Fast Fixes for Common Gutter Problems
Published: December 04, 2009 By: Pat Curry Gutters are designed to do one thing — channel water away from the foundation — and they’re critical to protecting the structural integrity of your house. But in order for gutters to do their job properly, they have to be kept in shape and free of clogs, holes, and sags. Luckily, most common gutter problems are easy for homeowners to fix themselves. And it’s worth the effort. “Gutters are one of those things where routine maintenance and inspecting them can really prevent bigger problems down the road,” says Jason Stutzman, director of home maintenance and repair for Brothers Redevelopment in Denver. Here are the gutter problems that the pros see most often, and the recommended solutions. Clogged gutters This is the most common problem of all. Left untended, gutters and downspouts get so clogged with debris that they’re rendered useless. The excess weight of leaves, twigs, and standing water can also make them sag and pull away from the fascia. Clean them at least once a year, and twice a year if you have a lot of trees nearby. Gary Mindlin, managing partner of New York City-based Top Hat Home Services, schedules gutter maintenance four times a year, with additional checks after big storms. You can clean your own gutters if you’re comfortable on a ladder, don’t mind getting wet and dirty, and don’t have an extremely tall house. After you’ve cleared the muck, flush them with a garden hose to make sure they’re flowing properly. If you’d prefer, you can hire someone to do the job for you for between $50 and $250, depending on the size of your house. Another option for dealing with chronically clogged gutters is to outfit them with gutter covers. These include mesh screens, clip-on grates, and porous foam. They still need regular maintenance, though, and the cost can be more than the gutters themselves.
Sagging gutters and gutters pulling away from the house This is usually a problem with the hangers, the hardware that secures the gutters to the fascia. They might have deteriorated over time, the fasteners may have backed out of the wood, or they’re spaced too far apart to support the weight of full gutters. The cost to fix it yourself is cheap; hangers generally cost $10 or less apiece, and the fasteners run about $1 each. Leaks and holes Leaky gutter joints can be sealed by caulking the joint from the inside with gutter sealant, says John Eggenberger, vice president of training and corporate development for the Mr. Handyman franchise of home repair companies. A tube costs about $5. Very small holes can be filled with gutter sealant. Larger holes will require a patch. If you can’t find a gutter patching kit at the hardware store, you can make a patch from metal flashing. Improperly pitched gutters Gutters need to be pitched toward the downspouts for the water to flow properly. You want at least a quarter inch of slope for every 10 feet. Get on a ladder after a rainstorm and look in the gutter; if there’s standing water, it’s not pitched properly. To correct this yourself, you’ll need to measure from the peak to the downspout. Snap a chalk line between the two and find the spots where the gutter is out of alignment. You might be able to push it up into place by bending the hanger. If that doesn’t solve the problem, you might need to take a section down and rehang it. If you have seamless gutters, call the company that installed them to correct the problem. Downspouts draining too close to the foundation Downspouts need to extend several feet from the house, or they’ll dump right into the basement. Gutter extensions attached to the bottom of the downspout will discharge water well beyond the foundation. They’re inexpensive and easy to install. “I like

the downspout material extended four or five feet and screwed on,” says Reggie Marston, president of Residential Equity Management Home Inspections in Springfield, Va. Cost: less than $20 per downspout.

Missing gutters If your house has no gutters at all, consider investing in a system. The cost depends on the material. Most residential gutters are aluminum, which is lightweight and durable. “Unless an aluminum gutter is damaged by something, it will last forever,” says Scott McCurdy, vice president of Jacksonville, Fla.,-based disaster repair contractor Coastal Reconstruction. Vinyl, galvanized steel, and copper also are available options. Aluminum gutters range from about $4.50 to $8.50 per linear foot installed. On a 2,000-square-foot house with about 180 linear feet of gutters, that’s roughly $800 to $1,500. Visit houselogic.com for more articles like this. 1. Slowly fill the sump pump pit with water. Watch for the “float” (similar to the float in your toilet) to rise, which should turn on the pump. Then watch to make sure the water level falls.
Preventing water damage is a whole lot cheaper than paying for repairs. Here are three easy prevention tips. #1. Ensure Good Drainage Why it matters: Poor drainage weakens your foundation, causing cracks, uneven settling, and pathways for water to enter your home. How to do it: Clean your gutters routinely. A clogged gutter will send cascades of water down the side of your house, damaging your siding and foundation. Ensure your downspouts direct water 5 to 10 feet away from your house. Make sure your yard is sloped at least 6 inches over a 10-foot span away from your foundation. That slope keeps water from getting down right next to your foundation, where it could cause walls to lean, crack the masonry, and create leaks. (For crawl spaces, keeping water away makes sure excess water doesn’t pool underneath your floor, making for damp conditions that encourage mold, rot, and insects.) But don’t let the soil get too dry, either. Long dry spells let the soil around your house dry out and shrink. A big rain may make the soil expand, putting pressure on your foundation walls. In a drought, run a soaker hose at least 6 inches from the foundation and 3 inches under the soil to keep the soil from contracting and expanding. Maintenance cost: Very little. Cleaning gutters can be a no-cost DIY job, or you can hire a pro for $50 to $250, depending on the size and height of your home. To get the soil slope you need, you might have to buy some additional topsoil. Worst case if you put it off: Your foundation could settle, cracking your basement walls. The cost to stabilize, repair, and seal deteriorated foundation walls is a whopping $15,000 to $40,000. #2. Test Your Sump Pump Regularly Why it matters: Sump pumps come to life during storms. That’s not when you want to realize yours isn’t working properly. You should check it at least once a year, and ideally perform several checks during heavy storm seasons.

2. Test your backup pump the same way, but unplug the main pump first. 3. If you don’t have a backup pump — or a generator — and are on municipal water, get one that runs on water pressure. If you’re on well water, your only option is the battery kind. Maintenance cost: Testing is free; a water-powered backup sump pump, including installation, costs $150$350; a new battery for a battery-operated sump starts around $200. Worst case if you put it off: Your basement could flood, ruining everything in it, including drywall and carpeting. (Did you know your regular insurance doesn’t cover flooding?) Plus you run the risk of mold and mildew — which can also be a very expensive problem. #3. Check for Water Leaks and Fix Them Why it matters: Persistent leaks lead to mold and mildew, rot, and even termites and carpenter ants (they like chewing soggy wood, since it’s soft). Yet if you fix a leak soon after it starts, there may be no long-term damage at all. How to check for leaks: Check for dark spots under pipes inside sink cabinets, stains on ceilings, toilets that rock, and of course drips. At least once a year, inspect your roof. Repair missing, loose, and damaged shingles. Repair any cracked caulking and check for leaks around flashing. Maintenance cost: Negligible for a simple fix, such as a new washer. A visit from a plumber might set you back $250; a roof repair, a few hundred dollars to $1,000. Worst case if you put it off: Drips ruin the cabinet under the kitchen sink, and run down into the floor sheathing and joists underneath, so you need a structural repair, plus new cabinets and new kitchen flooring. Tips to Make Your Roof Last as Long as Possible A new roof is an expensive proposition — $18,800 on average for composition shingles, according to Remodeling magazine’s Cost Vs. Value Report, and as much as $36,000 for high-end materials. Once you’ve made that kind of investment, you’ll want to protect it. And even if your roof is years old, maintaining it in good shape will prolong its life and keep you from having to replace it prematurely. Here’s what you need to do to get the most from your roof. Clean the Gutters Ruined paint on siding and a wet basement are typical problems caused by clogged gutters, but it might surprise you to learn that the overflow can also go upward. When leaves pile too deeply in gutters, water can wick into roof sheathing and rot it, or even rot roof rafters. Fixing that kind of damage could run into the thousands of dollars, but you can avoid it by cleaning your gutters each fall and spring. Do it yourself in a few hours if you’re comfortable working on a ladder, or hire a pro for $50-$250, depending on house size. Remove Leaves If you have a simple peaked roof surrounded by low landscaping, your roof probably stays clear of leaves on its own. But if the roof is more complicated or if towering trees are nearby, piles of leaves probably collect in roof valleys or near chimneys. If you don’t remove them, they will trap moisture and gradually decompose, allowing moisture to accumulate in your roof — or worse, create fertile ground for weeds to grow. If you have a low-slope roof and a one-story house,

you may be able to pull the leaves down with a soft car-washing brush on a telescoping pole. Or you can use a specialty tool like a roof leaf rake, which costs about $20. A leaf blower gets the job done too, especially on dry leaves, but you or a pro needs to go up on the roof to use it. If leaves are too wet or too deep, you might need to wash them off with a garden hose. Don’t use a pressure washer, which can force water up under the shingles. Get Rid of Moss In much of the country, composition roofs often become covered with black algae. Although unsightly, this filmy growth doesn’t hurt the roof. A little chlorine bleach or detergent mixed with water will kill it, but it’s safer for both you and the roof to just leave it alone. If you live in the Northwest, you’re likely to find moss growing on your roof, particularly on wood or composition shingles. Moss, which looks more three-dimensional than algae, needs to go because it traps water. If you tackle it early enough, you can just sweep it off. If there’s a lot of buildup, you may need to kill the moss first. The Washington Toxics Coalition recommends using products based on potassium salts of fatty acids rather than more toxic formulas with zinc sulfate. Even so, apply the soap only where moss is growing, and try to keep the wash water from getting into storm drains. Once the roof is clean and free of moss, consider investing in zinc strips to keep it from coming back. For about $300, a roofer will install strips near the top of the roof. When it rains, the runoff from the strips inhibits the growth of moss. It’s effective and more environmentally friendly than treating the entire roof
with pesticide, as long as you don’t live near a stream or a lake where the runoff can harm aquatic life. Trim Overhanging Branches A little prevention in the form of tree-trimming goes a long way toward keeping leaves and moss off your roof and keeping your roof damage-free. Abrasion from limbs and leaves that touch your roof can eventually damage shingles, especially in high winds. Overhanging branches also give squirrels and other rodents access to your roof. They can gnaw on your roof and siding. Branches need to be 10 feet away from your roof to keep these pests at bay. If that’s not possible, wrap the tree trunk with a sheet-metal bank to prevent them from climbing the tree. Trimming branches that hang over the roof is a job for a pro, though, or you might cause more damage than you prevent. Prevent Ice Dams If you’re plagued by ice buildup on the roof, removing some or all of the snow between storms might forestall leaks into your house. Don’t try to pry off ice that’s already formed, since that could damage the roof. Use a roof rake to dislodge snow within three or four feet of the gutters. Get a telescoping pole and work from the ground, if possible. If you must be on a ladder, work at an angle so the falling snow doesn’t push you over. Inadequate insulation and air leaks into your attic greatly increase the risk of ice dams, so once the storms pass, address those problems, too. Look and Listen After every big wind or hail storm, or if you’ve heard scurrying on the roof at night, give your roof a quick check to make sure everything’s still intact.

Survey: More Renters Want to Become Homeowners By: Dona DeZube Published: August 5, 2013 Homeownership as a priority is on the upswing. And a look back shows perceptions about owning weren’t as negative during the recession as the media suggested. Americans have favored buying over renting, even during the recent Great Recession, and this year is no different. The 2013 National Housing Pulse Survey, by the NATIONAL ASSOCIATION OF REALTORS®, found Americans overwhelmingly believe owning a home is a good financial decision, and a majority of renters say homeownership is one of their highest priorities for the future. During the recession, much media coverage of homeownership focused on the idea that lots of people thought renting was much smarter than buying. But that wasn’t necessarily the case as a look back shows. The decline in home prices and turmoil in the housing markets did influence consumers’ perception of housing as a sound investment -- but not by nearly as much as the media made it appear.
Half of renters say that eventually owning a home is one of their highest personal priorities, up to 51% from 42%. Those renters should be in a good position to buy given that home prices are pretty affordable (unless you’re a bus driver in San Francisco). Rising interest rates could come into play, but anything around 6% looks good compared with the double-digit interest rates of the 1980s. Attitudes toward the housing market have also improved over the years. Nearly four in 10 Americans (38%) said their local market was more active this year, compared with 51% of people who reported a slowdown in local activity last year. From 2007 to 2011, based on earlier Pulse surveys, the share of people who thought buying a home was a good financial decision dropped from about 85% to 73% and the share of people who were “not so strongly” positive grew.
