Celebrated each year on March 11, World Plumbing Day is an international event initiated by the World Plumbing Council that recognizes the important role plumbing plays in people’s health and safety.

A national survey conducted by CIPH to understand Canadians’ water consumption habits found that: • The majority of Canadians surveyed take 5-10 minute showers (49.5 per cent of men vs. 48 per cent of women). • One-third of Canadians keep the water running while brushing their teeth. • One-third of Canadians are using high-efficiency appliances. • Canada is split 50/50 on how conscious they are about efficiently using their washing machines (i.e. using cold water, only using with full loads).

Building permit checklist A number of inspections required for new construction The Capital Regional District issues building permits and does required inspections leading to an occupancy permit. The following inspections are required at various points during construction: • Site Inspection – is carried out before issuing the permit – the building inspector checks for possible geotechnical hazards and driveway access • Foundation and footing inspection – after concrete is poured; location to be verified by a legal survey • Perimeter drain tiles and damp-proofing – prior to backfilling • Preparation of ground, including ground cover – prior to the placing of a concrete slab • Rough-in of all chimneys, fireplaces, solid fuel burning appliances and oil burning appliances

Take action on radon in your home It’s easy to get home tested

Health Canada is warning homeowners about the risk of radon, the number one cause of lung cancer for non-smokers. All homes have some level of radon, the question is how much. In fact, based on current housing stock statistics and Health Canada’s research, close to a million homes have high radon levels in the country. Radon is a radioactive gas that comes from uranium in the ground and can get into your home undetected through cracks and gaps in the floors, walls, windows and doors. Radon represents almost 50 per cent of a person’s lifetime radiation exposure and results in more than

3,200 deaths in Canada every year. Although public awareness of radon is growing, few people have actually tested their home for it. Recent research shows that despite over half of Canadians saying they know about radon, less than 10 per cent have done anything about it. Of those who tested their home and found high levels, only 29 per cent did something to reduce it, even though it increases their risk of lung cancer. Fortunately, radon is one health risk that is easily preventable. Since you can’t see, smell or taste it, the only way to know if radon has reached dangerous levels in your home is to test for it. Testing your home is easy. You

can purchase an inexpensive test kit or contact a certified professional to help you check the levels in your home. If your home’s radon level is high, it can be fixed at a reasonable cost. Techniques to lower radon levels are effective and can save lives. A radon mitigation system can be installed in less than a day and in most homes will reduce the radon level by up to 90 per cent for about the same cost as other common home repairs such as replacing the furnace or air conditioner. Keeping it natural Insurance Bureau of Canada report suggests ways to minimize climate change-related damage

​An Insurance Bureau of Canada (IBC) report released this past fall urges communities to consider natural (or “green”) infrastructure to limit their flood risk. IBC collaborated with the Intact Centre on Climate Adaptation (Intact Centre) and the International Institute for Sustainable Development (IISD) in an effort to help communities address their economic risk associated with climate change. The result is a report called Combatting Canada’s Rising Flood Costs: Natural infrastructure is an underutilized option. “Nature conservation and climate resilience go hand in hand,” said Craig Stewart, vice-president, federal affairs, IBC. “This report emphasizes that coastal and inland flood risk can be reduced by conserving and restoring natural infrastructure, such as wetlands and coastal marshes, and that the return on investment of natural infrastructure can at times exceed that of built infrastructure, such as dams and dikes. Nature can be our best friend in lowering the risk of exposed communities.” In 2016, in response to consumer needs, the property and casualty insurance industry began offering homeowners products that cover overland flooding. However, we are facing a decade-long transition as governments shift the financial risk of floods from taxpayers to homeowners and private insurers. Currently, for every dollar of losses borne by insurers in Canada, three to four dollars are absorbed by governments and home and business owners. “Property and casualty insurance payouts from extreme weather have more than doubled every five to 10 years since the 1980s,” said Stewart. “Coastal and inland flood risk is rising across the country as a result of extreme weather events driven by climate

change. Insurance companies are on the frontlines of helping Canadians cope with the impacts of the changing climate, paying out over $1.5 billion in the last 12 months alone.” Key Findings of the Report As a general rule, in order of preference, the most cost-effective means to mitigate flooding using natural infrastructure are to: 1. Retain what you have 2. Restore what you’ve lost and 3. Build what you must. The natural infrastructure implementation framework profiled in the report provides an improved due-diligence process for the assessment and implementation of natural infrastructure projects. It consists of the following key components: Watershed and climate risk assessment: It is critical to assess the broad range of climate change and land use impacts on watersheds to understand key risks facing communities today and in the future (e.g., floods, drought, water quality issues and habitat loss). Materiality assessment: Materiality assessments involving key community stakeholders are required to prioritize the most pertinent watershed challenges and to direct the focus of potential natural and engineered infrastructure solutions towards those that can generate “multiple wins.” Feasibility assessment: A feasibility analysis, which consists of assessing the technical, legal and regulatory, organizational, social and economic factors for implementing projects, can confirm which natural and/or built infrastructure projects best address the priority issues.

Time for a power line safety refresher BC Hydro offers tips to help stay safe The recent windstorm left many Gulf Islanders with downed trees and power lines on their property. While the extraordinary circumstances may have led to people abandoning normal safety precautions, BC Hydro encourages everyone to know the rules about safety when it comes to dealing with power lines and electricity. A 2017 survey commissioned by BC Hydro found that nearly three quarters of British Columbians do not know the safe distance they should maintain between their equipment and the power line, and almost half were unaware that branches touching electrical lines can conduct electricity. “Public safety is a responsibility we take very seriously at BC Hydro and we make every effort to educate the public about the hazards associated

To stay safe, a property owner and their equipment should be at least three metres — about a car length — from a power line at all times.” Keeping vegetation clear of power lines is an important step in staying safe, but BC Hydro’s research showed that 41 per cent were not aware that it was the property owner’s responsibility to keep vegetation on their property clear of power lines. BC Hydro reminds property owners that if any part of the tree or hedge is within three metres of a power line, call 1 800 BCHYDRO and a representative will assess the conditions and recommend an approach.

The following renovation tips add beauty to a home and generate good returns when selling: • Invest in your kitchen. Kitchen remodels are a safe bet when it comes to putting money into improving a home. Homeowners tend to spend a great deal of time in their kitchens, and a dated, poorly functioning kitchen can detract from the value of a home, even if the rest of the home is in good shape. The goal is to more than recoup between 60 and 120 percent of your kitchen remodel investment, especially if the kitchen matches up well with the rest of your home.
