion by offering an exhaust at high level (roof vent) and provision at lower levels (opening windows) to allow fresh air in. In more complex situations fan assistance is required to assist smoke evacuation. Standards are much more complex in the area of smoke control, CIBSE Guide E 1997 offers guidance on heating, venting, air conditioning and refrigeration. EN12101 ‘Smoke and heat control systems’ consists of 10 parts which offers guidance and calculation methods for the evacuation of smoke. There are also various British Standards and BRE design guides that offer design methodologies to correctly identify and make provision for smoke control systems. Adaptive natural ventilation and smoke control are often integrated in today’s modern buildings. This offers a significant saving on installation and maintenance costs. These issues can again be discussed at early design stages in order to maximise cost savings on designs. Smoke control systems and adaptive natural ventilation systems can operate as independent standalone systems or can be linked into the building management system. Newer systems are now becoming more intelligent and offer intelligent feedback of opening and closing operations so that equipment failures often caused by obstructions, can be identified and repaired at scheduled planned preventative maintenance visits, to ensure even higher levels of safety provision. The creativity that goes into building design and refurbishment can be ruined by ugly or unsuitable canopies over entrance doors, emergency exits and covered walkways. Despite the major difference that canopy design makes to the overall aesthetics of a building elevation, all too often the canopy is an after-thought. And the result can be detrimental. For example, using a heavyweight metal frame may not be consistent with a building’s design where the intention is slim sightlines and a standard rectangular canopy might not do justice to architecture which features curves or unusual angles. Today’s structurally reliable attachment systems ensure imagination is virtually the only limitation on canopy design. And the starting point is to consider the main attachment options.

Suspended or steel framework?- When securing a heavy pane of glass three metres above our heads, it’s understandable to feel uneasy about structural reliability when using a suspended, tie-rod based attachment system. So the canopy is often designed using a structural steel framework to ensure the stresses and loads are sufficiently accommodated by the building structure. However, this isn’t necessary in many cases as the right specification suspended canopy system will be more than capable of dealing with the weight of the glass and the weather loadings. What separates the two routes is aesthetics, unless the canopy is exceptionally large in which case a steel framework is likely to be the only option. A steel framework can be a feature that is consistent with the rest of the building – and
the steel can be coloured to match elements of the façade or company branding. Glass panes are attached to the steel structure using single point fixings which can be flush with the glass, bevelled or the standard raised head. Spider fixings can be used in combination with point fixings to interlink the glass panels on more complex canopy designs. A suspended canopy system like the SFS intec VDS system offers a slimline attachment package. Tie-rods are attached to the glass panels using point fixings at one end and fixed to the building structure using a face plate. Most suspended glass canopies are also secured to the wall or façade on their rear edge using the required number of brackets which are angled accordingly for rainwater run off. If the design requires a canopy with low visual impact, to enable the
building design to be fully appreciated, then a suspended glass canopy is a must. The tie-rods can go almost unnoticed to achieve a floating effect. Shape up - Whether steel framework or suspended, the glass canopy can be designed in a wide variety of ways to accommodate shapes, corners and curves of all types. SFS intec’s VDS system can be specified with various tie-rod lengths and point fixings to achieve an arch with rainwater run off at the left and right sides. But it isn’t even necessary to use curved glass for achieving a curved canopy. Using flat glass, which is usually less expensive, a faceted canopy can be constructed using either a steel framework or a suspension system in combination with articulated point fixings and
spiders to achieve the different angles. Keeping it simple yet impactful, a single flat glass canopy can be used but it can be cut with curved or angled edges. Attachment can then be through a steel framework or suspension system using varied length tie-rods. Fixing to curtain walling - A curtain walling façade delivers plenty of natural light and minimal structural sightlines. Replacing the curtain walling around a main entrance door is a very effective and common way to upgrade a building as part of a refurb project. But this makes attaching a canopy to the curtain wall using a heavyweight metal framework virtually impossible unless it has been factored into the building at the design stage. A suspended canopy is the best option in these circumstances.
Architects are increasingly using the SFS intec VDS system with compound angle tie-rods to suspend the glass canopy, often in combination with spider fixings, with outstanding aesthetic effect. The weight is comfortably accommodated by fixing points secured to the transoms and mullions of the curtain walling and this means a relatively large single span can be achieved over double entrance doors, for example.

Minute adjustments may need to be made to ensure the smooth operation of automatic doors, manual override features need to be checked, as do the activation and safety beam detectors, which can be either infra-red or microwave. But streetscapes change regularly, so Record’s engineers will also take this into account through risk assessment. For example, a pair of swing doors opening onto a busy thoroughfare could well knock passers-by. In this instance, the engineer would specify physical barriers on each side to ensure people had to walk round the opening arc of the doors to ensure their safety.
Most people probably do not give automatic sliding, revolving or swinging doors a second thought upon entering or leaving the supermarket, bank, library, retail or leisure facility; taking it for granted that it will function and they will be allowed to pass through safely and without inconvenience. But in reality, technological advances mean that these doors require more than the occasional application of a little oil on their hinges, and they require regular, quite complicated maintenance. If this is not done, the consequences can be dire; that is, if you want to be squeaky clean in the eyes of a court and avoid litigation, you must maintain your doors. BS 7036 (96) Safety at Powered Doors for Pedestrian Use stipulates that automatic doors should be serviced yearly. And that this should be done by an engineer who has passed the Automatic Doors Suppliers Association exam, with following five yearly reviews of that engineer’s standard of work. The BS also requires that companies like record keep accurate written documentation of every automatic door it maintains for its customers, even though it is extremely rare that litigation does arise. So what exactly does the engineer need to do to maintain automatic doors? The inevitability of mechanical wear necessitates routine checking of the drive belts driving the wheels that run on the track on the top of a door, as well as the guides on the bottom that stops it running against the frame.
All doors supplied by Record are thoroughly checked before they leave the factory, so thinking about their future maintenance is really the only issue when specifying them, for two reasons. The first being that if they are regularly maintained, adjustments made and appropriate replacement parts used as required, there will be less strain on the motor and control unit, which are expensive to replace – and, of course, the doors will last a lot longer. Secondly, maintenance helps to avoid prosecution, and litigation has increased noticeably in the UK over the last 10 years. But, if you have maintained your door and had your British Standard safety check and there is an accident, you have passed your duty of care and done everything within your capability to make that door safe. The result being that you are less likely to lose a case. With many businesses just beginning to recover after one of the most devastating recessions the UK has seen for decades, many may see the annual maintenance of their automatic doors as an additional and unwanted expense; as well as an inconvenience. But it is far cheaper than a large compensation claim. A well planned drainage infrastructure helps to manage water run-off by preventing domestic properties and other spaces such as paved public areas, car-parks, driveways and roads acting as conduits for run-off water. And it is more sustainable to manage storm water in a way that allows it to permeate naturally through the ground where it falls rather than being directed into already overloaded drains and public sewers. Sustainable Drainage Systems (SUDS) Sustainable drainage systems (SUDS) provide an alternative approach to piped systems. Whereas piped systems are characterised by a limited capacity, SUDS solutions such as permeable paving enable water to soak away from the surface where it falls, mimicking natural drainage processes. By reducing run-off volumes and encouraging recharge of the natural groundwater at source, they mitigate many of the adverse impacts of storm water run-off on the environment in terms of both volume and pollutants. At the heart of the philosophy is the need to address three key concerns: water quantity, water quality and biodiversity. By considering these three factors known as the ‘SUDS Triangle’ when designing developments, it becomes possible to create drainage systems that provide natural water quality treatment, encourage infiltration, reduce the impact of peak flows and minimise impacts on the local habitats of both communities and wildlife. Indeed, as a major legislatory step towards improving both flood risk management and the way we manage our water resources, The Flood and Water Management Act 2010 seeks to define clearer roles, responsibilities and standards for the creation of sustainable drainage systems in line with proposed flood risk management strategies.
Marshalls Water Management Solutions Rain never seems too far away in the UK, but as our climate changes we can expect more extreme downpours - especially through warmer and wetter winter months. While annual average rainfall may decrease slightly, the seasonal distribution of precipitation will change significantly, with winters seeing an increase in rainfall of up to 30%. An increase in extreme weather events, where winter storms will become more frequent, has also been forecast. And - as we’ve seen over the last few years - more intense rainfall means a higher risk of flooding. Under natural conditions, most of the water that falls as rain soaks into the ground or gets carried away by rivers. But in urban areas, the built environment alters the natural drainage of water, with hard surfaces increasing both the rate and amount of rainwater that turns into run-off. And it has to go somewhere. Traditional piped ‘drains’ have a limited capacity to cope with the high levels of surface water generated by extreme rainfall events. And, when the capacity of one or more parts of the drainage system is exceeded, the worst happens. For example, in the floods of June 2007 extreme rainfall in the Midlands and the north of England led to large-scale urban flooding, with over 55,000 properties affected: two thirds of these from surface water run-off overloading drainage systems. In addition to flood risk, large amounts of surface water run-off can cause water quality problems. As water runs over hard urban surfaces, it picks up pollutants that are washed into water courses. For example, run-off from roads contains heavy metals and hydrocarbons which can seriously impact on water quality.

MPB Structures Uses Smartply Siteprotect To Keep Westfield Stratford City Site Protected
Hauraton High Capacity Drainage Chosen For Newquay Cornwall Airport
Westfield Stratford City, the retail gateway to London’s Olympic Park, is set to become the UK’s second largest shopping mall, and the largest urban shopping centre in Europe. By the time the centre opens in September 2011, family owned MPB Structures, specialising in earthworks, drainage, substructure reinforced concrete works, civil engineering and railway infrastructure, expects to have used well over 50 packs of SmartPly SiteProtect supplied by MeyerTimber.com through a local merchant as the secure hoarding for the entire site.
The £52.4 million transformation of the RAF St. Mawgan Airbase to the Newquay Cornwall Airport, was the first time a changeover of this kind has been attempted from military to civilian use in the UK. The success of the project has been largely due to the excellent working relationship between the MoD, Royal Air Force, Cornwall Council, Cornwall Airport Limited, the Civil Airport Authority and all the contractors involved in the project to resolve operational, technical and commercial issues as they arose. Starting in 2007, actual building work took three years to complete. Although the airport was granted their licence by the Civil Aviation Authority on 20th December 2008, building work continued, mainly at night to minimise disruption, for a further year. The re-development has included a new air traffic control tower, various refurbished and new terminal buildings, additional car park areas, the resurfacing of the 2745m runway, aircraft hard-standing areas and widened taxiways. Having supplied high capacity surface water drainage channels for aircraft hard-standing areas at both Gatwick and Heathrow airports, Hauraton were confident their RECYFIX® HICAP® channels would comply with the stringent specification asked for by the Newquay design engineers. With aircraft tow trucks alone weighing 80 tonnes, manoeuvring aircraft impose an enormous burden on any surface drainage system. Not only must the area be efficiently drained, the installed system must withstand the

The RECYFIX® HICAP® channels used in the project have fixed ductile iron slot inlet gratings that comply with loading category Class F900. During the construction stage, 300 metres of RECYFIX® HICAP® 100 were installed in the airport’s taxiways and hard-standing areas located in front of the terminal buildings. The photographs show the four main phases of installation. Steve Wiseman, the Hauraton Sales Engineer for the project, was pleased when his company’s high capacity channels were chosen. Made from specially formulated recycled Polyethylene-Polypropylene (PE-PP), each of the one metre HICAP® channel used weighed only 13.2kg so allowing one-man-lift of the component. This greatly simplified handling and logistics for merchants JDP – Launceston depot. Contractor Cormac also found the combination of a tough PE-PP channel and ductile iron slotted inlet resisted site damage during installation. The completion of this project means Cornwall has one of the best regional airports in the country, with modern facilities and state of the art equipment. Fantech Ventilation has just supplied its largest-ever order for car park ventilation equipment for a turnkey project at a new Tesco superstore in Portlaoise, Ireland. The Dublin-based company works closely with local engineers and contractors supplying a wide range of fans, grilles, diffusers, air handling and heat recovery products manufactured by Elta Fans. The order comprised fifty eight JetVent Axial Fans, eighteen unidirectional car park fans and eight Longcased Axial SmokeVent Fans (25 m3/s). It was subsequently revised to include an additional four Long-cased Axial SmokeVent Fans (30 m3/s) and eventually involved the supply of products worth over d210,000. The fans were all supplied with full ancillary packs to ensure ease of installation and operation. The JetVent range was specifically developed to safeguard car park users, by providing a simple, reliable means of removing pollutants in smoke-spill situations and for rapid, emergency clearance of hazardous fire, smoke or fumes. The high-quality, low-profile, centrifugal fans are generally used in “impulse ventilation” systems, where they provide a high-velocity airflow to overcome problems caused by the structural beams and low ceilings which typically characterise car parks. “Impulse ventilation” is based on a number of small, strategically located fans in place of the distribution ductwork traditionally used in car parks, each producing a high velocity jet which imparts thrust to the surrounding air. The impulse fans are positioned to direct the airflow towards the main extract fans, which are typically smaller and consume less energy, thanks to the elimination of the ducting and the resulting reduction in system resistance. www.fantechventilation.com

CE Marking First For Kingspan Kingspan has become the first manufacturer of purlins and rails in the UK to have its manufacturing plant accredited to BS EN 1090 parts 1 and 2 and to be able to CE mark its products. CE marked Multibeam and Multichannel sections are available on request. Kingspan Structural products have been accredited at the highest execution class EXC4, allowing Multibeam and Multichannel to be used on all types of construction. The accreditation was carried out by the Steel Construction Certificate Scheme (SCCS), and the process was managed on Kingspan’s site in Sherburn, North Yorkshire. CE marking is currently voluntary, but will become mandatory in the UK from 1st July 2013. Central government purchasing both specifically in the UK and throughout Europe will make CE marked products a requirement in their supply contracts for publically funded construction products. CE marking will be mandatory in some European countries as early as 2012, so for export markets CE marked products will be desirable, if not essential. Yorkon Builds UK’s Largest Modular Supermarket – An Eco-Store For Tesco Award-winning off-site specialist, Yorkon, has completed the UK’s largest retail project to be built using modular construction – a new eco-store for Tesco at Southam in Warwickshire. Working closely with main contractors RG Carter, the Yorkon off-site approach reduced the build programme to increase the number of trading weeks by eight to the benefit of Tesco and its customers. The architects for the project were the Saunders Partnership. The scheme is the first application of a new modular store design, which provides 20,000sqft of retail space, and has uninterrupted spans for the sales areas of 28m, which are unprecedented in the modular industry. This was achieved by reducing internal columns by 50 per cent. In order to meet the deadline for the store opening, 24-hour factory shifts were employed at the Yorkon production centre in York to manufacture and partially fit out the 70 steel-framed store modules, and the cranage phase included both weekend and night working. Golden Trend Mosaics Adorn World’s Largest Clock At Mecca Italian mosaic tile producer, Trend, which has its UK headquarters in Kent, is nearing completion of one of the industry’s largest and most prestigious commissions in modern times. It is for the supply of almost 400 million glass tesserae, or individual tiles, destined for the world’s largest and most elevated clock faces, on the celebrated Mecca Royal Clock Tower in Saudi Arabia. At total of 40,000 square metres of mosaic tiles, 13,000m2 of which are 24 carat gold leafed, will adorn the four 43m high clock faces, atop the tallest hotel in the world, which forms part of the Abraj Al Bait complex. To implement this colossal project, valued at around f18 million, Trend is utilising a new automated production line, again the first of its kind, at its plant in Vivaro, Northern Italy, which is currently dedicated to output for the Mecca Clock at a rate of 12,000m2 of tiles per month, to meet the mid-2011 final delivery deadline. The 24ct yellow gold mosaic tiles featured on this project are from Trend’s Aureo Modern range. The individual tiles consist of three layers, each with a thin leaf of gold sandwiched between a supportive layer of 4mm thick glass and a thin surface layer of perfectly transparent blown glass, both made from up to 66% post-industrial recycled material. The remaining tiles are from Trend’s semi-transparent Vitreo glass mosaic collection, also with a high recycled content, which are matched in size and depth to the golden Aureo. Upon completion this Autumn, the tower will stand as the tallest building in Saudi Arabia, with a finished height of 610 metres, and it will house a 7-star hotel, the most luxurious in the city.

The newly-built largest clock in the world will dwarf the hitherto biggest four-faced clock, Big Ben, at almost five times the size and will be visible from a distance of around 25 kilometres. Each face is being adorned with 98 million Trend mosaic glass pieces, more than a quarter in 24 carat gold, creating an aspect of opulence and quality entirely fitting for a treasured modern landmark. At night the clock faces and hands will be illuminated by 2 million LED lights and 15 powerful projectors will send beams of light far into the sky. In a related commission from Premier Composite Technologies, Trend has also supplied glass mosaics for tiling foldable shading umbrellas installed in the Medina Haram Piazza. Home to the three oldest mosques in Islam and the burial place of Prophet Muhammad, Medina is another focal point for pilgrims and, with temperatures reaching 45˚C, the giant umbrellas protect them from the effects of the burning sun. The 17m x 18m hydraulically-operated retractable umbrellas create a vaulted interior effect, improving climatic conditions, and at night are closed to promote natural cooling. Composite arms protect the umbrellas’ membrane covering when closed and each 11m tall structure is mosaic tiled with Aureo and Vitreo pieces, adding durability, weathering performance and aesthetics. Since Trend’s Vitreo semi-transparent tiles are produced using a superior ‘fused glass’ technique and coloured en masse, each tessera is tinted throughout and thoroughly resistant to abrasion and sunlight, even in the extreme Saudi Arabian climate. Secondary Glazing For New State-Of-The-Art High Dependency Neo-Natal Unit Reflecting the very latest in hospital design, the £226 million, 513 single bed roomed New Tunbridge Wells Hospital built in Pembury in Kent has been designed to address key issues, including patient privacy, dignity and infection control. Commissioned by The Maidstone and Tunbridge Wells NHS Trust, the new hospital features a dedicated Women and Children’s unit, into which a Level 2 Neo-Natal Unit has been provided to care for babies who require special and high dependency care. The Unit can also look after up to three babies requiring neo-natal intensive care nursing. The imposing new full height primary windows have been supplemented with an additional secondary window for a number of reasons - to provide better control over the internal environment, offer additional guarding and allow remote controlled privacy blinds to be installed in a protected space. Selectaglaze worked in conjunction with the main contractor to develop a design that met all criteria. Most windows have been treated with the Series 40 range of hinged and fixed panels. These have a chamfer bead to avoid dust ledges and the hinged unit has purpose designed flush
hinges and a flush lock with a minimal escutcheon plate to ensure the cleanest surface. The units are glazed with 8.8mm laminated glass to meet safety levels and electrically controlled blinds ensure that privacy can be introduced without breaching the environment. The secondary windows were finished in a grey powder paint to match the external framing. Elliptical Design Demands Inventive Schöck Thermal Break Solution The recently completed Kameha Grand in Bonn is already recognised as one of the world’s exceptional new luxury hotels. It nestles on the banks of the Rhine to the south east of Bonn and features 253 rooms, of which 63 are suites. The Kameha Grand was designed by architect Karl-Heinz Schommer Bonner who explains: “The most noticeable architectural feature of the hotel is its transparency. The view from the entrance looks through the lobby, the atrium and Kameha Dome space right to the riverbank. Guestrooms are arranged on only three sides of the atrium, the fourth being glazed with views to the river“. The unique elliptical section design did however make serious demands on the requirement for protection against thermal bridging. The architect discussed the issue with Schöck, the European specialists in thermal bridging solutions and it was agreed that a combination of three product variants would meet the requirement. The outer concrete arches on the roof and facade of the building cantilever 1.30m on each side and this, combined with the subtle design of the façade, meant that it was not possible to use a standard thermal break solution. To minimise any thermal bridging problems along the two outer arcs an inventive solution had to be found by the Schöck design team. This
was achieved by dividing the projecting element of the framework into a number of sections and using the appropriate Isokorb® for the required forces. At the ground floor type Q is used, with type D being installed higher up the structure, followed by type K on the top floor. Because of the arch profile, the type D Isokorb was cut and installed at 90 degrees and run under the curved edge of the roof emergency exits, providing F90 fire protection. The three isokorb® variants are designed for concrete-to– concrete cantilever connections and offer outstanding thermal insulation properties, dramatically reducing thermal energy loss in connective areas by guaranteeing the homogeneity of the thermal envelope between cantilever structures and the internal slab. Steni Helps Takes Derwent Living From Landlocked To Landmark
Healthy Daylighting
Cladding panels from Steni UK have helped to deliver a landmark mixed-use project in London. Steni’s Colour fibreglass reinforced polymer composite panels create a strong white feature frame around the facades of Derwent Point including a vertical column on the junction of two red routes into London - Wakley Street and Goswell Road in Islington. Architects Church Lukas discovered the Steni panels when they were researching competitively priced large panel cladding products that could be hung in a rainscreen configuration.
The £8million project for developers Derwent Living comprises 136 studio apartments with more than 3,000ft² of office and retail space at ground level on less than a fifteenth of a hectare – a space that also had to accommodate 20% on-site renewable energy generation but had no room for solar or ground source technologies to be employed. But it has achieved a BREEAM “Excellent” and EPC “A” rating with a mixture of CHP, biomass boilers and whole house ventilation as well as an extensive biodiverse green roof. Rights of Light issues had to be addressed early in the design as the site had been vacant for more than 20 years and was surrounded by residential properties. The practice worked closely with a Rights of Light specialist to arrive at a maximum scale of development.
One of Europe’s latest projects to use Cabot’s aerogel insulation (Nanogel) technology is in Dublin. Designed by Irish architects A&D Wejchert & Partners, the Pearse Street Primary Care Centre provides general practice care including physiotherapy, occupational therapy and nursing clinics for the local community.
The Steni panels, which feature a smooth, UV-resistant surface of electron beam-cured acrylic produced without the use of solvents, were installed using industrial adhesive. Completely resistant to weather, water, chemicals and impact, and fire classified to SITAC standard (approval certificate no 0478/98), they feature a 25-year working guarantee. Available in three gloss levels (matt, half matt and high gloss), two thicknesses and 44 standard colours, they can also be supplied in almost any special colour from the NCS-, RAL- or BS- colour system.
The layouts of the 15m² apartments are based around a fire engineered escape strategy which helped to generate more than £500,000 of additional end value through increased bed spaces while also increasing building floor space efficiency. A Category D noise assessment was also overcome with high-performance facades and whole house venting with heat recovery to allow generous full-height glazing, maximising space and daylight in the rooms. The three storey building, on an extremely restricted and dusty city centre site, has rooms ranged around a central courtyard. Significant is the extensive use of the airtight Kalwall+ Nanogel daylighting system which diffuses natural daylight and casts it evenly and deeply across the interior, without the presence of shadows or glare or the need for solar control. By using aerogel within the panels, a dramatic insulation U value of 0.28 is obtained - equivalent to a solid wall - thereby increasing the energysaving performance and reducing lifecycle running costs. The insulation is based on translucent silica aerogel, the world’s most insulating solid which comprises up to 90% air. For Dublin, the system incorporates the
new highly efficient Kalwall Eurowindow vision panels designed to facilitate external views and optional ventilation. It also provides the added benefit of privacy which is not possible with conventional glazing (internal image). Another good example is the Thetford Health Centre (external image). Designed by LA Architects, this community hospital combines consulting rooms with a variety of different treatment facilities, from general practice to chiropractor, from exercise to child care. Kalwall was specifically chosen because of its unique ability to diffuse daylight and create museum quality light which would provide an enhancing and uplifting ambience for patients. Unlike conventional glazing, the translucent cladding eliminates shadows and glare, and the stark contrasts of light and shade, and overcomes the need for blinds or curtains.
