LENDing A HELPING HAND In uncertain times, you can count on a REALTOR® JOE PEREZ 2017 President

O

ver the last several weeks, our country, and our very own state, have literally had to weather storms which have brought about uncertainty. Even in the wake of the devastation that Hurricanes Harvey and Irma have left in their paths, I’m overwhelmed, but not surprised, by the way our country has pulled together to help those most in need. This is especially true for REALTORS® across the state that have banded together in support of those who are most in need of help.

As REALTORS®, we advocate for and celebrate the American dream of home and property ownership. So, the thought that millions of people in Texas, Florida, Louisiana and the Caribbean have lost everything hits home for us. I’m proud to say our members stepped up to the plate when Florida REALTORS® made the call for a statewide initiative to help the thousands of displaced residents of Hurricane Harvey. On page 36, you’ll see several photos of our “Totes for Hope” donation drive where REALTORS® from Hillsborough, Pasco and Pinellas counties joined together to fill over 700 bags of personal care and toiletry items for Hurricane Harvey victims. I especially want to thank the District 6 leadership for taking the lead on this effort as well as the REALTORS®

September is also nationally known as REALTOR® Safety Month. Safety is paramount to everything we do in our profession and should be taken seriously. That’s why we’ve included a special section in this issue (starting on page 24) dedicated to informing you on best practices to keep you and your clients safe.

Another way that REALTORS® are lending a helping hand is through Real Estate for Rehabilitation, a program of the Salvation Army Tampa Adult Rehabilitation Center. I encourage you to learn more about the great work of this center and how REALTORS® can change lives for the better on page 16.

Thank you for all you do to help our community and make your clients’ dreams come true. If there’s anything these last few weeks have demonstrated, it’s that our members are some of the most caring people on the planet!

employee spotlight John E. Lutch, MBA, SMU, e-Pro® - Accounting & Member Services Manager John Lutch has been in the accounting department at Greater Tampa REALTORS® since January 3, 2006. This past year, he took over management of GTR’s member services department, in addition to his accounting duties, where he handles member concerns, manages the REALTOR® store inventory and assists members with Supra lockboxes among other duties. In July, John became one of 182 people in the country to become certified through Supra as a Supra Master User (SMU). About 135 REALTOR® associations nationwide participate in the SMU program. According to John, one of his favorite parts of the job is the people he works with. “I like the staff, the members and the exciting changes that are going on,” he said. “We are constantly evolving for the betterment of the members!” tamparealtors.org

ACKNOWLEDGEMENTS Erika Butler, a loan officer at Primary Residential Mortgage, Inc. (PRMI), was recently recognized as an Elite Woman by Mortgage Professional Association, a top publication in the mortgage industry. Butler has been in the mortgage industry for more than 14 years and has helped thousands of families with their dreams of owning a home. Erika has also been awarded Senior Loan Officer of the Month, Sales Manager of the Year, and last year, was invited to be part of PRMI’s Presidents Club, a club that recognizes and celebrates Loan Officers who fund more than $25 million in home loans.

Connie Johnson (Coldwell Banker Residential) was named the 2017 Associate REALTOR® of the Year at the Florida REALTORS® Dream Big convention in August. Connie has been very active in the Association since joining in 1988, serving on numerous committees and chairing many as well. Her passion for politics and connections with locally-elected legislators have been key in passing bills that benefit the real estate industry. She is also a past winner of the Florida REALTORS® Humanitarian Award because of her stellar service to the community.

Francine Villa, American Bancshares Morgage branch manager and the 2017 Chair of the GTR Affiliate Business Partners, was a recipient of the Steven R. Will Award which is presented to the individual member who best represents the ideals of the Mortgage Bankers Association of Tampa Bay. Herbert Fisher (Herbert R. Fisher Realty) recently celebrated his 80th birthday. Mr. Fisher was president of the Greater Tampa REALTORS® in 1993 and is a past chairman of the Florida Real Estate Commission. Lisa Couture, Professional Standards Manager at GTR, celebrated her 35th work anniversary with the Association. Lisa started as a part-time, temporary receptionist doing data entry in 1982. Since then, she has worked in several roles including MLS, Supra, Public Affairs Assistant, Education Director & most recently, Professional Standards Manager. During her tenure, she has also been a staff liaison to 14 committees.

Anthony Canizares (RE/MAX All Pros) received the Florida REALTORS® 2017 Humanitarian Award at the Dream Big convention which honors REALTORS® for their compassion and community service. When Tony learned his friend was dying of kidney failure and needed a transplant, he didn’t think twice and immediately jumped in to help him. After many series of tests were completed, Tony was a perfect match. His friend is now living a normal life thanks to Tony’s life-saving donation.

social media Must-haves 4 Free Tools for Tampa Bay REALTORS® By: Tracy Wisneski

S

ocial media is a fantastic platform for REALTORS®, allowing them to build relationships with prospects, stay in communication with past clients, connect with their field of influence, advertise to targeted audiences and more. It’s been a game-changer. As great as it is, it’s a lot of work, so you can use all the help you can get. The following free tools are invaluable for your social media endeavors.

HOOTSUITE

www.hootsuite.com

First up is Hootsuite, a widely-used social media management tool that empowers users to create, schedule and monitor posts for several social media accounts all from one helpful dashboard. Compose a post, add an image, select a date and time, then choose from one or all of your social accounts for publishing. You can schedule the same post to several accounts with just one click from the same dashboard.

Your dashboard will allow you to view scheduled posts, published posts and reactions to them as well. You can respond to comments directly from the app, assign them to team members (if you have a team) or delete them if you choose. Hootsuite can also shrink links to shortened ow.ly URLs allowing you to use shorter links as well as track the impressions of each across platforms using their reports function.


TOOLS YOU CAN USE Another helpful function in Hootsuite is the ability to search for key terms. Do you farm certain communities? Include that community name in one of your searches in order to be alerted whenever anyone posts about it. It will give you the opportunity to engage with those people and grow your following. Other potential search terms might include city names, events or hashtags you’ve created to raise awareness or track campaigns.

Twitter warrants more frequent posting than the other social media platforms, and scheduling those posts manually can be tedious and time consuming. While there are other methods like uploading tweets in bulk using a spreadsheet, those are only slightly more convenient. That’s why I love Recurpost. It automates that process beautifully. I personally use Recurpost most for Twitter, because Twitter warrants more frequency and repetition, but it also integrates with Facebook, Google+ and LinkedIn. Recurpost allows users to set up content libraries that you can create in ways that best help you organize your content and achieve your goals. I like to separate content libraries by audiences like sellers, buyers, both and other REALTORS®. I have other content libraries for certain times of year, like holiday seasons. You could use any number of ways to organize

your content libraries depending on your objectives. Within your content library set-up, you can choose how often to post from each library and to which account. You can designate times for posting or allow the system to automatically choose the time based on best times to post; they can post in a specified order or you can choose shuffle. You can also pause or delete feeds depending on your needs.

GOOGLE ANALYTICS

In order to gauge what is working and learn about your audience, you’ll want to access strong analytics. Google Analytics provides very helpful analytics that should be used to drive strategy based on results. Once you’ve set up your website in this powerful, free tool, you’ll be able to see how you acquire website visitors, what they do on your site when they get there and a host of helpful demographic information as well.

Additionally, you can set the system to gather posts from designated URLs like your own, your office’s and your favorite relevant websites. Do you partner with a few select lenders, for example? You can include their blog URL in one of your feeds. The entire process can be fully automated or you can set a feed to require approval first.

Using these details, you’ll be able to see which of your social media accounts is bringing in the most website traffic and determine which of those users is completing certain tasks on your site like signing up for an email list or requesting a listing appointment.

The Google Analytics Chrome extension also empowers users to view results in real time on each website page.

Images are integral to social media – both for posts, as well as for profile images, cover photos, memes and other branding. Canva is a fantastic resource for images that is both user-friendly and free for basic users. Canva provides numerous preset project sizes based on common projects like a Facebook cover photo, Twitter post, Youtube channel art and more. You can also choose custom image dimensions to suit your purpose. Users can then choose from project templates, add images from the database or images of their own, edit font, colors and more. The program makes use of image layers, but it is much more user-friendly for novices than other popular image software. Do you have a cool meme idea? Get the right picture, add the text and your branding and you’ll have a shareable meme within a few minutes. Canva provides all the tools you’ll need.

Google offers free online training tutorials in Google Analytics to help users make the best of the variety of analytics information available. Don’t allow yourself to be overwhelmed by all that Google Analytics has to offer. Even a rudimentary understanding of its use is very helpful. These are just a few helpful social media tools. CODE OF ETHICS

Case #7-1: Acceptance of Compensation from Buyer and Seller

B

uyer A engaged REALTOR® B to locate a small commercial property. Buyer A explained his exact specifications indicating that he did not wish to compromise. They agreed that if REALTOR® B could locate such a property within Buyer A’s price range, he—the buyer—would pay a finder’s fee to REALTOR® B. Two weeks later, REALTOR® B called Buyer A to advise that Seller C had just listed a property with him that met all of Buyer A’s specifications except that the listed price was a bit higher than Buyer A wanted to pay. Buyer A inspected the property and liked it, but said he would adhere to his original price range. REALTOR® B called Buyer A three days later to say that Seller C had agreed to sell at Buyer A’s price. The sale was made and REALTOR® B collected a commission from Seller C and a finder’s fee from Buyer A which was not disclosed to Seller C, REALTOR® B’s client. Several weeks later, Seller C learned about the finder’s fee that REALTOR® B had collected from Buyer A and filed a complaint with the Board of REALTORS® charging REALTOR® B with duplicity and unprofessional conduct. The complaint specified that when REALTOR® B had presented Buyer A’s offer at less than the listed price, he, the seller, was reluctant to accept it, but REALTOR® B had convinced him that the offer was a

fair one and not likely to be improved upon in the current market; and that REALTOR® B had dwelt at length on certain disadvantageous features of the property in an attempt to promote acceptance of the offer. The complaint charged that REALTOR® B had actually been the agent of the buyer while holding himself out as the agent of the seller. Further, Seller C asserted that REALTOR® B had never mentioned that he was representing the buyer or intended to be compensated by the buyer. At the hearing, REALTOR® B’s defense was that he had served both buyer and seller faithfully; that he had not accepted Seller C’s listing until after he had agreed to assist Buyer A in locating a property; and that in his judgment the listed price was excessive and the price actually paid was a fair price. A hearing panel of the Board’s Professional Standards Committee, which heard the complaint, concluded that REALTOR® B had acted in violation of Article 7 of the Code of Ethics. His efforts to represent the buyer and the seller at the same time, and the fact that he intended to be compensated by both parties, should have been fully disclosed to all parties in advance.

Use of the slogan and logo expresses your commitment to fair housing. Use of the slogan and logo can serve to temper a perception that discrimination is indicated in an advertisement.

Q: As a broker for a real estate corporation, am I responsible for verifying that my sales associates renew their licenses? A: Yes. It’s the broker’s duty to ensure that all broker associates and sales associates hold current licenses. Pursuant to Section 475.25(1)(u) the FREC can discipline a broker if it is determined that he/she “has failed … to direct, control or manage a broker associate or sales associate employed by such broker.”

Not to be out done, Jane explained how the MLS worked before the internet. At first, the binder was updated monthly when new listings were delivered by MLS. As time progressed, weekly updates were delivered to the office in the form of an addendum. Imagine a big binder of listings with a single thumbnail black and white photo of the front of the house. No interior shots. No email blasts. Mass mailings (real mail not email) and broker open houses played a pivotal role in getting the word out on a new listing. Another treasure trove of information for my research was LandCastle’s own Michael Kaprove. Michael was an early user of the MLS on a computer. At that time, he was in his twenties and working in offices with people who raised a skeptical eyebrow at the new-fangled machine. He embraced it and it gave him an edge on the competition. Michael always made it a point to interview his clients extensively, asking about their family’s needs and desires. Did they need to be within walking distance of an elementary school? A park? Near a bus line? Single-story or two-story home? Garages? One or two? How many baths? Is a gourmet kitchen a must? Armed with an in-depth understanding of his clients’ needs, he could locate homes faster than his colleagues who were still driving people around with a map and a huge MLS directory on their laps. Fast forward to today’s market with the next generation of agents that grew up fully immersed in technology. I spoke with Robin Acevedo, a talented up-andcoming agent from Keller Williams. Robin readily admitted having a hard time imagining how the real estate world functioned without the smart devices she grew up taking for granted. However, on the flip side, she has no problem keeping up with the fast pace of technological advances. That is the heart of Kurzweil’s theory on the exponential speed of technological evolution: each new generation of technology stands on the shoulders of the last generation to design and build better tools. In his book, The Singularity is Near, Kurzweil looks at it like this: “The first computers were designed on paper and assembled by hand. Today, they are designed on computer workstations with the computers themselves working out many details of the next generation’s design.” After taking the time to reflect on this topic and speak with some amazing colleagues, I could not be more excited and proud of how well this profession has adopted and adapted to the ever-growing world of technology. And, while we may have changed the face of real estate through innovation, the heart of the profession remains the same—knowledgeable professionals taking care of our clients, the public and each other. The future looks bright for our business!

Tampa REALTOR® magazine sat down with Richard Hodder, community relations & development coordinator, and Major John Reed, administrator, of The Salvation Army Tampa Adult Rehabilitation Center, to learn more about the program and how REALTORS® are helping change lives. Tampa REALTOR® (TR): Thanks for taking the time to meet with us and give us some insight into The Salvation Army’s Real Estate for Rehabilitation program. What is the program and how did it get started? Richard Hodder (RH): It all started when a couple named Joseph and JoAnn Callaway from Scottsdale, Ariz., who are REALTORS®, wrote a book called Clients First: The TwoWord Miracle. While in the program, learning to live and work with peers and supervisors is essential.

TR: How did the partnership with GTR get started in Tampa? RH: Last August, we invited GTR to have its General Membership meeting here. It was a perfect event to launch the Real Estate for Rehabilitation program in the Tampa area. TR: What has the partnership with GTR meant to the Tampa Adult Rehabilitation Center? RH: It’s enabling us to help even more people. Our center is definitely growing. When real estate clients who are moving call us now, they need to mention that they’re calling on behalf of the Real Estate for Rehabilitation program so they can get expedited service. We want to honor the real estate industry for supporting us so within two to three business days we’ll be at the client’s home or business to pick up the

donated items. We always want to emphasize that the donated items must be gently-used because they will be sold in our five family stores. They need to be things that are usable so that other people will want to have them in their homes. TR: What resources does the Adult Rehabilitation Center offer to the men that are in the program? RH: They have work therapy every day, and the evening is devoted to learning how to help themselves get better. To get ready for the world again, they attend all types of classes, such as relapse prevention, life skills, parenting and anger management. They’ve also got group and individual counseling, as well as social and physical activities. The key to our program is keeping them busy while providing the tools to recover from drug and alcohol issues, restore family relationships and have healthy lives in the community. TR: What success have you seen with the men in the rehabiliation program? RH: One gentleman, after completing the program, got a job through the Adult Rehabilitation Center working as a truck driver. After showing what a good employee he was, he eventually became a store manager. Then after that job, he became the supervisor of all five stores. Today he is the general supervisor of our center. So God has really changed him.

Before coming to the center, he was living in a car behind a store when someone passed by and encouraged him to come to our program. Now he’s happily married and has been able to buy a home for his family. He’s got a normal life and is able to be a productive member of society.

Since we are a 12-step, faithbased, long-term program, we have been able to successfully graduate over 30% of the men who come into the program. Compared to other rehab programs, that’s a very high number.

TR: How can GTR members and other real estate industry pros help? RH: Simply request marketing products on the Real Estate for Rehabilitation program (realestateforrehabilitation.com) so that whenever the opportunity arises, REALTORS® can make sure their clients receive our information on how to stress less by giving more of their unwanted possessions during the moving process.

TR: What does The Salvation Army need to continue changing lives? RH: The whole program is funded by what we sell in our family stores. We are not government or United Way funded. In order for the family stores to be successful, we need people to donate their unwanted items to us. That’s not

A Look at Tampa Bay’s New Home Communities

The last year has been quite kind to the Tampa Bay area’s residential real estate market. With a strong economy, healthy job growth and low unemployment rate, it’s not surprising that Forbes recently ranked Tampa as the No. 1 city people are moving to in the United States. Homebuyers are also looking for the latest new trends in homes. Here are a few new features Tampa Bay builders and developers are offering to stand out:

EXCITING AMENITIES

New-home communities in the Tampa Bay area are incorporating more high-quality amenities, as buyers want an all-inclusive community with things to do with their family. A standard lap-lane swimming pool is no longer a big enough draw. In many communities, pools have become multifaceted aquatic amenities featuring beach entry, water slides and shaded cabanas. Metro Development Group is taking things a step

I

f you were to find yourself alone in a property with a client who indicated they wanted to harm you or rob you, what would you do? Would you put up a fight or try to escape?

It isn’t pleasant to think about, but it’s important to know the facts. Experts agree that when escape is an option, that is the route you should take. Remember, your primary goal in any incident is to escape from the danger and call for help. When faced with menacing behavior, you should first try to find a discreet way of removing yourself from the situation. Try to avoid triggering the emotion a predator might use to justify an attack. For example, you can say that you need to step outside to make a phone call and then don’t come back inside. If an attack does occur, trust yourself and stay as calm as possible. Think rationally and evaluate your options. There is no single right way to respond to a confrontation, because each situation is different. Your response should depend on the circumstances: the location of the attack, your personal resources, the characteristics of your assailant and the presence of weapons. There are many strategies that are effective, but you must rely on your own judgment to choose the best one.

Verbal assertiveness: If someone is coming toward you, hold out your hands in front of you and yell “Stop!” or “Stay back!” Criminals have been known to leave a victim alone if he or she yelled or showed that he or she was not afraid to fight back. Physical resistance: If you decide to respond physically, remember that your first response should be to flee the area or the home. Act quickly and decisively to throw the attacker off guard while you get away. Your personal safety is your first priority. Property can be replaced, but the value of your life and health is beyond measure. Also, you

W

hile the most publicized physical attacks on real estate agents have involved residential agents, commercial agents are equally at risk. Additionally, it’s important to remember that not all safety and security risks are external. Currently, many markets are faced with a high office and industrial vacancy rate. These properties present huge risks to REALTORS® because they are typically isolated from populated areas, and are often difficult to access. Many of the same safety tips employed by residential agents are relevant for commercial practitioners including care with personal

information, verifying customer information, announcing your showings, scouting locations early, and keeping phone in hand. Many office, multifamily and industrial properties have security cameras and security systems, which will not be very helpful if nobody knows you’re there. Finding the criminal after the crime is committed is not as beneficial as thwarting the criminal before or during the crime by having the appropriate maintenance and risk management processes in place. IREM offers a number of forms and checklists for both residential and commercial properties for this purpose. Vacant land listings present unique challenges to safety and security because large parcels with woodlands offer obstructions to view of passersby. Vacant land parcels also contain ditches and low spots that present accident hazards. It is not uncommon for farmers to bury tree stumps, pesticides, construction debris, used tractor batteries, and other such materials in their

Prepare in advance by following the advice of REALTORS® Land Institute’s 2015 President Terri Jensen, who published a useful article on how to stay safe in rural environments. New construction sites for multi-family, self-storage, or any other large commercial property present hazards due to the overall size of some projects, and obstructions like fencing often prevent full views to the backs of the properties. Personal safety basics like wearing appropriate gear (e.g., hard hats, sturdy shoes) and making sure the property has adequate lighting are easy ways to protect yourself. The International Association of Certified Home Inspectors and Insurance Institute for Business & Home Safety have both published articles with additional safety tips relevant for commercial professionals who work with varying property types. Smartphone apps and other safety products enable agents to send alert signals via phone, text, social networks and email to your emergency contacts along with a GPS location; a list of expert resources is available on

Preparing a prospect form, an agent form, and an itinerary form, among others, will allow your co-workers and family members to know where you are, and who you are with. Developing a distress code will likewise allow you to alert others to send help. Not all risks to real estate agents are external. Commercial property brokerage is a high-stress profession, and the threat of heart attack or stroke is ever present; for instance, if an agent goes into cardiac crisis, every moment is crucial. Being able to quickly contact emergency responders is critical to survival. Adding ICE (In Case of Emergency) entries into your smart phone’s contact list enables any prospect or client to be able to dial directly to someone who can send immediate assistance. Dialing 9-1-1 is not always reliable on a cell phone, as some calls are directed

to towers outside of the service area where the casualty actually occurs. These tips are simple enough to incorporate into your business right away. The only thing more tragic than a REALTOR® being harmed while doing their job is knowing that the harm may well have been prevented with some simple best practices.
