FACTORS TO CONSIDER BEFORE INVESTING IN REAL ESTATE
Condition of the property: Product shortages were another trend to emerge during the pandemic, and disruptions to the supply chain will not necessarily go away anytime soon. In addition, the cost of various products associated with home improvements, including lumber, skyrocketed during the pandemic. The National Association of Home Builders noted that while lumber prices declined in 2021, the price of lumber packages quoted to builders remained high. That means real estate investors who invest in properties that will need work could be forced to pay a lot to fix these properties. And ongoing supply chain issues could extend the time it takes to renovate a property. Investors must be able to bear these costs and lag times to make the most off their real estate investments.

Keep extra magazines in the car to read when you have to wait or while sitting in line at the bank or fast-food drivethrough.
I purchased extra-large safety pins and used scraps of fabric to designate towels for family members. I wrote each of our names in washable ink on several ‘tags,’ which are then attached to our bathing towel. IROQUOIS NATIONAL WILDLIFE REFUGE: A HAVEN FOR NATURE ENTHUSIASTS
BY SUZIE WELLS
In summer especially, one of my all-time favorite things to do is to explore new trails, and as I explored trails around Rochester, I discovered there’s a hidden gem in Genesee County: the Iroquois National Wildlife Refuge in Alabama, NY, an absolutely breath-taking and delightful showcase of the beauty and diversity of nature.
Nestled within the beautiful landscape, the Iroquois National WildlifeRefugehasbeenasanctuaryforwildlifeandasourceofwonder for nature enthusiasts since its establishment in 1958. Spanning over 10,000 acres, this refuge is a vital stopover for migratory waterfowl and an essential breeding habitat for various species. e refuge’s mission, wildlife conservation, has preserved diverse habitats, making it a paradise for wildlife observation, photography, and environmental education.
e National Wildlife Refuge System is committed to wildlife conservation, managing its lands and waters using conservation best practices. e refuge’s primary goals include providing highquality freshwater wetland migration stopover and breeding habitats, preserving the health and integrity of Oak Orchard Creek and its associated oodplains and wetlands, and o ering a mix of grassland, shrubland, and forested upland habitats.

Over 266 di erent species of birds, 29 species of reptiles and amphibians, 18 species of sh, 42 species of mammals, and numerous invertebrates call the refuge home.

Learning the Signs That Lead to COPD
DEAR DR. ROACH: What signs and/or symptoms do you need for a doctor to determine whether you have chronic obstructive pulmonary disease (COPD)? -- R.K.
ANSWER: The diagnosis of COPD is suspected in people who are at risk for the disease and note one of two cardinal symptoms: cough or dyspnea. (A “symptom” is what a patient identifies by history, while a “sign” is noted on a physical exam. A cough can be both a symptom and a sign.) Dyspnea is usually described as shortness of breath, a sensation that a person can’t get enough air, like they have just run very fast. Some people with COPD may have very subtle symptoms.
Smoking is the biggest risk factor for COPD, but there are other causes, including other chemical exposures (industrial exposures and home cooking fires are less common now, but are historically important causes of COPD); scarring lung disease; and a genetic cause, a condition called alpha-1 antitrypsin deficiency.
The diagnosis is confirmed most often by tests of lung function, which are breathing tests to look at the physiology of the lung and its ability to exchange oxygen and carbon dioxide. Sometimes the diagnosis can be supported by an X-ray or CT scan, but pulmonary function testing is the best way to determine the severity of COPD.
We do have ways of slowing down lung decline in COPD, one way being smoking cessation for current smokers, but some of the medications we use also help reduce ongoing damage.

DEAR DR. ROACH: Please help! Is it true that Trulicity may cause serious side effects, including thyroid tumors and cancer, as well as pancreatitis? -- J.R.
ANSWER: Dulaglutide (Trulicity), like semaglutide (Ozembic) and liraglutide (Victoza), are in a class of drugs called GLP-1 receptor agonists, which have several actions, such as increasing insulin release by the pancreas in response to meals. Initial studies on laboratory rats did show an increase in an unusual type of thyroid cancer, but studies have not yet shown an increased rate in humans. Still, people at an increased risk for this type of thyroid cancer (having a family history of medullary thyroid cancer or of multiple endocrine neoplasia, type 2A or 2B) are not recommended to take this medication. Similarly, there are reports of pancreatitis in people taking this medication, but it isn’t clear whether the medicine is responsible for the pancreatitis. It’s unwise to use this class of medication in people with a history of pancreatitis.

ROOT CANAL MYTHS DISPELLED
Nervous about getting a root canal? You’re not alone. Many people avoid treatmentforapainfultoothoutof fear, but getting a root canal now may save your tooth from extraction later. The most common myth about root canals is that they are painful. Although this used to be the case, modern dentists are experts in pain management, and a modern root canal should not feel much different from having a cavity filled. A painful tooth is usually worse than the root canal itself. If you’ve heardthathavingarootcanalcanmake you more prone to future illnesses, this is also untrue. There is no scientific evidencelinkingrootcanalstodiseases elsewhere in the body. We believe in staying on the leadingedge of dentistry, which is why we keep up-to-date on advanced techniques in root canals and other dental
procedures, state-of-the-art materials, and the latest health studies and therapies to ensure all our patients receive the very best in dental health care. If you are looking for a family dentist who understands the needs of everyone in your family as individuals and patients,we welcome you to stop by BATAVIA FAMILY DENTAL, 6 Batavia City Centre, and get acquainted. We’re sure you’ll leave with a good feeling about our practice. For an appointment, please call 585.343.4246
P.S. If you think it’s better to have a tooth extracted than it is to undergo a root canal, think again. Replacing a tooth can lead to more treatment timeandadditional treatments for neighboringteeth.

Do you have HEEL pain or ARCH pain?
HEEL SPUR SYNDROME/PLANTAR FASCIITIS is a common problem among people who are active. It starts as a dull intermittent pain in the heel and progresses to a sharp persistent pain. Classically, it is worse in the morning with the rst few steps, after sitting, after standing or after walking.
• Plantar fasciitis often begins with irritation and tearing of the brous band of tissue on the bottom of the foot, which may eventually result in the formation of a heel spur.
• Contributing factors: Flat pronated feet, high arched feet, poor shoe support, increased age, sudden weight increase, increased activity level, family tendency.
• 95% of our patients’ symptoms are resolved with conservative treatment, avoiding surgical intervention.
• We also o er surgical procedures with the best post op success rates using Endoscopic Plantar Fasciotomy techniques (minimal incisions and scarring; often back in a shoe in 1 week). ADVANCED

WATERING 101: HELP YOUR LAWN THRIVE THROUGH THE DOG DAYS OF SUMMER
Waterwhenit’scoolest.Wateringwhenthetemperaturesaretheirlowest might seem counterintuitive. After all, homeowners might think their grass and gardens need water most when the temperature is at its highest. But watering when the temperature is cooler decreases evaporation, meaningyourlawnwillgetthewateritneedsandwon’tloseanytosteamy conditions that cause evaporation. This is especially important when the amountofwateryoucanuseislimitedbyadroughtrestriction. You’llwant to make sure the water you can use is actually going to the lawn and not evaporating as you’re watering.
Watering in the early morning or in the evening, when the sun is not as strong and the temperatures are generally at their coolest, also reduces the likelihood that your grass will burn. That’s because water attracts the sun, andalawnthat’swetinthemiddleofahotdaymightattracttoomuch sun and cause the lawn to burn.

HOST A SUCCESSFUL YARD SALE
Instead of giving away unwanted items that have gathered dust around the house, many people turn to garage and yard sales to transform their clutter into some extra money. Yard sales may not be a “get rich quick” scheme, but they present an environmentally friendly way to clean up a home. What’s more, they can be an ideal way to connect with neighbors and meet new people. Any money earned is an added bonus.
Statistics collecting resource
Statistics Brain says that roughly 165,000 yard/garage sales take place in the United States each week. Nearly 700,000 people purchase something at those sales, leadingtomillionsofdollars exchanging hands.

How do you move an establishedgrapevine?
There are important factors to keep in mind when attempting to move an established grapevine:
1.Timing–Yourbestchanceofsuccess involves moving the grapevine when it is dormant (after the leaves have dropped in late fall through early spring, before the buds begin to swell).
2. Pruning—Cut back all the long canes to the main stem, leaving 3 to 6 inch stubs with 2-3 buds each.
3. Digging—Start digging down
around the vine up to 3 feet from the stem (depending on the size of the grapevine). Grape roots are fibrous and extensive, growing out shallowly and deeply searching for moisture.Try not to damage the roots as much as possible, loosening the soil between the roots. Prune off any broken root ends.
4. Plant in a suitably prepared hole using the same soil from the hole to carefully cover the spread-out roots. You don’t need to fertilize the planting until the second year.A nice compost mulch on top is fine.
5. Keep the new planting watered about every other day until the ground freezes (fall) or in spring until spring rains take over. I prefer early spring planting. There is less chance of winter damage (cold drying winds, animal damage, etc.). Planting a young rooted grape cutting or grafted cutting is much easier and usually more successful
than transplanting an older vine, but I fully understand the desire to keep a favorite grape variety growing in a new location. You may consider keeping some of the cuttings from the original vine and rooting them as insurance in case the original fails to thrive.Good luck!

Shout Out
A huge shout out and a big thank you to the Village of Avon and the Avon Village crew who did an awesome job in upgrading the Avon Driving Park. The new sidewalks and the well-manicured grounds are beautiful. Everything prepared a warm welcome to the 2nd annual Avon Driving Park Pleasure Show sponsored by the Western NY Combined Carriage Association. Thank you!
Big Thank You
To the DOT, Contractor and crews that repaved Dansville Streets. They did a very good job under difficult conditions of traffic and weather with very little interference to the business on main street.
Unbelievable amount of wasted time
If my neighbors dedicated as much time to eradicating cancer and other critical issues facing this country as they do their landscaping, these problems would be an issue of the past without a doubt. Cutting your grass 4-5 times a week? Are you kidding me? It’s proven these pesticides being used on your yards cause cancer, not to mention it’s gas exhaust going into the atmosphere. I told my wife to leave me if I spent this much of my time on green grass. Weeds in my yard!? Blasphemy! Would rather live my life and enjoy my family. Call me crazy.
Wrongfully Accused
To the lady in front of me in the white SUV at the [fast food restaurant] drive thru Saturday 7/22 at 7:00am that yelled at me “it’s inconsiderate to smoke in the drive thru” and complain about me to staff at the pick up window and then speed off like lightening, I’ve got news for you-I DON’T SMOKE! I was just getting a coffee before going to work and that made for a rough start for what was going to be a hard day. You really should be ashamed of yourself.

HELPING KIDS FIND HOBBIES
Much like adults can benefit from participating in hobbies, children can reap rewards from engaging in hobbies. According to the Child Development Institute, hobbies give children a chance to express themselves. The CDI also notes that hobbies can play an important role in children’s self-discovery and boost their self-esteem.
Some children may discover hobbies on their own, requiring little if any assistance on the part of their parents. For example, some kids may display an interest in music that parents, even those with no such musical inclination, can foster by purchasing certain instruments. But some children may need a little more prompting, and parents of such boys and girls can take certain steps to help their youngsters find rewarding hobbies.
Involve kids in your own hobbies. Kids look up to their parents and often want to emulate what their mothers and fathers do. If possible, involve children in your own hobbies. Gardeners can teach their youngsters how to grow and tend to a garden, while painters can host family painting nights where everyone is encouraged to create their own masterpiece. Parents whose hobbies are more adult-oriented, like woodworking, can stillinvolvetheirchildren.Forexample, workwithchildrentodesignanew item, then show them how the item goes from paper to finished product; just avoid allowing them to use any unsafe tools or machines.
Let kids choose an activity. While some children might take to hobbies their parents favor, others might need to be given some freedom to find their own activities. Afford youngsters this chance, recognizing that it might take some time before kids find an activity that genuinely sparks their passion.
Be a source of encouragement. Some hobbies may prove more difficult than kids first imagined, requiring some perseverance before they can be enjoyed fully. In such instances, observe youngsters while they engage in the activity. If they appear to be enjoying themselves but are periodically frustrated, encourage them to keep trying. If kids appear to be disinterested in overcoming any struggles, then they might benefit by pursuing another hobby.
Don’thesitatetofocusonfun.Hobbiescanteachkidsvaluablelessonsand provide a sense of fulfillment, but it’s important that parents not overlook the importance of fun in regard to their children’s hobbies. Hobbies can provide children with the same respite from busy schedules that they do adults, and that break should be as fun as possible.

Make this a safe fireworks season
Fireworks displays are a hallmark of summer, and a frequent component of Independence Day celebrations and commemorative events that require a touch of flair. Aweinspiring pyrotechnics shows lure millions of spectators around the world each and every year.
Many people experiment with fireworks on their own, but that can be dangerous. According to the U.S. Consumer Products Safety Commission, thousands of people are injured by fireworks in the United States each year. Whether purchased legally or on the black market, fireworks pose a considerable threat. Fireworks purchased on the black market may be especially dangerous, as they likely were not subjected to government regulations and inspections.
While summer might be the seasonoffireworks,it’simportant that people who intend to incorporate fireworks into their summer festivities keep safety in mind at all times. The following are a handful of ways to ensure this summer is both fun and safe.
• Attend a municipal firework display rather than hosting your own. Professionals follow certain safety protocols that private citizens are unfamiliar with, and there is often a considerable distance between audiences and professional fireworks displays.
• Exercise caution if fireworks are legal where you live. Maintain a safe distance from fireworks at all times and never allow children to handle fireworks.
• Read and strictly adhere to manufacturer’s instructions.
• Light only one firework at a time, and never attempt to re-ignite a firework that doesn’t light the first time around.
• Do not carry fireworks in your pocket.
• Do not shoot fireworks out of metal or glass containers.
• Always wear safety glasses when lighting fireworks, and keep water or a fire extinguisher around for emergencies.
If not handled properly, fireworks can cause serious injuries to kids and adults. The safest way to enjoy fireworks is to leave it to the professionals.

Help Reduce Animal Overpopulation
One of the easiest ways to prevent pet overpopulation is to spay and neuter animals. Cats can reproduce at very fast rates. According to the Cat Rescue, Adoption & Foster Team of Central Oregon, two uncontrolled breeding cats can create the following situation if they have two litters a year at a survival rate of 2.8 kittens per litter: 12 cats in the first year, 66 cats in the second year, and 2,201 cats in the third year. Cats reach puberty between 4 and 12 months of age. Female cats reproduce between January and September, and might come back into “heat” every 14 to 21 days until they have bred or daylight decreases considerably. Cats can give birth 60 days after they have bred.

WOMEN AND STEM
The number of women entering the professional fields of science, technology, engineering, and mathematics (STEM) is slowly growing around the world, but there is still a sizable gender gap in these professions. According to the College Board, which produces many standardized tests, only 27 percent of all students taking the AP Computer Science exam in the United Sciencearewomen.Similarly, just 18percentofAmericancomputerscience degrees are attained by females. However, this is not the case elsewhere in the world. A paper by Gijsbert Stoet and David Geary published in Psychological Science noted that women who live in countries with traditionally higher gender inequality tend to choose STEM professions more readily. Algeria, for example, has one of the highest ratios of womeninSTEMprofessions,at41 percent. Stoet and Geary surmise that women in these countries may be choosing careers with the strongest path to financial independence.
According to a U.S. Department of Education report, students studying science or math in collegehaveahigheremployment rate and salary than other majors after graduation. STEM majors typically earn an average of $15,500 more annually than nonSTEM majors. Engineering and engineering technology tends to pay the most. Women eager to secure competitive, stable and well-paying jobs should carefully consider the opportunities available to them in STEM fields.

PAW’S CORNER
By Sam Mazzotta
Who’s liable when a dog bites a dog sitter?
DEAR PAW’S CORNER: I have a sweet little mixed Terrier named Cookie who’s devoted to me. He’s not so devoted to other people, and he barks at strangers and other dogs. Recently, I had to take a business trip and could not bring Cookie with me. So I paid a local dog sitter to come and visit each day.
e sitter messaged me on the rst day and said that he would not be continuing to take care of Cookie because my dog bit him when he tried to put on his halter. I had to scramble and call in favors for a family member to go and get Cookie for the week.
On top of this, the sitter wants me to pay his medical bill because he says it’s my fault the dog bit him. I say the sitter inconvenienced me, and it’s not my liability. What do you think? -- Carl in San Diego
DEAR CARL: Ouch! I’m sorry this happened to you, and to the sitter who was bitten. Situations like this can get complicated, especially when you weren’t there to witness what happened.
Remain calm and try to get as much information from the sitter and from your relative as possible about what happened, and about Cookie’s behavior while you were gone.
In California, courts have usually taken the view that, like dog groomers, pet sitters and walkers accept that there is a risk of being bitten by a dog in their line of work (www.sallymorinlaw.com/dog-bites/whos-liable-if-a-dog-bites-me-whenits-with-a-dog-sitter/). It seems like this is the case here, but I am not an attorney. If you feel that this situation is going to escalate into a lawsuit, consult an attorney before deciding what to do next.
Send your tips, comments or questions to ask@pawscorner.com.
