Boomers set to drive Coast property market Analyst Micheal Matusik says generation seeks lifestyle destination ORE than half the demand for property on the Sunshine Coast will come from baby boomers in the next five years, according to leading property analyst Michael Matusik.

Mr Matusik made the prediction at a presentation at Twin Waters Resort recently.

Mr Matusik said the Sunshine Coast was particularly appealing to baby boomers as a lifestyle destination.

“Baby boomers are lifestyle buyers and one of the main appeals of the Sunshine Coast for them is that the area is a series of communities and not just one lumped-together urban mass,” he said.

Mr Matusik said with property markets in Sydney and Brisbane improving, baby boomer sellers would be turning their focus to regions like the Sunshine Coast to spend their twilight years.

“Well-priced and well-positioned properties across the Sunshine Coast will be in high demand as interstate buyers move away from the hustle and bustle of the city,” he said.

“More than $1.45 trillion is parked in super funds, which will be utilised by this baby boomer market as they move toward retirement.

“Due to recent subdued economic conditions elsewhere, the demand pressure on the Sunshine Coast lifestyle product has been moot in recent years, leaving only the local market as the main buying audience.

“But with a recovery in Brisbane and also Sydney, demand will increase for well-priced and positioned ‘lifestyler’ product. The locals better get in quick.”

Mr Matusik said Bli Bli was an example of a Sunshine Coast community on the cusp of significant expansion, with $550 million worth of new development set to take place in the area.

“Bli Bli is one such community and it is a middle-ring island, one which is about to go through enormous change,” he said.

“Middle-ring locations will be the new urban black over the next decade or so – and ageing baby boomers will see that it is so.”

One such development is the $90 million Halcyon Landing lifestyle community for over 50s, which was launched to the market in late February.

“Halcyon Landing is representative of what baby boomer buyers will be looking for, a competitively priced product in an enviable setting,” Mr Matusik said. Mr Matusik said financial simplicity was a rarity in the retirement living sector and a drawcard for the over-50s segment.

“The Halcyon product offers lifestyle benefits and an attractive and simple financial model, with no exit or deferred management fees, stamp duty or body corporate fund,” he said Halcyon charges a weekly fee indexed to the Consumer Price Index, which covers all running and management costs and water and rates.

Halcyon Landing is a 170-home project, with homes in the initial release selling from $369,000.

Halcyon has seen $6 million worth of capital growth in resales and at Halcyon Parks on the Sunshine Coast, resellers are enjoying twice the capital gain as other nearby housing stock.

“Beating the spread is a triumph regardless of age, but is particularly sweet in one’s retirement,” Mr Matusik said.

Other residential projects in Bli Bli include Cutter’s, with 149 lots for sale, with an average land cost of $265,000, and Parklakes, with 200 land lots selling at an average of $220,000.

Mr Matusik said infrastructure expansion was also a driver of interest to the Sunshine Coast.

This includes the Sunshine Coast University hospital, with a planned total of 738 beds and an adjoining Skills Academic and Reseach Centre, a 200-bed private hospital, and the Kawana town centre and medical precinct due to commence in 2013.

In the press Halcyon Landing is making headlines once again with several recent press articles published on the Sunshine Coast and Brisbane and the word is spreading.

It seems that the catalysts for these articles was news of the $550 million in new development set to take place in and around Bli Bli, as well as Halcyon Landing’s money saving 8-Star energy efficient home rating.
