EXECUTIVE SUMMARY Waterway 1 is a significant investment for Huntsman, and constructing it will require a general contractor that brings extensive experience, national expertise in advanced methodology, and a strong bench to ensure that the project is appropriately staffed from preconstruction through and beyond closeout. This project provides Turner with an outstanding opportunity to demonstrate the depth of our experience and resources in providing Construction Management services. In an effort to assist you in the review of our qualifications, we have prepared our submission with the following points of emphasis:

As corporate interiors specialists, our team understands the importance of this project to Huntsman’s brand. Our experience with high-performance interiors for similar large global corporations makes us well-suited as an extension of the Huntsman and Inventure Design team. Turner Interiors is structured to successfully deliver the preconstruction and construction services that are unique to fast-track; specialized interior projects. Turner brings an unparalleled depth of experience on corporate interior projects, delivering the critical spaces our clients need ahead of time and on budget. The proposed project superintendent will be 100% dedicated to Waterway 1 to ensure production and efficiency but most of all a standard of quality that is expected by the project team and Huntsman.

We understand the impact of your lobby renovation as well as the importance of maintaining Huntsman’s and Waterway 1 building operations as business as usual. The Turner Interiors team takes pride in delivering a unique client experience while minimizing the disruption to surrounding tenants and building users. As the project team begins to work in each new area, site logistics and critical activities will be coordinated with Huntsman directly, as well as the building management team and any other affected entity, to ensure project productivity does not have a negative impact.

Turner Interiors focuses solely on interior renovations and tenant improvements, and has successfully completed projects from corporate offices for energy companies, law firms and professional services firms. We understand that fast-track, specialized projects require a team of experts to deliver the preconstruction and construction services successfully and have structured the group to meet the specific demands unique to interiors projects. In addition to interior renovations, Turner Interiors also performs over 95% of the interior construction for our ground-up projects. Turner Interior’s is organized as a flat structure to respond to the special requirements of delivering highly finished tenant fit-outs in new and existing buildings. These assignments are fast-paced, and our clients need efficient, flexible teams. Our staff is experienced in working with brokers and project/construction managers, property managers, architects, interior design firms, engineers and chemical manufacturing sector clients.

Turner Interiors was established in Texas in the 1970s to perform tenant fit-out and renovation work along with select stand-alone structures on projects typically ranging from $100,000 to $50 million. This specialized division focuses on the flexibility, efficiency and sensitivity that clients require for their interior. Our work includes commercial and retail banking projects, financial and investment facilities, corporate interiors, LEED Certified projects, amusement, data and call centers, seismic and building renovations medical office buildings. Interior construction is fast-paced, with diverse challenges that often are not encountered in new construction. Our team of experts continuously looks at innovative approaches for our clients that would increase speed to market without compromising on quality or cost. TABLETS We equip all Turner personnel with iPads on the job site, on which they can access either the BIM model so they have instant access to the latest plans at all times. In addition, we use BIM 360, Autodesk application that ties into the BIM model and provides real-time field verification of the work.

MOBILE APPS By using technology in a Lean construction approach, we find ways to save time and cut dollars that give you more for your investment. One of the biggest potential wastes on the construction site is time lost from construction workers needing information. If a worker doesn’t have an answer to a question, the or she must either walk all of the way down to the job site trailer or call a Turner superintendent or engineer to discuss a problem. In order to combat this problem and make sure that everyone has information at their fingertips, we use mobile technology in several ways to help reduce the waste from lack of information.

SKETCH uP Turner develops site logistics models in google Sketchup, using them to analyze site conditions and constraints in order to develop the optimal logistics plan for the project. The tool helps provide subcontractors with clarifications on logistics and sequencing.

As part of Turner’s QA/QC process, we utilize iPad Tablets and BIM 360 Field software for installation and verification of work activities in accordance with the BIM model. As the work is installed, the team verifies the installation against the BIM model via the application, which houses all the documentation as well as the model. using BIM 360 measurably improves the quality, safety and profitability of projects and companies. Through this tool, our team is able to coordinate with subcontractors, the architect and owner with a click of a button.

TAggINg Our team has developed a system for increased subcontractor accountability through tagging. Each trade is assigned a tag color and must “sign off” using that tag color when work is complete. MOCK uPS In order to gain consensus on the quality expectations it may be necessary to construct “mock-ups” of a particular item such as a wall section, window, piping manifold, coving detail or even a complete room installation including casework and equipment. The benefits of constructing these mock-ups are that they

establish the quality requirements before the actual work begins, they provide an opportunity

for the workers to learn how to construct the area and equally as important, it provides the end user a chance to see what the area will look like. All mock-ups to be constructed should be identified during design development stage and included in the QA/QC Plan.

If any corrective action is needed, an “open item” report is immediately generated, and the documents and model are flagged in the exact location of the item. This innovative process not only increases the quality of the product by having been assembled in “factory-like” conditions, but also saves man-hours in the field and minimizes punch list items at the end of the project.

Environmental Health and Safety is an integral part of risk management at Turner, responsible for oversight and implementation of the company’s health and safety programs. Superintendent, Kurt verhulst will be the safety captain of this project, being on site regularly to ensure every aspect is to Turner’s safety standards. In addition, Safety Manager Matt Letourneau oversees all job sites and makes frequent visits to keep everyone to code and operational.

One adaptation of Lean is a program we call ‘Nothing hits the ground’ where subcontractors use rolling carts and racks, dollies, and pallet jacks in order to prevent many of the strains, sprains and repetitive motion injuries associated with material handling. At the same time this increases worker productivity, which can lead to improved schedules and lower costs. The real power of Lean is a cycle where a focus on a better environment for workers leads to better results. SAFETY METRICS FOR THE LAST FIvE YEARS SAFETY STAND-DOWN For the past eight years, Turner has held an annual company-wide Safety Stand-Down at every jobsite. The Safety Stand-Down takes place at the start of the first work day after Labor Day weekend. Work is suspended for an hour as jobsite staff gather to listen to important themes of safe work practices. The most recent Safety Stand-Down was May 28, 2013. Turner Safety Managers delivered an important safety message: Lean and Safe: Material Management for a Safer Work Environment.

When it is beneficial to our Clients, Turner can provide self perform work for General Conditions, Demolition, Concrete Foundations, Concrete Place and Finish, Reinforcing Steel, Rough Carpentry, Finish Carpentry, Miscellaneous Metals, Doors/ Frames/Hardware, Drywall, Acoustic Ceilings and Installation of Specialty Items.

FACILITIES AND NON-PERSONNEL RESOuRCES Turner will need Huntsman’s support in accessing dumpster areas to make sure the job site stays clean and stable. We will also need to review parking for the Turner team and subcontractors, so that it is clear when and where it is appropriate to park to not disturb occupants of building. For optimal efficiency, Turner would recommend Huntsman assign a day-to-day contact for our team to coordinate with. This will allow us to easily notify you of any critical activities that could impact the occupied areas of the floor. INFORMATION REQuIREMENTS Turner requires contact information for Huntsman and Inventure safety staff, in case any issues arise. We recommend holding a kick off meeting with your Health and Safety personnel in order to understand and align our project safety plan with the safety culture at Huntsman.


PROBLEMS TO FORESEE Key to any fast-track project is the timely procurement of materials. The project has many products that will have long lead times, including Kitchen Equipment and Lighting fixtures.

Turner has developed a successful approach to managing these items on previous interior projects that we refer to as “submittal parties”. Submittal parties are meetings set up by Turner where all the approving team members to ensure proper release for the material show up on the project at one time to collaborate on the submittal review and approvals. We would request the project team to be open to this approach on this project. In addition, the project being a renovation of Huntsman’s main lobby is a key issues. We will coordinate the project so that the site remains clean, and the impact to employees and visitors within the building will be minimal.

ADDITIONAL QUESTIONS

Turner would also hold a kickoff meeting with Hunstman direct vendors such as security, tele/data, furniture, etc. in order to integrate their schedules into our master schedule and coordinate the full progress of the project.
