While kitchen or bathroom remodels may be popular renovations, homeowners also should consider outdoor lighting schemes that can make homes safer and more alluring.

Next, you’ll want to consider efficiency and function. Incorporate energy-efficient lighting, including energy-saving LED bulbs or fluorescent lights, into your plans. Timers and other automatic controls can prevent waste by turning lights on only when they are needed. Solar lights can be used as accent lights, further saving energy.

Include lights to frame the front door and call attention to certain elements, such as decorative trees or water features. Use lights to light up deck stairways or to accent planters. Lighting can help illuminate potential hazards or draw attention to borders or property boundaries. Navigating in the dark can be treacherous, so put lights along pathways and near pools or spas. Be sure that lights will clearly mark other walkways around your home, such as those leading from doors to the yard or from the garage to where trash and recycling pails are kept. If a design element such as a bridge over a water feature or a particular ornamental tree or shrub is difficult to navigate in the dark, use lights to improve visibility. • Security. Added security is another reason to install more exterior lighting. Dark homes are attractive to burglars. Eliminate dark corners by lighting up areas where thieves may be able to gain access to your home. This includes areas near doorways and ground-level windows. Install motion-sensor lights in such areas so you are not wasting energy. Lighting may not only deter human intruders, but also it can scare away animals. A raccoon or deer may think twice about hanging around your home when your property is bathed in a spotlight. Revamping exterior lighting elements can improve the safety and the look of a home.

The reasons for building a new home are many, but regardless of the reason, the process of choosing a builder should remain the same. • Look for a builder with a solid reputation. A builder’s reputation speaks volumes, but it doesn’t have to speak for itself. That’s because a builder who has spent years providing personal service, innovative design and quality workmanship will no doubt have a host of happy former customers ready and willing to offer their input. If during the interview process a builder appears reticent to share his work or experiences with previous customers, this should be a red flag. Reputable builders will be proud of their work and more than willing to show it off.

• Find a builder who is ﬂexible. You will be paying to build your home, not the builder’s home. A builder should be flexible and ready and willing to meet your needs, no matter how unique they might be.

• Look for a builder who does more than build. A good builder should do more than just build. A builder should provide a network of qualified professionals to make the process go more smoothly. This network should include real estate and building consultants, interior designers, architects and engineers. Such connections can provide peace of mind and will also illustrate that a builder is both respected in the community and is intent on ensuring your home becomes the dream home you envision it to be.

• Don’t build on the cheap. Buyers who plan to build their own home are in the unique position to ensure their home is as safe and high-quality as possible. This isn’t always the case when buying a resale, so make the most of your opportunity and use only top-of-the-line construction materials and features and choose a builder with experience in working with such materials and features. Building on the cheap could prove disastrous in the not too distant future, so don’t sacriﬁce on quality when building a new home.

Green building a trend on the rise Survey finds smaller homes and environmental awareness Eco-friendly real-estate trends are growing in popularity, as more and more home buyers are looking for ways to protect the planet and reduce the often considerable costs associated with home ownership. In a survey of more than 1,000 consumers in the United States, SurveyMonkey.com, working in conjunction with Blueshift Research, found that one in three consumers prefer eco-friendly products, and 35 per cent are willing to spend more money on products that are good for the environment. Such trends are reflected in the real-estate industry, where many buyers are looking for tinier homes that produce smaller carbon footprints. According to the National Association of Home Builders, the average

new home in 2015 was expected to be roughly 2,200 square feet. That’s about 10 per cent smaller than the average new home built in 2010. Smaller homes consume less energy, which appeals to homeowners looking to save money and live more eco-friendly lifestyles. In addition to smaller homes, homeowners are increasingly looking to sustainable materials when building or renovating their homes. Products that conserve water, including low-flow toilets and water-conserving showerheads, have also grown in popularity.
