Turner Interiors is a team of specialists that performs Preconstruction and Construction for over $80 Million in interior work annually in Houston. We know how to work with the local Houston utility companies and permitting agencies, and we bring strong relationships with local interior subcontractors which have been developed over many years. Interior construction is fast-paced, with unique challenges that often are not encountered in new building core and shell construction. Our team of experts continuously look at innovative approaches for our clients that would increase speed to market without compromising on quality or cost.

Turner completed its first project in Houston for the Humble Oil Company (now ExxonMobil) in 1919. Since then, Turner has worked on some of our city’s most prominent landmarks including Houston’s three tallest, downtown buildings - Chase Tower, Wells Fargo Plaza and the Bank of America Building. More recently, Turner completed the award-winning Hilton Americas Houston Hotel & Convention Center and Calpine Center. We are focused and dedicated to the diverse needs of our home state. We know that Texas is like no other, and we value the distinction that the nation’s largest construction management firm is located in Texas. While each office is sustained by and reflects its local market, when needed, each can draw upon the resources and leverage of the other offices. Turner Interior’s focuses solely on interior renovations and tenant improvements, and has successfully completed projects ranging from corporate offices for energy companies, law firms and professional services firms. We understand that fast-track, specialized projects require a team of experts to deliver the preconstruction and construction services successfully and have structured the group to meet the specific demands unique to interiors projects. these actions are settled through negotiations and occasionally through mediation, and do not proceed to trial. When such claims do arise, Turner works to resolve these promptly and amicably. 4 | SCHEDULE & APPROACH

Turner understands the urgency in the completion of this project and is proposing the most aggressive schedule possible without entertaining premium time, which would increase the overall budget. If the attached schedule and strategy is not satisfactory to Argus, we can discuss secondary options and applicable costs to expedite the project schedule to move up the Argus move-in date. Demo & Critical Items Release: To meet the attached schedule, we propose to agree to a GMP for the demolition scope along with the critical items that may impact the delivery of the project. The identified critical items that need to be addressed immediately are as follows: • Mechanical units • Lighting fixtures

BU I LDI NG COOR DI NAT IO N Noisy Work To be good neighbors to the other tenants in the building we propose to do noisy work before 7:00 AM. Material Deliveries Material deliverables will be scheduled to arrive before 7:00 AM. Our experience in the building tells us that this typically takes longer than average because of the size of the elevator cabs, Daily Construction Reports We will provide Daily Construction Reports to communicate the following:

To address the release of the critical project material, Turner will issue the demolition bid documents for bid along with the available Mechanical/ Electrical/Plumbing drawings. Upon receiving these bids, Turner will assemble a Guaranteed Maximum Price for the applicable scope and submit for approval. The GMP will include demolition costs, “make-safe”, and an MEP narrative explaining what scope and equipment is included. Once this GMP is approved we will mobilize immediately, begin demolition, and release the critical material.

Furniture We will coordinate with the installation of systems furniture:

Upon receiving the Construction Documents on November 13, Turner will begin a second budget for the remaining portion of the scope. After issuing the documents to bid, Turner will assemble a budget number for Argus Media and Kirksey to review. Once we have budget approval for the build back, we will change order this number to the existing GMP at the included proposed fee.

Project Manager, Tommy Zavesky will be responsible for managing the project budget from Preconstruction through Construction. Introducing Tommy early into the Preconstruction Phase of the project will allow for a smooth transition into the Construction Phase.

Ross will work with the Project Engineer to integrate BIM 360 Field for QA/QC checklists, RFI tracking, and Mobile Punchlist.

Turner has assembled a project team of qualified construction professionals with expertise in renovations and an extensive background working in Class-A office buildings around Houston.

PREC O N S T R U C TION

During Preconstruction, Tommy and Senior Estimator, Bonnie Wilson will work together to develop accurate cost estimates, maximize the budget through creative alternatives, and hold constructability reviews. During preconstruction we will be a proactive team player and client advocate while at the same time being respectful of design intent.

Communication with property management and tenants will be crucial to the success of the project. Ross Cromer will keep open lines of communication between the field, the project team, and property management to ensure all tenants have access to information about construction activities that will affect them. Ross will provide detailed weekly work plans to avoid any “surprises”.

Andy will serve as the “champion” of Argus Media’s vision for the renovation. Andy will provide Executive Oversight and a commitment of Turner’s resources as needed. As Manager of Turner’s Interior division, Andy Tandon is ultimately responsible for the success of the project.

During Preconstruction, Tommy will work with the Project Engineer to develop a detailed Contract Item’s List. The CI List will be populated with all of the project’s required materials and equipment and their corresponding (with the Critical Path Schedule) critical dates. These dates include “drop-dead” order dates and their resulting anticipated owner and architect approval durations. During Preconstruction long-lead items will be identified and released. During construction the Project Engineer will track these items on a regular basis to ensure that materials and equipment hit the job as planned.

Turner provided construction management services for the renovation and expansion of a dealership in Charleston. The project included the expansion of showroom & sales areas as well as complete renovation of customer areas & service center. The project was completed in 3 Phases over a 4-month schedule allowing the dealership to maintain normal business operations.

Turner completed the interior fit-out of 150,000 square feet in the top six floors of the new BBVA Compass tower, as well as a 35,000 square foot branch bank in the building’s lobby. The projected was completed in a mix-use building working above operational retail space and below occupied residential condos.

As part of Turner’s QA/QC process, we utilize iPad Tablets and BIM 360 Field software in the field for installation and verification of work activities in accordance with the BIM model. The software also works as a central hub for Quality Control, Safety, and Punch-list management. As the work is installed, the team verifies the installation against the BIM model via application, which houses all the documentation as well as the model. If any corrective action is needed, an “open item” report is immediately generated, and the documents and model are flagged in the exact location of the item.

To ensure the timely delivery of material and equipment, the Project Manager will align the Required on Job (ROJ) date, identified within the CI List, as specified by the project schedule. The team will then work backwards from the critical ROJ date to identify drop-dead release order dates, and anticipated owner and architect approval durations. This tool will be closely tracked and monitored by the Project Engineer.

In simple terms, e.docs™ is a unique electronic project close-out information tool which captures and organizes all of the critical building close-out information into one easy to use and searchable computer application. This powerful information tool is fully populated, prepared, delivered and supported by the Turner Facilities Management Solutions team. At the conclusion of a project, the client receives a DVD that contains all as-built, Operations & Maintenance Manuals, Contact Directory and Warranty Information and other critical information about their new facility. The days of turning over file boxes, O&M binders and rolls of drawings are over. No longer do our clients need to exhaust hundreds of man hours searching through drawings and project folders for critical maintenance data. The client’s operations staff will have immediate access to all of the critical building information from a desktop or laptop computer allowing simple retrieving, viewing and sharing of information.

Our Project Manager and Project Engineer will develop a detailed Procurement Matrix (CI List) that tracks the procurement of long lead items during preconstruction and manages the on-time delivery of said items during construction.

Turner has maintained a national presence performing Virtual Design & Construction (VDC) since 2002 and was recently ranked #8 out of the Top 170 BIM Adopters in Building Design & Construction Magazine. This was the top spot for all contractors and only two contractors made the top 50 on the list. CCIP

Turner’s Contractor Controlled Insurance Program (CCIP) was established in 1999 to offer enhanced risk management benefits by providing uniform limits and coverage terms for all participants, eliminating gaps and inefficiencies associated with traditional insurance. Under our consolidated program, one insurer and one defense team replaces the multiple interests associated with a traditional insurance program. Few contractors have the financial strength to be able to implement such a program. The CCIP program is underwritten by Liberty Mutual Insurance Company and includes a $200 million dollar project specific umbrella for projects $25 million and greater. For projects $5 million to $25 million, the shared limit is also $200 million. Turner is teamed with Aon Risk Services to provide timely and accurate administrative services for enrollment processing, policy issuance, and certificate distribution. There are currently over 200 active projects enrolled in the Turner’s CCIP totaling over $12 billion in construction costs. Since inception of the program, more than 650 projects and $30 billion in volume have enrolled, making our CCIP the largest contractor controlled insurance program. Participating clients encompass a broad range of size and sophistication including local school districts, Fortune 500 corporations as well as municipal, state, and federal government entities. With Turner’s CCIP program, the benefits of our proven safety program, coordinated loss control, and aggressive claim management are returned to our clients through significant enhanced coverage along with a financial guarantee at the start of the project.

One of Turner’s strengths is our attention to client needs in the process of closeout, turnover and warranty. This goes to our core value of commitment, as serving as a trusted advisor even after the project is complete is key in maintaining long-standing relationships with our clients. Tracking the status of all final approved paperwork can be one of the most daunting tasks of any project, large or small. Turner uses the Vela system in the field to instantly store and track the status of all punchlist and closeout related items. All documents, whether they are a warranty or a final record drawing, are itemized and electronically stored, enabling us to provide the client with their closeout information, literally at the touch of a button.

By capturing project documents when they are created or approved, many of Turner’s clients are able to deliver complete closeout documents within 45 days of occupancy, months ahead of the industry average. During the warranty period, our project team uses the same database to log and manage all warranty issues. All drawings, closeout information and contracts are accessed electronically, allowing instant access to quickly resolve punchlist and warranty issues.
