Sales January - December 2016 Home Sales in 85253 $589 million

Sales January - June Home Sales in 85253 $327 million From January-June this year here are the stats for 85253: • 186 sales for Single Family Detached homes • For a total of $308,024,554 • 59 sales for condos, patio and town homes • For a total of $19,811,295 • detached Home sales under $1 million --> 47 • detached Home sales $1 - $2 million --> 89 • detached Home sales $2 - $4 million --> 43 • detached Home sales $4 - $7 million --> 6 • detached Home sales $7 - $10 million --> 1 • detached Home sales over $10 million --> 0 A good number of the sales under $1 million were in 85253, but not in the Town of Paradise Valley. Sales for homes over $4 million were 7 which is down from 13 during the same period last year.

The stats for 2016 Home Sales in zip code 85253: • 344 sales for Single Family Detached homes • For a total of $566,825,385 - $339.65 per foot • 92 sales for condos, patio and town homes • For a total of $32,591,929 - $223.99 per foot • detached Home sales under $1 million --> 160 • detached Home sales $1 - $2 million --> 94 • detached Home sales $2 - $4 million --> 78 • detached Home sales $4 - $7 million --> 11 • detached Home sales $7 - $10 million --> 1 • detached Home sales over $10 million --> 0 A good number of the sales under $1 million were in 85253, but not in the Town of Paradise Valley. Prices in Arcadia Proper are higher than many parts of Paradise Valley now.

Changes from June - December The Town of Paradise Valley 1. Sales for both Single Family Detached homes and Condos slowed down slightly in the 2nd half of the year. 2. The majority of the sales under $1 million in 85253 were not in the Town of Paradise Valley, but sales under $1 million exploded in the 2nd half of the year to more than 3x the first 6 months. 3. Sales for homes priced between $1 - $2 million were almost nonexistent for the 2nd half of the year, only 5 sales. 4. Sales for homes over $2 million remained strong and finish only slightly down from the first 6 months. McCormick, Scottsdale, & Gainey 1. Sales for both Single Family Detached homes and Condos slowed down slightly in the 2nd half of the year. 2. It is almost scary how consistent the price per foot remained between the first 6 months and the whole year. 3. Sales for Single Family Detached homes in Gainey Ranch were almost 3x the first 6 months. 4. Sales for Single Family Detached homes in Paradise Farms were 5x the first 6 months. 5. There was obviously a typo on the $6.6 million figure for the “Other” area in June. It most likely was $1.6 or $2.6 million. Arcadia 1. Sales for both Single Family Detached homes and Condos picked up slightly in the 2nd half of the year. 2. The more expensive areas, Arcadia Proper and Camelback area saw a slight decrease in price per foot 3. The more moderately priced areas, Arcadia Lite and Lower Arcadia saw slight increases in price per foot. 4. The most affordable area saw a 2.6% increase in price and a slight growth in sales. Luxury Urban Condos 1. We changed the way we did this report from all the sales in the complex to only the sales over $1 million. 2. The New Envy Residences are giving the Scottsdale Waterfront a run for the money on the cost per foot in Old Town Scottsdale. (Please call me to arrange a private tour of the Envy Residences) 3. The Plaza Lofts on Main Street still has the highest price per foot due to its one of a kind location. 4. The majority of the Luxury Urban Condo sales are still in the two Urban areas off Camelback Road, (The Biltmore area: 24th & Camelback, and Old Town Scottsdale: Scottsdale & Camelback Please contact Michael Hankerson if you are interested in buying or selling a Luxury Condo.
