Negotiating:
There are many books about negotiating. Rather than spending pages on the subject here are three points that are particularly important in real estate. Do your research: There is an old adage in real estate that the three most important things are location, location, location. Understanding home values in a certain neighborhood is important, but there are a number of other factors that might be very important to the buyer and seller and affect the final price and concessions. Listen: To successfully close a real estate transaction you need to understand what is important to and motivating the other party. The best way to find out is to ask them, then listen to what they or their agent has to say rather than trying to present your own points right away. Once you understand what is important to the other party you can tailor your offer or counter offer to something that has a better chance of being accepted. Don’t take it personally: The Seller wants the best deal possible and is entitled to list their home at whatever price they want. The Buyer wants the best deal possible and is entitled to offer whatever they want to buy the home. If a written offer is made and not acceptable, then rather than taking the offer as a personal offense, one should dig deeper into it. If the Seller is serious about selling the home and the Buyer is serious about buying the home the job of the real estate agents involved in the transaction is to find out what is important to each party and try to tailor a counter offer that is acceptable to both parties.

The State of Arizona is one of the few states to allow licensed real estate agents write contracts for the sale of a home.
