market update Real estate activity on Salt Spring continues at the same hot pace experienced in 2016. We broke records in 2016, with average prices rising close to or a little over the peak levels of 10 years ago. Early 2017 conditions are more extreme than last year -- with historically low supply (fewer listings) and very strong demand – creating a difficult market for buyers, a receptive market for sellers. A cautionary note about these statistics: In a small market, such as Salt Spring, we can’t draw definitive conclusions from a relatively small sample of activity taking place in less than 3 months.

With 96 dwellings and 93 bare land properties for sale on the island (as of March 27), which is approximately half the usual number, the law of supply and demand appears to be pushing prices upward.

Of the 36 homes selling as of March 27, 31 were nonwaterfront homes, averaging $719k, with the median at $570k. Last year at this time, the average price of homes sold was $554k and median $517k.

From these numbers, we could assume that prices have increased significantly. However, a higher percentage of the sales have taken place in the higher end of the market, and the supply of homes below $500,000 is very low. Realtors will tell you, however, that with demand high and low supply, homes are selling quite quickly, if appropriately priced, and often for close to or at the listing price. There are lots of buyers around. For now, it’s a good time to be a seller on Salt Spring.

3 tips to prepare to sell your home According to Realtor.com, spring is the busiest and best season to sell a home. While a good home can find a buyer any time of year, homeowners might find the buyers’ pool is strongest in spring and into summer. The reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating. Because spring is such a popular time to sell a home, homeowners who want to put their homes on the market should take the opportunity now to prepare their homes for the prying eyes of prospective buyers. The following tips can help homeowners during the pre-selling preparation process. Address the exterior of the home. Winter can be harsh on a home’s exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively affect their homes’ curb appeal. A study of homes from researchers at Clemson University in South Carolina found that the value of homes
with landscapes that were upgraded from “good” to “excellent” increased by 6 to 7 per cent. If it’s in the budget, hire professional landscapers to fix any problematic landscaping or address any issues that arose during the winter. Homeowners with green thumbs can tackle such projects on their own, but hiring professionals is akin to staging inside the home. Conquer interior clutter. Clutter has a way of accumulating over the winter, when people tend to spend more time indoors than they do throughout the rest of the year. Start clearing out any clutter, even resolving to make an effort to prevent its accumulation throughout winter. Just like buyers are impressed by curb appeal, they are turned off by clutter. The Appraisal Institute suggests homeowners clear clutter out of their homes before appraisers visit, and the same approach can be applied to open houses. Buyers, like appraisers, see cluttered homes as less valuable. In addition, a home full of clutter might give buyers the impression, true or not, that the
home was not well maintained. Eliminate odours. A home’s inhabitants grow accustomed to odors that might be circulating throughout the house. Pet odour, for instance, might not be as strong to a home’s residents as it is to guests and prospective buyers. Because windows tend to stay closed throughout the winter, interior odours can be even stronger come late-winter than they are during the rest of the year. A thorough cleaning of the house, including vacuuming and removal of any pet hair that accumulated over the winter, can help to remove odour. In the weeks leading up to the open house, bathe pets more frequently, using a shampoo that promotes healthy skin so pet dander is not as prevalent. Open windows when the weather allows so more fresh air comes into the home. Spring is a popular and potentially lucrative time to sell a home, and homeowners who spend winter preparing their homes for the market may reap even greater rewards.

Selling your home … thinking about renovating?

omeowners choose renovation projects for a variety of reasons. Many improvements are made to increase functionality and comfort of a home, others are seen as worthwhile investments. Investments can add up to a higher resale value when the time comes to sell a home. Certain projects have a history of providing a greater return on homeowner’s investments than others. The following renovation tips add beauty to a home and generate good returns when selling: • Invest in your kitchen. Kitchen remodels are a safe bet when it comes to putting money into improving a home. Homeowners tend to spend a great deal of time in their kitchens, and a dated, poorly functioning kitchen can detract from the value of a home, even if the rest of the home is in good shape. The goal is to more than recoup between 60 and 120 percent of your kitchen remodel investment, especially if the kitchen matches up well with the rest of your home. Homeowners should know that a deluxe renovation may not be necessary, as relatively moderate improvements can create a whole new look for a kitchen. • Look to paint. One of the least expensive improvement materials, but one that has a significant impact, is paint. Neutral, modern colors can easily liven up any space. If you paint with low-VOC paint, you also can advertise an eco-friendly home, which is very desirable these days. • Put in another bathroom. Multiple bathrooms are an attractive selling point, particularly in older homes that may not have been equipped with more than one bathroom. Other improvements, such as adding attic insulation or replacing older windows and doors with more energy efficient options, also are smart bets. • Add illumination to rooms. A dark home is a dreary home. Adding light can mean including more overhead and accent lighting. Under-cabinet task lighting is a nice touch. Inclusion of skylights and sun tubes can bring natural light into rooms that may not have south- or west-facing windows. • Put a deck addition outdoors. Outdoor living spaces have become more desirable, especially as the “staycation” has grown in popularity. Decks and patios can make backyards more appealing. The scope of your investment will depend on the size of the deck and design. Doing the work yourself can cut the cost of decks in half, but only if you have the specific tools or experience to tackle such a project. • Improve curb appeal. Adding attractive landscaping and freshening up the entryway to a home can add considerable value to your home, as buyers judge homes by their exteriors. Completely renovated interiors may never be seen if buyers pass up your home because of a less attractive exterior. Classy, subtle changes, like wellplaced shrubbery and a green lawn or a clean yard free of fallen branches that looks appealing can work wonders.

Hiking on Salt Spring Island
Salt Spring’s size and diverse terrain makes it an appealing place to travel on foot, with trails to meet a wide range of fitness levels and time considerations. Spring is a great time to do some island trekking. Favourite island hikes include: Ruckle Park’s mixture of farmland, forest and ocean bluffs includes many inlets and sheltered areas along the island’s southern shore. Leaving from the main parking area, a flat but interesting trail can extend as long as three hours if travelling to the park’s northern boundary at Yeo Point. Marine wildlife to look out for includes harbour seals and porpoises. Peter Arnell Park, located on a high ridge between Fulford and Ganges centres, has a small network of trails that is perfect for anyone with a short amount of time or limited walking ability. At the island’s northern tip, the Jack Foster Trail is reached just north of North End Road on Southey Point Road. A 30-minute walk takes you through mixed forest and
wetlands to a stunning beach with views across to Galiano Island. Low tide will allow access around the point to small, sandstone sheltered coves at the end of Arbutus and Zabel roads. Serious hikers won’t want to miss the view from Mount Erskine, which can be accessed from a marked trailhead on Collins Road. Visitors will be enchanted by tiny fairy doors set into the trees. The view from the peak is of Vancouver Island, seen directly across Sansum Narrows. Hikers should give themselves at least four hours for the round trip. Another area for experienced hikers only is Hope Hill in the island’s south end — the island’s highest point at 750 metres. The network of trails, which can be utilized for hikes of anywhere from two to five hours,
will reward visitors with an unparalleled panorama that extends over the Southern Gulf Islands and includes Mount Baker and Washington State’s Cascade Mountains. Protected Garry oak meadows and rare plant species are also found in the area. In addition to hiking information available at the Ganges Visitors Centre, Salt Spring’s Parks and Recreation department office, at 145 Vesuvius Bay Rd. in Portlock Park (250-537-4448), offers trail maps.
