• Take inventory of what’s in your house. Empty nesters often find that their homes are still filled with their children’s possessions, even long after those children have entered adulthood and left home. If the storage in your home is dominated by items that belong to your children and not you, then downsizing might be right for you. Once they have done so and taken what they want, you can host a yard sale, ultimately donating or discarding what you cannot sell. Planning your estate: If you have real estate that you want to bequeath to your children, an independent value will be useful to ensure that this asset is fairly distributed to your family. If you prefer to leave your estate to a charitable organization, then the market value of your property will be required as well. 4. Retirement planning: If you want to determine your wealth to plan for your retirement, a designated appraiser is able to determine the value of your current real estate as well as provide consulting advice to enhance your financial portfolio with a good real estate investment. 5. Litigation: If you are in litigation and property is involved, engage a designated appraiser to provide an expert opinion on the value of the property. For example, there may be a matrimonial division of property or assets, shareholder disputes or a situation in which the market value of the property has an impact on the legal settlement. AIC designated appraisers are recognized within judicial and quasi-judicial settings. 6. Property tax assessment appeals: In most provinces, if you don’t agree with the value of your property used to determine your property taxes, a designated appraiser can prepare an appraisal and provide you with

the support you need to make your argument to the assessment authority. 7. Renovating: If you plan to update your home with a significant renovation, be sure you are investing in the right upgrades. Capital Gains: If you want to be sure that the capital gains that you are reporting are based on a fair market value, engage a designated appraiser to give you the peace of mind that you are paying a fair amount of tax on the disposed property. 9. Insurance coverage: A designated appraiser can complete an appraisal for insurance purpose that can be used by property owners and insurance companies in the event of damage to your property. This is a great way to document the details of the property before a natural disaster or other unfortunate event occurs which will expedite your claim during a time that is often very difficult for your family. 10. Bankruptcy: If the unfortunate event occurs in which you must file for bankruptcy, a designated appraiser should be engaged to provide a fair market value for the property which is one of your most significant assets.

Summer market fare includes apple-baked goods like fritters, brownies and breakfast cookies, all of which are cooked fresh before heading to market. “There is a sense of pride that comes from all that we have managed to accomplish in the short time that we have been doing this,” she said. “There is also a connection to my community as I see friends and neighbours when they frequent the market and our farm stand to purchase the food that we are growing.” As she looks to the orchard’s future, which includes plans to make cider from some of the farm’s unique apples, Lavender appreciates that few jobs are more interesting, challenging and life-giving. Marie Laucks, co-owner of Laughing Apple Farm on Beddis Road, suggests that women thinking about life on the farm should get comfortable with tools. Before she and her husband Brian Swanson moved to Salt Spring in 2003, Laucks had no formal training in the use of drills, saws and farm machinery. Shop courses were something she never took as a girl growing up in the United States. Migrating from their academic lives at a university in Seattle, the couple set out to restore a 160-acre homestead property that was in dire need of some TLC. In the early years, she and Swanson would drive up for the weekend to tend to the property, sometimes working through the night in the glow of headlights shining into a rainy field. “The women’s jobs aren’t only to do the canning,” she said. “We rebuilt the whole thing.” Laughing Apple is well known for apple juice, fresh berries and vegetables sold from local markets and its Beddis Road farm stand. Things aren’t always so intense since most of the grunt work to

Less clear gender roles open new possibilities for everyone on the farm to focus on their strengths while conquerring new challenges. As more women step up to mow down the ‘grass ceiling’ that’s dictated traditional roles on the family farm, barriers are dropping and new collaborative processes are formed. No longer confined to ringing the dinner gong, women have assisted the evolution of a new farming reality, one that focusses on value-added products, farm tourism and organics. Bree Eagle grew up on Salt Spring’s Bright Farm before heading off to university in California. She returned to the island, where she became reacquainted with the land and her love of agriculture. These days she calls herself a sharecropper, harvesting berries, fruits and wild edibles from properties across the island for use in her colourful line of artisan vinegars. Before our interview this spring, she’d just finished harvesting about 10 kilograms of lemon balm. Other varieties are made from figs, plums, apples and blackberries, to name just a few. Eagle oversees every aspect of the operation, from the initial idea and harvest to production and marketing. It’s hard work, but few experiences are more empowering than crafting a business dedicated to healthy living and creating products from scratch. Eagle takes inspiration from the many other women of all ages on the island who share her passion and have taken it upon themselves to feel the dirt beneath their fingernails.
