The housing market for Arcadia and zip code 85018 were very strong for the first half of 2016. There were 315 sales for Single Family Detached homes for a total of $235,705, 618 and there were 111 sales for condos, patio homes, and town homes for a total of $21,334,450. Here is the graph for single family detached homes broken down by month for zip code 85018.

Wanting to dive a little deeper into the Arcadia Housing Market, we divided it into seven areas: Arcadia Proper, Camelback Corridor, Palm Canyon / Lincoln Hills, Arcadia Lite, Lower Arcadia, Ingleside and Southwestern. One reason prices continue to increase in Arcadia is many of the older homes that are sold are immediately remodeled. Another reason prices continue to increase is the quality of the remodeling job. In many cases is much higher than other parts of Phoenix. Remodelers are using quality finishes and not taking short cuts often associated with flipping homes. There are also a number luxury new homes being built in this area. Here is a map we created using google maps that shows the approximate boundaries of the areas we gathered the statistics for. The citrus orchards that were originally marketed as Arcadia and are known today as Arcadia Proper is in two zip codes 85018 and 85251 so the data we gathered might not match other statistics you see, but we feel it more accurately represents the housing market for the area.

The citrus orchards known today as Arcadia Proper in zip codes 85018 and 85251 had 76 sales for Single Family Detached homes in January - June 2016 for a total of $127,444,847. 3 homes sold for less than $700K and 2 homes sold for more than $4 million. The rest of the sales were pretty evenly balanced between $700K and $4 million. 18 sales $700K - $1 million, 19 sales $1 - $1.4 million, 18 sales $1.4 - $2 million, and 16 sales $2 -$4 million. Below is a map that shows the approximate location of the sales and prices. At the time we published this there were 66 homes for sale from $698,000 to $4.2 million.


There were 89 sales of Single Family Detached Homes in Arcadia Lite making it the most active area in Arcadia. Prices ranged from $257,500 to $1.6 million for a total of $51,140,980 from January - June 2016. 26 homes sold for less than $400K, 34 homes sold for $400K - $600K, 15 homes sold for $600K - $800K, 7 homes sold for $800K to $999K, and 7 homes sold for $1 million or more which is fantastic. Below is a map that shows the approximate location of the sales and prices. At the time we published this there were 49 homes for sale from $323,000 to $1,295,000.

There were 44 sales of Single Family Detached Homes in the Camelback Corridor of 85018. Prices ranged from $400,000 to $2.6 million for a total of $46,980,889 from January - June 2016. 4 homes sold for $400K - $600K, 14 homes sold for $600K - $800K, 10 homes sold for $800K - $1 million, 13 homes sold for $1 - $2 million, and 3 homes sold for more than $2 million. Below is a map that shows the approximate location of the sales and prices. At the time we published this there were 56 homes for sale from $507,500 to $6,450,000.


There were 53 sales of Single Family Detached Homes in Lower Arcadia. Prices ranged from $250,000 to $925,000 for a total of $26,400,400 from January - June 2016. 17 homes for $200K - $400K, 23 homes sold for $400K - $600K, 12 homes sold for $600K - $800K, 1 home sold for $800K - $1 million. Below is a map that shows the approximate location of the sales and prices. At the time we published this there were 36 homes for sale from $349,000 to $1,195,000.

There were 5 sales of Single Family Detached Homes in the Ingleside area. Prices ranged from $325,000 to $825,000 for a total of $2,838,000 from January - June 2016. 1 home sold for $200K - $400K, 3 homes sold for $400K - $600K, 1 home sold for $800K - $1 million. Below is a map that shows the approximate location of the sales and prices. At the time we published this there were 8 homes for sale from $895,000 to $2,495,000.


One of the most afordable parts of the Arcadia 85018 is the Southwestern section. It is also seeing excellent appreciation. Up 5.77% from the same period in 2015 and up 17.66% from the same period in 2014. High quality remodeling and new gated subdivisions like the prestigous Osborn Circle are one of the reasons this area is seeing such high appreciation. 69 Single Family Detached homes sold ranging from $155,000 to $767,000 for a total of $28,057,149 from January - June 2016. Two homes sold for less than $200K, 38 homes sold for $200K - $400K, 20 homes sold for $400K - $600K, and 9 homes sold for $600K - $800K. Below is a map that shows the approximate location of the sales and prices. At the time we published this there were 69 homes for sale from $150,000 to $849,000.

North of Lincoln, backing up to the Phoenix Mountain Preserve, and next door to the Town of Paradise Valley are 85018’s Lincoln Hills and Palm Canyon. These homes are known for their mountain views, city light views, and short drive times to 24th & Camelback, 44th & Camelback, Sky Harbor Airport, and Downtown Phoenix. From January - June 2016 3 homes sold in Lincoln Hills and none in Palm Canyon ranging in price from $930,000 to $1,325,000. At the time we published this there were 6 homes for sale in Palm Canyon and 2 homes for sale in Lincoln Hills ranging in price from $869,000 to $3.6 million. If your looking for a great location to purchase an older home with amazing views and do an extensive contemporary remodel you should look at this area.

Salt again when you turn them over. It helps bring out the natural flavors as well as add seasoning. How to Grill Steaks ->With steaks up to 1 inch thick grill for 3 minutes on each side at high heat for medium rare cook. ->With steaks over 1 inch thick grill for 5 minutes on each side at high heat for medium rare cook and rotate steaks clockwise after 2 minutes before flipping to get criss-cross grill marks. Tip: Position steak across grill grates at a 45 degree angle to get a nice grill mark and when you take them off the grill, let the steaks rest for a few minutes before digging in to allow the juices that bubbled up to the top to settle back into the steak.

How do interest rates affect purchasing power?

Arcadia & 85018 Sales in Arcadia and the rest of 85018 continue to be strong. Since Arcadia Proper is in both 85018 and 85251 the totals for the second graph are higher than 85018 alone. Prices in Arcadia Proper continue to be higher than parts of Paradise Valley.
