Archial Completes £43 Million East Surrey College Development The second and final phase of a £43 million development at East Surrey College in Redhill, Surrey has been completed. This concludes the work on the college which involved a new 18,000 sq m building, and 3,500 sq m major refurbishment of previous facilities on the College’s existing campus at Gatton Point North. Archial, one of the country’s largest architectural practices and a member of the global Ingenium Group of companies, has designed the new building as part of a development, funded in part by the Learning and Skills Council (LSC), that involves the demolition of all existing buildings with the exception of the Reigate School of Art & Design and the formation of a new main access into the site from London Road. The new building includes facilities for students studying: art design and media; hair and beauty; construction; engineering; public service;
health and childcare; sport; business and supported learning. It also houses a sports hall, gym, a two storey learning resource centre and landscaped horticulture and summer gardens. Gary Phelps at Archial said: “The design and specification of East Surrey College is a response to the needs of governors, managers, staff and students alike. The College is arranged around a three storey 800 sq m internal winter garden allowing natural light to fill the building, which also connects to an external summer garden providing quality social space all year round.” Chris Long, East Surrey College Director of Communication and Capital Build, said: “With its outstanding design, the new college provides world class facilities for teaching and learning. This landmark building is the gateway to Redhill and an important visual indication to the
community of how education and skills acquisition can improve lives and opportunities.” Fully accessible and DDA compliant, the building provides teaching spaces that are flexible and optimise natural daylighting. Internally, glazed screens to classrooms give the building a light and open feel. Externally, the building features a curved zinc-clad three storey block containing the learning resources centre and administration area and translucent cladding panels – the first time this particular system has been used in the UK – which achieve exceptional thermal insulation values while allowing high levels of natural daylight into the building. A number of sustainable features are incorporated into the building design, including rainwater harvesting for toilet flushing, a green roof, a wood chip fuelled biomass boiler and solar panels, and it has
been awarded a BREEAM ‘very good’ rating. Situated in Redhill, a busy shopping and commercial centre for surrounding small towns, East Surrey College has over 1,500 full-time students and more than 8,000 part-time students studying courses that range from vocational qualifications to community leisure courses. Phase Two of the construction programme involved a major refurbishment of the Reigate School of Art & Design building to provide first class motor vehicle, construction and engineering teaching facilities over three storeys.

A Learning Curve
GEZE UK Educates Exeter
Modernisation and refurbishment of the Penbryn Function suite at Aberystwyth University was carried out by main Contractor T O Jones & Sons Ltd. Gareth Lewis Architects specified a Hunter Douglas 84R ceiling, finished in white and installed on curved carriers to convex and concave radii to form a waveform pattern. Panels were installed with no joint profile, leaving open joints to maximise airflow and create a feeling of space. The waveform shape of the ceiling added visual interest as well as reflecting and diffusing light from the pendant light fittings, wall mounted up-lighters and natural light from the windows. The Hunter Douglas 84R ceiling system consists of round-edged panels which are easily clipped onto a curved carrier system to create concave, convex or undulating ceilings. Panels are joined using an engineered panel splice, to provide a perfect joint detail.
GEZE UK, is once again proving that it’s a degree above the rest as several of its elegant door closers are installed at Exeter University. Select Architectural Ironmongery specified more than twenty of GEZE UK’s TS 3000 B surface mounted closers and a GEZE Boxer, an integrated cam action door closer, during the refurbishment of Exeter University’s 1950’s Senate Chamber. Select Architectural Ironmongery chose the Boxer as it could be integrated into the refurbished doors, blending seamlessly into the sleek design of the boardroom. Offering style as well as function, the doors can be manually opened with low friction and adjustable speed as well as benefiting from a built in hydraulic back check. GEZE’s surface mounted cam-action door closer, the TS 3000 B, was selected for doors throughout Senate House, where high footfall areas made ease of opening a necessity. Designed to assist with the need to satisfy the requirements of the Equality Act, and to bridge the gap between the stringent fire door regulations and Approved Document M of the Building Regulations, the TS3000B offers adjustable latching action, closing speed and back check.

Steni Brings Colour To BSF Sheffield Four shades of cladding panels from Steni UK are proving a colourful new home for the first intake of students to a redeveloped personalised learning centre that is part of Sheffield’s Building Schools for the Future programme. HLM architects specified the Steni Colour panels of fibreglass reinforced polymer composite, with a smooth surface of 100% acrylic that is electron beam cured without the use of solvents, in matt green, blue, grey and yellow. Fixed horizontally with staggered joints by specialist subcontractor Rooksby Roofing, the 4502m of cladding acts as a rainscreen above brickwork on the upper storey of the façade but also features on the soffits and link bridge of the new extension to the £5.7million Personalised Learning Centre on Spring Lane, Sheffield. The new, 6252m steel framed, flat-roofed extension to the north of the former Spring Lane College forms a modern “fun” frontage to the facility and aims to provide a new identity to the school, with its elevational design of Steni panels intended to support the school’s aim for a wow factor entrance to the 2.85-acre site in one of the top 10% nationally ranked wards of multiple deprivation. HLM specified them primarily for their range of standard colours - 44 as well as almost any special colour from the NCS-, RAL- or BS- colour system in addition to two other finishes – half-matt and high-gloss – and two thicknesses. Those for the personalised learning centre were supplied by Sheffield Insulations. The appearance of the building will change throughout the day and across the seasons as light levels, weather conditions and vegetation change. During the winter months when the trees to the Spring Lane boundary lose their leaves, the new building will provide a much needed burst of colour and vibrancy to the approach route. Sixth-Formers Proud Of Their New Wernick Building To expand school facilities quickly and cost-effectively local education authorities are turning increasingly to factory built, modular construction. Not only are great savings achieved in construction costs and site development times, but the steel framed buildings look just as pleasing and are as equally robust as those that are built using traditional building techniques. The King’s School in Ottery St Mary is just such a case. Its new twostorey building, designed and built by Neath Abbey based Wernick Buildings was delivered over four days, which is fast for a 723 square metre, 15 room building. The decision to construct the school’s latest building using this modern method of construction was influenced by several key factors Firstly – less disruption on site. The school’s authorities did not want lorries passing through the front gates of the school at any time. Modular construction minimises health and safety risks because much of the construction is done at the factory, yet the 28 modules that comprise the new building were delivered while the school was open. This was achieved by craning the modules into position, from their delivery lorries drawn up in the school’s coach park on the other side of the school from the main gates.
Secondly – cost. A modular building is generally highly competitive in price when compared to the cost of conventional construction methods. Internal and external finishing work took 20 weeks to complete from the date of delivery to site. The work included a pitched tiled roof with a vented Dutch gable at each end, and a brick and rendered exterior wall. The new building is positioned on the site of an old swimming pool which required some thorough site preparation work before the ground works could be completed. The new block, specifically designed to blend in with the older buildings that surround it, houses the expanding geography department and the 6th form centre and IT room. The 6th formers are not surprisingly very proud of their purpose designed facilities and the expansion of the geography department’s accommodation will allow for a general increase in student places throughout the school. Chiltern International Fire Warns Against Wasting Money When Upgrading Fire Doors In Schools
The new £9.7 million Bournville school consolidated the existing Infant and Junior Schools into one. Sustainability criteria required achievement of a BREEAM ‘Very Good’ rating, so Flag-Soprema worked closely alongside Approved Contractor Central Cladding Systems to secure specification of its Flagon TPO single ply membrane for the roof waterproofing. As the first TPO to achieve a BRE Green Guide A+ rating, a BREEAM ‘Excellent’ rating, EPC B-Rating (with a score of 36) and a recycled content of 22% were achieved.
Chiltern International Fire has warned schools that upgrading the fire resistance performance of fire doors must be approached with care to avoid wasting money. Senior Consultant Peter Barker said, ‘There are numerous products on the market that claim to be suitable for upgrading and reinstating the fire resistance of doors to 30/60 minutes’ fire resistance, but not all will be suitable for all the different types of doorsets in schools, assuming that the door is suitable for upgrading.’ He added, ‘The inherent risk involved is that it is very easy to spend a lot of money and achieve little. In the current climate it is important to ensure that any outlay is wisely spent, but in the crucial area of fire protection, schools cannot economise on safety.’

Besam The Automatic Choice For Talbot School As part of the Sheffield BSF programme, Newfield and Talbot schools were designed to become a co-located facility, with Talbot School a dedicated, multi-disability Special Educational Needs provider. The school needed to provide more independence to the students by automating the internal doors to the classrooms and hygiene areas. Besam was originally chosen as the partner of choice for the original build. After a successful three month trial period a further 24 doors were automated on the site. The Besam SW100 Low Energy Swing Door operator was chosen specifically for its silent operation, good aesthetics and the limited impact it would have on the existing building.

Building 85 lies within the campus of Southampton University, and is the new home for the Institute of Life Sciences. The core to the design was the use of sustainable and low maintenance materials, a category which included fire glazing systems from Fendor. Over 40 different fire glazing elements were required, ranging from screens, doors and panels offering 30 minutes fire rating in the atrium to 60 minute fire rated doors and screens in the lift lobby. Products from the Tectite push fit range included Tectite Advance which is a System comprising both carbon steel fittings and carbon steel tube for heating service, Tectite Sprint copper fittings for hot and cold water service, XPress press fit carbon steel and stainless steel Systems, along with copper tube and fittings and a host of Pegler Yorkshire commercial valves for isolation and commissioning on all systems. Curtain walling by Structura UK Ltd was specified for the £32m development and rebuilding of Teddington School on its existing site for the London Borough of Richmond upon Thames. Structura UK designed, manufactured, supplied and installed a range of high performance, aluminium Schüco FW50+ curtain walling screens, incorporating Schüco ADS65 entrance and fire exit doors, finished in a powder coated dark grey (RAL 7016). The glazing consists of an inner pane of 6mm clear, toughened and heat soak tested glass with Low ‘E’ Soft Coat to Face 3, a 16mm silver spacer, Argon-filled cavity, and a 6.4mm clear, laminated outer pane. Specified by the architects to allow the maximum amount of light into the building’s central area, the curtain walling neatly and cleanly fills the space between the elevations while meeting stringent thermal and acoustic properties. Part of Structura UK’s £1.1m contract included supplying and installing over 100 Velfac outward opening, composite aluminium and timber windows - and door screens - with solar control glass to some of the classrooms. Triangles Of Light Newly opened Darwen Academy is one of many state-ofthe-art schools designed by Aedas architects under the BSF programme. This project, opened last September, is designed to be a showcase to demonstrate how superior design and a crafted interior environment can enhance the learning process. It is also one of many new UK schools which incorporate Kalwall roofing or cladding. One of the most unusual features is the dramatic roofscape over the central atrium. This is divided into large coffered sections pieced by 36 triangular Kalwall skylights. Externally, the single slope units, 6.9m wide across the base, are set within a sedum roof covering. Because of the large area specified, over 400 sqm, the skylights could be specially fabricated by the Kalwall Corporation of America to reflect the non-standard grid design conceived by the architects. Unlike glass or polycarbonate rooflights, Kalwall is manufactured with fibreglass which diffuses daylight and distributes it evenly across the interior without shadows or glare. The panels have inherent rigidity and impact resistance, are largely self-cleaning and because, dirt is less obvious than on glass, frequency of maintenance is reduced. Sustainability The Byword From Sapa In Award Winning BSF Project Recycled aluminium window systems from Sapa Building Systems have played a major part in an award winning sustainability project for a new school building - Bideford Community College in Devon. Dualframe 75mm casement windows, Elegance 52 curtain walling, Stormframe ST thermally broken commercial doors, and 202 entrance doors, plus Dualfold folding /sliding doors from Sapa, all made from recycled aluminium, were a unique feature that satisfied the client’s requirements for the most environmentally efficient building possible. “The construction of the new purpose built college was undertaken as part of the Government’s ‘Building Schools for the Future’ programme, with the emphasis on using sustainable, environmentally friendly and energy efficient products, so being able to supply fenestration from recycled materials was a big plus for the architect,” said Jon Palethorpe, Sapa’s Commercial Director. “Our design team were also able to come up with a special curtain walling detail to house the large coloured ‘Stow Render’ panels that were required. “As far as we know, Bideford College is the largest project in the UK to use recycled aluminium and is one of the largest BSF projects in Devon, with a fenestration package of £2.4 million.” Over £40m of investment was used to transform a collection of redbrick Victorian buildings and typical 1970s & ’80s teaching blocks into an exemplar school to meet the needs of students and the
wider community for years to come. The school also intends to be a carbon-neutral site by incorporating cutting-edge technology such as biomass boilers burning woodchip, incorporating solar and wind generating technology and grounds that encompass parkland and wildlife promotion.

This is because re-melting of aluminium requires little energy, saving up to 95% of the energy required for primary aluminium production. Sapa’s contribution to the planning process included a detailed plan to track the recycled aluminium through the supply chain, from extrusion to fabrication and installation. There was also project-specific advice on value engineering to remove cost without compromising quality and design details to improve the weather performance of the curtain walling.
Pressalit Care’s height adjustable basin brackets have been designed to bring flexibility for users with limited mobility, enabling them to carry out everyday washroom tasks with increased independence. For use in installations such as school hygiene rooms and Changing Places facilities, as well as home adaptations, Pressalit Care produces a range of brackets suited to both frequent and periodic use. A concave front edge, as incorporated into the design of Pressalit Care’s hand basins, stabilises a standing as well as a seated user, with the rounded shapes providing support. The flat bottom of the basin leaves space for the legs of a seated user. Taps should have long levers and spouts for ease of use.

Yeoman Shield Gives Hospital New Look For The New Year Yeoman Shield products including an innovative hand rail have provided an attractive new look to a busy corridor at the University Hospital of North Tees. Yeoman Shield Guardian handrail was fitted (signage incorporated) with 200mm Yeoman Contra protection rail, keeping pedestrians safe from service traffic and providing wall protection. Steven Taylor, head of design and development at the hospital which is part of North Tees and Hartlepool NHS Foundation Trust, explained: “We have used Yeoman Shield products over the years and found them robust and able to stand 24 hour/seven day traffic.”

Yorkon Wins Another Award For NHS Treatment Centre
Carehome Signage That Meets The Special Needs Of Residents
Off-site construction specialist and Portakabin subsidiary, Yorkon, has won another award for the acclaimed Emersons Green NHS Treatment Centre in Bristol. The project is believed to be the largest complete hospital to be built using modular construction. The scheme has just won the award for Best Product Used in the Exterior Environment at the Building Better Healthcare Awards. The three-storey 4,842sqm hospital comprises 114 steel modules which Yorkon craned into position in just three weeks to reduce the build time to only 12 months. The treatment centre achieved a BREEAM ‘very good’ rating and features services monitoring, water conservation devices, a high level of natural light, solar reflective glass, leak detection system for the kitchen, and cycle storage. The project has already won an LABC Building Excellence Award, and was Yorkon’s third healthcare project for UKSH.
Signbox has recently completed the signage scheme for the new purpose-built Waypoints Verwood Care home in Dorset, developed by Archstone Lifestyle Homes. This included researching the special requirements for people with dementia, partial sight or blindness. Signbox’s approach reflects the latest developments in signs designed for the care home environment, including the use of innovative materials, images and graphics that recognise the special needs of disabled and mature residents – helping them to get around safely and with confidence. Residents staying at the Waypoints Verwood Care home include many that are suffering from dementia; this creates a specific challenge in that such people can typically forget the names for things but remember what they look like. To address this, Signbox used photographic images that reflected the style of images and fashion in the period when these residents were young and growing up, avoided contemporary typefaces and pictos. Speaking about the Verwood project, Signbox’s Managing Director, Mark Bartlett, commented, “A clear outline is important, as is good contrast. People with dementia often lose colour perception and yellow is the last colour to go, so yellow and orange colours tend to predominate. They find looking at items against a very dark or white background ‘blurry’ and difficult so pale backgrounds are often used. People with dementia often have a stronger early memory, so the style of items that they recognise may be different from those in current usage. For example they may remember toilets as having chain-pulls to flush; very different to the type of toilets that they will actually encounter in daily life today, so to be effective the sign images used must reflect their past memory of things”. Yorkon’s Challenging Roof-Top Cranage Project At Harrogate Hospital Off-site construction specialist and Portakabin subsidiary, Yorkon, has completed the installation phase of a challenging project to expand facilities at Harrogate District Hospital by craning a new storey on to an existing ward building. The project is part of a rationalisation of office accommodation across the hospital, and will provide offices for around 50 staff. By constructing the new scheme on top of an existing traditionally-built two-storey building, the Trust can create a centralised hub for administration and help address the constraints of the site. The use of off-site construction is minimising any disruption to the hospital during the building project, will significantly reduce the programme, and overcame the challenge of severely restricted access. Working over a weekend and using a 500-tonne crane, Yorkon installed the fully-fitted steelframed modules in just two days without the need for decanting the building below. The scheme is designed to achieve a BREEAM ‘very good’ rating to minimise impact on the environment, and will be brick-clad to blend in with other buildings on the hospital site. Adding dental training facilities to the Royal Alexandra Hospital presented drainage problems. The new facility has 31 discrete training areas. Each console and dental chair unit produced waste water requiring disposal. Saniflo pumps and macerator pumps were specified. In total 24 training areas had a Sanishower and a Sanispeed installed, 5 others used a Sanispeed and 2 utilised the Sanibest. Each of these products fulfils a different function. Sanishower is a compact pump that will take waste water from a wash basin and a shower, whilst Sanispeed is a pump designed for heavier duty applications. Both will pump water vertically and horizontally to a remote drain using small bore discharge pipework. Ceramic Granite Complements Copper At The Christie Shackerley (Holdings) Group Limited has supplied 1300m2 of Sureclad ceramic granite ventilated cladding for the new £35million patient treatment centre at The Christie hospital in Withington, helping architects at AFL in Manchester to create a standout building. The new three-storey development has been built to transform cancer treatment and research at the hospital. It includes the largest early clinical trials unit in the world, the largest chemotherapy facility in the UK and a new private patients unit. AFL Project Leader David Rourke said: “Our brief was to create a World Class hospital building that would provide the highest quality patient environment. Inside and out, it had to project The Christie’s brand values and reputation as a world leader in its field.” The building has a dramatic curved frontage featuring copper based panelling and extensive glazing. Presenting a strong contrast, remaining elevations have been clad with Shackerley’s
ceramic granite ventilated facades constructed from prefabricated 1200 x 600mm panels with a charcoal ‘riven’ finish. These have been installed using the company’s Queen’s Award winning Sureclad Access system. Shackerley has also helped to create an eyecatching entrance area. In gleaming stainless steel lettering ‘The Christie’ stands proud against polished black ceramic granite panelling which has also been used inside to clad part of the reception lobby. David Rourke said: “Aesthetically, Shackerley’s Sureclad ceramic granite was an ideal cladding solution. It’s a high quality material with the visual appeal of quarried stone, and is offered in many colourways and finishes. We found two very different panel styles to complement the curved metallic panelling, one of which has also provided us with us with an impressive interior wall finish. As the material is exceptionally hard and durable, totally resistant to climatic extremes and impervious to pollutants, it will retain its appearance for the lifetime of the building.
“The ventilated facades have allowed us to install highly effective thermal and acoustic insulation on the exterior of the building, helping us to meet our sustainability objectives and target an ‘Excellent’ BREEAM rating. SOLAR THERMAL WATER HEATING FOR SHELTERED ACCOMMODATION Heat from the sun is effectively free energy and that is a compelling reason for using it for water heating, particularly in sheltered accommodation where the demand for hot water is predictable because occupancy levels are relatively stable. In fact the freely available solar energy received by the earth in just 30 minutes is equivalent to the energy used by the entire human population in a year and, even with the UK’s unpredictable weather, it is a powerful source of heat. For most UK applications, solar thermal heating is the most practical renewable energy solution for both old and new buildings. Solar thermal water heating systems tend to be supplementary. They are mainly used to back up hot water systems, normally based on boilers as the heat source. The proportion of the hot water heating demand that solar will take care of depends on HWS patterns, available space, as well as the financial considerations although generally, for most applications in the UK up to 60% of the HWS demand across the year can be accommodated by the Solar input. For example, take a typical care home where solar heating is to be retrofitted. First, we would look at how many thousand litres of water are used per annum. This is a comparatively straightforward exercise in sheltered accommodation since it will probably have a constant output and 100 per cent occupancy. Having established the hot water need, we would then be in a position to judge what can be saved in running costs with the Solar input, for up to 60% of that consumed. The final solution being dependant on considering the clients percentage target, location/space available for Panels/ Solar storage and the capital budget available. There are essentially two main types of solar panel. Some convert sunlight into electricity (solar photovoltaic panels) and others convert it into heat (solar thermal). The latter type absorbs solar radiation and uses that energy to raise the initial temperature of a hot water system. Simple solar panels designed for this purpose have been around for many years. The most basic are glazed flat plate collectors, which resemble domestic radiators and are made from black-coated metals or black plastics such as polypropylene. The disadvantage of a basic flat plate collector is that it also radiates heat; as the fluid within it gets warmer, it can lose up to 90 per cent of that energy to the air. The hotter it gets, the worse the problem, so the efficiency of the system falls off rapidly. Evacuated solar thermal systems overcome this problem by heating the water using panels that contain tubes in a vacuum. The Stokvis system is an advanced form of evacuated tube solar collector designed to maximise the solar energy absorbed and minimise heat loss through radiation. It reduces the amount of ‘parasitic’ energy lost by most evacuated tube systems (energy used up by the system itself during the process of converting solar energy to heat). As a result, it requires smaller pumps to circulate the fluid in the evacuated tube collector which means that there are fewer drops in pressure through the system, giving a more sustained level of heat.
On a sunny day, a single panel can match the performance of an average domestic immersion heater. However, solar thermal systems are unlikely to provide enough heating on their own throughout the year. That is why they are usually combined with a system using high efficiency fully modulating gas fired condensing boilers and plate heat exchangers/cylinders. This effectively forms a “parallel bivalent system” whereby one heat generator (the boiler-based system) could handle the entire load, but is supplemented by a second hot water generator with a smaller output (the solar system). The systems are operated in harmony depending on the demand. A very convenient boiler arrangement involves utilising a skid-mounted package or Complete packaged plantroom which is prefabricated in the factory. This offers a number of advantages including faster installation; better safety because on-site time is cut and the risk of accidents and product damage is therefore reduced; higher quality due to the tight organisation of products during manufacture in controlled conditions in a factory. Since prefabricated units make the installation process highly predictable it is therefore relatively easy to plan. www.stokvisboilers.com

PROTECTING PLAY
Recent reports in the national media have clearly shown that children are in danger of losing one of the most basic skills necessary to growing into adulthood – the ability to play. The reasons for the change in children’s pattern of behaviour are complex and the subject of much debate by experts, but one of the key factors influencing parents to allow their offspring to sit indoors, mesmerised by computer games or television, is the knowledge that they are safe from harm at home. If we accept the fact that children need to get out and be involved in physical play in order to develop inter-personal skills as well as healthy bodies, then the real question is where can they do it safely? Inevitably the provision of safe play areas falls mainly on local authorities, though commercial organisations and leisure companies have a similar duty of care to ensure that any amenities they control do not constitute a safety hazard. Take a look at a typical children’s play area in the local park and you will see an array of swings, slides and climbing frames as well as other often imaginative pieces of equipment. They are generally well engineered, brightly painted and installed within a landscape of rubbery looking tiles intended to protect children from fall injuries. The other ubiquitous feature is that of a bit of post-and-rail or picket fencing hastily erected around this expensive selection of equipment; probably accessed by a timber latched gate. As the manufacturer of the Mono Hinge Self-Closing Gate, the Medway Galvanising Company has had extensive experience of convincing council recreation managers and play area designers to extend the standard of specification used in choosing play equipment to the facility’s enclosure. It is the one item of equipment in a play area that every child uses so why is it that the fencing and gates are so often left to the last minute by play area planners? The contradiction stands out starkly because the fencing has so many functions to fulfil in relation to helping create a safe play facility. The enclosure defines the area of the play equipment from the surrounding park or playing fields with their ball games, cyclists and dog walkers. They prevent small children from wandering off if their parent’s attention is distracted and they act as an obstacle and deterrent to paedophiles who might seek to entice children away from their companions. Even if the fencing is adequately thought out, though, the gate can still remain a weak spot in the protective boundary. If a gate does not close properly it can allow an unsupervised toddler to wander away or a stray dog in to foul the ground or attack the children. There is also a disturbingly high number of incidences recorded of
children suffering serious hand and other injuries from automatic closing gates that have slammed shut or that present finger-trap points. These concerns were what prompted development of the Mono Hinge Self-Closing Gate as a risk-free and robust alternative to traditional steel or timber gates. Complying with BS EN 1176 for play equipment as well as all current DDA regulations, the Mono Hinge opens to 110 degrees to facilitate wheelchair or pram access, while its automatic closing mechanism presents no finger taps, crush points or shear actions. The product is also vandal resistant with tamper proof fixings. The many local authorities around the country who have already purchased Mono Hinge gates have found them easy to install and maintain as well as very reliable. The closing speed is simply adjusted and units have been tested to half a million cycles. And as would be expected from a company which was established as a specialist in galvanising metalwork, the Mono Hinge is highly corrosion resistant. If we are going to get children enjoying themselves actively rather than in cyber-space, first of all we have to ensure that play spaces are physically safe. However, progress towards zero carbon construction has to continue regardless, as 2016 draws closer. The good news is, renewable technologies can not only help to reduce projects’ carbon emissions, but can insulate users from relentlessly rising energy bills.

Previous schemes have focused on electrical microgeneration, but in what’s believed to be a world first, under the RHI payments will be made for renewable heat generated locally. Although the detail of the scheme has yet to be revealed, we know that more than £850million will be made available over the spending review period. Heat pumps are ideal for new build developments, but have traditionally been more difficult to integrate into retrofit projects, because they perform best at low flow temperatures (of around 35-45°C), such as are typically used with underfloor heating, for example. In a retrofit, installing an underfloor system can involve substantial upheaval and the expense of a new floor.
Whether you’re considering energy consumption in terms of communal use buildings such as schools or offices and looking at your obligations under the CRC Energy Efficiency Scheme, or if you’re active in social housing and working to tackle fuel poverty, an increasing problem thanks to another round of price hikes of up to 9.4 percent on energy bills in recent months, renewables create options for investing in a low carbon future, while limiting exposure to rising fuel prices. Heat pumps can provide in excess of four times as much heat as the energy they use, solar thermal hot water can meet up to 60 percent of a home’s annual hot water requirement, while thanks to the Feed-in Tariffs, solar photovoltaic (PV) systems offer a healthy return on
investment, as well as contributing towards reducing a property’s electricity bills, so these technologies really do warrant investigation. Heat pumps and intelligent fan convectors Heat pumps are accepted as one of the most efficient means of heating available, drawing warmth from the surrounding air or ground and compressing it enough to run a heating system. The low carbon systems are usually designed to provide a property’s total heating and hot water requirement, making it straightforward to reduce both running costs and carbon footprint. What’s more, the announcement that the government is supporting the Renewable Heat Incentive (RHI) is

Any building that has sufficient roof space, is connected to the grid and has a demand for electricity can take advantage of the scheme, giving public sector organisations plenty of scope for installations on social housing, schools, offices and community buildings. Providing a guaranteed income for 25 years for each kWh of electricity generated, even
if it’s used on-site (saving on energy bills as well), the feed-in tariffs convert solar PV from an overhead into an investment – with a healthy ROI. Getting into hot water With today’s smaller dwellings and the improved levels of insulation and air tightness they incorporate, water heating is becoming a proportionally greater element of a property’s total energy use. Able to provide up to 60 percent of a home’s annual hot water requirement, and producing free hot water from the sun’s warmth for a large part of the year, solar thermal water heating can make substantial reductions in a home’s carbon footprint, as well as reducing the resident’s fuel bills. Balancing the budget Even though options may seem limited due to the decrease in available funding, there remain opportunities for public sector organisations, as many manufacturers develop flexible finance packages to help make the installation of renewable technologies more achievable. Dimplex, for example, offers Renewable Energy Finance, a scheme which has been designed to overcome budget restrictions and spread the costs of the installation of renewable energy systems. It provides capital funding to cover the up-front costs of purchase and installation, and payments can be spread up to a maximum of 15 years. In addition to helping public sector organisations meet increasingly stringent building legislation targets, renewable technologies can help alleviate fuel poverty, improve living conditions for tenants, or even provide a substantial and ongoing income through the feedin tariffs. So although getting budgets to balance is becoming increasingly challenging, these technologies are undoubtedly the future, and with the finance mechanisms now being put in place, they remain not just a viable option for public sector organisations, but a necessary one. www.dimplex.co.uk

Mike Williams, General Manager of Portakabin Hire, looks at how steel-framed modular building solutions can help schools overcome place planning issues, and what to consider when specifying interim teaching accommodation. Demographic changes caused by an increase in the birth rate and in immigration levels have led to a serious shortfall in primary school places across the UK.
Any modular building, whether for interim or permanent use, should be configured for ease of navigation and circulation, and to minimise pupil distraction. To meet project requirements and budgets, steel-framed modular buildings can be standalone units, single-storey clusters, two-storey schemes and whole school configurations. And the buildings can be fitted out for a variety of uses – general classrooms, reception and administrative centres, break-out and social spaces, and kitchen and dining facilities. Dealing with Constrained School Sites Modular buildings really come into their own on constrained sites. Portakabin has located buildings on the roofs of existing buildings, in completely enclosed courtyards and have extended traditionally-constructed schemes. Wherever possible, specifiers should try to avoid using land required for other activities. And buildings can be installed during school holidays to minimise any disruption to teaching.
The provision of interim teaching accommodation using modular construction is a highly effective solution that more specifiers are turning to. The approach enables contractors to react very quickly to an increase in demand for school places, which can be difficult to predict. The accommodation can be configured and fitted out to exact project requirements. There is no risk – the building can remain in use for as long as it is needed. And the approach is completely flexible – the floor area can be increased or reduced in line with local needs. Interim Accommodation should not Compromise Education Standards If a child is learning in an interim building for two years that could be one third of their time at that school – so the quality of the education environment is a critical issue. In our experience, the design requirements for new school buildings should be transferred to interim solutions, design criteria such as:

inspirational spaces high quality teaching environment buildings that promote security and supervision a positive identity and image for the school accommodation that encourages pupil satisfaction – respect and self-esteem • varied teaching environments.
Exemplar concepts for school design can now be applied to interim accommodation – provided the modular system is sufficiently flexible. Concepts can include: • Linear cloisters – uninterrupted spaces for flexibility and expansion • Learning clusters – to house a year group, faculty or department • Indoor courtyards – a heart for the school, social space or sheltered play area • Outdoor classrooms – particularly for primary schools.
A Cost-effective Solution to Place Planning Issues With the quality of interim solutions now available, schools no longer need permanent buildings in place to accommodate maximum numbers. An interim building can be used for peaks in school places, which can then be removed when demand falls. This is a far more costeffective option, particularly when there is such huge pressure on funding for school buildings. However, when comparing tenders, specifiers should ensure they are comparing buildings and specifications that are like for like. The cheapest building option may not represent best value – and could compromise the quality of education. Not all suppliers are the same, and not all will be able to provide the services required. How to Select a Modular Building Partner To ensure high quality interim accommodation that meets standards for quality, aesthetics and performance, specifiers should look closely at: • Track record in delivery – on time and on budget • Percentage of repeat business over three years • Design options available to accommodate infant toilets, wet play areas, special needs, science, food

Scott of the Antarctic Completes Charity Ice Marathon An intrepid runner from Devizes-based Wrightstyle, which supplies glass and steel systems worldwide, has successfully completed the world’s coldest and most arduous marathon. Scott Mulligan, who is a CAD draughtsman with the company, finished the annual Antarctic Ice Marathon in a commendable time of 5 hours and 16 minutes. The marathon course mainly consisted of compacted snow, with windchill temperatures falling as low as minus 20 degrees C. The course started and finished just a few hundred miles from the South Pole. How To Keep A Roof Garden Green DACHFIX® from Hauraton Ltd is a discreet, shallow drainage system that controls water saturation of the soil or sand substrate on roof gardens, terraces and green roofs. This system balances the moisture in the substrate ensuring water logging does not occur during winter months and helps to reduce plant die-back in dry weather. Marshalls Water Management Solutions Rain never seems too far away in the UK, but as our climate changes we can expect more extreme downpours - especially through warmer and wetter winter months. While annual average rainfall may decrease slightly, the seasonal distribution of precipitation will change significantly, with winters seeing an increase in rainfall of up to 30%. An increase in extreme weather events, where winter storms will become more frequent, has also been forecast. And - as we’ve seen over the last few years - more intense rainfall means a higher risk of flooding. Under natural conditions, most of the water that falls as rain soaks into the ground or gets carried away by rivers. But in urban areas, the built environment alters the natural drainage of water, with hard surfaces increasing both the rate and amount of rainwater that turns into run-off. And it has to go somewhere. Traditional piped ‘drains’ have a limited capacity to cope with the high levels of surface water generated by extreme rainfall events. And, when the capacity of one or more parts of the drainage system is exceeded, the worst happens. For example, in the floods of June 2007 extreme rainfall in the Midlands and the north of England led to large-scale urban flooding, with over 55,000 properties affected: two thirds of these from surface water run-off overloading drainage systems. In addition to flood risk, large amounts of surface water run-off can cause water quality problems. As water runs over hard urban surfaces, it picks up pollutants that are washed into water courses.
For example, run-off from roads contains heavy metals and hydrocarbons which can seriously impact on water quality. A well planned drainage infrastructure helps to manage water run-off by preventing domestic properties and other spaces such as paved public areas, car-parks, driveways and roads acting as conduits for run-off water. And it is more sustainable to manage storm water in a way that allows it to permeate naturally through the ground where it falls rather than being directed into already overloaded drains and public sewers. Sustainable Drainage Systems (SUDS) Sustainable drainage systems (SUDS) provide an alternative approach to piped systems. Whereas piped systems are characterised by a limited capacity, SUDS solutions such as permeable paving enable water to soak away from the surface where it falls, mimicking natural drainage processes. By reducing run-off volumes and encouraging recharge of the natural groundwater at source, they mitigate many of the adverse impacts of storm water run-off on the environment in terms of both volume and pollutants. At the heart of the philosophy is the need to address three key concerns: water quantity, water quality and biodiversity. By considering these three factors known as the ‘SUDS Triangle’ when designing developments, it becomes possible to create drainage systems that provide natural water quality treatment, encourage infiltration, reduce the impact of peak flows and minimise impacts on the local habitats of both communities and wildlife.
Indeed, as a major legislatory step towards improving both flood risk management and the way we manage our water resources, The Flood and Water Management Act 2010 seeks to define clearer roles, responsibilities and standards for the creation of sustainable drainage systems in line with proposed flood risk management strategies. Whilst the act places responsibility for managing SUDS on Local Authorities’ SUDS Advisory Boards, responsibility for the specification, design, implementation and maintenance of SUDS schemes remains shared between local government, drainage planners and hydraulic engineers, town planners and civil engineers, land-owners, developers and even homeowners. With so many stakeholders involved, decisions about new developments and increasingly essential water management systems can be taken without a complete understanding of surface water risks - or the most effective solutions. Hence, everyone involved in creating our built environment bears some responsibility in implementing water management strategies to meet our changing climatic conditions. As such, each must play their part and work together. Leaderflush Shapland Doors For World Famous Hotel The Savoy Hotel’s 3-year, £100m refurbishment and restoration has recently ben completed. Reardon Smith Architects specified 496 doorsets and 152 special head architraves from Leaderflush Shapland. Leaderflush Shapland supplied doorsets from their Designer and Extended Performance ranges constructed using Enduracor – an engineered performance doorset core which is both versatile and stable. In a recent independent test, EnduraCor was shown to be one hundred times more durable than multi-layered chipboard, achieving 1,000 more impacts than required by EN1192 Class 4. Doorsets were specified to meet various performance characteristics of up to 60 minutes fire resistance and sound reduction levels up to 40 RwdB with some doors having VN1 Vision panels. Art deco style doors with applied mouldings are in stained sycamore veneer to the corridor side and painted to the room side. Traditional style doors with applied mouldings are finished in stained mahogany veneer laid to replicate a traditional joinery door and special art deco maple architraves have been stained and polished to replicate the originals that were made around 90 years ago. Swimmers at Chipping Norton’s award winning outdoor Lido have been enjoying the great outdoors and dipping into a pool that’s heated by Dimplex low carbon heat pumps. The refurbishment involved stripping out the plant room to install a Dimplex ground source heat pump system, a UV water treatment system as well as 60 solar photovoltaic (pv) panels on the roof to help provide power as well as an income out of season. The 45kW Dimplex ground source heat pump draws heat from nine 120-plus metre deep boreholes drilled in the car park. The additional electricity demand of the heat pump is offset by the solar pv panels on the changing room roof which are capable of generating up to 10kW of electricity. The energy generated can also be fed back into the national grid, providing extra income for the Lido thanks to the Feed-In tariffs. Energy consumption will be monitored and evaluated closely following a first full season of operation and early indications are very positive, says trustee Clare Jarvis.
The new £20 million Welsh Assembly Government building in Llandudno Junction features a dynamic Solar Shading solution from Levolux. Levolux combined a bespoke arrangement of motorised, vertical Fins, with its Infiniti® Fin system, to help maintain internal temperatures naturally. On exposed west-facing elevations within a floor to ceiling glazed enclosure, Levolux devised a custom Solar Shading system incorporating vertical, rotating aluminium Fins with integral stainless steel mesh panels. When an off-gas farmhouse in rural Norfolk needed a new heating system, owner and tenant agreed that energy efficient low carbon warmth was the way forward, rather than a replacement oil-fired boiler. And Dimplex SmartRad® fan convector radiators with a Dimplex air source heat pump offered a straightforward retrofit solution. Heat pumps are one of the most efficient forms of domestic heating available. Air source units, in particular, are ideal for retrofits, as they require no ground collectors to be installed. Stannah Scenic Lift Bridges The Gap At Cardiff Central Station National lift service provider, Stannah, have completed the challenging installation of a scenic Passenger lift within in the Art Deco ticket hall of Cardiff Central Station. Stannah were the Principal Contractor on a 4month project to install a lift for Arriva Trains Wales and Network Rail to ensure easy access to Platform Zero. The two-stop, through-door glass passenger lift in a structure supported glass shaft stands in the west side of the magnificent Grade 2 listed ticket hall and is linked to the landing, and exit to the platform, by a seamless steel and glass bridge. Rail travellers have previously had to climb a stairway to access the platform for the train to Ebbw Vale and passengers with impaired mobility, luggage or young children had to walk around the outside of the building. Each stage of the process had to meet with approval from the listed buildings officer, Arriva Trains Wales, Network Rail and ultimately the Welsh Assembly who provided the funding for the project. <<< New Life From Iconic Boathouse The 20-acre waterside site in Wisbech, Cambridgeshire has been transformed with a mixed-use development designed to exceed modern building standards while creating a perfect location for local, national and international businesses. The centrepiece of the development is The Boathouse, a complex design on the bank of the river Nene, designed in the shape of a boat. Despite having to withstand severe weather and salt corrosion, the design incorporates wide-bay curtain walling and a faceted configuration. For the Wisbech project, commissioned by Fenland District Council, Devizes-based Wrightstyle installed glazing systems and fire doors to protect fire escape routes, working closely with their customer to design a solution to meet the architectural requirements of Feilden + Mawson LLP. The Boathouse, highly commended in the most recent RICS Awards, is an integral part of creating a gateway to the Wash and to the network of inland canals stretching into Cambridgeshire and the Midlands – an asset that had been in decline. The site, derelict for 20 years, is now a tourist attraction for the town and a major catalyst for further development. “The Boathouse involved some real design challenges, to develop and fabricate a fire safety solution for a completely unique building design,” said Lee Coates, Wrightstyle’s technical director. “However, we have the capability to meet the most exacting of designs
– a reputation that is winning us business around the world.” Wrightstyle has been closely involved in a number of regeneration projects, in the UK and internationally, most notably for a recent scheme in Hong Kong, now recognised as a milestone in urban renewal, and which includes a 53-storey office tower, a 5-star hotel with 665 bedrooms, rooftop swimming pool and a 600,000 sq ft shopping mall – and which now attracts over 100,000 visitors every day. On a smaller scale, but of regional importance, The Boathouse is the focal point of a wider regeneration project that also has a new business centre, yacht club, and leisure facilities. Technal Specified For Iconic Canada Water Library Glazing systems from architectural aluminium specialist Technal have been selected by CZWG Architects for Southwark Council’s iconic new library building which is now under construction in Canada Water, London. Spearheading an ambitious programme of regeneration, Canada Water Library resembles an inverted ‘ziggurat’ – a terraced pyramid of successively receding storeys – that partly overhangs the Canada Water basin. Constructed by main contractors ISG Jackson, the four storey £14m building is being clad in anodised aluminium sheets with sequentially expanded perforations, interspersed with recessed curtain wall screens. The design gives the scheme a sculptural appeal and a striking visual effect. Fabricated and installed by United AG and with a bronze anodised aluminium finish, Technal’s MX SSG structural sealant glazing and CD commercial doors have been specified for the ground floor. MX Visible Grid is being used for the strips of curtain walling to the three upper floors, with MX top hung concealed vents and PXi doors providing access to the balconies. MX SSG is a flush curtain walling option which meets architects’ requirements for less visible aluminium and clear expanses of glass. The curtain walling is complemented by FXi65 tilt/turn casement windows used as ‘punched hole’ openings set into the cladding.
Commenting on the glazing specification, Anna Ifanti, Project Architect at CZWG Architects said, “The Technal team was very responsive at specification stage and their input in the design and choice of glazing options was helpful and valuable. We needed the façade systems to be robust, lightweight, have slim frames and to meet the required U values, which the Technal products were able to deliver.” The Canada Water Library also has strong environmental credentials, with ground source heat pumps, grey water harvesting, energy efficient M&E services, and an extensive green roof. The incline of the building also provides a high degree of solar shading for the glazing, minimising glare. The scheme is targeting a BREEAM ‘excellent’ rating. Due for completion summer 2011, the scheme will sit at the edge of a new civic plaza and forms part of a dynamic new town centre for Canada Water – a historic Docklands area that was once a bustling port. The Canada Water Masterplan has been brought forward by master developers BL Canada Quays in conjunction with Southwark Council and includes around 900 new homes in the first phase, as well as retail, community and public spaces. Affordable Family Housing On Holloway Road
Maxiboard – Wedding Venue Sound Reduction Systems Ltd’s high performance acoustic building board, Maxiboard, has been used extensively throughout a state of the art wedding venue in North London. The proximity of the venue to a number of houses meant that planning could only be agreed with the right acoustic specification. Richard Groborz of SRS Ltd’s stockist and approved agent for the area, Trim Acoustics, visited site to advise on the acoustic insulation. He said: “In order eliminate the risk of disruption to the neighbours, and to offer a practical and cost effective solution to the client, we specified a treatment of Maxiboard for the walls and ceilings. The results have been fantastic leaving the venue owners, local council and neighbours delighted.”

In total, over 2000 square meters of Maxiboard was installed by Gama Construction at The Little Princes and Little Princesses Wedding Venue to meet the stringent requirements of the council. Due to the pressing nature of the project, Trim Acoustics were able to supply the Maxiboard out of their stock at very little notice, ensuring no delays on site. The Venue, owned by Metro Wedding and Function Halls, is capable of accommodating over 800 people, and was officially opened by local MP, Mr Andy Love, in September. Maxiboard is an extremely versatile and high performance acoustic building board, designed to be used as an alternative to plasterboard where increased sound insulation is required. Maxiboard ceilings and walls are often used to meet the acoustic standards of Part E of the Building Regulations and can often offer an hour’s fire resistance as well. In 1972 a Victorian terrace originally consisting of 8 separate houses was purchased by the London Borough of Islington and converted into a hostel for the homeless. Following the recent closure of the hostel this Listed property was purchased by Family Mosaic Housing. Working in conjunction with Quinn London Limited and with grant funding from the Homes and Communities Agency, a total of 14 high quality family units have now been provided to help meet the acute housing need in Islington, reducing the numbers of homeless people in sub-standard hostel accommodation. Consisting of eight 5-bed town houses, four 1-bed flats and two 2-bed wheelchair flats means an important building has been brought back into productive use. Being on a main thoroughfare the site presented a challenge for both noise abatement and security but there was also a need to improve thermal insulation, reduce heating demands and so lower CO2 emissions. This entirely car-free development features many state-of-the-art eco-friendly aspects designed to reduce the carbon footprint. The traditional sash windows are an important architectural feature of these listed buildings but the single glazed frames offered poor insulation, could not achieve the desired acoustic performance and
provided very little security. The solution was a purpose designed secondary window system from Selectaglaze, the UK’s leading designer of secondary glazing. Each window has been treated with a Series 40 side-hung Casement, many 2.4m high. The windows are accredited to Secured by Design and fitted with11.5mm anti-bandit glass. This not only provides a considerable level of security but will offer significant noise reduction in the region of 48dB. And the inclusion of a low emissivity hard coat on the laminate glass reduces the U-value of the window combination to the range 1.8 to1.95, better than the current requirements of Part L. Retail Therapy With Jotun The new People’s Supermarket in Lambs Conduit Street in London is a truly unique and revolutionary new co-operative venture – designed for the people to be led by the people. Linden Homes is working with the SS Great Britain Trust to help regenerate the Great Western Dockyard alongside Brunel’s famous ship. Linden is building apartments which feature Lindab’s rainwater control system –Rainline. Howe Green Access Panels Are First Class At Rail Station A range of access panels and entrance mats, manufactured by leading producer Howe Green, have been fitted internally and externally at the domestic section of Ebbsfleet International Station, a station serving SouthEastern Rail’s new high speed rail service. As such a prominent station, it was expected that flooring would be subjected to foot traffic from tens of thousands of passengers. This led to the specification of Howe Green’s hardwearing access panels and entrance mats. Following a competitive tender process, rail infrastructure specialist YJLi was selected to construct the platforms of the new station whilst the KN Group undertook the construction and fitting out of the station extension building. To provide access covers for vital internal under floor services in the station building, 12 of Howe Green’s 7500 series panels were chosen in a range of sizes and installed by the KN Group. On the external platforms, access panels were installed by YJLi to cover railway communications and services. Suitable for any situation where heavy loading is required – they can accommodate a 5 tonne pressure from a pneumatic tyre – they were ideal for the heavy foot traffic the station expected. The panels were tailor-made by Howe Green to the various sizes that were needed. Set into the substrate, where they sit flush with flooring so as not to present a trip hazard, they can be easily raised with the set of lifting keys provided. To create a discrete finish, the access panels feature a recessed lid enabling tiling or other floor finishes, to be paid over the panels. This allowed the KN Group to create a seamless finish for the tiled floor surface of the station building. As well as being durable and workable, the panels offer the best in cleanliness. Double sealed to prevent their penetration by dirt and grease, the panels feature stainless steel baseplates and
reinforcements to prevent corrosion. The panels were especially suited to external usage as they have high resistance to weather exposure. At entrance and exit areas of the station, the underpass and waiting rooms, a number of Howe Green’s Metro 17 were installed. An advanced matting system with carpet inserts, it can accommodate heavy foot traffic whilst removing underfoot soil, dirt and grease to ensure cleanliness within buildings. Built to an industry standard depth of 17mm, it is easily installed and features LDPE hinges that allow the mat to be rolled up for cleaning beneath it. Slip resistant, Metro 17 is also fully compliant with Disability Discrimination Act regulations regarding building access. Made from 30% recycled materials, it is fully recyclable at the end of its life span. Howe Green’s panels were also chosen at other sections of the Eurostar and SouthEastern high-speed service. Notably, their access panels were installed at the route’s main terminus at St. Pancras, where their outstanding durability made them an ideal choice for platform installation. Commonwealth Swimming Pool During the recent complete refurbishment of the Edinburgh Commonwealth Swimming Pool, Spacetherm Cold Bridge Strips, supplied by the A. Proctor Group Limited were used in the wall construction for the spectator area. Manufactured from high performance Spacetherm aerogel insulation, which has a class leading thermal conductivity of 0.013W/mK, the self adhesive cold bridge strips can be applied to steel and concrete structural elements. This helps to maintain insulation continuity across the wall or roof and reduces the likelihood of cold spots. As well as improving the overall thermal performance, this improvement in the surface temperatures reduces the condensation risks associated with cold bridging, an important consideration in a swimming pool applications.
Installed over a 12 month period by contractors Gibson Shop fitters of Musselburgh, the cold bridge strips can be supplied in any specified width, and can therefore be adhered to structural elements quickly and easily. The 10mm thick Spacetherm-CBS system helps to boost the thermal insulation provided by the Kingspan TW55 boards (also supplied by the A. Proctor Group) which were used across the majority of the wall surface. This allowed specifiers at Edinburgh City Council to achieve a substantial reduction in cold bridging without dramatically increasing the wall thickness, and also allowed the re-use of the existing outer cladding materials.
