Tackling major home improvement projects during the hot months can minimize inconvenience to your family.


By: Joselin Linder Published: July 31, 2012 “We hadn’t planned on redoing the floors, but after three weeks of tracked-in Old Man Winter, the contractor replaced it at no additional cost,” she says. “While it was nice to have a new free floor, in retrospect, I wish we had waited for summer when our chances of terrible weather were minimized. By the third week of construction, I just wanted my home back!” While sometimes the winter blues can make a person want to make home improvements, in many cases, summer is the best time for such projects. While summertime is when attention moves outdoors, that doesn’t mean all summer home improvements need to be relegated to the patio. Here are a few home improvements perfect for summer that you may not have considered: 1. Don’t build the pool, but plan it “Summer is the best time for a self-analysis for big outdoor-area improvements,” says landscape designer and winner of the 2009 Oasis Award for outdoor kitchen design, Brian Griffith. “Ask yourself, `how do I use my outdoor space?’ Then ask yourself, `how do I wish I used my outdoor space?’ Summer is a really good time to take a good look at how you experience outdoor living.” And take note of Griffith’s rule of thumb: “The less comfortable it is, the less likely you are to use it.” 2. Focus on your windows When the dog days hit, the next best thing to being outside is looking outside. There’s nothing like a great summer storm through a big picture window. And there is no better time than summer to invest in new windows to keep out the cold in winter and minimize heat in the summer — or just expand your view all around. 3. Shade, shade, shade A super-hot summer can leave your patio and barbecue areas neglected. Consider using the summer months to plant new trees in strategic places that will afford you some great natural shade at some point down the road. In the meantime, look into other ways to get shade now. “Covered porches, umbrellas, and

affordable pergolas really help make wonderful living spaces,” says Griffith. These days, shading devices come in so many shapes and colors, so you can embrace your own style and keep things cool. 4. Prepare for winter Any large-scale construction jobs are best done in the summer months for a lot of obvious reasons. (For one, as in Taylor’s case, no workmen will be trailing in heavy winter mud and slush to and from your indoors to outdoors.) But also, it’s ultimately less intrusive to you and your family if, say, to install new insulation, taking a wall down would otherwise freeze you out. So, whatever grievances you have -from the leaky roof at the last big spring rain to that room that you can’t live without -- break ground on those improvements in the summer and take the kids to the pool. 5. Repaving “Summer is definitely the time to repave your driveway,” says Steven Mazur, a carpenter in New York City. “You will get a lot better adhering than when it’s cold. And it’s just a generally bad idea to repave when it’s raining or snowing.” Summer is also the time to do work to any walkways on your property. 6. Refinish outdoor surfaces A beautiful gloss to a wooden deck will not only protect it, but make it look like new. “Summer,” advises Mazur, “is definitely the time to re-oil wood, refinish the deck, or just scrape off old paint and repaint.” These are projects that are easy do-it-yourselfers, and are best accomplished, and then enjoyed, in the summer months.” Almost any home improvement can be tackled in the summertime. Taylor, now at home in her beautiful new kitchen says, “Next we plan to do some work on our roof.” Not wanting anyone to slip on ice and fall off of it she says with a smile, “We are scheduled to begin this June.” Visit houselogic.com for more articles like this. If you’ve been looking for properties or buying advice, you know there are plenty of real estate websites. So when it comes to your home search, it makes sense to approach the Internet with a discerning eye. But how do you know which websites you can trust? The best indicator is if they’re affiliated with Texas REALTORS®. Here’s what else you should consider when turning to the web for homebuying advice. Would you like advice from consumers or experts? Lots of real estate websites offer advice from other consumers – people who don’t know any more about real estate than you do. This is similar to getting advice on homebuying from your well-meaning coworker, your nosy mother-in-law, or your kid’s little league coach. 4 Ways to Rescue Your Plants From the Heat Wave

You can’t turn off the sun. But you can turn on a spigot and save your plants by watering wisely and well. “It’s decision-making time,” says Scott Aker of the National Arboretum in Washington, D.C., where temperatures this summer have reached 105 degrees.

“Turf grasses are programmed to go dormant in heat as a protective measure,” Aker says. “As soon as we get rain and the weather cools, they’ll get green.”

Also, give your vegetable garden its last rites. Tomatoes and peppers don’t form in heat above 95 degrees, so watering them now will keep the foliage alive, but you won’t see any fruit until September or October — if you’re lucky. Jim Sutton of Longwood Gardens in Pennsylvania has nursed shrubs and trees through several heat waves this summer. He offers four vital tips on how to help your landscaping beat the heat: 1. Recognize stress Many stressed plants look thirsty. Green foliage turns grey and droops; blossoms and leaves fall to the ground in a desperate attempt to save the shrub. A deep watering often brings a plant back, or at least saves it so it’ll bud next year. But if leaves are crispy, or the plant continues to look parched in the evening, then it’s reached a permanent wilting point: The point of no return. However, its death need not be in vain. Add your hapless plant to the compost pile to someday nourish its luckier neighbors. 2. Triage. Stat! In triple-digit heat and drought, save what you can in this descending order: Newly planted shrubs and trees, vulnerable and pricey landscaping Perennials: Cut blossoms and stalks, which gives plants a rest and raises chances of returning next year.

3. Watering 101 Here’s a watering rule of thumb: Water deep, not often. Water should reach 8 to 12 inches down, creating a well of water for plants and trees to draw upon in high heat. To determine if you’ve reached your mark, press a large screwdriver into the soil: If it meets resistance, keep watering. Hand-watering with a garden hose and aerator is best. Count to 10 as you water the base of plants. Move and repeat. If you have lots of property to water, then use a sprinkler, but adjust it so it doesn’t waste overspray on driveways and walkways. Tree gators (plastic donuts or sacs that slowly release water onto tree bases) and drip hoses are good helpmates, too. Water in the early morning: Not 7 a.m. when you usually roll out of bed, but when the sun rises at 5 a.m. or 6 a.m. However, don’t get fixated on watering in the morning. If water restrictions require only evening watering, soak ‘em good and don’t fret about fungus forming on leaves that stay damp throughout the night: A little powdery mildew won’t kill your shrubs, but dehydration will. 4. Mulch is your friend If you didn’t mulch in spring, do it now. Mulch will keep moisture in the ground and suppress weeds, which compete with landscaping for water. If you haven’t mulched, water thoroughly, then add mulch to a depth of 3 to 4 inches. Visit houselogic.com for more articles like this. 10 Tips for Saving Water in the Garden Published: April 05, 2011 By: Laura Fisher Kaiser Saving water in your garden and yard trims your water bill and saves an increasingly scarce natural resource. A water-efficient landscape can: Reduce outdoor water use by 20% to 50% Save up to 10,000 gallons a year Shave $30 to $70 off the average annual household water bill. Planting drought-tolerant landscaping is one way to turn off the spigot in your garden. Here are other tips for saving water while growing flora. 1. Choose native plants Native plants have had eons to adjust to the area’s normal rainfall, soil, and climate. Once established, they require little or no watering. Start your research on native plants at your local cooperative extension or botanical garden. Websites such as eNature. com or H2ouse can help you find the best species for your location. You could also use a handy database of nurseries nationwide that specialize in native plants. 2. Don’t supersize plants The bigger the plant, the more water it might require. So don’t plant shrubs genetically programmed to grow bigger than you need. Before you buy, research at the library or online how tall and wide mature shrubs will grow. A Leyland Cypress, for instance, could grow to 20 feet in a few years, overkill if you only need a 5-foot hedge. Also, don’t overcrowd plants: Follow label planting instructions. Fewer plants require less water. And flora that looks sparse at first will fill the area in a few

seasons. 3. Pile on the mulch Mulching around plants is a great way to reduce water loss. Mulch also cuts down on water-stealing weeds. Natural mulches include compost, bark chips, and pine needles. Save money by spreading your grass clippings and ground-up leaves on flower and vegetable gardens. These organic mulches gradually break down and add nutrients to the soil. Inorganic material, such as landscaping paper, rocks, and pebbles, are a more permanent option, although they can heat up too much in some climates. 4. Make paths porous Garden paths made of porous material allow rainwater to seep into the ground and nourish plant roots, not run off into the street. Use gravel, pebbles, non-mortared concrete pavers, or spaced bricks. Beware, however, that weeds will grow between paving materials. To keep down weeds, line the walk with landscaping paper (or even newspaper) before you pile on the porous material. 5. Lose the lawn A green lawn is a suburban ideal that drinks more than 20,000 gallons of water each year. You can keep those cool blades under your feet and save water by planting drought-resistant varieties. Bermuda and buffalo grass, for instance, require 20% less water than fescue or bluegrass, according to the University of California Cooperative Extension. Keep grass long to shade roots and retard evaporation. Mow less often; and when you do, raise the height of your mower blade to 3 inches. 6. Put thirsty plants together To save water, group plants into watering zones. Place the thirstiest plants near the house where they can drink roof runoff. Farther out, make a “transition


zone” for plants that need supplemental drip irrigation. Farther still is a “natural zone” for native plants that can survive on rainfall alone. 7. Plant and water when it’s cool New plants and transplants need far less water if you put them in the ground in early fall or early spring when it’s cooler. By summer, they’ll have established a deep, healthy root system that needs less watering. Water in the cool of the morning, when you’ll lose less water to evaporation than in the heat of the day. Resist watering at dusk; wet foliage during the night encourages fungus and mildew growth. 8. Do donuts Trees and shrubs need extra water during their first couple of years to help roots take hold. An efficient way to keep roots moist is to mound several inches of soil into a donut-shaped berm. Make the berm the width of the tree—including branches. Use a hose or bucket to fill the donut dam to the top. Water will absorb slowly instead of running off. Another option: Attach a $25 to $30 drip irrigator bag to the tree. It looks like a plastic flotation tube and releases water slowly over several hours. 9. Follow the sun Before you plant, get to know how—and how long— the sun bathes your garden. Determine patterns of shade and sun. Use dry-soil plants in sunny areas, and use plants that require more water in shady areas where evaporation is slower. 10. Create the illusion of water A good way to conserve water in the garden is to capture rain water from your roof in a rain barrel. During a moderate rainfall, a 25-by-40-foot roof can shed 600 gallons per hour. All you’ll need is a capture system (roof gutters and downspouts), a storage system (large-capacity barrels) and delivery system (garden hose). Also, use rainwater to fill water features, which calm your nerves and attract birds and butterflies. By: Douglas Trattner Published: April 8, 2013 Follow our season-by-season lawn maintenance calendar to get a barefoot-worthy lawn and ensure great curb appeal. Sharpen mower blades to ensure clean cuts. A dull blade tears the grass, leaving jagged edges that discolor the lawn and invite pathogens. Sharpen mower blades once each month during grasscutting season. Have a backup blade (about $20) so that a sharp one is always on hand. Tune up your mower with a new sparkplug ($3-$5) and air filter ($5-$10). Your mower might not need a new sparkplug every season, but changing it is a simple job, and doing it every year ensures you won’t forget the last time you replaced your sparkplug. Buy fresh gas. Gas that’s been left to sit over the winter can accumulate moisture that harms small engines. This is especially true for fuel containing ethanol, so use regular grades of gasoline. If you need to dump old gasoline, ask your city or county for local disposal sites that take old fuel. Clean up your lawn. Time to get out the leaf rakes and remove any twigs and leaves that have accumulated over the winter. A thick layer of wet leaves can smother a lawn if not immediately removed in early spring. Cleaning up old debris clears the way for applying fertilizer and herbicides. Spring Depending on your weather, your grass will now start growing in earnest, so be ready for the first cutting. Don’t mow when the grass is wet — you could spread diseases, and wet clippings clog up lawn mowers. Fertilizing: Both spring and fall are good times to fertilize your lawn. In the northern third of the country, where winters are cold, fertilize in fall — cool weather grasses go dormant over winter and store energy in their roots for use in the spring. For the rest of the country, apply fertilizer just as your grass begins its most active growth. For best results, closely follow the application directions on the product. You’ll spend about $50 to $75 per application for an average ¼-acre lot. Aeration: Aerating punches small holes in your lawn so water, fertilizers, and oxygen reach grass roots. Pick a day when the soil is damp but not soaked so the aeration machine can work efficiently. Learn more about lawn aeration. Pre-emergent herbicides: Now is the time to apply a preemergent herbicide to prevent crabgrass and other weeds from taking root in your lawn. A soil thermometer is a handy helper; you can pick one up for $10-$20. When you soil temperature reaches 58 degrees — the temperature at which crabgrass begins to germinate — it’s time to apply the herbicide.

Early Summer Watch out for grubs: Warm weather means that grub worms, the larvae stage of June, Japanese, and other beetles, start feeding on the tender root systems of lawns. Affected lawns show browning and wilting patches. To be certain that the culprits are grubs, pull back the sod and look for white, C-shaped grubs. If you see more than 10 per square foot, your lawn should be treated with a chemical pesticide. Milky spore is an environmentally friendly way to control some species of grubs. When using insecticides, read and follow all label directions, and water the product into the soil immediately. Cost is around $50 to $75 per application. Grass-cutting tip: Your grass is starting to grow fast, and you might even be cutting more than once a week to keep up. To keep grass healthy, mow often enough so you’re removing no more than 1/3 of the grass blade. Pesky weeds: Weeds that have escaped an herbicide application should be removed with a garden fork. Use a post-emergent herbicide only if you think the situation is getting out of hand. Check out our guide to some common types of weeds and tips on how to get rid of them. Summer Here’s a good mantra to guide you through the heart of grass-mowing season: The taller the grass, the deeper the roots, the fewer the weeds, and the more moisture the soil holds between watering. With that in mind, here’s how to ensure a healthy, green lawn: • Set your mower blade height to 3 inches. • Deep and infrequent watering is better for lawns than frequent sprinkles, which promote shallow root growth. In general, lawns need about 1 inch of water per week to maintain green color and active growth. Lawns that receive less than that will likely go dormant. That’s okay, the grass is still alive, but dormant lawns should still receive at least 1 inch of water per month. Your grass will green up again when the weather brings regular rains. • To check the output of a sprinkler, scatter some pie tins around the yard to see how much water collects in a specific length of time. Early Fall The best time to patch bare or thin spots is when the hot, dry days of summer have given way to cooler temps. Follow these simple steps:
