2017 in review: Low suppLy, big demand > increasing prices 2017 was all about supply (low) and demand (high), reflecting that most common of all economic truisms: a very low number of listings of both homes and land for sale plus high demand – meant increasing prices. Overall $ sales for MLS-listed properties in 2017 (homes plus bare land) were $160 million, down 20% from 2016 sales of $203 million. 277 transactions took place in 2017 vs. 362 in 2016, down 23% year over year. Sales were down from 2016, but with half the inventory to choose from, even
a 20% decline in total sales $ is a strong performance when comparing the number of sales to listings. Of the 277 transactions in 2017 on Salt Spring, 62 represented bare land transactions, accounting for $18.5 million or 12% of total sales. In 2016, 86 bare land transactions accounted for $30 million in sales. (No wonder you can’t get a contractor to return your call!) The average price for a non-waterfront (NWF) SFD in 2017 was a little over $660,000, compared to $605,200 in 2016, up about 11%. 162 NWF SFDs
were sold in 2017 compared to 201 in 2016. At the high end, 27 homes sold for over $1 million in 2017, compared to 24 in 2016. Of the 277 MLS transactions that occurred in 2017, over 50 sold for asking or over-asking, the result of a high number of competitive bid situations or cases where buyers simply decided to pre-empt others. Well priced properties with frequently sought-after features (ocean views, for example, in quiet and private locations) tended not to last long in this market. Email me for full report!

Tiny home movement gains traction Low cost, less clutter The tiny house movement has transformed the way many people look at housing and how it can help them downsize not only their residences, but also their lives. Living small has been embraced as an eco-friendly way to cut costs and simplify life. According to the tiny house resource The Tiny Life, the typical American home is 2,600 square feet, while the typical tiny house is between 100 and 400 square feet. Many tiny homes are smaller than the average urban apartment. Proponents of the small house movement say that living the tiny life isn’t really a sacrifice, but a way to experience a simpler, fuller life that frees them from expensive mortgage payments and unnecessary clutter.
One of the advantages of tiny house living is that buyers are often able to buy their homes (whether stationary or mobile) outright, eliminating the need to finance their purchases. Tiny homes also boast much lower utility bills than more traditional homes. Outfitting tiny homes with wood-burning appliances can keep heating costs to a minimum. In some instances, tiny homes are completely off the grid, harvesting electricity through solar panels and employing rain-capturing technology to supply water. According to the resource Living Big in a Tiny House, the tiny house movement is eco-friendly. Small homes create much smaller carbon footprints than large homes. In addition, the resources needed to build and sustain such homes pales in comparison to those needed to build and maintain more traditional homes. Furthermore, with less interior space, residents of tiny homes are less likely to acquire items they don’t necessarily need, reducing clutter and saving money. The following statistics, courtesy of The Tiny Life, paint a picture of the tiny home lifestyle: • Sixty-eight percent of tiny house people have no mortgage, and 78 percent own their home. • The average cost to build a tiny house is $23,000 for do-ityourselfers. • Eighty-nine percent of tiny house dwellers have less credit card debt than the average person. • Tiny house owners earn an average of $42,038 each year. • Many tiny home owners are age 50 or older. Those interested in the tiny house lifestyle can find many companies that now specialize in these dwellings. Empty-nesters looking to downsize may find tiny homes are an affordable way to simplify their lives.

Moving? How to find the right neighbourhood

(NC) The search for the perfect house begins with the search for the perfect neighbourhood, which can be daunting. Searching for something so open-ended and with so many variables can be an overwhelming task, but it doesn’t have to be. You just have to know where to start your search and where you can take it from there. Get ready to find that dream neighbourhood. Search yourself. You can’t really know what to look for in a neighbourhood until you know exactly what you want. Make a list, take your time. Write down the things that really matter to you. Decide priorities. Order your list from most to least important. Moving in with your partner? Have them do the same, and see where your priorities line up and where you diverge. Now that you know what you want, it’s time to go get it. Search the streets. Don’t underestimate the importance of this step. You really can’t know a neighbourhood until you’ve walked its streets at several different times of day. Get a feel for the level of traffic and noise, decide if you’re okay with it. See how the streets feel. Are they lit enough at night? Would it be
nice to go for a run through your neighbourhood? Make sure you visit each of your candidate neighbourhoods. Search the stats. While you hunt at street level, make sure you take your research to a bird’s-eye view at the same time. You would be amazed at the kinds of things you can learn about a neighbourhood just from its census data. How old are people there? How many kids are in the neighbourhood? How many people are home owners? How much are the average monthly costs to live there? What languages are spoken in the neighbourhood? Combine your research with your street-level hunting and you’ll soon find yourself walking through the perfect neighbourhood for you and your family. Three tips to prepare to sell your home
According to Realtor.com, spring is the busiest and best season to sell a home. While a good home can find a buyer any time of year, homeowners might find the buyers’ pool is strongest in spring and into summer. The reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating.
Because spring is such a popular time to sell a home, homeowners who want to put their homes on the market should use winter as an opportunity to prepare their homes for the prying eyes of prospective buyers. The following tips can help homeowners during the pre-selling preparation process.
1. Address the exterior of the home. Winter can be harsh on a home’s exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively affect their homes’ curb appeal. A study of homes in Greenville, S.C. from researchers at Clemson University found that the value of homes with landscapes that were upgraded from “good” to “excellent” increased by six to seven per cent. If it’s in the budget, hire professional landscapers to fix any problematic landscaping or address any issues that arose during the winter. Homeowners with green thumbs can tackle such projects on their own, but hiring professionals is akin to staging inside the home.
2. Conquer interior clutter. Clutter has a way of accumulating over the winter, when people tend to spend more time indoors than they do throughout the rest of the year. Homeowners who want to put their homes on the market in spring won’t have the luxury of waiting until spring to do their “spring” cleaning, so start clearing any clutter out in winter,
even resolving to make an effort to prevent its accumulation throughout winter. Just like buyers are impressed by curb appeal, they are turned off by clutter. The Appraisal Institute suggests homeowners clear clutter out of their homes before appraisers visit, and the same approach can be applied to open houses. Buyers, like appraisers, see cluttered homes as less valuable. In addition, a home full of clutter might give buyers the impression, true or not, that the home was not well maintained.
3. Eliminate odours. A home’s inhabitants grow accustomed to odours that might be circulating throughout the house. Pet odour, for instance, might not be as strong to a home’s residents as it is to guests and prospective buyers. Because windows tend to stay closed throughout the winter, interior odours can be even stronger come late-winter than they are during the rest of the year. A thorough cleaning of the house, including vacuuming and removal of any pet hair that accumulated over the winter, can help to remove odour. In the weeks leading up to the open house, bathe pets more frequently, using a shampoo that promotes healthy skin so pet dander is not as prevalent. Open windows when the weather allows so more fresh air comes into the home. Spring is a popular and potentially lucrative time to sell a home, and homeowners who spend winter preparing their homes for the market may reap even greater rewards.

An appraisal report will help property owners to better understand a market’s sales and listing history
The Appraisal Institute of Canada encourages property owners to engage a professional appraiser to help them do their own due diligence when determining an optimal list price of their property. Appraisals conducted by designated and qualified appraisers provide an unbiased and independent opinion of value on a property. “An Appraisal Institute of Canada designated appraiser who is actively working in the local market area can assist a seller by providing an appraisal report that provides an unbiased current market value for the property supported by comprehensive research on recent transactions of comparable properties,” states press material from the Appraisal Institute of Canada. “An unbiased opinion of value provides a seller – or a buyer — with one more piece of information that they can use to make an informed decision regarding the list price of their home.” Professional appraisers use a number of methods to arrive at an opinion of market value.
