viewpoint THe blair witch-hunt project! We would have loved to have been a fly on the wall when the Blair clan last got together around what must surely have been an impressively laden and opulent family dining table. Since leaving office in 2009 our Tony has done rather well for himself, reportedly commanding north of £250,000 for one 20 minute after diner pontification alone, and routinely being wheeled out across the media channels to offer up pearls of wisdom on everything from Brexit to the state of the Labour Party, global pandemics and, of course, the Middle East (don’t go there…again). After thirty years in the political bear pit it’s far to say that he has become something of a dab paw at deflecting opposing standpoints, although even he must have been taken aback by a fundamental difference of opinion which has recently been highlighted within his own family. Readers of a certain age will recall glimpses of his brood regularly appearing on the steps of Downing Street playing happy families for the cameras. At the time, eldest son Euan was a spotty faced teenage, not immune to the occasional testosterone-fuelled high jinks away from the constraints of No. Ten. However, it would seem that he has done quite a bit of growing up since then. Now 36 (you know you are getting old when even living former Prime Minister’s sons are approaching middle age) he has eschewed a career in politics, and has become what is described as a tech entrepreneur with observers noting an uncannily similar speaking manner and persona to his father. However, it seems that’s where the similarities end, and the intrigue really starts, because his views on the British obsession with a university education brings him directly at odds with one of the fundamental pillars of New Labour policy. Back in 1999 Tony Blair made it a personal mission to get 50 per cent of young people to university to take degrees. As an ideology it may have been well intentioned, but the subsequent past two decades have surely proven beyond any doubt that it was deeply flawed, leading to a raft of useless degrees in non-existent subjects, huge debts and people without the necessary basic skills-sets to respond to a rapidly changing labour market. As founder and CEO of the White Hat company that matches non graduates with apprenticeship opportunities, Blair Jr categorically dismisses this “one size fits all” philosophy, which he believes is

continuing to manifest itself in chronic skills shortages in vocational professions. He wants a total revolution of higher education, laid out in a series of well-received essays, and help unlock a flood of entrepreneurial driven talent on to the market at a time when it has never been more important. And he might just be gaining the ear of people in high places, with Education Secretary, Gavin Williamson stating he wanted to end the culture of qualifications for qualifications sake, and to pour money into further education instead. The minister added there was an in-built snobbishness to those taking up vocational training rather than university. It is a view warmly endorsed by the Builders Merchant Federation (BMF) whose Chief Executive John Newcomb believes that bad or non-existent careers advice fails to encourage young people to take an apprenticeship in, for example, the merchanting or manual trades professions that we desperately need in housebuilding and RMI. All efforts, he says, are necessary to tackle prejudice, where parents see apprenticeships as a path purely for educational “failures” and teachers put pressure on pupils to go to university because its counts towards school performances in league tables. Hear, hear to all that. Without blowing our own trumpet too much, we have long advocated these very same aspirations for those hundreds of thousands of young people who are currently left high and dry by our academic driven society. Nothing grates on us more than seeing the now obligatory footage from schools around the country at ‘A’ level result time, and the perfectly choreographed tears of joy and despair (one can only imagine the nationwide carnage after this year’s grading fiasco) and……. that’s just the parents. Too many of these self-righteous guardians are still naively buying into a dream which inevitably turns into something of a recurring nightmare for so many of their offspring. We certainly wish young Euan well on his journey, and it’s clear he is going to need all of his father’s powers of persuasion to make a lasting difference in the highly conservative ‘small c’ world of further education. And, talking of which, whilst he may have been instrumental in bringing a new approach to both the Labour Party and British politics more than 25 years ago, it seems Old Father Time has finally caught up with our former Prime Minister in more ways than one.

“Finally we seem to be waking up to the fact that university is not the one size fits all solution to the career prospects of thousands of our young people.”

PLAN OF ATTACK making

The Federation of Master Builders (FMB) has welcomed the wholesale reform of the planning system in England A much needed opportunity to speed up the planning process, and help diversify the housing market, is how the trade body describes the moves, but has warned that any shake-up must not compromise the quality of the homes built. “Local, small builders are ready and waiting to play their part in delivering the homes, jobs, and growth we need if we are to ‘build, build, build’ our way to recovery,” declares Brian Berry, Chief Executive of the FMB, “but the increasing complexities and costs of the planning system in England have held them back. Alongside struggles to access affordable land, 64 per cent of developing small builders cite the planning system as the biggest barrier they face. We need a simpler and more responsive planning system, but I am clear that this shouldn’t compromise the quality of the homes that are built. Master Builders compete on quality, not

The report details the huge increase in demand for its 24/7 Construction Industry Helpline services. During the year, 2,615 cases were presented to their helpline, an increase of 57 per cent on the previous year, 445 of these were from families requiring emergency financial aid and 2,170 were for support on a variety of wellbeing issues. Government moves to improve the prestige of apprentices are welcome and long-overdue, according to the Builders Merchants’ Federation.

Post-pandemic property market slump presents opportunities for smaller developers, according to Saffron Building Society

The Education Secretary, Gavin Williamson MP, has vowed to see an end to the culture of qualifications for qualifications’ sake and to pour money into further education instead. The Minister said there was an inbuilt snobbishness about those who take up vocational training rather than university. Consequently, he was abandoning Tony Blair’s admissions’ target set in 1999 that 50 per cent of young people should go to university and take degrees. The Minister added that he would unveil a new German-style, employer-led further education policy later on this year. See viewpoint

For SME developers, the upcoming drop in land prices could offer a lifeline for their next project. Lower land prices, a significant proportion of the cost of a development, will mean a smaller initial investment for the developer. That, combined with increasing unemployment due to the pandemic, will make skilled workers and labour more easily accessible, meaning work can progress quickly and efficiently. “At Saffron, we offer finance for developers, designed to suit the requirements of the build, and offer guidance and advice along the way,” explains Peter Owen, Head of Development Finance at Saffron Building Society.

Work Radar is a new platform that connects individual tradespeople, micro businesses and social enterprises with leading contractors

New figures from Amaiz, the small business banking app, has highlighted the extraordinary ingenuity and resilience of the UK’s small firms.

The service is designed to help construction workers find local work and supports the government’s plan to progress shovel-ready projects in response to the impact of the Covid-19 pandemic. Work Radar has been developed by Local Supply Chain, a cloud-based supply chain platform. Accessible and easy to use, it allows small businesses and individual operators to access work opportunities on specific projects in their region, and what services and trades are required on those schemes. Tradespeople will receive alerts to opportunities in their area. When an opportunity matches them, they can then express an interest in delivering the work.

Two thirds have reported that they’ve changed how they do business and half believe they’ve improved as a result of the pandemic. 34 per cent said they wouldn’t have survived without making the change. Steve Taklalsingh, Managing Director UK Business Banking at Amaiz commented; “Small businesses are unrecognised heroes of the pandemic. These are hardworking people, wholly reliant on their own resources who, when faced with an unprecedented challenge, didn’t give up, they worked hard and used all their ingenuity to survive. As a result of their efforts, there are millions of people across the UK who still have jobs to go to.” The Amaiz banking app was launched in March 2020, just before the pandemic, and helps small businesses by combining banking with bookkeeping.

YOUR LETTERS... trading places

A new survey from PriceYourJob.co.uk reveals where tradespeople are most in demand In relation to their population, residents of Slough are the most interested in hiring professional tradespeople than any other UK city. Overall, the north west is the region most likely to hire builders, with more than 24,000 searches for various trades. Residents in Birmingham search for all trading professions, but ‘bricklayer’ the most, out of all cities considered. In addition, UK residents are most interested in searching for painters, plasterers, and plumbers! The Welsh cities of Newport, Swansea and Cardiff were the lowest ranking for searches relative to their population, with just an average of 0.17 per cent. RENOVATION NATION

Where are the most homes for sale that require RMI work? Research from MyJobQuote reveals all. Belfast has the most houses for sale in need of renovation – 60.6 per cent of the total number. Fellow Northern Irish city, Derry follows in second, with 35.9 per cent of listed houses requiring some improvement. If, however, homeowners are looking for a property to be fully complete, Chelmsford – ranked 20th on the list – is the place to be, where only 17.5 per cent of houses need work. Similarly, Liverpool has only 18 per cent requiring renovating. MyJobQuote recently found that 78 per cent of Brits are unhappy with their homes, with lockdown leaving many restless and eager to move.

GREEN GIANTS Dear Professional Builder

I’ve been reading about some of the help that the government is offering the building industry and, although I do think it’s a good idea, it all seems rather removed from what we do. BEST LAID PLANS Dear Professional Builder I’m a general builder, and will take on whatever work comes, but we don’t deal in new build very much. Just opposite where I live one of those large office to residential developments has just gone up, and it wouldn’t look out of place in an eastern European communist bloc city from the ‘80s. I’m all for us building more properties but it worries me that relaxing the planning laws is only going to create the slums of the future. ● Stuart Beresford, Plumstead, SE18

PB: One argument in favour of the changes is that too many small firms find the current planning system a barrier to embarking on a development, and by encouraging SME and micro businesses in the construction sector to build more that will increase the amount of quality homes that enter the market.

Trustmark registered

So how can builders capitalise, and what kind of work will be included? It has since been announced that the jobs under the scheme must be completed by a TrustMark Registered Business. If you are already a member of a trade body, such

as the Federation of Master Builders, adding your business to Trustmark is relatively straightforward, the details of which can be accessed by making use of the link at the end of this feature. The Builders Merchant Federation (BMF) will help TrustMark facilitate specialist product training for tradespeople signing up for the scheme, using the trade body’s extensive physical and on-line training capacity. The BMF has also offered its 32 Centres of Excellence across the country as potential training centres, with a number of these already located at insulation specialists such as Encon, Knauf, Saint Gobain, Superglass and Xtratherm.

012_PB_OCT20_Layout 1 02/09/2020 12:11 Page 13

When it comes to the type of work, the structure of voucher awards champions a ‘fabric first’ approach where the likes of loft or cavity wall insulation are addressed. In terms of initial outlay versus sustainability gains, these are the most cost-effective methods of improving the energy efficiency of a building and will fall into the category of ‘primary’ measures. Voucher applicants will need to install at least one of these before they’re able to use the voucher on ‘secondary’ measures, which include windows, doors and heating controls. Homeowners will be able to replace single glazing with double or triple/secondary glazing, as well as upgrading to energy efficient doors, but no double to double glazing upgrades will be included.

Window of opportunity Mark Kelly, CEO at Eurocell plc, comments: “The government has put quality assurance at the heart of the scheme, stating that tradespeople must register for TrustMark accreditation to take part. Now we have the clarity, and know exactly where we’re at, Eurocell, fabricators and installers alike can return quickly to servicing the needs of our

customers and building the sector back up.” Renewable energy solutions within the scope of the scheme include air source or ground source heat pumps and solar thermal, all of which will also occupy that aforementioned ‘primary’ category. In order to cash in, installers will need to be Microgeneration Certification Scheme (MCS) accredited and, again, details of that application process can be accessed via the link at the conclusion of this article. The Ground Source Heat Pump Association has welcomed the move and hopes it will accelerate consumer awareness of heat pumps, as well the number of installers trained and certified to carry out the work. The grant scheme will see a Whitehall outlay of £2billion in total, is available until the end of March 2021 and could impact up to 600,000 individual homes. There has been some disappointment at the narrowness of the measures included, with water saving technologies, or hot water storage cylinders, for instance, not eligible, but it is hoped that this green homes initiative will be the first salvo in a concerted campaign to improve the performance of existing properties.

SPECIAL REPORT HERITAGE BUILDING Wayne Wills, Managing Director of Ashford and Cranbrook Roofing

GOT IT PEGGED!

Ashford and Cranbrook Roofing is demonstrating its command of craft skills on the repair of a traditional Kent peg tile roof. Professional Builder’s Lee Jones talks to the company’s Managing Director, Wayne Wills about this ancient trade. “

If it’s old and rusty we’ll work on it,” declares Wayne Wills, and it is that dedication to the conservation of heritage roofs for posterity which has seen his company, Ashford and Cranbrook Roofing brought in to work on the restoration of the Society for the Protection of Ancient Buildings (SPAB) Old House Project. The original ecclesiastical role of the 15th century St Andrews Chapel in Kent is just one of its many lives, from private residence to local Post Office. Uninhabited since the 1960s, this medieval survivor has been acquired by the charity to put its principles of repair into practice and operate as an invaluable educational resource along the way. Four generations of the Wills family have trod the battens in the county called the ‘Garden of England’, and it is Kent peg tiles that have become their craft, as

I

Wayne explains. “It’s very hard to source peg tiles in traditional sizes, because

many of the clay tile manufacturers are producing the slight wider and longer versions, which are no good on heritage jobs like these. That’s why we’re now producing our own Kent peg tiles with our stamp on them. It is a product that has been used since at least the 14th century so it’s certainly stood the test of time.” It is King Edward IV who can thank for the dimensions of modern tiles, when his statue of 1447 decreed that they should be 10 ½ by 6 ¾in. and 5/8in. in width. Locally made Kent peg tiles did not, however, adhere to the standard until the late nineteenth century, which is why examples such as the SPAB house are 9 by 6in.. “Because Kent peg tiles are smaller you need to know exactly how they should be applied. If you overstretch the gauge, for instance, there won’t be a headlap and it will start to leak. Water

evaporation and air flowing around the tiles is also crucial to the longevity of a roof.” St Andrews Chapel is, in fact, an object lesson on past transgressions and the use of inappropriate materials. During its Post Office era, a nineteenth century extension to the original structure made use of felt as an underlay. As a result, moisture has been trapped, rotting the timbers and necessitating a complete reroof of that section. “It’s about being respectful of a building that’s been around for a lot longer than we have,” enthuses Wayne. “The SPAB brief is, of course, to repair wherever possible rather than replace which is why, on the main part of this roof, there will be no membrane – just Kent peg tiles and battens. There is the option of wood fibre boards, providing insulation from beneath, but at the same time ensuring that vital airflow under and through the tiles is maintained. Those tiles are inspected individually and repaired, with each section tested for its structural integrity. There is also evidence of roosting bats on the site, which has required a ridge construction through which they can access, whilst at the same time maintaining a water bridge. Complex roof are our stock in trade but they do require thought at every stage. We had to design the scaffold so that we’re not interfering with the roof in any way or breaking tiles, for instance, with a pole running the length of the ridge so that we can run a ladder from the scaffold onto that pole.”

Traditional craft

On the SPAB project, everything that can be reused is, whilst a traditional lime kiln, built on the site, is producing the putty for pointing. The charity even experimented with using the clay from the grounds of the chapel to produce tiles in a local kiln, but the material proved to be too impure for their purposes. Since them Lincolnshirebased William Blyth have supplied these most traditional of tiles from a clay sourced from the River Humber, produced in a coalfired, down draught kiln. Replacements for the softwood timber dowels that give Kent peg tiles their name will, however, be sourced on site, with up to 3,000 required for the repair. aluminium alloy peg drops, this project is determined to preserve that historical accuracy. Indeed, this is a building material which is in perfect accord with its environment. Its distinctive rich orangered variations in hue are derived from the clay used, whilst the firing process produces subtle distortions and cambers in the finished tiles, aiding ventilation and promoting a healthier roof. “Working on heritage buildings is a craft,” concludes Wayne, “ and one where you’re learning every day. Old buildings have a habit of throwing up surprises, and that requires a particular skill and attention to detail. On a job like the Society of Protection of Ancient Buildings project, where the ethos is very much to retain as much as possible and allow the building to tell its own story, that is a mindset that is even more in evidence.” FOR FURTHER INFORMATION ON ANY OF THE COMPANIES MENTIONED IN THIS FEATURE YOU CAN MAKE USE OF OUR DIGITAL READER ENQUIRY SERVICE BY ENTERING THE RELEVANT LINK INTO YOUR BROWSER ASHFORD AND CRANBROOK ROOFING WWW.RDR.LINK/BT021 SOCIETY FOR THE PROTECTION OF ANCIENT BUILDINGS WWW.RDR.LINK/BT022 WILLIAM BLYTH WWW.RDR.LINK/BT023

SPECIAL REPORT HOME IMPROVEMENTS

CLAD TIDINGS Michael Brookman, regional sales manager at Vivalda, provides guidance to contractors who have not previously worked with cladding.

any jobbing builders have seen a big rise in cladding jobs since lockdown. Be it home improvement projects, extensions, refurbs or garden makeovers, there has been a spike in demand for this alternative to traditional timber. Vivalda Group, the UK’s largest independent supplier of cladding to the trade, has seen demand increase by around 30 per cent since May. However, a poor understanding of this increasingly popular alternative to blocks, bricks or timber can cause headaches – especially if it’s a relatively new material. “My first piece of advice is ‘don’t worry’,” explains Michael. “Working with a new

M

material can be daunting, but cutting and installing cladding boards is very similar to timber in many ways. Take good advice and you can’t go far wrong. Offering a range of cement, timber effect or aluminium cladding could add another string to your bow.” Here are the five key considerations that builders need to think about: GET THE SPEC RIGHT – There is now a huge product range available – laminate, cement-based, and aluminium are just a few options from big names such as Cedral, Cembrit, Equitone, Rockpanel and Trespa.

More clients are asking for shiplap, or timber-look panels, without really knowing what they can achieve with cladding board that give a much better performance than timber. The trick is to encourage the client to be open to new ideas and alternative products. We’re happy to provide samples and can also advise on availability. KEEP IT LEGAL – Since Grenfell there have been several waves of tough new legislation covering the specification and installation of cladding. This should not put you off, as most of it concerns only high rise residential buildings, but even this rule is changing. It’s important to have a basic understanding of the safety rules applicable to facades, which any good supplier can clarify. All products should be able to provide audited fire safety test results should you need to provide details of safety ratings.

SPECIAL REPORT HOME IMPROVEMENTS

DON’T GET IN A FIX – The fixings are the heart of any cladding system and deserve careful consideration. Getting a clean look at eye level is important, so take time to consider hidden fixings. Whether it’s drilled through, or a secret fix system, there is now a huge number of alternative ways to fix cladding to structures, so take some time to see what’s on offer. Popular support systems such as Nvelope, Platerstrip and SFS are very reliable and not difficult to use. It’s all about setting out and riveting instead of drilling, really. The basic principles are the same as timber.

SUPPLY IS KING – It’s no good agreeing the spec for a cladding job if you can’t get the product delivered on time. That’s why it’s important to have a conversation first to see what products are most suitable for a project and what availability is like. While certain brands, such as Cedral, are usually available next day, other more exotic panel types, such as timber effect, or fibre cement materials may take longer. Whether it’s just a 20m2 job, or a bigger 100m, project, ten minutes on the phone to us at the outset can save days, and potential pain, further down the line.

CUTTING, DRILLING AND FIXING – Cutting exotic materials without the right kit can be a nightmare. Don’t risk trying to cut to tight tolerances on site. Get a supplier who has CNC cutting, drilling capability and other approved equipment to provide you with the cladding cut to size, ready to be installed on the job. While it’s okay to cut certain panels yourself, as long as you have the right saws, we usually advice builders to use an off-site solution for more complex stuff. Often, you’ve got limited space to cut large boards, the wrong kit and a few tricky angles to get right. Then there’s the guide holes for fixings that need to be done right. It’s often easier to get your supplier to do the cutting and get the boards delivered to site.

SPECIAL REPORT HOME IMPROVEMENTS

CELLARS MARKET

A company that specialises in wine storage is offering builders the opportunity to purchase a kit form of its Spiral Cellar as part of an assisted install. Professional Builder’s Lee Jones finds out more. mbitions for aspirational home improvements have surged in lockdown, and with social distancing measures in place for the foreseeable it’s a trend that is likely to continue. At the same time, many more of us will be entertaining at home, and on both counts Spiral Cellars is helping builders to capitalise. Predictably enough – given that there’s wine involved – the Spiral Cellar concept is actually a French invention, but as the drink of the gods has grown in popularity on these shores so Spiral Cellars has dug ever deeper into the UK market. “When I took over the company 15 years ago, it was the kind of product that was rather utilitarian and hidden away,” explains Managing Director, Lucy Hargreaves. “Today, with the different design options we can offer, and with many property owners looking for that wow factor in the improvements they undertake, the units we can provide are now very much on show and at the heart of a home.” Currently, the company undertakes

A

around 180 installations around the country each year, but by bringing the local jobbing builder to the party that’s a number that they hope to increase. Lucy continues: “By supplying the kit form to builders we can offer a Spiral Cellar as an affordable part of an overall project, and in the process widen the appeal of the product to people who might already be planning on a home improvement. If you’re building an extension for a client, for example, or are involved in a new build, recommending a Spiral Cellar as an additional option could well represent a commercial advantage over the competition when initially quoting for the job, or at the design stage.”

OCTOBER 2020 PROFESSIONAL BUILDER

So just how does the assisted install concept work in practice, and how difficult would a tradesman find the fitting? “Most competent general builders would be more than capable of installing our product but wouldn’t necessarily be familiar with some of the finer detail that makes a Spiral Cellar such a successful centrepiece in the home. That’s why one of our team is in attendance throughout the installation to make sure that the whole job goes smoothly. Some of the waterproofing that’s required can be quite delicate, for instance, and might be unfamiliar to builders who are used to tanking out a basement. The entire product range is still available, but with the

020_PB_OCT20_Layout 1 02/09/2020 12:13 Page 21

additional reassurance of on-site support.” Spiral Cellars have found a home in both new builds and existing properties, and, since the excavation work can be undertaken when digging the footings, are particularly popular in extensions. It takes around one to three days to dig the necessary hole, depending on whether that’s by hand or using machinery, with the fitting usually completed between three and five days after that, making a total of between five and eight days in total. The product range encompasses either a 2.2m diameter white or 2m original grey concrete, with both options available in a choice of 2, 2.5 or 3m depths. Access to that treasure trove of wine is through a trap door opened via a gas strut arm and motor. A rectangular recessed door can accommodate floor tiles or timber flooring over the top, whilst there’s also rectangular, half-moon or full pane designs in glass.

Drink in

Nick Barker has already taken advantage of Spiral Cellars’ assisted install and his team are full of praise for the product itself and the service and back-up that came with it. As the founder and Managing Director of NB Construction, Nick is already well-versed in completing substantial excavations, and saw the appeal of the Spiral Cellars proposition as an addition to the orangery and pizzeria he was planning on the side of his own home. “After an initial site survey with Spiral Cellars, we went for the assisted install just for the experience and know-how the company can bring to the fitting of the concrete segments that form the walls and the waterproofing,” explains the company’s Contracts Manager, Jay Wenn, who was in charge of the project. “Given our own expertise, the excavation itself was a straightforward prospect, and the guys at Spiral Cellars were communicating with us throughout in order to keep appraised of our progress. We then completed the floor finishes in the orangery, leaving their installer to come and assist with the fit the half-moon glass door. Any competent builder should be able to carry out the work and I can see it being a decent sideline for

construction companies.” Lucy’s business doesn’t just go underground, because the portfolio also includes bespoke walk-in wine rooms, walls and cabinets. With the public now intent on improving their properties in the wake of the Covid-19 pandemic, interest in the company’s solutions has increased. “We will see more people socialising in smaller groups in their own domestic space,” concludes Lucy, “and our installations are the perfect companion, whilst avoiding the shops by having your own wine store at home is more appealing

than ever. With our assisted kit initiative we can provide builders with a product on which they can make a decent margin, help them gain a march on fellow local tradespeople and hopefully gain a referral from a satisfied customer into the bargain.” FOR FURTHER INFORMATION ON SPIRAL CELLARS VISIT: WWW.RDR.LINK/BT025 IF YOU WANT TO WATCH A VIDEO OF THE INSTALLATION OF A SPIRAL CELLAR VISIT: WWW.RDR.LINK/BT026

Professional INVENTORS’ CORNER

For good measure

Professional Builder’s Lee Jones hears about a simple but effective tool from south coast builder, Stephen Capon

easure twice and cut once might be the old adage, but there are times when your trusty tape might still leave you short, with only educated guesswork to fill the gap. A time-served builder of over 30 years standing, Stephen Capon is all too aware of how some of the seemingly smallest problems can create significant issues further down the track – and that’s where Matey Measure™ makes its mark. As any builder can testify, the slightest inaccuracy in a measurement could ultimately call for substantial remedial work in putting it right, and even place the profit in a job in peril. So just how can Matey Measure™ be your friend in those awkward places? Tape measures, will of course, bend in an internal recess, which makes it very difficult to measure accurately. When the Brighton-based builder was struggling to gauge the dimensions of a deep recess at the back of a kitchen in order to cut a glass panel to fit the space exactly, he

M

Tradesman, Stephen Capon (right) is the inventor of the Matey Measure

had his Eureka moment. “You have to create a template to cut glass and, because of the awkward access, as there always is in these cases, there was an element of guesswork involved. You could be as much as 3 or 4mm out, and the only way to be sure is to make the template bigger to compensate. I was thinking then that there must be a better way – and that was the germ of the idea.”

“The device securely clips onto a tape measure,” he explains. “If you are measuring a window reveal, because the tape will bow where the two perpendicular angles meet, you won’t get a completely accurate number. With the Matey Measure™, however, it’s possible to get hard up against the wall, or cabinet, or under tiles above a kitchen worktop, or whatever marks the end of the distance you’re looking to calculate, and it will clearly show the exact length. It can be used on any tape up to 10m and works with both millimetres and inches.” Suitably encouraged by the positive

feedback he received when he presented the product to his fellow tradespeople, Stephen set about realising his idea into a finished product, but it has proved to be a protracted journey. “Being an inventor in the UK can be a lonely business,” declares the proprietor of SJC Building Services. “You have to make everything happen yourself, from sourcing a manufacturer, and distribution to marketing, all of which takes time. If you file a patent, for instance, you’ve only got a year to make your product commercially viable, which is not really long enough. Given all the barriers there are to getting it out there I was reluctant to pursue Matey Measure™ at first, but I’ve yet to receive a negative comment, and that’s been the great persuader.” The early prototypes were initially made of plastic, but Stephen always planned on a stronger and more durable stainless steel

construction. “It was difficult to find a maker in the UK who would be in a position to mass produce the Matey Measure™ in the quantities that would make it profitable, so I

got on a plane to China and found a company there. With sufficient stock we were able to launch and have since received significant acclaim.” In fact, Stephen has since received major awards at the British Invention Show two years running, won best stand at Construction Week at NEC Birmingham 2019, and has recently appeared on BBC One’s “The Customer is Always Right” programme, and since then sales have increased. He has achieved distribution through leading builders’ merchants in the UK, and Matey Measure™ has now been launched in the USA, Japan, Australia and New Zealand! “The beauty of the design is its simplicity”, concludes Stephen. “It eliminates any guesswork, and there are a multitude of potential applications on site.” In fact, Stephen is confident that this is one tool that is made to measure for the trades.

SPECIAL REPORT TRAINING & UPSKILLING

HIGH ACHIEVERS Jamie Brassington, Product Manager at WernerCo, explains the different training options available for builders and the benefits.

ollowing the latest report from the Health & Safety Executive (HSE), it’s clear that whilst good progress is being made in reducing workplace accidents and falls from height, more can always be done to maximise on-site safety. With many construction jobs requiring tradesmen to carry out work that could result in fatal injuries, it’s important that employers and employees alike are aware of the correct safety procedures and equipment. Whilst there have been steps forward in raising awareness of the dangers of working at height, thanks to the efforts of trade bodies and manufacturers, safety is always an area that can be improved and there is still a long way to go. This is highlighted in the latest ‘Workplace Fatal Injuries in Great Britain 2020’ Annual Statistics report from HSE, which shows the shocking number of accidents that still occur every year. Whilst there has been a 24 per cent reduction in the number of fatal accidents in 2019/20, the construction sector still accounts for a significant proportion of

these, with falls from height remaining the main cause of fatal accidents. When working at height, there are various types of equipment that can be utilised on site. However, ensuring that users have the correct training is often overlooked, meaning equipment is not used in the safest way possible. So, whether professionals are using a ladder or an access tower, what training is available?

Ladders

When it comes to using a ladder, it’s easy for professionals to assume they are using their equipment in a safe way. However, there are a number of risks that tradesmen can face every day and, without proper training, they could unknowingly be putting themselves at risk of injury. For any professionals working independently or in a workforce where staff are regularly using ladders, it is highly recommended that they undertake training such as that offered by WernerCo, with regular sessions held at both its Burton upon Trent and Maldon facilities throughout the year. WernerCo’s Ladder Association approved training sessions have now resumed, having been adapted to adhere to post-covid guidelines. This includes a reduced number of attendees per session and utilising more open spaces to allow for social distancing. Suitable for users and inspectors, both courses comprise practical and theory assessments, covering when and how to use, handle and store a ladder, as well as how to highlight potential hazards. For those responsible for a workforce on site, there is a specific site inspector course,

where delegates can learn how to assess and determine when it is appropriate to inspect a ladder, and how to recommend the correct action if faults are found. Upon completing these courses, delegates will be issued with a Ladder Association certificate, along with an accredited LadderCard. The card can then be used as proof of competency for five years.

Access Towers

For those who use access towers more frequently when working at height, the PASMA accredited Towers for Users Course covers everything tradesmen need to know about best practice with this equipment. The course is designed for those who are responsible for specifying, assembling, dismantling, using, altering, moving and inspecting access towers. Taking place over one day, it provides both theoretical and practical training on tower legislation; PASMA codes of practice; hazards associated with using mobile access towers; and what should be avoided. The course offered at WernerCo covers a comprehensive range of towers and isn’t specific to one manufacturer. However, it is essential when choosing a tower that it conforms to EN1004:2004 in order to meet minimum safety requirements. Whether it is a ladder or access tower being used, it’s clear to see that there are huge benefits in completing the relevant training courses. With there often being fatal repercussions when accidents happen whilst working at height, this small investment of time will ultimately play a huge role in helping to reduce the number of injuries occurring every year. tools & equipment

In part two of our look at the latest product developments from Festool, Professional Builder’s Lee Jones focuses on the Planex LHS 2 225 EQI long-reach sander.

REACH FOR IT! obility, digitalisation, and health & safety are some of the key themes of Festool’s latest launches, all of which are much in evidence in its updated solution for plasterers, painters and drywallers. The quality of German engineering needs no introduction, of course, but with the manufacturers at the premium end of the market it’s often the detail in the design that sets them apart still further, and that’s just what the Planex LHS 2 225 EQI long-reach sander provides. The trend in interior decorating today is very much for smooth surfaces, and that has put greater onus on tradespeople, and the equipment they use. Fine work will betray every blemish, a problem exacerbated by the softer plasters and fillers now on the market. That then requires increased levels of sanding, which in turn brings its own dust generation issues. The first problem to address when using a long neck sander is to actually see the surface you’re working on, which is not an easy proposition on many poorly lit jobsites. The solution on the new Festool Planex

M

I

30 OCTOBER 2020 PROFESSIONAL BUILDER

is a 360º light ring, which encircles the head of the sander and illuminates the work area. The LED was tested for over 20,000 hours and was still running, whilst it can be switched on or off as required.

Stellar orbit

As with any job, a fine finish requires the right equipment, and this instance that’s a random orbital sander with an eccentric movement. These have only hitherto been available as relatively compact tools, which would certainly keep you busy on a large area, but the concept now extends to the latest Planex, with its 4mm stroke delivering the kind of surface quality that clients now demand. An improved adjustable extraction system means it’s very easy to move to

ceilings, where greater suction power is required. A simple switch on

the machine, with two symbols – either wall or ceiling – allows you to adjust the vacuum for the task at hand, with the tool then able to hold its own weight when working overhead, reducing the effort required from the operator. If you do need to rest then fear not, because Festool has thought of that as well, with an integrated holder for the Planex, extensions and sandpaper on the company’s dust extractor, not only giving it a home secured from damage but eliminating the need to bend

down to pick it up. Thanks to the two extensions included, the tool’s working length can be increased by up to 2.1m, reaching the parts others cannot, and with high ceilings well within its range. This is where a new T-handle will find favour, allowing the end user to hold steady and manoeuvre at the surface far easier, even when at maximum extension.

030_PB_OCT20_Layout 1 02/09/2020 12:16 Page 31

Why use a Random Orbital Sander? Single orbital rotation, is just a simple circular sanding movement, with the abrasive turning in a circle around the disc, which can leave scratch marks, especially when first contacting the wall. With a random orbital sander, there is both a circular and elliptical movement. That eccentric orbital motion means that no single part of the abrasive travels the same path twice. As a result, every part of the disc is moving at the same speed, and material removal is more even, reducing the risk of unwelcome marks. The improvements do not end there because enhanced levels of extraction are achieved with a new multi-hole configuration on the abrasives. The paper is only ever as good as the dust extractor itself, of course, and it would be fair to say that there is still some confusion as to what the trades might actually require. Festool itself has an extensive range but always recommends the CTM 36 E AC for use with the Planex, with the AC referring to ‘Auto Clean’. With this unit the filter is cleaned every ten seconds, providing constant extraction power. Through the Festool App, the tool can

be registered and then connected via Bluetooth. It is then possible to control some functions from your smartphone or tablet, including the LED ring light. When the Planex is turned on the light is programmed to come on automatically, but again, via Bluetooth, this can be changed so the light does not come on until required, whilst the level of brightness can equally be adjusted up or down. In the event of a fault the App also

allows you to connect directly with a Festool engineer who can help you diagnose the problem. Thanks to the increased longevity and efficiency of a brushless motor, however, maintenance is itself reduced, whilst a rubber coated hose, adds to service life. tools & equipment

LEVEL PLAYING FIELD Professional Builder’s Tibby Singh Chodha gets the measure of the Bosch GLL 3-80 CG Professional Laser Level hen it comes to any installation, levelling is crucial in any trade, so it’s essential to own some sort of equipment to do the job. Whether you’re an electrician, plumber, bricklayer, plasterer, or a carpenter like myself, you’ll undoubtedly own a spirit level, but many builders are now trading these for laser levels. I don’t mean to burst your bubble but, although spirit levels, chalk lines and makeshift string lines will always have their uses, I do believe that laser levels are the future. To shed some light on this, we took the Bosch Professional GLL 3-80 CG Laser Level with Green Laser Technology on site. The first thing that caught my eye was the fact that the green beam is more visible than a red beam. In fact, it’s proven to have four times the visibility level. Scientifically this is because the colour green is right in the middle of the visible spectrum that we can see with our eye. Although more powerful, it doesn’t need endless supplies of batteries either, running off a small Bosch 12V Li-ion battery, whilst you also have the option to use AA batteries via an additional adaptor.

W

Multiple functions

This Bosch Laser has three windows, which throws out one horizontal and two vertical 360-degree lines. That literally means three times, if not more, work can be carried out from the laser when set in one position. It also has four operating modes, which allow you to have different combinations of laser beams on or off, depending on the task you’re undertaking. As you’d expect, the device is selflevelling, but it equally has an option to put it into a lock mode. This is perfect for tasks such as installing dado rails on a staircase, where diagonal lines are

needed. The range of this laser level is up to 30m with an impressive +/-0.2mm/m accuracy. This range is more than sufficient for most indoor and even outdoor projects. Even though the green beam is four times more visible than a red beam, it can still be difficult to see when the sun is out. The green target plate helps with this to a certain extent, as it enhances the brightness of the laser line. This also where the Bosch Receiver Professional LR 7 comes into action. It’s very simple to use, and is good to go by simply pressing the ‘On’ button and syncing it with the laser level by pressing the receiver button on the laser. Combined, they have a huge range of up to 120m, which should cover practically any job.

“A green beam is proven to have four times the visibility level of a red laser.”

Accessories and support

All this sounds even better with the audible signal, display LED and the option for fine/rough accuracy settings. It comes with a mount clip, which is usually needed when wanting to use the receiver on a staff. As a carpenter I usually attach it to a straight piece of timber, which effectively does the same job. The slide and click mechanism means the mount clip attaches to the receiver in seconds and there’s a magnet at the top edge of the receiver. Once all set, because you don’t want to disturb its position, the task of trying to turn a laser off before going for a break can feel like a military operation. The beauty of this Bosch unit is the Bluetooth connectivity, which allows you to control its functions remotely via the App on your phone, so you never need to worry about accidently knocking it out of synch. Additional accessories include a Universal Bracket, which can be mounted to walls using screws or nails, or securely mounted to a magnetic surface through its strong magnet. Alternatively, the bracket can be used as a standalone stand, with the added reassurance of retractable feet that do a great job preventing it from tipping over. The laser level swivels freely once on the bracket and can even be adjusted up and down

I

to the required height with its fine adjustment, and then locked into position. Then you have the Ceiling Clip, which actually slides into the back of the Universal Bracket. The Ceiling Clip is specifically designed to be clamped onto ceiling tracks for when installing suspended ceilings. It even has a height adjustment so, together with the Universal Bracket, it has plenty of movement for when setting out. Where extra height is required the aluminium Bosch Building Tripod is robust yet light in weight with legs that slide out and lock into place very easily. It has a working height from 55 to 157cm, with additional models of different heights available. I like the attention to detail of

this design, particularly the quick release plate that can be attached to the bottom of the laser level. This also swivels, which helps when needing to set the laser level at a certain angle. However, if you’re wanting to position the laser level in a level position it has two vials on the tripod to do so. The feet swivel allows it to adapt to uneven or sloped surfaces. There’s also a pouch with belt attachment and a stackable L-Box that will accommodate not just the laser but also the charger, brackets, target plate and receiver with mounting bracket. The Pica Dry is designed with dust and moisture protection

The new “Power Lock Mechanism”

A MARKER QUALITY Take a ‘Pica’ the latest Deep Hole Marker solution ica-Dry was the world’s first Deep Hole Marker – or at least that’s what the German manufacturer, Pica-Marker, claims. In fact, this product was introduced in Europe by Pica Germany in 2008, many years before other models appeared and today, the 3rd generation of the Pica-Dry – with new additional features – has already been on the market for several months.

P

3rd Generation

This product idea, with automatic lead feed by the push of a button, has quickly established itself to be useful in troubleshooting for professional craftsmen. What are the reasons for this success story? Is it just the principle of marking for spots that are difficult to reach, such as through deep holes? Or is there even more to it? What is striking about the unusual design is the large green quiver. The fact is that the craftsman always needs his marking device to hand in his pocket. This is the only way he can use one hand to hold a spirit level, for example, and with the other hand pull the pencil out of the quiver and make the necessary mark – and so the big green quiver makes a lot of sense.

Always at hand

The clip on the quiver plays a central role. Here in the 3rd generation, the clip is built to be exceptionally strong and so cleverly constructed that it is durably stuck to your pocket. As a result, the quiver stays firmly

on the trousers while you pull out the pen and mark. In addition, with this principle of the quiver on the trousers, the risk of losing or misplacing your pen is reduced. Another innovation built into the quiver is a sharpener for the lead, providing everything in one device, and saving a lot of time with annoying searches. But what about the marker itself? A closer look into the inner design of the 3rd generation mechanical pen reveals that the highest demands on product quality are met. No cheap mechanics from China or India are used, but instead, the most innovative and high-quality push mechanics are installed. Pica calls this new in-house development the “Power Lock Mechanism”. According to the company, the focus is on values such as precision, reliability and durability. The central point for the longevity of a construction marker is the working life, determined by a sufficiently high lead holding force. This is where the wheat is separated from the chaff. Craftsmen told us about construction markers that stopped working prematurely. You often

have to mark under tough everyday conditions, on construction sites with plenty of dust when working with cutting discs, plus moisture from wet cutting or rain. They call this problem “lead slip”. The new 3rd generation Pica-Dry is well equipped for these extreme situations. Because the progressive interaction of the new “Power Lock Mechanism” on the one hand with the new “effective dust and moisture protection” on the other hand – clearly recognisable by the green cap on top of the pen – reduces the problem significantly. Our tests have shown that in this way the working life, in terms of lead holding force, triples compared to the previous model. When compared to the existing competitor products, the lead holding force is extended many times over. In conclusion, we are dealing with a marking tool for professionals, that withstands the tough everyday conditions, especially in the building trade, for a satisfyingly long time.

IT’S COOL FOR CAT Professional Builder’s Lee Jones reviews the rugged Cat S42 smartphone

he functions we take for granted on a smartphone are now as integral to our working lives as our vehicles or the tools of our trade, but in the unforgiving environment of a building site they can often prove to be rather delicate flowers. More heels than muddy boots, the most popular models will wilt in the face of the muck and bullets that make up a builder’s daily lot. What is required is both brains and brawn, and the CAT S42 claims to be the kind of sturdy and strapping workhorse that can deliver both. With the Cat range of phones the distributors, Bullitt Group have carved out a niche in the rugged handset sector, and the list of tests its S42 unit must first overcome reads like an exercise in medieval torture. Its phones are subjected to drops onto steel on every side and corner 30 times from a height of 1.8m. You would expect a phone that professes to be durable to be waterproof, but this one goes further, with a rating that surpasses IP68, and testing to a 1.5m depth for 35 minutes. In fact, in a significant hygiene friendly feature, it can even be cleaned by repeated submerging in hot water and scrubbing with soap. Add

to that an ordeal by thermal shock, extremes of high and low temperature, vibration and salt mist conditions, and it becomes clear that this is technology that is not just talking tough. Many of us will have suffered the expense of fixing a cracked screen on our phones, but the Cat example is safeguarded by a thick pane of toughened and scratch-resistant Corning Gorilla Glass 5, which is recessed beneath a protective ridge. A non-slip rubberised TPU back plate means it’s always secure in your pocket or hand, and it’s impervious to dust. Other construction compatible features include a bright display that is easily viewed in sunlight and a loud high quality audio that can be understood in loud conditions.

As soon as its sits in the hand it is apparent the S42 is made of sterner stuff, but that’s not at the expense of sophistication. Its user-friendly screen can be operated with wet hands or when wearing gloves and is your gateway to the kind of prodigious memory that would give Brains from Thunderbirds a headache, whilst additional capacity is available through a MicroSD card. For the price point the graphics are excellent, with the trusted Android operating system allowing access to a multitude of apps. We were particularly impressed with the run time of the battery, with the manufacturer claiming up to two days of ‘real world’ life, and in our experience it actually lasted for longer. Today the smart phone is the conduit through which we organise our business and social lives. What the Cat S42 provides is just that kind of service but with the reassurance of knowing that it will resist the inevitable knocks of a tradesman’s working day. No.12 in the series

FOR THE DRILL OF IT In the latest instalment of our Tech Talk series, Lyndsey Bailey, Assistant Product Manager at Makita, details the company’s new range of Nemesis II SDS-PLUS drill bits. Lyndsey explains how the robust new products make drilling into reinforced concrete easier, reducing the time and cost issues associated with replacing drill bits. Reinforced concrete is designed to resist a variety of applied forces, so to tackle this material can be a serious and arduous task. Drill bits need to drive through both concrete and rebar, placing unstable contact on the bit, increasing stress and load, resulting in frequently broken drill bits. Fortunately, our fantastic new range

I

42 OCTOBER 2020 PROFESSIONAL BUILDER

of Nemesis II SDS-PLUS drill bits makes this concern a thing of the past. Ideal for use on even the hardest of materials, the innovative system means that drilling into reinforced concrete is no longer a hit and miss application. The bits feature a unique symmetrical head geometry, that ensures holes can be drilled with precision, making this solution ideal for professional applications in concrete,

stone, masonry, fixings, anchors, and engineering brick. Thanks to the extremely strong design, the drill bits won’t perish when in contact with metal bars, reducing the need for users to constantly change bits. When compared to normal rotary hammer drill bits, the Nemesis II SDS-PLUS products enable fast hole starting and can drill up to 50 per cent more holes, helping tradespeople to create new costefficiencies within their operations. Additionally, as long as the wear mark is still visible, the drill bit is suitable for making anchor holes. What’s more, all drill bits from the range are GM Sichersafe certified, with centering tips and symmetrical 4-cutter heads. The Nemesis II SDS-PLUS drill bits range in size from 5mm x 110mm, up to 32mm x 450mm and are suitable for use across a wealth of our industryleading tools, meaning you will be able to use them with your existing kit. drainage & water management

GO WITH THE FLOW n the middle of a national lockdown, and at a time when many building sites and contractors were working significantly reduced hours and remits, the introduction of a new Sewers Code for Adoption from Water UK may have passed under the radar when it came into effect on 1st April. However, as the industry continues to move back up to full time work, this national guidance on how drainage can be used offers new opportunities for builders already needing to adapt to evolving Building Regulations, the mooted future homes standard and calls across the construction industry to turn the adversity of 2020 into a once-in-ageneration chance for adopting new practices. The good news is, when it comes to the changing definitions and requirements of drainage on developments, the solutions are already there to be found in the marketplace. The Sewers Code for Adoption guidance includes a Design and Construction Guidance document that affects the adoption of sustainable drainage systems (SuDS) and below ground drainage systems on all development sites in England, providing developers and contractors with an updated, standardised set of delivery procedures. The main focus of the new guidelines is aimed at increasing the use of hard and soft SuDS at the outset of a development, in response to the rising rainfall in the country, and the recognition that distributing surplus water directly into sewers is unsustainable. The significant difference from the preceding Sewers for Adoption 7 guidance is that the definition of a sewer is changing from a channel that supplies ‘working outfall’ to one that offers ‘effective outfall’. The upshot is that a lot of SuDS systems, which would not have been considered adoptable under the old regime, can now be classified as such, subject to the correct design and specification being followed.

I

I

48 OCTOBER 2020 PROFESSIONAL BUILDER

Richard Eddy, Product Manager, Below Ground Drainage, Polypipe Building Products outlines the impact of the introduction of the new Sewers Code for Adoption from Water UK

The framework has been put in place for the use of a greater range of below ground and above ground water drainage systems, from the use of geocellular attenuation systems, such as Polystorm from Polypipe, to soft SuDS systems, including natural culverts, water run-off systems and permeable paving, alongside the traditional use of large diameter pipe systems.

Updated Guidance

In addition, while the former regulations allowed water companies to vary requirements on products and systems deployed for drainage systems, the updated guidance ensures that all products and materials are evaluated by the same standards across England. Importantly, there is an explicit

instruction that the use of plastic-based pipes for below ground drainage can be considered on all sites. This means that there are now regions in England where house builders and developers can choose from a greater range of products and systems to suit their project objectives. This is where working with a manufacturer can provide rewards. Polypipe has developed, and is constantly working to add to, what is the UK’s widest and most varied range of plastic-based drainage and water management systems. In the last 12 months alone Polypipe has introduced the new MCD100 domestic drainage channel range, a sturdy and simple to fit system that works with any surface, including block paving, flagstones, tarmac or concrete to assist

with the removal of standing water close to a building plot, and the IC600 range of inspection chambers as an adoptable alternative to traditional concrete ring manholes. An example of how the new Design and Construction Guidance can be applied is found below. The diagram shows the correct installation method in a pedestrian area of the IC600 base, riser, adaptors and cap, with an A15 rated UG510 cover and frame. Under the new Sewer Code for Adoption, the IC600 bases are suitable for connection to smoothwall underground pipes of 160mm, 250mm, or 315mm diameter, or connected with other Polypipe Polysewer pipes of 150mm, 225mm, and 300mm when installed with the appropriate adaptor systems. Builders now have more options in front of them to install a suitable drainage system, and are able to draw on a greater range of materials and products to develop solutions that meet the design specification of the developer, and water company.

The industry has been calling for a framework that allows for a more holistic approach to water management, and the new Sewers Code for Adoption can pave the way for the design and installation of systems where above ground drainage and below ground drainage solutions can work closer in tandem. Polypipe is best placed to advise home

builders, from large developers to small plot builders on how the new Sewers Code for Adoption will affect their projects, with our below ground drainage technical experts available to offer guidance. FOR FURTHER INFORMATION ON POLYPIPE’S RANGE OF SOLUTIONS VISIT: WWW.RDR.LINK/BT051

THE PIPES ARE CALLING As the country starts to get back building again, David Ayers, Piping Category Manager from Geberit looks at why pre-fabricated solutions could play a big part in the building industry’s recovery.

re-fabricated systems, where a variety of components are assembled off-site, is set to see huge growth here in the UK. Just last year, for example, it was predicted that the UK could be one of the modular construction industry’s principal markets for growth, with the prefabricated building market expected to grow by 8 per cent between 2019-2025. And that was before the advent of Covid-19, which could now expediate this growth. The Construction Innovation Hub, for instance, explained what the impact of the pandemic could have on pre-fabricated systems. In a recent article, it emphasised that: “…it is vitally important that the post-Covid19 recovery is rooted firmly in new and better ways of doing things… [as] we get Britain building again, we must grasp the opportunity to lay the groundwork for some transformative changes, including a fundamental shift in our approach to quality. Manufactured solutions will have a direct role in supporting a sectorled recovery – reducing the demand for on-site labour and creating new skilled jobs in manufacturing and assembly facilities throughout the UK.” So, let’s look at what benefits prefabricated systems and, in particular, prefabricated drainage solutions, can offer builders.

P

Simpler process

Pre-fabricated drainage systems are manufactured in factory-controlled conditions by a highly-skilled team of experts. The pipework is cut and welded by the pre-fabricators and the stacks then

arrive on-site ready for installation. Removing the requirement for cutting and welding pipes from site can save significant time and drive efficiencies on a project. In the first instance, it eliminates any risk of on-site weather factors and subcontractor scheduling delays. Meanwhile, a conventional drainage stack will require multiple individual components – all delivered, stored and then assembled on site. A Geberit prefabricated system, for example, will be carefully planned with the builder or project team to reduce the number of

deliveries to site and remove the need for lengthy product storage times; not only does this speed up the installation process but it also, crucially, reduces the amount of waste. Indeed, this impact on wastage also helps make pre-fabricated drainage systems a sustainable option and one that can reduce the environmental impact of a project. Leading manufacturers, such as Geberit, will help carefully plan and build the drainage systems, minimising offcuts and fully utilising lengths of pipes to reduce waste.

Efficient ways of working

The very nature of these systems, and their methods of construction, mean that they are designed for total ease of installation, reducing overall project costs and enabling a simpler, more streamlined process. Opting for a pre-fabricated solution with a reputable manufacturer can offer builders a complete solution from start-tofinish. Leading manufacturers will, for instance, have a dedicated team of engineers with knowledge of building standards and regulations. They will then develop a bespoke design which can be adapted to meet any specialist project requirements.

Peace of mind

Every stage of the pre-fabricated process is carefully managed. For instance, Geberit’s dedicated team will create drawings from the outset. The cutting and welding stages are then undertaken by a specialist team of pre-fabricators, eliminating the potential for any

inconsistencies and ensuring that there is no deviation from the approved design. Every stack is quality tested throughout the entire process by the prefabricators. This not only offers complete peace of mind in the installation process but can also, in turn, empower builders and their teams to check their own work in greater detail.

Future-proofing

Builders should always be looking for ways to deliver projects on time, under budget, and more efficiently – and continuously looking for new ways of

working and innovating is crucial here. Pre-fabricated systems can present an effective solution for builders when considering processes that maximise efficiency and profit. We predict real growth in this area as the sector looks to fight back and prepare for whatever the future may hold. drainage & water management

TAKEN

Tristan Hughes, Sales Manager at Siltbuster, discuss the issues and considerations surrounding the management of excess water on new build sites.

TO EXCESS he Covid-19 pandemic and the ensuing lockdown has had a serious impact on the construction industry, most notably in the housebuilding sector. Now, there will be pressures to recoup the time lost on projects during the past few months. New housing developments will be commencing far later than was intended, which is likely to mean groundworks being carried out in the wet, which is not ideal. There are plenty of mitigation measures that can be implemented prior to any work commencing on new build sites. Just like detailed risk assessments have been carried out to support safe methods of working during Covid-19, they should also be carried out with respect to the management of excess water to ensure “zero harm” to the environment. It is important that builders get this right, not least because the sentencing guidelines are very strict. Historic cases have seen fines of up to £120,000 for releasing silty, polluting water into a watercourse, even after evidence had been presented that this occurred after a period of intense rainfall. The management of water shouldn’t start only when construction works

T

commence. Instead, it should be considered in detail early on, at the planning stage. Pertinent information from the ground investigation reports, such as the composition of the nearsurface geology, and the location of contaminated groundwater regimes – hydrocarbons, metals etc. – plus protection zones, can all be reviewed at the onset of any project, and site-specific plans can then be made. The way in which groundworks are carried out should be considered. For instance, the removal of topsoil strips can be phased, rather than a large area being disturbed at once. This would reduce the quantity of unprotected ground, which is often the source of pollution incidents. The good news for the industry is that practices are changing and “as built” drainage schemes are often being constructed at the start of construction works. This is absolutely the right thing to be happening. “As built” drainage schemes tend to include swales or attenuation lagoons with hydro-break details to reduce the long term hydrological impacts of the new development.

These features can be put to good use during the construction works, forming large areas of attenuation for surface water run-off, safeguarding it from being released, untreated, into the environment. The lagoons and swales provide the ideal location for a modular water treatment system to be installed alongside. Such systems are tasked with treating silt laden waters, so that it can be discharged, safely and compliantly, to the environment. Getting a water management strategy wrong on a build site is no longer something that can be absorbed in the build cost. It has the potential to do significant damage to both profit margins and a contractor’s reputation. In addition, a pollution incident has the potential to impede a housebuilder from acquiring new development sites. Siltbuster has been helping developers maintain their environmental credentials by deploying modular water treatment solutions for many years. The organisation also offers a robust, interactive CPD accredited course, which builders can enrol on to learn all about water treatment. TO FIND OUR MORE ABOUT SILTBUSTER VISIT WWW.RDR.LINK/BT053

COME IN FROM THE COLD

Don’t let the cold catch you out this winter, warns Groundbreaker Systems

urst pipes are the most common cause of home insurance claims in the UK and cost an average of £3,500 in damage to property and contents. The expense is not the worst of it because, as the property is dried out and repaired, months of disruption will follow. Frost is the greatest threat to water services throughout the winter. UK Water Regulations require any fitting or apparatus to be correctly insulated to prevent frost, unless in a location that is heated for more than 12 hours a day. It seems obvious when you are scraping the ice from the car on a frosty morning. However, the insurance claims show that many homeowners, landlords and occupiers seem to be unaware of this requirement. In the worst-case scenario, the replacement of water supply pipes is required. Traditionally this has required major excavations outside a property and usually a great deal of disruption and trauma within, over several days and possibly weeks – inevitably at high cost.

B

Water Supply Replacement Whether or not the cause is bad weather, the replacement of a leaking system, or an old and unreliable water supply, the

I

54 OCTOBER 2020 PROFESSIONAL BUILDER

problems can extend timelines and inflate costs, sometimes to the detriment of other aspects of a project. However, there is now a cost-effective solution to this previously expensive operation. The use of Groundbreaker’s INSUduct allows the new water service to be routed up the external face of the building and connected to the internal plumbing above ground level. INSUduct only requires one simple core drilled hole through the wall, at an appropriate point to connect with the internal plumbing. This enables most water supply replacements to be completed within a couple of hours, without the traditional mess and

disruption. The improvement in work efficiency and reduction on the impact to occupants is a win for both contractor and customer. Because the system provides a neat, clean finish to the job, there is also little impact to the exterior appearance of the property. INSUduct is also perfect for redevelopment and refurbishment projects. It is the ideal product for the replacement of original lead water pipes, turning a disruptive and intrusive job into a quick and easy task. The product is also ideal for developments of multioccupancy properties. Designed to optimise space withing the insulating casing, up to three 32mm OD water pipes can be installed to the exterior of the building, allowing supplies to be installed at multiple levels of a property with a single insulated duct running up the property exterior. Groundbreaker products are designed to provide long lasting and effective thermal protection to water pipes and fittings outside the thermal envelope of a building. They offer frost protection for three days or more with temperatures as

low as -15°C, temperatures we rarely reach in the UK – even with today’s erratic climate! Carefully fabricated to provide long lasting and effective thermal protection to water pipes and fittings in external situations, the products exceed British Standard 5422, and all relevant Water Regulations for frost protection, and are on the “approved list” of most UK water companies. Steve Leigh, developer of the range, and Managing Director of Groundbreaker, has over 40 years’ experience in the Water Industry. “We’ve been putting pipes in holes in the ground to protect them from frost for decades, he explained. “Although it works, today’s new materials allow for a much better solution. Keeping pipes on the surface reduces the risk of leaks developing and allows for easy repair and maintenance. It’s just a much better method of working.” This isn’t just Steve’s opinion because in 2018 Groundbreaker were recognised

by the HBF (Home Builders Federation) as the Utility Company of the Year for their innovative range that meets the highest standards in both product specification and leak free installation design. The company is also a contributor to the recently launched BPEC (British Plumbing Employers Council) Groundworker, Service Pipe and Meter

Housing Installation Training course3. The course highlights the elements of the Water Supply (Water Fittings) Regulations 1999, relevant to groundwork and ensures contractors have met the minimum competency requirements for entry into WIAPS Approved Contractors Scheme (Groundworker Section). In addition to INSUduct, the Groundbreaker range includes SHalloduct, which enables easy installation of water supply in situations where water pipes cannot be laid at the recommended depth of 750mm – e.g. over rock, concrete, tree roots etc. This solution offers a viable alternative in awkward situations to expensive excavations or damage to the local environment. THE PRODUCTS ARE AVAILABLE THROUGH MOST BUILDERS’ MERCHANTS. FOR “WHERE TO BUY” DETAILS ON THE GROUNDBREAKER WEBSITE GO TO WWW.RDR.LINK/BT054

Boiler noise HOW FERNOX LEAK SEALER F4 WORKS

I

56 OCTOBER 2020 PROFESSIONAL BUILDER

If you have checked the boiler for mechanical faults, and have found everything to be in good working order, then in all likelihood, the noise will be due to limescale deposits on the heat exchanger. When limescale forms on the inside of the pipework, it creates an uneven surface and the formation of crevasses. Due to the surface tension of water, it cannot fill these crevasses. Instead, steam and air form bubbles in these gaps and,

056_PB_OCT20_Layout 1 02/09/2020 12:29 Page 57

Colder weather

when the bubbles pop, they create noise. This noise is also known as ‘kettling.’ To remedy this, a noise silencer chemical can be used. Products such as Fernox Boiler Noise Silencer F2 will work to reduce the surface tension of the water in the central heating system. The water is then able to fill the crevasses caused by the limescale build-up. This prevents any steam or gas from settling in the crevasses, which means no noise is produced. With no system drain down required, the problem can quickly be resolved, and the silencer can be left in the system permanently. Problems with underfloor heating

Low temperature or underfloor heating circuits are at a higher risk from the formation of bacterial slimes, algae and biofilms. If left untreated, these can cause blockages resulting in a sluggish, less efficient system or even breakdown. To treat, simply dose with a highperformance chemical treatment designed to remove bacterial contamination. It is important that the product chosen can work to clean the system in the short-term and provide continued protection against bacterial contamination and the build-up of harmful substances, such as algae, jellies and biofilms. Fernox Biocide F7 achieves this with the inclusion of two active ingredients – the formulation is Methylisothiazolinone (MIT) and Methylchloroisothiazolinone (CMIT) based. TO VIEW HOW THIS PRODUCT WORKS VISIT WWW.RDR.LINK/BT056

Leaking pipes

A slow leak or weep anywhere in the central heating system’s pipework could result in pressure loss – and if left untreated, could lead to boiler breakdown. As isolating the source of a small leak and replacing pipework can be time-consuming (and costly for homeowners), it is recommended to use an internal leak sealer in the first instance. Leak sealers can be easily dosed into the central heating system – in the same way that you would use other chemical water treatments such as an inhibitor. Once added to the system water, a leak sealer only starts to work when it comes into contact with oxygen (the leak source). The molecules in the formulation react with each other to bind and polymerise. The polymer then seals any holes in the pipework, even to microscopic level, thereby stopping leaking and pressure loss. Products such as Fernox Leak Sealer F4, are safe to use as a precautionary and corrective measure, when pressure loss has occurred, but the leak site isn’t obvious or visible. This is because the chemical reaction that causes the product to bind and polymerise to seal the leak only occurs if oxygen is present, so there is no risk of blocked pipes. WATCH FERNOX LEAK SEALER F4 IN ACTION AT WWW.RDR.LINK/BT057

When pipes are situated in unheated areas such as the loft, or are externally located, they can be prone to freezing. This is a common problem for unoccupied premises, garages and static caravans. As the pipes freeze, the flow of water becomes restricted, which causes the pipes to block and the system to fail. Frozen water within the pipes expands creating pressure – and this can result in pipes bursting, leading to major leaks and even flooding. When the sun is shining, it’s easy to ignore this potential risk, but prevention is better than a cure. Prevent this from occurring by dosing the system with an antifreeze product. For example, Fernox Antifreeze Protector Alphi-11 prevents the water molecules from binding together and forming ice, keeping the system water circulating normally. In addition, Antifreeze Protector Alphi-11 includes a high-performance inhibitor, which stops corrosion and scale formation – keeping the system working at optimum efficiency. drainage & water management

HARD TARGET

Water softeners should be an integral part of any kitchen or bathroom project says Kevin Johnson, MD of Monarch Water and Technical Director of the UK Water Treatment Association hen installing new kitchens and bathrooms, to achieve a high-end finish that will stand the test of time, professional builders should pay serious attention to water quality. With every other aspect of design and functionality covered during such projects, it’s essential that water softeners are included as standard to protect against the negative effects of limescale. Although well over half of the UK live with hard water, and the costly impact it has around the home, very few people realise there is a simple and affordable solution in the form of water softeners. Just 5 per cent of homes enjoy the benefits that water softeners offer, which means 95 per cent of homes are simply living with limescale and putting up with the problems it causes, seemingly oblivious to the extent of the problem. Subsequently, there is a huge potential market for professional builders to explore. The quality of water varies all over the country due to geographical differences underground. Hard water is found in areas where it has passed through limestone and chalk beds, deep below the earth’s surface, where magnesium and calcium cling to the water. This in itself is not a big issue. However, once the water is heated in showers, kettles, boilers, dishwashers and washing

machines, the minerals turn to limescale. For those people who are unfortunate enough to live in a hard water area, this means limescale will soon rear its ugly head in the form of scaly deposits on shower screens, basins, draining boards and other places around the home. The visible signs of scale are just the tip of the iceberg. It’s the hidden damage inside pipes and appliances that can cost customers dearly. Not only does limescale look unsightly, but it can cause untold damage inside appliances, coating the heating elements in boilers, showers, dishwashers, washing machines, coffee machines and kettles, rendering them less efficient and more costly to run. In fact, according to British Water, just a 1.6mm coating of limescale on a heating element makes it up to 12 per cent less effective. Not only that, the likelihood of breakdowns is increased while the working life of equipment decreased.

Limescale build up inside household appliances causes breakdowns

Innovative technology

It’s estimated that an astounding 70 per cent of equipment failure can be attributed to hard water, which makes limescale an important issue for professional builders to bring to customers’ attention. Encouraging customers to invest in the latest water softening technology will not only ensure that their new kitchens and bathrooms will stay picture perfect for years to come but offer whole house protection too. From boilers and showers to washing machines and dishwashers, water softeners will not only prevent limescale build up, but remove any existing deposits too. This means existing appliances will become more efficient and cost less to run. New technology now offers end users

Limescale coats pipes, reducing the efficiency of heating systems

058_PB_OCT20_Layout 1 02/09/2020 12:30 Page 59

even more benefits. For example, the latest water softening technology boasts more compact models, which are easier to site, and they are also faster and more efficient than ever before. Some models feature an innovative rapid-fit bypass which removes the need for 80 per cent of equipment previously needed to fit it, resulting in quicker installation times. Some units available also use 12 per cent less salt and 24 per cent less water, offering the ultimate sustainable solution to hard water. The fact that the latest generation of water softeners are compatible with any boiler, means every hard water home is a potential customer.

Soft sell

In order to maximise earning potential it’s vital that professional builders keep abreast of the very latest technology and ensure their customers understand the importance of protecting their new kitchen or bathroom by improving the quality of their water.

Many consumers will focus on the initial additional outlay of a water softener, so professional builders should point out that with lifetime savings of around £200 a year on utility bills, cleaning products and toiletries, once installed, and running costs of around £8£10 per household, the payback time is relatively swift. Professional builders who share

information about the latest water softening technology with their customers will not only establish themselves as knowledgeable professionals but develop trusting relationships with customers too. This will also ensure future work, while protecting their customers’ homes. FOR FURTHER INFORMATION ON MONARCH WATER VISIT WWW.RDR.LINK/BT060

WOOD PRESERVER

H G I H G N I V R E S E PR STANDARDS Safer more sustainable products with no detriment to performance is what the trades are now demanding and, with its new range of coloured wood preservers, that’s exactly what Bond It is supplying. The building and construction industry seem to be continually at the mercy of various regulatory bodies as to what ingredients can or cannot be used in the manufacture of building chemicals, which is becoming a challenge. As a UK manufacturer, Bond It strives to offer high quality products at affordable prices but, as raw materials become obsolete, finding comparable alternatives that don’t compromise the quality of a product has become a bit of an art. The latest active ingredient to be banned by the EU Standing Committee on Plants, Animals, Food and Feed (SCoPAFF) is propiconazole, which did not pass the latest regulatory requirements, which are carried out every 15 years.

EU regulations Propiconazole is a is a broad-spectrum systemic fungicide for control of fungus and has been widely used historically in formulations for wood treatments and wood preservatives. The EU has been studying the registration package for propiconazole since 2015 and several key studies have been conducted, including ground water studies, and the impact of endocrine disruptors (ED) on the environment. Endocrine disruptors are chemicals that may interfere with the body’s endocrine system and produce adverse developmental, reproductive, neurological and immune

effects in humans and wildlife. It is this which has led to the chemical being dropped from use. In response to the latest legislative changes, which were to be in place by March 2020, Bond It has used valuable research and development time to produce a package of wood treatments that offer the user safer alternatives. Bond It has introduced a Coloured Wood Preserver that offers a water-based alternative containing no VOCs and no propiconazole, making it safer to use. It contains a fungicide specifically formulated for use against wood rotting, decay and staining fungi, algae, lichen and other growths on wood surfaces. It is an ideal product for the protection of outdoor timber structures, such as sheds, fences, trellis, pergolas, gazebos etc and can be applied to all rough, sawn or smooth timbers.

Colour options The product is available in a range of durable UV fade resistant colours that provide deep penetration into timber, and leave a colour finish with the natural timber grain texture still visible. It has virtually no odour, and can be applied either by brush or low-pressure spray to provide lasting protection. The formulation is water-based,

producing a non-flammable, quick drying product and is ready to apply direct from the container. It also facilitates easy cleanup of brushes and tools. Dr Kayleigh Cox-Novak, technical manager at Bond It, says: “As a business, Bond It are quick to react to legislative changes and strive to offer safer solutions to the users of our products. The launch of Coloured Wood Preserver reflects this focus on continued innovation and improvement.” Available in 5L tins, the Coloured Wood Preserver is being offered in Light Brown, Dark Brown and Green. To complement this product, Bond can offer its 3-in-1 Wood Treatment. Part of the Wood Guard range, this ready to use, 3 in 1 micro-emulsion universal wood preserver kills active woodworm and termites and protects against reinfestation and wood rot. This not only boasts zero volatile organic compounds (VOCs), but is water-based, non-flammable and quick drying. Based on a combination of fungicide and insecticide formulations, it effectively eradicates and prevents attack by wood boring insects and wood rotting fungi, and is certified to European and British Industry standards – you know you’re in safe hands. INSULATION Professional Builder’s Lee Jones examines the appeal of the extensive YBS Insulation range of multi-foils

THE PERFECT FOIL f you were to think of a product category that will be in the ascendancy in the years ahead then insulation would certainly be one that would come to mind pretty quickly. With government targets driving energy efficiency improvements in new and existing housing it represents an easy win both for our environment and domestic fuel bills. Of course, some wins are more comprehensive than others and multi-foils score on many number of levels. YBS Insulation has been a champion of the multi-foil concept for over a quarter of a century now. The beauty of the product is that it is suitable for any number of applications in floors, walls and roofs and, with Whitehall now intent on encouraging insulation upgrades, it is fitting that the company recently welcomed Mark Fletcher, MP for Bolsover, to its manufacturing site to find out more just how the business can generate substantial added value for the UK building market, as Sales and Marketing Director, Daniel McKane explains: “We fully support the new Green Homes Grant Scheme announced by the government,

I

I

64 OCTOBER 2020 PROFESSIONAL BUILDER

and having our local MP visit us is a great way to demonstrate how our products can assist with the requirements of the business, energy and industrial strategy (BEIS) to achieve energy efficiency for low rated EPC homes”. Although the material has been with us for some time, there is an ongoing process of education to communicate its benefits. Daniel continues: “Multi-foils offer high thermal benefits, but are thinner, so there will be less headspace sacrificed, particularly in loft conversions, where head height is key. Our products will keep a property warmer in the winter and cool it in the summer months. They are much easier to handle and install than bulky PIR panels, and you can comfortably fit as many rolls as you need through a loft hatch. In addition, with most heat in a home lost through the roof (25 per cent) and walls (35 per cent) the material’s thermal benefits make it a good upsell for builders. Two of the latest solutions to emerge from the company’s manufacturing and on-site laboratory and testing facility in

Creswell, Derbyshire follow in that tradition. Breathe-R and Breathe-R Ultra are the latest improvements in the range. As with BreatherQuilt, both have been designed with a high performing and durable roofing membrane as the outer layer, with the 2mm thick Breathe-R offering a 39 per cent reduction in heat loss compared to a standard membrane, which would be equivalent to approximately 20mm of expanded polystyrene (EPS). Not only that, but its highly reflective perforated aluminium foil construction allows for the free passage of moisture from the internal to external, reducing the risk of condensation issues. The three layers of Breathe-R Ultra are 11mm thick and will see reductions of up to 53 per cent, providing the same performance as 30mm of expanded polystyrene (EPS). These new products join an already well-established and extensive line of multi-foil insulations that together represent a whole house solution, with

064_PB_OCT20_Layout 1 02/09/2020 12:31 Page 65

future products on the horizon for 2021. The slim depth of Super Quilt belies its thermal performance, which is anywhere between 75 – 100mm of PIR. Airtec is a thin, flexible, easy to install aluminium bubble insulation membrane which acts by trapping air within its bubble structure while creating low emissivity air spaces from its foil faced outer layers, enhancing its overall thermal capabilities, and reducing the risk of condensation. In pitched roofs, BreatherQuilt is a market leading product which, following customer feedback, YBS improved still further in 2019. The enhancements included built-in double-sided tape and a stronger more durable outer breather membrane. YBS BreatherQuilt combines the thermal properties of an Agrément Certified insulating multi-foil with a highly effective breathable membrane, which is both water resistant and vapour permeable. Daniel outlines the potential gains for homeowners: “The breather membranes recommended by Building

Regulations ensure that the structure is waterproof and breathable, they do nothing for thermal performance, but our products can combine all of these characteristics. “We want tradespeople to be confident in specifying and handling our product, and that’s why we’ve invested in a sophisticated testing regime in our own labs. As a result, we know that all of the information we provide on our products, such as technical support and UValue/condensation calculations are

accurate, YBS products also conform to all the latest Industry Standards, including CE Mark, BDA Kiwa & BBA certificate of Agrément, Building Control Compliance (LABC registered detail) and NHBC Acceptance. At the same time, we want to make sure that the installation is carried out correctly, so that the product performs as it should, and that’s why our business is investing in in-house training, CGI videos, and a series of online training modules specially designed for our customers and their markets.” Another reason to celebrate in 2020, was the announcement that YBS Insulation entered into a strategic agreement with Duofor BV in the Netherlands. Duofor BV have partnered with the multifoil manufacturer to be the exclusive and authorised distributor of its products within the EU from 1st September 2020. testing times Is your van MoT ready? Dan Powell of Honest John Vans shares his passing tips.

f your van is properly maintained and in good condition, the MoT shouldn’t pose too many problems, but sometimes all it takes is a little neglect, or lack of preparation, to see your pride and joy fall at the first hurdle. Honest John Vans has analysed the latest figures from the DVSA – the Government agency responsible for MoTs – to find the most-common causes of MoT failure in the UK. The good news is that most of the problems are minor and easily rectified. Take a couple of minutes out of your working day to read this failure list, and ask yourself – when did you last make the basic checks to avoid these failure points?

I

1) Lamps, reflectors and electrical equipment More than half of all van MoT failures are linked to lighting. That’s why it’s important to check your van’s headlights, brake lights and indicators before taking it in for an MoT. Don’t forget the number plate light, either – a quarter of a million MoT failures are linked to broken or damaged number plate lights every year.

2) Suspension Suspension systems are complex things and have many moving parts, varying from van to van – so it’s no surprise that there’s a relatively high failure rate. A sure sign of worn suspension is knocks and clonks driving over bumps, or a general wallowiness when driving. If you’re unsure of the state of play, get it checked, especially before an MoT.

3) Brakes Did you know a third of all vans will fail the MoT because the brakes are dangerously worn or defective? Again, like suspension issues, the tell-tale signs are usually easy to spot, with a spongy pedal feel and/or vibrations being an indication that something is wrong. A worn brake pad is generally an affordable fix. However, if left to fester, it may cause costly damage to the discs or entire brake system. If in doubt, get it checked.

HONEST JOHN’S MOT TIP Due to the Covid-19 pandemic, millions of van owners were given a six-month MoT extension from 30 March to 1 August. As a result, MoT test centres are now becoming increasingly busy as these extensions have now ended. Don’t leave your MoT until the last minute. Book it in early to avoid potential delays as garages become fully booked.

4) Driver’s view of the road A quarter of a million vans fail at the MoT because the driver cannot see the road properly. It’s a shocking statistic. But one that’s usually trivial and cheap to sort out. The main problem is that wipers deteriorate over time and it’s not always obvious they’re past their best. Next time it rains, look for water smearing on the glass – if it does, then get them changed.

5) Tyres Tyres are essential to your safety, and it’s worrying that so many vans fail on this basic test. The UK minimum tread depth is 1.6mm, and many safety organisations will tell you that 3mm should be the minimum given the drop off in performance of worn out tyres, especially in the wet. Most tyres have a wear bar in the pattern that makes it easy to see where the legal limit lies. Make sure you check the sidewalls for dents or bulges – both indicate internal damage to the tyre. TECHNICAL TEAM TIPS – NO 19 ROOFING

A LITTLE LESS ‘CONDENSATION’ A LITTLE MORE ACTION Stuart Nicholson, Director of Roof Systems at Marley, looks at the steps contractors can take to ensure roof ventilation is fit for purpose.

oisture in the form of condensation can develop on the underside of roof tiles and slates, as well as the roof underlay, causing droplets to form in the batten void and roof space. This can cause damage to timber battens, rafters, fixings, and insulation, not to mention any possessions left in the loft. In the worst cases, the build-up of condensation and moisture can be so severe that it penetrates the ceiling, causing damage to the rooms below. If condensation is not dealt with, it can lead to damp and mould which not only has the potential to affect health but can also cause significant and expensive damage to a property. By assessing five key points to ensure roofs are ventilated adequately, contractors will be able to tackle the issue of condensation and prevent future issues.

M

Adhere to Standards

Always comply with BS 5250:2011+A1:2016 ‘Code of practice for control of condensation in buildings’ and BS 9250:2007 ‘Code of practice for design of the air tightness of ceilings in pitched roofs’. This means that a cold roof should have a minimum of 10mm continuous ventilation at the eaves and 5mm continuous ventilation at the ridge.

I

70 OCTOBER 2020 PROFESSIONAL BUILDER

A breathable or non-breathable underlay can be used, but make sure there is the right amount of high- and lowlevel ventilation to prevent condensation. This can be achieved using an array of solutions, including eaves ventilation, ventilated dry ridge systems, ridge vents or multiple tile vents.

Understand ventilation

The most frequent ventilation problem is caused by relying purely upon a breathable membrane for ventilation. The term ‘breathable’ underlay is often misunderstood because it suggests that ventilation is not required. However, the British Standard BS 5250, ‘Code of practice for the control of condensation in buildings’, does not consider the situation where it is proposed to provide no ventilation to the roof void. As such, roofs will always require some form of supplementary low- and high-level ventilation in accordance with BS 5250.

Specify correctly

Ventilation is the sum of all its parts and should not be dependent on one single product or method. Like establishing a fixing specification for every project, it is advisable to do the same with ventilation. Marley offers a range of specification services including the appropriate choice

of underlay and ventilation systems to ensure secure pitched roof fitting and the lowest possible risk of interstitial condensation.

Check insulation levels

When increasing loft insulation, check that ventilation has not been compromised as this can produce a condensation problem. If there is eaves ventilation, then it is important that the effective air path is not blocked. Where insulation at ceiling level is more than 300mm deep, then Marley offers the Universal Eaves Vent Plus system, which has a wider rafter roll and ensures airflow.

Full pitched roof systems

Marley’s full roof system includes a wide choice of roof tiles or slates, as well as battens, underlay, ventilation, dry fix systems and fixings, backed up with a 15-year system warranty.

ADE’S TOP WINDOW & DOOR TIPS

No. 1 9

! ’ L L A C ‘ S ’ N ADRIA

Adrian Barraclough runs Quickslide, one of Britain’s leading window & door manufacturers.

Quickslide’s Ade explains the do’s and don’ts that will get you your windows and doors quicker – and right first time! Can you believe it? After the astonishing early spring drama of a nationwide lockdown, demand for all building work including home extensions and renovations has gone through the roof – and still it continues! And every one of your suppliers is under pressure to come up with the goods to make sure you can deliver for your customers on time and move on to the next. So I thought that perhaps it’s a good time to take a look at ways in which you can speed up the ordering process for windows and doors to avoid any delays that just add more pressure to an already stretched schedule. And the best place to find out what can make all the difference must be the people that take and make the orders when they come into the firm. Jovi, who has been with us for four years and has handled an estimated 7,000 orders says: “99 per cent of the time our customers get it right, but we are there to talk it through with them anyway. That’s the point really of the service that we offer – it’s all personal to ensure that what is ordered is what the customer really wants. But just now and again something slips through that could have been avoided – even customers that have been ordering from us for years, make the odd mistake.”

Get someone that really knows windows to measure and spec them

Jovita Doftartaite

So, says Jovi…

And Don’t: ●

Do: ●

Provide us with exact frame sizes – a lot of people think that we allow for fitting tolerance as standard – we don’t. Give us the full spec for the windows and doors required. If the project is a new build, please advise which Building Regs the doors and windows need to comply with. You will get what you ask for. We rely and quote based on information we are given.

Send your enquiry in writing. We do not take enquiries or quote over the phone. Thoroughly check your quotation before confirming the order. Always read emails we send. They might contain crucial notes and other important information. And ask us if you are unsure. We love to engage with our customers and we enjoy it when we have helped.

Make any assumptions. We do our best to spot obvious errors, but we are not mind readers. Don’t make revisions over the telephone – as for the original enquiry we need these in writing. Check twice and order once! When your windows and doors are in production, we can’t change them. Lead time is subject to production capacity and it can change at any time. Please ask on the day or wait until a delivery date is confirmed before advising your customer or booking an installation.

TRADE MEDIA NORBORD PRODUCT GUIDE

A simple click on the tabs at the side of Norbord’s new interactive engineered wood panels product guide opens up the chosen product, application or technical information. It contains all the information needed on panels in the SterlingOSB Zero, CaberFloor and CaberWood MDF portfolios, including detailed technical product data and installation advice. In addition, Norbord’s guide highlights different applications, including roofing, flooring, walling, timber frames, hoarding, and shopfitting. And Adam, who has taken orders for around 50,000 frames during his 8 years with Quickslide, has some sound advice too: ●

Adam Wray

Plan ahead – what happens when your windows and doors reach site? For example, bigger windows and doors can be difficult to move and install safely. Low thresholds on doors – all though many people now ask for level thresholds and especially for bifolding doors, they are not weather rated. Sinking the standard threshold down below the internal floor level is a much better solution and still doesn’t leave a big threshold to step over. New builds need to comply with Part Q: be aware of potential security upgrades required

And a few pointers from me…. I know it sounds obvious but get someone who really knows how to measure and fit windows to carry out the survey. Surveying is a minefield and it’s not just a case of sticking a tape measure on the windows – you really do need to know what you are doing. Don’t get someone to measure your windows and then use their sizes. Whoever measures it, should fit it or at least be responsible for it. Make sure you know the regulations; toughened glass, trickle vents and so forth are all key issues covered by Building Regulations. We can help but only if we have a full understanding of where and why the windows and doors are being fitted. FOR FURTHER INFORMATION ON QUICKSLIDE VISIT: WWW.RDR.LINK/BT085

brilliantly designed hand tool. It got me thinking about my favourite tools, and how they ended up in my possession. love the shape of it, and it has lasted well. I also have two European mason’s trowels. Flat, round things with bent handles. One Belgian and one Dutch. Because on the Continent, brickies scoop their mortar out of tubs, rather than gather it from spot boards. They are unbelievably useful for getting anything out of a bucket or mixing tub, and I don’t know what I’d do without them. I have one lovely thin 50mm bolster chisel, that doubles as a floorboard lifter and door lifter. I can’t remember where I bought it, and I’ve never been able to find another one so thin. I’ve got a favourite screwdriver, and a favourite spirit level, and a favourite hammer (which is seeing stiff competition for first place from a little “stubby” claw hammer, that I bought only recently, but am growing to like more and more). I’ve even got a favourite scraper. It’s very old, with a wooden handle, and it came in a box of second-hand tools from an auction. I wore it right down one summer scraping moss off a pantiled roof. The blade is short and stiff and thin and hard, and it’s fantastic for all manner of tricky jobs. You could never buy such a thing new – it has to have “evolved”!

Firstly, though, it might be more accurate to say that the claw hammer was not “designed” so much as “evolved”. Like the wheelbarrow, there are probably hundreds of slightly different versions, going back through the centuries, that led us, bit-by-bit, to the perfect tools that we all use today. Punters often have ”Complete Toolkits”, that they have bought from DIY stores, or got given as wedding presents. And we all know that these are mostly poor quality, and largely useless. The only useful items, like the pliers and the cross-head screwdriver, are missing, because they are the ones that have been taken out and used, and never returned to the plastic case. I have hundreds of hand tools, and very few of them ever formed part of a matching set. I have bought them from many different places throughout the UK, and from other countries too. Some of them were bought to solve a particular problem, on a particular job. Some of them were bought on impulse, as in, “I’ve always fancied one of those” or, “I bet that’ll come in handy one day”, I own lots of “brand name” tools, which are good, but my favourite pointing trowel is actually a “cheapy” bought from a market stall in North Wales, many years ago.
