EDITOR'S NOTE: Well folks, we made it out of 2020! And wow, what a doozy that one was.

EDITOR-IN-CHIEF Emily Freiert

It’s hard to say what our lives will look like when you are reading this. Will you be in a café, sipping coffee while surrounded by others doing the same? Or will you be at home, cuddled up with your quarantine buddy? There’s no telling; however, one thing is for sure: Hanover will still be here.

Our 2021 issue was made to prove that no matter what the circumstances are, Hanover will adapt and do what it takes to survive.

Over the past year, our businesses have rolled with the punches, creating outdoor seating options, developing online ordering systems, adding curbside pickup and delivery, and much, much more. We’ve even welcomed several new businesses to our pages this year, which speaks volumes to this town's resiliency. Whether you’re a local looking for new favorites or a visitor taking a daytrip, use this issue as a resource for safe ways to support our local businesses. We've got plenty of fun for a rainy day (pg. 12), several golf courses for socially-distanced sportsmanship (pg. 17), and dozens of eateries that would love to fill your plate (pg. 22). While you're here, don't forget to admire the many redevelopment projects happening in our downtown, thanks to work from dedicated organizations like Main Street Hanover (pg. 30). Of course, please remember that COVID-19 may impact the hours of the businesses featured in this issue. We highly recommend calling to confirm that businesses are open and operating before planning your visit. Lastly, please take a note from our cover photo, which was snapped at the Hanover Shoe Farms by local photographer, Dan Sell. This photo reminds us that there is still beauty in the chaos that is this trying time. Whether that's a walk around the neighborhood with your family, a cozy afternoon spent reading a magazine (like this one), or a sunset drive in the country, there is so much to be thankful for right now. Wishing you good health and moments of joy throughout the year,

39 FREDERICK STREET The State Theater

First on our list is the State Theater. The theater began operating in 1928 and ran for nearly 60 years before closing in 1986. After its closure, the property went through many uses, first a proposed antique mall, then a warehouse, until it was finally sold in 2007 to a holding company. The holding company planned to maintain the theater until a preservation organization could raise funds to restore it. Instead, the theater sat vacant for over three decades, until now. The same trio to partner on the renovation of the former McAllister Hotel (mentioned on pg. 32) will again come together to renovate a landmark building in Downtown Hanover. Handsome Cab owners Robert Godfrey and Andrew D'Agenais and McAllister Lofts owner Jordan Ilyes plan to reimagine the theater as a non-profit, multi-use entertainment space. According to the building’s website, the State Theater was designed by William Harold Lee, whose portfolio includes 80 theaters, most of which were located in the Philadelphia area. Today, only 16 are still standing. The interior decorator— Arthur Brounet—often collaborated with Thomas Lamb, the most prolific theater architect of his day. Today there are only two complete Brounet theaters still in existence: Hanover’s State Theater and the Byrd Theatre in Richmond, VA.

Photo from @StateHanoverTheater Facebook Page

At one time the only theater in Hanover, this beloved property holds a special place in many residents’ hearts. Soon, the space will once again welcome the community through its doors, perhaps for a prom, cabaret night, or business conference. While this project likely will not come to fruition until 20222023, much will be happening behind-the-scenes while the new owners fundraise for renovations. To follow along, please visit @StateTheaterHanover on Facebook.

34 FREDERICK STREET Former Montgomery Ward

Just across the street from the State Theater sits the former Montgomery Ward building. Another 1920s era structure (1929 to be exact), the Montgomery Ward has also sat empty for decades. Things took a turn for the better in 2018 when the property received a $1.4 million redevelopment grant, secured through the Redevelopment Assistance Capital Program. Shortly after this announcement, Integrated Development Partners, LLC (IDP) of Wormleysburg, Pennsylvania announced they would be working with the property owner

in redeveloping the property to include 3,000 square feet of mixed-use commercial space on the first floor and 16 luxury, loft-style apartments on the second floor. Project plans also include alfresco dining and a pedestrian space in the alley adjacent to the building. The Montgomery Ward project, which has already started, will complete the residential portion of the building this summer. Completion of the mixed-use commercial space is to be determined.

11 YORK STREET

McAllister Lofts/Ikigai Coffee/McAllister’s on York Pass through the square and you’ll find what was once the Hotel Richard McAllister is now the McAllister Lofts! This 1920’s building was first a hotel with roughly 70 rooms before being turned into a retirement home after World War II. In the 1990’s, the building was renovated into 34 low-income apartments until 2018 when the building was purchased by the Redevelopment Authority of York County. A year later, the building was sold to Jordan Ilyes, a local developer. Photo by The Evening Sun

Ilyes completely renovated the building into luxury, modern, energy-efficient apartments while still maintaining many elements original to the building (tile floors, marble steps, iron railings, etc.). Each of the 30 apartments has craftsman-style finishes, brand new kitchens and baths, triple pane windows with sound-buffering glass, and acid-etched concrete flooring. Another interesting element to note: the basement of the hotel was converted into an underground parking garage, which is the first of its kind in Hanover! The garage is for renters only; however, we recommend taking a quick peek inside from the alley behind the garage to see the beautiful mural painted on the interior wall. Underneath the apartments, you’ll find Ikigai Coffee, an eclectic coffee and tea shop. Much like the housing above, the style of Ikigai is clean, industrial, and welcoming. Since their opening day last summer, Ikigai has been welcomed to the Hanover community with open arms, and they already have their fair share of “regulars” who pop in daily. Sharing a space with Ikigai Coffee and the McAllister Lofts will be McAllister's on York, an upscale restaurant featuring Hanover’s first rooftop bar! McAllister’s on York will be the second restaurant for co-owners Robert Godfrey and Andrew D’Agenais, who also own The Handsome Cab in York.

32 discoverHANOVER 2021

The restaurant will serve American cuisine in a modern, art deco atmosphere. It will seat 80 to 100 people, in addition to the partially enclosed rooftop area on the second floor.

McAllister's on York was one of two businesses in Hanover to receive an economic development liquor license in 2020 (the second is mentioned below). Why is this important? York County can only give two of these per year, and in 2020, both went to Hanover businesses! Our town is certainly making great strides towards progress, and people are noticing.

40 BROADWAY

Oakwood Kitchen/Fat Bat Brewing Company A stone's throw away from the McAllister Lofts, Hanover’s latest redevelopment project is taking place at 40 Broadway. What once housed the Sandy Woods, a beloved furniture store, will soon be an upscale casual restaurant called Oakwood Kitchen. As mentioned previously, Oakwood Kitchen was the second recipient for the county’s only two economic development liquor licenses in 2020. Oakwood Kitchen will be operated by the group behind Artisans & Oak, a wood-fired pizza restaurant located in the Markets at Hanover. An opening date has yet to be released. Hanover will be welcoming its latest brewery, Fat Bat Brewing Company, in the rear portion of the building. Located directly next to the alley entrance of Something Wicked Brewing Company and just around the corner from Miscreation Brewing Company, Fat Bat joins Hanover's beer scene in a neighborly way.

MAIN STREET HANOVER

LIVE

All of these projects have been assisted in some way by Main Street Hanover, a non-profit dedicated to the revitalization of downtown Hanover. Main Street Hanover launched in January 2013 as a collaborative effort between the Hanover Borough, Hanover Area Chamber of Commerce, Partnership for Economic Development of York County, and York County Economic Alliance. Following the Main Street Four Point Approach© of Organization, Design, Economic Restructuring and Promotion, the Hanover community has embraced the revitalization movement wholeheartedly. The mission of Main Street Hanover is to expand the economic capacity of downtown Hanover, thus improving the business environment, enhancing the quality of place, and increasing community synergy. Want to help more redevelopment projects happen in downtown Hanover? Support Main Street Hanover’s mission by attending one of their events, participating in their many fundraisers, or simply donating to the organization! For more information, visit www.mainstreethanover.org or contact Justine Trucksess, Executive Director, at jtrucksess@mainstreethanover.org.

Fat Bat Brewing Company is scheduled to tentatively open this spring. In the meantime, Bank Lane might need to be renamed to Brewer’s Lane, and we like the sound of that!

STREETSCAPE PLAN In addition to several large redevelopment projects, Hanover is also undergoing a streetscape beautification plan. The plan began with several community meetings in 2018 and has since sparked several smaller projects such as new trash cans, benches, and lighting downtown. According to Simone Collins Landscape Architecture, a planning and design firm based in Norristown, Pennsylvania, the primary goal of the streetscape plan is to “provide a safe, functional, aesthetically pleasing, environmentally-sustainable, multimodal streetscape that includes pedestrian spaces and walkways to accommodate people of all ages and physical abilities.” Larger aspects of the plan, like new traffic patterns, pedestrian spaces, and decorative landscaping elements have yet to happen due to a lack of funding, as an engineering study must take place prior to these changes.

CULTIVATING

HANOVER'S WORKFORCE College and career ready—this is the goal of the Hanover Area Chamber of Commerce’s workforce development program sponsored by Manpower, J.A. Myers Homes, UPMC Hanover, and Campbell Snacks. Noting the need for a talented and competitive workforce, the Chamber set out to educate and develop the future workforce nearly 20 years ago. The program has since grown to be widely successful, thanks to partnerships with local schools, businesses, and manufacturers.

The application, a group, non-joint model for apprentices, started with four companies (Elsner Engineering Works; Inc., KLK Welding; R. H. Sheppard Co. Inc., a Bendix CVS Company; and Utz Quality Foods, Inc.) and two school districts (Hanover Public School District and South Western School District) under the umbrella of the Hanover Area Chamber of Commerce. The program has since grown to include nine business partners and three school districts.

The Chamber’s Workforce Development Program allows the area's future workforce to learn about job opportunities in their hometown. Skilled employees are needed in key areas, including welding, industrial maintenance, quality control, physics, electronics, healthcare, and more.

Through the apprenticeship program, high school students begin as a pre-apprentice in their junior year, with the program structured around their high school curriculum and work within one of the participating companies. Upon graduation, students have the opportunity to complete a paid apprenticeship within a partner company.

Bridging the gap between young talent and local businesses, the Chamber’s program allows both parties access to each other in an effort to fill jobs.

APPRENTICESHIP PROGRAM In March of 2017, the Hanover Area Chamber of Commerce become the first chamber in Pennsylvania to submit a Chamber Apprenticeship Model that was approved by the PA Department of Labor and Industry. 34 discoverHANOVER 2021

Since 2017, the Chamber has secured $300,000 in grants to purchase equipment for high schools and pay training costs for pre-apprentices and apprentices. The Chamber's model is unique in that it is based on employer-driven collaboratives that determine how talent development models are created and maintained. As such, the Chamber has already made plans to add a healthcare track to the program in 2021.

TALENT PIPELINE MANAGEMENT A key objective identified in the Chamber’s 2019-2021 strategic plan is the development of Talent Pipeline Management (TPM). The TPM model, a process developed by the US Chamber of Commerce Foundation, will create structure around the Chamber’s current and future workforce development efforts. According to the US Chamber of Commerce, TPM is a “strategic alignment between classroom and career.” The TPM approach builds external pipelines—adequately preparing talent that has yet to walk through the door—as well as long-term strategies for backfilling, upskilling, career pathway development, and succession planning. The Chamber is currently following the TPM model through the Hanover Apprenticeship Program. Looking forward, the Chamber has identified opportunities to extend the TPM model to other occupations and industries within the workforce development program.

WORKPATH In 2019, the Chamber supported the launch of Hanover’s latest workforce development initiative, WorkPath. This program aims to create an accessible and accelerated bridge for job seekers to gain skills for high priority positions in the region. A unique facet of the new program is that participants are “pre-hired” by participating employers. This allows the training to be paid from day one, eliminating the financial barriers which often discourage job seekers from gaining new skills. Employer partners R. H. Sheppard Co. Inc., a Bendix CVS Company and Schindler Elevator stepped up to the plate to pioneer this effort in partnership with The Manufacturer’s Association and Manpower. For more information on WorkPath, please contact Julia Groft, Market Principal at Manpower: Julia.Groft@manpower.com.

FUTURE GROWTH Chamber staff has continued to participate in learning opportunities to make sure its Workforce Development initiatives remain relevant.

with resources, access to experts, and a network of peers to build their capacity to address the most pressing education and workforce challenges.

LIVE

“The Workforce Fellowship Program introduced me to individuals, organizations, and many best practices in education and workforce development. I plan to use the tools and resources shared through the fellowship to enhance our current business education partnerships, introduce new ideas to enhance existing initiatives, and develop new initiatives to support our local employer base.” says Laird. Following a competitive application and selection process, Laird was selected along with 34 other state and local chamber executives to participate in the inaugural class. The four-month program covered the entire talent pipeline, including early childhood education, K-12, higher education, and workforce development. Upon completion, Business Leads Fellows join the U.S. Chamber of Commerce Foundation’s dedicated network of 200 chambers of commerce and statewide associations from around the nation who regularly engage on education and workforce initiatives. In addition to the Business Leads Fellowship Program, Gary Laird also joined the chamber’s Membership & Events Director, Haley Briggs, at the US Chamber's Talent Forward 2019 Conference. The conference brought a national education and workforce audience together for a day of inspiring, educational content and networking in Washington, D.C. The focus of the event was talent—educating and training, talent tech and data, recruiting, hiring, and upskilling. With no shortage of talent challenges, the opportunities for informative discussion were endless.

GET INVOLVED OR DONATE As demonstrated above, the Hanover Chamber is devoted to cultivating and preparing Hanover’s future workforce. The Chamber will continue its efforts throughout 2021 for the benefit of our local students and businesses. To get involved or make a contribution to the Hanover Chamber's workforce development initiatives, please contact Gary Laird at glaird@hanoverchamber.com.

Chamber President Gary Laird was a graduate of the inaugural Business Leads Fellowship Program by the U.S. Chamber of Commerce Foundation. The program trained and equipped leaders from state and local chambers of commerce discoverHANOVER 2021 35
