Real estate investing for beginners A few things to consider On the heels of a recession that saw home values drop, many would-be investors have shied away from buying investment properties. But real estate has historically remained a sound investment, boasting a longterm appreciation rate that makes it a worthwhile investment for those who can withstand temporary setbacks in housing prices and hold on to their properties over the long haul. Investors are often nervous as they look for their first properties. Uncertainty about housing prices aside, investing in real estate also is risky, and first-time investors need to be comfortable with such risk in order to make the most of their investments. The following are a few things potential real estate investors should consider as they decide if investing in real estate is right for them. Personal ability Real estate investors typically have tenants, and those tenants inevitably have needs. Investors who have experience as contractors may not find it difficult to renovate a property and make it more attractive to tenants, nor are they likely to be inconvenienced when minor issues on the property need to be addressed. Investors with no such experience will need to hire contractors to do the work for them, cutting into potential profits down the road. In addition, investors who don’t have the ability and/or the time to address minor issues like a clogged drain or a drafty window on their own will need to hire a property management firm to tend to such needs. Such firms are effective, but also expensive, further cutting into your profits.
Time Real estate is often a time-consuming investment. Tenants pay good money to live in attractive rental properties, and those tenants will have a host of needs that must be met. Investors must be sure they have the time to address their tenants’ concerns, especially investors with no plans to hire property management firms. Potential investors who already have full plates at work and at home may not be able to devote the time necessary to make the most of their real estate investments, and therefore might be better off finding another way to invest their money.
Time also must be considered when considering profits. Real estate is not the type of investment that turns a profit overnight. Even investors who are looking to invest in an up-and-coming neighbourhood must be prepared to hold onto their properties for at least a few years, if not much longer, to maximize their investments. Though real estate is a sound investment, it is not a get rich quick type of investment, so investors looking to make a quick buck should consider alternatives before buying investment properties.
Size First-time real estate investors might be wise to choose a smaller property for their initial investment. Larger properties can be overwhelming to manage, and investors often rely on property management firms to tend to these properties. Such firms charge more to manage bigger properties, which can eat into investors’ finances. Veteran investors can handle such overhead costs, but firsttimers might find themselves caught off guard upon realizing the gravity of their financial commitment. A good rule of thumb for first-time investors is to stick to smaller properties, only moving on to larger buildings once they are fully comfortable with all that comes with investing in real estate.

Things to consider before downsizing your home Once past sentimental attachment, other factors come into play Once their kids have left the nest, many men and women over 50 begin to consider downsizing their homes. Downsizing to a smaller home can be beneficial for a variety of reasons, including less home to clean and maintain, more affordable utility bills and lower property taxes. But the decision to downsize is rarely black and white, and men and women often struggle with that decision. Perhaps the most difficult part of the decision of whether or not to downsize to a smaller home concerns the sentimental attachment many homeowners, especially those with children, have to their homes. The home might be too big for your current needs, but it also was the same place where your son took his first steps and where your daughter lost her first tooth. Saying goodbye to a place that was home to so many memories isn’t easy. But there’s more than just sentimental value to consider when deciding whether or not to downsize your home after the kids have grown up and moved out. Personal finances Your financial situation merits significant consideration when deciding if the time is right to downsize your home. If your retirement nest egg is not as substantial as you would like it to be, then it would seem as though downsizing to a smaller, more affordable home is a great opportunity for you to start catching up on your retirement savings. But that’s only true if your new home won’t incur any additional expenses that are already taken care of in your current home. For example, your current home may be fully furnished, while a new, smaller home may require you to buy all new furniture because your existing items simply won’t fit. The cost of such furnishings can be considerable. If you plan to move into a condominium, you can expect to pay monthly homeowners association fees, and such fees are often substantial. So while the condo itself might be smaller, the additional expenses associated with the property may end up making the smaller home more expensive and prevent you from saving more money for retirement.
Real estate market There are seller’s markets and there are buyer’s markets, and ideally you would like to sell your home in a seller’s market. But keep in mind that this might be the same market in which you hope to buy a new home. The nature of the real estate market depends on a host of factors, including geography. If the city or town where you currently live is in the midst of a seller’s market and you are planning on moving to a location where buyers have the upper hand, then now might be a great time to move. But if you currently live in a buyer’s market and hope to move to a seller’s market, then you may end up paying a steep price, even when downsizing to a smaller home. Things may even themselves out if you want to downsize to a smaller home within your current community, but do your homework nonetheless, researching the time of year when you’re most likely to get the most for your home and find the best deal on your next place. The advantage people considering downsizing have is that they are rarely in a rush to move out of their current home and into their next one. This gives them ample time to make the real estate market work for them.
Space How much space do you really need? Once the kids have moved out, couples may feel like all of that extra space is going to waste. But that can be a knee-jerk reaction, and upon a more thorough examination of the space and your needs you may just find that you can put all of that extra square footage to good use after all. If you have always wanted your own art studio, then now might be the perfect time to make that a reality. Always wanted a room devoted to home theatre? Get to work on converting your basement from an all-purpose game room to your own private movie theatre. If, after considering the space in your home, you find that the extra square footage really is just upkeep you aren’t especially interested in doing, then you would no doubt like a cozier home that’s less of a responsibility to maintain. Downsizing a home is something many men and women over 50 consider after their children have moved out. Such a decision is rarely easy, so homeowners should take as much time as they need before making a final decision to move or stay put.

5 ways to get acquainted with a new neighbourhood Across the country, people are packing boxes, hiring trucks and moving short and long distances. According to a survey by DuProprio, a Quebec-based real estate advice site, 28 percent of Canadians feel the need to move every five years. Surprisingly, DuProprio also found that 14 percent of owners wish they could move every year.
The main reasons people move are expansion of the family, a career change, retirement, empty nest situations, or when moving is more practical than large-scale home renovations.
Whether a move is to a different province or overseas, it can take some time to acclimate to a new neighborhood. These tips can help anyone get acquainted with their new surroundings and make friends in the process. 1. Host a housewarming party. Get to know immediate neighbors by hosting a party. After some unpacking is done, host a simple get-together for people who live nearby. Ask if neighbors can help out by bringing chairs. Offer light refreshments and some type of activities for children. The event doesn't have to be extensive, just long enough to engage in some conversation and introduce yourself. 2. Walk and drive around. Scout out the area by driving around and making note of shopping areas, parks and places of interest. Did you know? Many homeowners have lofty goals for their homes. Such plans may include extensive renovations or even additions. While many of these projects create beautiful changes in a home, it’s important to consider the impact that renovations can have on property value before beginning a project. Many home improvement projects do not add as much value as homeowners may think they do. In fact, some homeowners “overbuild” for their neighborhoods. This means the amount of money invested in improvements may likely never be recuperated because the house value simply exceeds those around by too much money. To avoid overbuilding, homeowners can ask themselves a couple of questions before beginning a renovation project.
Many home improvement projects do not add as much value as homeowners may think they do.
• Will the house blend with others in the area? If your house will stick out like a sore thumb, it will detract from its own value and could impact the value of other homes in the area. • Have I examined the cost vs. value of the project? Many home improvement resources analyze the cost of a project versus the overall value of that project with regard to property value. For example, a $100,000 remodel may not add $100,000 to the value of the home in the event you choose to sell down the line. It’s important to know which projects provide the best return on investment.

Rooms can serve double duty A trundle sofa bed enables overnight guests to sleep comfortably right in the living room or den.
Many homes do not have space for guest rooms, kids’ play areas and home theatre lounges that are possible in homes with substantial square footage. But they may not be missing out at all.
While large homes remain popular, many people are embracing the benefits of smaller residences. Small homes help homeowners save money, require less maintenance, have smaller environmental impact, and reduce the temptation to accumulate “stuff.” Owners of small homes or apartments can still enjoy the benefits of larger spaces, they just need to equip rooms to perform double duty. Living room/guest room Entertaining guests is easier when there’s a dedicated space where visitors can feel at home. When furnishing a living room, keep the guest room in mind. A sofa that opens up to a bed or a convertible sectional can be a comfortable place for guests to lay their heads. Side tables provide guests with places to store their belongings, and an empty storage chest can house bed linens or guests’ clothing. Den/playroom Children tend to accumulate toys and games. And as kids grow from children to young adults, their list of must-have items — from video gaming systems
to other electronics — grows along with them. Storage can make a room functional for both adults and children. Devote an entire wall to a closet or drawer system where toys can be stored out of sight when necessary. Storage ottomans can be used for extra seating while also providing somewhere for homeowners to stash stuffed animals or games for easy access. When choosing furniture, look for fabrics that are resistant to stains and modular pieces that can be moved around as necessary to create room for playing or entertaining. Bedroom/home office Statistics Canada's latest report states 1.7 million Canadian employees work at least part of the time at home, and that doesn't include self-employed people. Bringing work home means men and women need a space to work. In tight quarters, bedrooms may be the only available area. An armoire-style desk will blend in with the decor and can hide paperwork and electronics behind doors. Otherwise, a makeup vanity can serve the dual purpose of providing a place to get ready for a night out and a ready space to house a laptop during the day.
