What’s New? We are ready to grow! Welcome at Brightlands Chemelot Campus! We are proud to introduce to you our brand new concept: Brighthouses! Thanks to our strong positioning in the field of materials, chemistry and biomedical sciences, the campus is growing rapidly. And to provide companies with the right environment to continue to thrive, there’s always a need for new buildings. For established innovative companies and for young, new businesses too. They often start small but need scalable space in the course of time. At Brightlands Chemelot Campus this is all possible.

We based our design on flexibility, so the buildings can be tailored to meet residents’ specific wants and requirements. The result is modular spaces offering combined lab- and workspace. Nothing in the buildings was built to last forever. Spaces can be adapted to suit changing needs, with no major renovation required. And as the resident of a multi-tenant building, you benefit from opportunities to share knowledge and make valuable connections.

The Brighthouses are unique because they were designed to be duplicated. We have plans to build this type of building, on this scale and with the same flexibility, more often on the campus. Not only is the design highly affordable, it can be built in a very short time: the first pile went into the ground in January 2018, and in December the first tenants moved in. Now the two Brighthouses, each with a floor area of 7500 m2, accommodate almost 900 people. We are proud of this new concept and how quickly it has proved its value. In this magazine, we introduce you to the Brighthouses concept and the tenants. We hope you are as excited and inspired by the new concept of the Brighthouses as we are and look forward to welcoming you at Brightlands Chemelot Campus. . Enjoy the magazine!

Flexible, smart & affordable Developing and building the Brighthouses It wasn’t an easy project for the Brink Groep: constructing two buildings with an ultramodern look and plenty of flexibility, but significantly less costly than the other buildings on the campus. As project manager, Erwin Verkooijen was responsible for both the development and construction phases.

WHAT ELSE COULD YOU SAVE ON IN THIS TYPE OF BUILDING? “We made a careful analysis of all the elements that add to the project costs and used them as little or as smartly as possible. For example, stairs are an expensive feature, but are of course essential. They also need to comply with building specifications: there mustn’t be too much space between two staircases. Because of that, when designing the buildings, we made best possible use of what the regulations permitted, without compromising on safety. If we’d made the buildings two meters longer, additional extra stairwells would have been needed which would have considerably increased the costs.”

WHAT WERE THE REQUIREMENTS FOR THE NEW BRIGHTHOUSES? “Brightlands asked us to develop a building that would be so efficient that, compared to elsewhere on the campus, occupancy costs would be around 25% lower than usual. At the same time, it had to fit in with the concept and appearance of the campus. That was quite a challenge.” HOW DID YOU DO IT? “We began by identifying the type of features our future tenants would want and only included those elements that were strictly necessary. You can compare it to a car: if the customer doesn’t want parking sensors, you shouldn’t install them. That only makes the car more expensive. In this case, for instance, we provide the laboratories with only two gases, although there are usually more. The tenant can install other gases if they need them, which can be paid for separately.”

SO THE BRIGHTHOUSES ARE A VERY CLEVER DESIGN? “Yes, absolutely. And the spaces can easily be tailored to suit tenants’ requirements. In the development phase, We decided already to apply the concept on the campus more often because

tendering phase, we assessed which parties had sufficient capacity and were able to show they could deliver on schedule. That’s what led us to choose BAM. They took a very clever approach, prefabricating much of the building and assembling it on the construction site like a sort of LEGO set. Come and check the result for yourself now, welcome!

it’s such a flexible design. We are already planning a third Brighthouse, which will be a copy of the first two. This means we can achieve economies of scale and complete the third even faster than these buildings.” WHY IS SPEED SO IMPORTANT? “Time is money for our customers! In this case there were several tenants who were waiting to move in. So we set ourselves an ambitious planning schedule, developed the buildings quickly, and built them in just 11.5 months. When we created the concept, we worked with a team from Huygen Installatie Adviseurs, Lievense, Tielemans and Pauwert Architectuur. During the construction

Are you ready for the Brighthouses? They made the Brighthouses ‘Ready to Operate’ Rachèl Witter’s work began when the Brighthouses were built. As Services Manager she was responsible for the interior of the buildings: from furnishing the conference center to moving in the new tenants.

choice, says Rachèl: “Such as how large the spaces should be, and whether we wanted fixed or flexible set-ups? We decided on rooms in various sizes, from small spaces for up to four people to rooms with a full classroom style setup.” Each meeting room has a presentation screen, plus a video conferencing and wireless presentation option. The other meeting rooms in both Brighthouses are similarly equipped.

“It was my job that all soft services on the campus work well from the very first working day. We call it ‘Ready to Operate’. For the Brighthouses, I focused on the on the look & feel of the buildings, the design of the communal spaces and the meeting rooms. I also asked tenants what they wanted in their interior and made sure that relocations went smoothly. It was a hectic time, because I was the contact person for everyone. From moving companies to director, they all came to me.”

The meeting centre’s main space is relaxing, with plants, books and benches. “You can wait here before an appointment, or work or hold a short meeting. That fits in with the vision of the architect and Brightlands Chemelot Campus that communal spaces should be suitable to meet, eat and greet.” Another feature that ties

in with this flexible working style are the Samsung Flips, which can be rented in both Brighthouses. These innovative digital flip charts have a touchscreen and are mobile, so you can give a presentation anywhere in the building, even outside the conference rooms. GO WITH THE FLOW The move was a challenge, says Rachèl. “Some spaces were already finished, others were still being built. Which meant that the tenants didn’t all have their first working day on the same day.” But Rachèl managed to keep her head cool. “I knew each step at each stage of the process. You can’t factor everything in, so the best thing is to ‘go with the flow’. In the end everything went really well, I enjoyed every minute, and the new tenants were happy. I can’t wait for us to start Brighthouse number three.”

IMPROVING CONTINUOUSLY As Soft Services Manager, Judith Boonen is one hundred per cent committed to customer satisfaction. “All Brightlands Chemelot Campus tenants pay service costs on top of the rent, to cover shared services like cleaning, maintenance and audio-visual support in the meeting rooms. We realised that this service wasn’t transparent enough. Tenants wanted to see a clearer breakdown of the costs. That’s why, with a group of tenants, we set up the “Service Council” last year. We discuss the content of the services together and how we can divide the costs. New Brighthouses tenants will benefit from this too, and be able to report any wishes, complaints and questions to the Service Desk or in the Facilitor programme.”

Synergy at the coffee machine Talking to new tenants At the end of a sunny Friday afternoon, people shake hands and connect in the Debye conference room in Brighthouse 220. A number of new Brighthouses tenants have come together to talk about synergy on the campus.

Wouter “Although Yparex doesn’t manufacture in South Limburg, it decided to open an office on the campus precisely because there’s so much potential for collaboration. This is a knowledge hub, with the infrastructure, knowledge and specialist equipment that we need.” Marc “Sitech also chose to locate here to tap into that knowledge hub. If we want to achieve the CO2 reduction targets, we need cross-disciplinary solutions, from experts in chemistry to software specialists. The campus offers those possibilities.” Rachelle “The campus is a unique learning environment for Zuyd Hogeschool. We want the students to connect with the companies here. Students’ motivation levels really increase when they discover the opportunities businesses offer.”

We’re all involved in work of a confidential nature. But this is where we meet most often. We need to make good use of the coffee machines, that’s where amazing partnerships are made.” Marnix “In the end, the real meeting place is Center Court. We decided on this location because of the potential of the entire campus, not just the Brighthouses.” Marc “After all the interesting things I’ve heard today, I’m keen to learn more about the businesses at Brighthouses. Huygen Engineers & Consultants Installation advice on campus Huygen Engineers & Consultants has been involved in the transformation of the Brightlands Chemelot Campus for years. So we are excited that, this year, the campus will be expanded with two extraordinary multi-tenant buildings. It is even more exciting for us, because we’ll be moving our location in the South of the Netherlands to one of the new buildings and become part of a community focused on knowledge development cooperation.

Since 2010, a closed part of the Chemelot site has been evolving into an open campus, based on the urban development plan designed by Jan van Iersel (Architectenbureau Broekbakema). We became involved with the campus early on. We provide a comprehensive range of consultancy services in the field of infrastructure for energy, utilities and data, and building installations for a number of new construction and renovation projects. For example, we designed cleanrooms with a GMP (Good Manufacturing Practice) B classification. We also supervised the implementation and supervised the tests, so that everything met the design requirements.

We also conduct research into sustainable development, building methods, energy saving, comfort and the behaviour of building users. On the campus we’re part of an innovation group that focuses on the development and application of (new) materials. For example, for large-scale housing renovations. Plenty of space for young talent There are plenty of ambitious young talents at Brightlands Chemelot Campus: young professionals, trainees and students (from MBO, HBO and WO). What do they think of the campus and the new Brighthouses?

• Rien Raymaekers (l) Trainee at Sitech “As a trainee at Chemelot I’ll be working for three different companies in two years. This is my first position in the Chemelot Sustainability Team. We think of how the site can be made more sustainable, so we can achieve the climate objectives. Now that Sitech is moving to the Brighthouses, I’ll be able to connect with other innovation companies and knowledge institutions even more easily.” • Isabel Vermeer (r) Trainee at Sitech “I’m also on a two-year Chemelot traineeship. At Sitech, I’m working on the change management programme. That means involving the entire company and developing a new strategy. Organizing workshops are a part of it as well.” • Kayleigh Charpentier (l) 3rd year Applied Science - Zuyd “Some of my classes are held at Center Court, the heart of Brightlands Chemelot Campus. So as students, this means we’re in the field more, which I like. More and more biomedical projects are moving to the campus, and I’d definitely consider coming to work here after my studies.” • Fiona Ho (r) 3rd year Applied Science - Zuyd “In my first year at college, I was selected for a pilot project, so I’m following lectures on the campus. Compared to college, the atmosphere here’s very different and on the CHILL programme I meet people from all kinds of companies, including international ones. I enjoy working in the Brighthouses even more now, thanks to the special rooms for projects and consultations.”

In CHILL (Chemelot Innovation and Learning Labs), education and industry work together. The goal is to provide future-proof vocational education and promote a better connection between students and industry. Cyriel Mentink, interim director of CHILL, explains: “We want to blur the boundary between learning and working. It is essential for students to experience the realities of professional life. This concept provides students, teachers and

MOTIVATED The location is not the only thing that makes this type of education innovative, says education manager Rachelle van Haaften of Zuyd University of Applied Sciences: “This educational concept is far more focused on motivating students. They are taught in smaller groups with a number of regular tutors. The curriculum is compiled by the tutors with input from the students, creating a close-knit community from the very first year. A pilot project with a small group of students was so successful that we are now extending the concept to the entire first and second year.” YOUNG TALENT With support from the Province of Limburg and the campus, CHILL facilitates the classrooms and laboratories in the Center Court and the Brighthouses. Cyriel: “The students use brand new laboratories, which is unique. We also jointly decide on the type of training needed. For example, we arrange company visits and look for suitable guest speakers on the campus. “This concept also has benefits for business,” says Cyriel. “They have access to young talent with both practical and theoretical training in a state-of-theart environment. And in this tight labour market, that’s incredibly valuable.”

Acknowledgements Brightlands Chemelot Campus is forward-looking and focused on the future, As this magazine confirms. The campus fosters growth, talent development and innovation. But at our present location there’s no room for more new buildings. So, we’re planning to expand the site and are currently talking with several stakeholders about extending north of the campus.
