If you are thinking of listing, you could hold out and hit the starting line this Spring, along with the hundreds of other home owners who chose to wait as well, and hope your house is one that catches Buyers’ attention before your neighbor’s does. Or, you can take advantage of the limited competition right now and greatly improve your market share. And Winter buyers mean business. Winter home buyers tend to be more motivated to purchase and close on a timeline, while fair-weather Buyers feel they have more time at their disposal and can wait things out. By enlisting a good Realtor® and being proactive in planning now for the sale of your home, you can leverage this Winter market. Your Realtor® will work within their network of providers to coordinate professional photography, preinspections, staging consultations and design of the most effective marketing materials, to get your home premium exposure as quickly as possible. By the time your neighbors wake up, you may well be at the closing table. If you wait for Spring to pull the trigger, you forfeit the advantage of that lead time and take the risk of being lost in the fray of other listings.
But, wait. You’re a Buyer? This can be a great time of year for you as well. Lenders are not overwhelmed with “rush” loan applications from panicked Buyers, so applications, underwriting and approvals may be able to move more quickly. Realtor®s’ Winter workloads are typically more manageable, so showings and strategic meetings will be easier to arrange. Finally, you are less likely now to find yourself in emotional bidding wars that can drive Summer prices out of reach.
