Applications for the Greater Hewitt Chamber of Commerce Scholarships are available June 30-December 2 The Greater Hewitt Chamber is now accepting applications for its annual scholarships and is giving back $10,000 in scholarships to students in the Greater Hewitt-Waco area. All applications must be submitted by December 2. Since 2008, the Chamber has awarded over $70,000 to local students in the form of scholarships. GHC is proud to support students in the Hewitt area, and is excited to honor academic excellence for the 11th year in a row! Real Estate Investing & Management Real estate has historically been one of the safest and best investments. Due to

the popularity of “Fixer Upper,” we’ve seen a large increase in investors in the Waco market. The most common real estate investments are residential “flips,” residential rentals, multi-family rentals and commercial rentals. As a Realtor specializing in residential real estate, I focus on the first two by finding distressed properties (where the owner is willing to sell low to liquidate the asset) and connect them with inspectors, foundation repair companies, plumbers, etc. who can assess what it would cost to make the needed repairs. The goal is to purchase low, make repairs/improvements so that the home is more desirable (appraising at a higher value), then list the property, and the investor sells at a profit. This is an attractive option to investors wanting to make a large profit, but there’s more risk involved than rentals. If you don’t know what you’re doing, you can easily lose money.With rentals, also known as “buy-and-holds,” the initial approach is similar—find a property that can be purchased below market value. However, often little or no improvements are made, and the investor needs to consider the desirability of the property and its location in relation to its rental potential. The end goal is to hold the property for a number of years and collect rental income. The profits may seem smaller on rentals, but small monthly rent profits accumulated over a number of years add up. When the property value appreciates to a desired level, the investor can list the property, sell, and make even more profit.

Honey, do you think we should buy rental property to earn extra cash?

Him: Sure! We can fix it up on weekends and find students to rent it. It’ll be easy… This story is typical, and whether there is a happy ending depends on how the asset is managed. People invest in residential real estate for many reasons. There are accidental landlords, such as homeowners with job transfers but not enough equity to sell, or children of the aged who worry about the house after move-out, and hundreds more. Renting is often a viable solution. There are also intentional investors with one, two (or a few) properties, all the way to institutional investors boasting dozens, even hundreds of properties. It is a broad spectrum indeed. Should all properties be managed the same? Similarities exist but differences may trigger a need to customize. There are at least four ways owners seek returns from residential real estate: 1. Cash-flow; 2. Tax breaks; 3. Equity-build on tenants’ payments; and 4. Asset appreciation...we manage specifics for individual owners. Did “fix it up on weekends” become time-consuming drudgery? Did “find students to rent from us” turn into Federal Housing problems?

Artificial intelligence (or “AI” as it is commonly known) is now part of all our lives. It’s used in social media, our navigation systems and many other applications...but can it help you become a better investor? Many large financial services firms use AI to select investments for specific funds. And as an individual, you could invest with an AI-powered “robo-advisor.” Investing is highly personal, though, so you may do better by working with a human financial professional. For example, a robo-advisor probably can’t help you talk through tradeoffs as you prioritize your goals, or provide guidance on the options for a 401(k) when you change jobs. It takes another person to know you well enough to understand how you might react to events, such as sudden market drops, and to help you keep your portfolio objectives in mind. A financial advisor also can help align your investment activities with your taxes and estate plans, and possibly connect you with other professionals in these areas. Artificial intelligence will support many of your activities, but when it comes to investing, a personal touch may never become obsolete.

The Silver Fiend

B

etween present-day Old Lorena Road and Ritchie Road lives Ramsey Grim, the “silver fiend of the night”—a tall, slender silver dog with shimmering short hair and notched nubs for ears. Ramsey Grim’s tale dates back to the early 20th century, while sightings of the beast continue today by the South Bosque river near Highway 84, along the railroad tracks near Old McGregor Road, and even at the popular Chapel Park near Midway Intermediate School. Ramsey Grim appears alongside a road, between the gutter and the trees, peering at the passerby with dead, opaque eyes and his eerie cries resounding through the stillness of the night. Over a century ago, a farmer near the South Bosque river took a shotgun to a thieving and noisy animal early one winter’s night. As he approached his target, the farmer saw that his blast hit two dogs—a female mixed breed mutt riddled with buckshot (the only animal he had seen) and a motionless silver-colored puppy with bleeding ears ripped away by buckshot. He fetched a shovel to bury the two, but returned to find only the dead female...its silver companion gone. For several days, the faint cries of a puppy resounded from the leafless trees nearby, but no puppy was found. Soon after, reports surfaced of a silver dog that would disappear into the woods when pursued. The creature obtained his name from his unique call which began as a deep, airy noise — culminating with a high-pitched scowl resembling a phantom’s voice crying “Ram-See!” Grim was later added to Ramsey’s name because of the bad luck often associated with brief glimpses of the silver fiend.

The Sharecropper At the intersection of Hewitt Drive and Ritchie Road stands a small grove of trees in the center of a field where a jumbled pile of rotted planks marks where an old shack once stood. According to legend, a sharecropper lived there during the Great Depression, where he ate little and smoked often as he tended his crops day and night. Year after year, the crops failed to produce. Having lost everything, the sharecropper disappeared one weekend and was never seen again. Some neighbors said he skipped town to avoid his debts, while others said he committed suicide along the banks of Castleman Creek. Today, at night around harvest time, people have reported seeing the flickering of his kerosene lamp in the grove of small trees, along with the smell of his tobacco smoke in the air. (The Icon now stands on the property where the grove of trees once stood)

The Lions of Bruceville Waco Times-Herald reported on November 1, 1902 that a train carrying the show animals of the Ringling Brothers Circus derailed along the old Katie rail line in Bruceville on Halloween night. Legend has it that due to the wreck, a lion’s cage was thrown from a rail car, resulting in the beast’s death. Workers buried the lion along the tracks near where it was discovered. Locals say if you walk the old Katy rail line during the still of night, you may see paw prints in the dirt.

What does the future hold for HPL? WAYNETTE DITTO • EXECUTIVE DIRECTOR, HEWITT PUBLIC LIBRARY

I

n Texas, we know that we have done a great job of creating a vibrant library by branching out into new areas and adapting to the needs of patrons—but what does the future look like? And what does the next decade have in store for the Hewitt Public Library? As the budget process ends, I evaluate the year and plan for the future. One of my responsibilities is to watch for emergent technologies and trends, while adjusting them to our growing community. Sometimes I feel that I am looking into a crystal ball to predict what the future will bring, along with calculating the risks that benefit Hewitt. I know that some trends will work, while others will not. I learned early on in my position to listen to the citizens of Hewitt, and that has proved valuable for me as I lead the library. Research shows that “Millennials”—born between 1981-1996 (ages 23-38 in 2019)— use and value libraries in record numbers. Millennials are also the most racially and ethnically diverse adult generation in the nation’s history. Most Millennials came of age and entered the workforce during the height of an economic recession. It is well-documented that many Millennials’ life choices, future earnings and entrance to adulthood were shaped by this recession, and they view a public library as a critical element to the neighborhood in which they choose to live. “Generation X,” called the middle child of generations, includes those born between 1965-1980. This generation marks the period of birth decline after the Baby Boom and is significantly smaller than previous and succeeding generations. Generation X came of age in an era of two-income families, rising divorce rates, and a faltering economy although they would eventually enter the workforce during the healthier economy. Women joined the workforce in large numbers, spawning an age of “latch-key children.” As a result, Generation X is independent, resourceful and self-sufficient. The first generation to grow up with computers, “Xers” have opted out of trying to fit into the

corporate culture, and go out on their own. They have proven to be more entrepreneurial than any of their predecessors. They work to live (instead of live to work). Public libraries play a respected role for Xers because they offer access to technology, meeting places and a place to socially belong. Today, when you add the population of Generation X and Millennials together, they now outnumber “Boomers” born between 1944-1964, 55-75 years old. Add in Millenials’ and Gen Xers’ children to get “Generation Z”—born before 1996—and the library becomes even more diverse and user-driven. So what does that mean as I lead the Hewitt Public Library? I make choices regarding the differences between the three main generations of its patrons— Baby Boomers, Gen Xers and Millennials. Each generation has its own informationseeking preferences, behaviors and backgrounds. The key to serving each group most effectively is to become knowledgeable about its characteristics, how it approaches and adapts to new technology, and the most effective way(s) to communicate with each group. Gaining insight into different generations guides my decisions regarding programming, book selection, operating hours, customer service and much more. Successful libraries attempt to meet the needs of all community members and to seek out the underdeveloped population. One goal is to engage all citizens by creating a love of knowledge, and that they see themselves in the books and programs that we provide. The future is bright for your Hewitt Public Library, and it will continue to grow as our community grows. I will also continue to listen and support the traditional services of the Library, but will also create new ways to bring in programs and services for all our citizens.

Get to know your MISD teachers VALERIE TAYLOR • Hewitt Elementary Valerie is beginning her twelfth year in education and fifth year in Midway ISD. She is a 4th grade teacher at Hewitt Elementary. She and her husband Grayson have three children—two who are current Panthers. When she isn’t at school working with students, she can be found volunteering in the Preschool room at her church, or coaching her daughter’s T-ball team. Valerie’s favorite thing about Midway is the tight-knit community. Hewitt isn’t just a place to work…it’s home.

KIM LANDON • Midway High School Kim Landon has been an educator for 24 years, and is entering her sixteenth year at Midway High School. She teaches Pre-AP Spanish III and IV, and is the LOTE Department Head. She loves outdoor activities—especially walking, swimming boating and being at the beach! Kim enjoys spending time with her husband Kirk, and her children Blake (28), Jeff (26) and his wife Kaylee, and Sami (21)— all Midway grads. Her favorite part of teaching is building relationships with her students, and she especially treasures the students who stay in touch and return for years to meet for lunch or who come to visit.

MORGAN CASTILLO • Woodgate Intermediate District Secondary Teacher of the Year Region 12 Secondary Teacher of the Year

Morgan teaches 5th grade Science at Woodgate Intermediate. She is in her sixteenth year in education and eighth year at Midway. Her passion for science and creating lifelong learners is evident in her engaging classroom activities. In the spring of 2019, Castillo partnered with the City of Hewitt to create the “Stream Team”—a group of students who educated the community on the importance of reducing pollution in local watersheds at the first ever Waterway Walk. In her spare time, Morgan enjoys exploring the outdoors with her two young children, Lucas and Lydia.
