Realtors® Look Forward to Tackling Housing Challenges in 2014 After several years of slow recovery, the housing market began to show signs of improvement in 2013. Some homeowners saw their home equity grow as home prices rose and single-family home sales increased. However, the market still has its challenges and Realtors® remain committed to helping build a responsible, sustainable housing market in 2014. According to the National Association of Realtors®’ Chief Economist Lawrence Yun, 2013 was a recovery year, as annual existing-home sales are expected to increase 10 percent over a year ago, totaling just above 5.1 million, and national median existing-home prices are projected to be 11 percent above last year. The 2013 market also experienced a shortage of housing inventory. NAR data showed inventory levels swung from a record high of 11.9 months in July 2010 to a recent low of 4.3 months in January 2013. Recently however, inventories have started to increase – current unsold inventory shows a 5.1-month supply of homes. “Tight inventory typically means rising home prices,” said Jerry Williamson, President of the Granbury Association of REALTORS®. “This is what we’re experiencing now. Prices have gained 18 percent over the past two years. An increase in prices has helped lift many homeowners into positive equity again and foreclosures and short sales have declined. When homeowners benefit from price appreciation and housing equity increases, this helps the economy through greater consumer confidence and spending.” Despite these positives, housing affordability for some buyers declined in 2013. Yun predicts affordability will continue to decline in 2014 if mortgage rates continue to rise and particularly if qualifying for a mortgage remains difficult. Yun predicts we’ll continue to see healthy gains in existing-home sales this year, and prices will continue to rise. However, he also projects mortgage rates to rise and inventory shortages to continue. “Despite the challenges we face in the coming year, I believe Realtors® are feeling confident and optimistic about the future of our nation’s housing market,” said Williamson. “Homeownership is an investment in our future, and I believe 2014 will present tremendous opportunities for buyers, sellers and investors.” For more recaps of the real estate market in 2013, visit realtor.com®’s Real Estate Review site at http://realtor.com/2013review.

Invest a Tax Refund in Your Home: $2,500 Projects By: Mike DeSenne Published: January 24, 2013 If you want to invest a tax refund in your home this year, consider these five great projects that cost around $2,500. 1. A tankless task If you’re like most home owners, you probably don’t care how your water gets heated, so long as it’s hot when you turn on the shower. Fair enough. But your water heater deserves closer attention, especially if it’s more than a decade old. That’s when conventional storage-tank water heaters tend to fail, leaving you with a wet mess. You can replace your water heater with another storage-tank model for between $500 and $1,500 installed. Better yet, spend between $1,500 and $2,500, including installation, on a gas tankless water heater. It takes up half the space, lasts twice as long, and will save the typical home owner about $115 a year on water-heating costs. Buy certain approved water heaters to take advantage of a federal energy tax credit that’ll reimburse you up to $500. 2. Think pink A few rolls of that familiar pink fiberglass insulation could save you a lot of green. In cold climates like the Northeast, getting an attic up to recommended insulation levels could lower energy bills by $600 a year. Blown-in cellulose or fiberglass insulation can work equally well, depending on your attic. Consult a qualified contractor. Figure you’ll pay a contractor between $1,000 and $2,500 to insulate your attic. Costs vary based on square footage, attic accessibility, where you live, and insulation type. Add insulation and qualify for a federal energy tax credit worth up to $500. The tax credit excludes installation, so ask your contractor to separate materials cost and labor cost on your invoice. 3. No pane, no gain Replacement windows offer a lot to homeowners: energy efficiency, aesthetic appeal, low maintenance, and high resale value. Unfortunately, those benefits come with a steep price tag. High-efficiency replacement windows that qualify for a federal energy tax credit cost between $500 and $1,000 apiece installed, so you’re looking at spending $10,000 or more to outfit a typical home. Budget-minded homeowners can get similar energy savings--15% to 40% off heating and cooling bills--at a much lower price by opting instead for tax-credit-eligible storm windows. Storm windows, which work in conjunction with existing windows to lower energy consumption, cost between $100 and $300 each installed. Adding storm windows to a typical house takes a day or two, vs. two to three days for replacement windows. 4. Give your garage a facelift Homes with prominent garages can benefit greatly from a curb-appeal standpoint from the addition of new garage doors. Standard doors usually come in wood or steel. It costs between $550 and $1,650, including installation, for a single door. A double door runs between $800 and $2,500. Custom garage doors cost more, as do heavy-duty aluminum doors. 5. Emergency power to the people A blizzard sweeps in, the lights go out, and you’re left with no heat until the utility company can fix downed power lines. Estimated wait time for repairs: two days. What’s a resourceful home owner to do? Crank up the portable generator, that’s what. Portable generators cost between $500 for a 3-kilowatt model to $2,000 for a 10-kilowatt model. Larger units should be able to power a heater, some lights, the refrigerator, and a few other essentials for as long as you can keep the generator supplied with gasoline. A pricier alternative is a permanent standby generator that’s hard-wired to your home’s electric grid. Standby generators start at around $4,000 to $5,000, though prices can escalate quickly. Listing agent, broker, agent, buyer’s representative, intermediary—you may have seen these and other terms in various real estate literature. Here’s a quick look at the many roles Texas Realtors can fill in a real estate transaction. Listing agent or listing broker
These people work for the seller, who has entered into an agreement to be represented by the broker’s firm. Sometimes, an agent who is affiliated with the broker will handle most of the transaction; however, the broker is ultimately responsible for everything his agent does. A listing agent’s or listing broker’s primary responsibility is to act in the best interests of the seller. Although he has no such formal duty to the buyer, licensees must treat all parties fairly.

These people, of course, work for the buyer. Buyer’s agents and buyer’s brokers are sometimes both referred to as buyer’s representatives. No matter what they’re called, these people’s primary responsibility is to act in the best interests of the buyer. Sometimes, an agent who is affiliated with the broker will handle most of the transaction; however, the broker is ultimately responsible for the transaction.
As the name implies, an intermediary is a broker who acts as a go-between with the buyer and seller in a real estate transaction. Each intermediary situation is different, but all involve specific disclosures and rules that must be carried out exactly to conform with laws governing such transactions.

How to Reduce Your Water Heater’s Energy Use By: Joe Bousquin Published: June 20, 2013 Easy and cheap ways to make your water heater more energy efficient. That water storage tank works constantly to keep water hot and ready whenever you want it. But as the water sits, it naturally cools down, a process known as “standby heat loss.” When the water cools, the burner or heating element kicks on to warm it up again, in a constantly repeating cycle.
Once it’s right, mark that spot on your thermostat so you’ll remember it. If the thermostat on your water heater doesn’t have a numbered gauge, put it midway between the “low” and “medium” marks. Wait a day, and then measure the tap temperature as described above. Keep adjusting until you hit your target temperature. Keep in mind that some water heaters have two thermostats — one for the bottom heating element and one for the top.
Water heating is the second largest energy hog in your home, accounting for 14% to 18% of your household’s total energy costs — between $400 and $600 per year. (Heating and cooling is the #1 energy hog.)

Use Less Hot Water
A family of four showering five minutes a day uses 700 gallons of water each week — a three-year supply of drinking water for one person! Turn Down the Tank’s Thermostat
For every 10 degrees you turn it down, you’ll save 3% to 5% on your bill. Most water heaters come preset at 140 degrees, which has the added risk of scalding. The Energy Department recommends most households lower it to 120 degrees. That’s high enough for your needs, and high enough to reduce mineral buildup in your tank and pipes. Here’s how to ensure you get 120 degrees:
Simply by installing low-flow showerheads and faucet aerators ($10 to $20 each), you’ll cut your hot water consumption by 25% to 60%. Plus, you’ll save on your water bill. That family of four using low-flow fixtures can save 14,000 gallons of water a year. Also, make sure you use the “economy” setting on your dishwasher, and break the pre-washing habit. Modern dishwashers can handle a dirty dish. Scrape what’s left of dinner into the trash or compost bin and then load.
First measure to see what temperature your water is at now. Don’t trust the thermostat. They are often inaccurate. Instead, use a thermometer to measure the temperature of the hot water at the faucet farthest away from the heater.

To remember this setting, mark that temperature on your thermostat.
Tanks naturally build up sediment, which reduces efficiency and makes saving energy a challenge. Draining the tank will keep it running efficiently. And it’s really easy to do:
Now turn down the thermostat to what you think will be 120 degrees, based on your earlier measurement. Wait at least 2 hours. Measure the water temperature again at the same far-away faucet. It may take a few attempts to get it right.

Drain the Sediment
Turn off the water and power to the unit. On a gas unit, set the burner to “pilot.” Connect a garden hose to the spigot at the base of the tank.
With the other end of the hose pointed at your floor drain, carefully lift the tank’s pressure-relief valve and turn on the tank’s spigot; water should begin to flow. Tip: While most manufacturers recommend draining the tank once or twice a year, you don’t have to drain it completely; in fact, the Department of Energy recommends draining less water more often — just a quart every three months.

By insulating your hot water pipes, water will arrive at the faucet 2 to 4 degrees warmer, which means you won’t have to wait as long for it to heat up, thus saving energy, water, and money. While this isn’t an expensive DIY job — 6-ft.-long, self-sealing sleeves ($2.50) easily slip over pipes — it could take effort, depending on where your hot water pipes are located. Exposed pipes in the basement are easy targets: Hard-to-reach pipes in crawl spaces or walls might not be worth the trouble.

If you have an older tank, and especially if it’s located in an unheated space, wrapping it with an insulating blanket is a cheap and easy way to reduce costs. Manufacturers have figured this out, so most newer models already are insulated. It’s easy to find out which one you have. Look on its label to see if it has an R-value of at least 24. If not, you should insulate your tank. With these older models, an insulating blanket can cut heat loss by 25% to 45% and save 4% to 9% on the average water-heating bill (source: American Council for an Energy-Efficient Economy). Insulating blankets are easy to install and inexpensive ($20). When dressing your tank for saving energy, be careful not to block the thermostat on an electric water heater or the air inlet and exhaust on a gas unit.
