The beautiful outdoors is also at its best, with clean ocean waters warming up enough for a dip and sunny skies making cruising between island ports doubly enjoyable. Special events happening throughout the summer may help make the choice easier — or make it that much more difficult! The annual Galiano Music Festival, this year happening on Aug. 4, offers a full day of free live music presented by the Galiano Island Lions Club. Salt Spring Island Conservancy hosts an Arts and Nature Fest on Aug. 5 and weekly themed events for families through August. Those are just a couple of examples of what you can find. Watch for these 5 real estate trends Changing interest rates and mortgage rules have left people across the country buzzing about what’s going on in the housing market. Whether you’re a young adult who’s hoping to purchase your first home, a boomer who’s looking to downsize, or someone in between, check out these emerging trends based on Statistics Canada’s census data. Condo nation: The condo boom continues, with almost 1.9 million households choosing this space-saving and cost-conscious housing option. Unsurprisingly, among Canadian cities Vancouver has the highest proportion of households living in condos, followed by Calgary and Abbotsford–Mission. Millennial movements: Young adults aged 24 to 30 have a lower homeownership rate than baby boomers had at the same age. This may be partly because the number of those living with their parents is rising. However, many other factors, such as the cost of shelter, are also involved.
Seniors staying put: People aged 65 and older are more likely to own their homes in 2016 than a decade ago, suggesting that they are more often willing to age in place, rather than to move into a retirement home or downsize into a rental apartment. Money talks: Property values vary greatly between cities. In Canada, the average value of an owneroccupied dwelling in 2016 was $443,058. Meanwhile, it was $1,005,920 in Vancouver, compared with $734,924 in Toronto and $366,974 in Montréal. Ownership rates: Overall, the rate of households who own their home in Canada has remained relatively stable since 2006, with 67.8 per cent reporting ownership in 2016. However, broken down by province, the picture changes slightly: homeownership rates declined in the Atlantic provinces, Ontario, British Columbia and Nunavut, and increased in Quebec and the Northwest Territories. Current finances Real estate can potentially yield big returns, but these may only materialize after investors spend ample amounts of money refurbishing or even maintaining their investment properties. Prospective investors without the capital on hand to finance repairs or routine maintenance may find it difficult to make their properties appealing to potential tenants, which can make it harder to meet mortgage payments. Prospective investors who already have sizable debts, be it consumer debt or existing mortgage payments, may want to pay down those debts before investing in real estate. Down payments According to Wells Fargo, mortgage insurance does not cover investment property, and loans typically require a minimum down payment of 20 percent of the value of the property. So prospective investors cannot count on mortgage insurance to finance their investments in real estate. Investors should not just make sure they can meet that 20 percent requirement, but also ensure they have enough capital left after making their down payments to address any repairs that need to be made. If not, they might have trouble attracting renters willing to pay enough in rent.

Interest rates Prospective real estate investors may be surprised to learn that investment property loans are often subject to higher interest rates than those for home buyers borrowing to purchase a primary residence, says Quicken Loans. Investors should not count on getting the same or better interest rates for their investment properties that they did when buying the homes they currently live in. Financial reserves Some lenders may require that prospective investors have sizable financial reserves before they will lend them money to invest in real estate. Some may require that borrowers have several months’ worth of reserves to finance both their personal lives and their investments. If a 20 percent down payment would make that impossible, then prospective investors may want to wait a little longer to invest and save more money until their financial reserves would prove more acceptable to lenders. Investing in real estate can yield big returns. But first-time investors should know that such investments are vastly different than investing in a home for oneself.

Summer market fare includes apple-baked goods like fritters, brownies and breakfast cookies, all of which are cooked fresh before heading to market. “There is a sense of pride that comes from all that we have managed to accomplish in the short time that we have been doing this,” she said. “There is also a connection to my community as I see friends and neighbours when they frequent the market and our farm stand to purchase the food that we are growing.” As she looks to the orchard’s future, which includes plans to make cider from some of the farm’s unique apples, Lavender appreciates that few jobs are more interesting, challenging and life-giving. Marie Laucks, co-owner of Laughing Apple Farm on Beddis Road, suggests that women thinking about life on the farm should get comfortable with tools. Before she and her husband Brian Swanson moved to Salt Spring in 2003, Laucks had no formal training in the use of drills, saws and farm machinery. Shop courses were something she never took as a girl growing up in the United States. Migrating from their academic lives at a university in Seattle, the couple set out to restore a 160-acre homestead property that was in dire need of some TLC. In the early years, she and Swanson would drive up for the weekend to tend to the property, sometimes working through the night in the glow of headlights shining into a rainy field. “The women’s jobs aren’t only to do the canning,” she said. “We rebuilt the whole thing.” Laughing Apple is well known for apple juice, fresh berries and vegetables sold from local markets and its Beddis Road farm stand. Things aren’t always so intense since most of the grunt work to

As more women step up to mow down the ‘grass ceiling’ that’s dictated traditional roles on the family farm, barriers are dropping and new collaborative processes are formed. No longer confined to ringing the dinner gong, women have assisted the evolution of a new farming reality, one that focusses on value-added products, farm tourism and organics. Bree Eagle grew up on Salt Spring’s Bright Farm before heading off to university in California. She returned to the island, where she became reacquainted with the land and her love of agriculture. These days she calls herself a sharecropper, harvesting berries, fruits and wild edibles from properties across the island for use in her colourful line of artisan vinegars. Before our interview this spring, she’d just finished harvesting about 10 kilograms of lemon balm. Other varieties are made from figs, plums, apples and blackberries, to name just a few. Eagle oversees every aspect of the operation, from the initial idea and harvest to production and marketing. It’s hard work, but few experiences are more empowering than crafting a business dedicated to healthy living and creating products from scratch. Eagle takes inspiration from the many other women of all ages on the island who share her passion and have taken it upon themselves to feel the dirt beneath their fingernails.
