You’ve got friends in Happy Valley. “You’ve got a friend in Pennsylvania” is still my favorite of our ever-changing Pennsylvania slogans. In this spirit, I say hello again, and remind you, you’ve got friends in Happy Valley! With the snow gone (at least for a while), Happy Valley, the crown jewel of Pennsylvania, is ready to sparkle in the springtime sun. Penn State Baseball has kicked off in its new big league home, Medlar Field at Lubrano Park, shared with the State College Spikes. Indeed, the best of Happy Valley lies ahead in the coming months. As a mecca for hikers, mountain bikers, campers, boaters and fishermen, our parks, lakes, rivers and streams will come to life with outdoor enthusiasts. Sports fields and classrooms will spring into action with summer youth camps for young athletes, artists and scholars. Close to 3000 young men will take part in football camps alone! Even adults get a chance to live their dream at Penn State’s Football Fantasy Camp. Which, of course leads me to this: it’s never too early to get excited for football season, especially with Notre Dame (Sept. 8) and Ohio State (Oct. 27) home games on tap for this season! But not before we get our tailgating arms and legs back into shape at the Blue-White Game (April 21).
Central Pennsylvania 4th Fest and Arts Festival (July 11-15) are right around the corner, enhanced by the second season of summer fun with the State College Spikes, who open June 19 against the Williamsport Crosscutters. Medlar Field at Lubrano Park offers affordable ticket prices, great food, and a wide selection of beer. The Spikes are now a Pittsburgh Pirate Affiliate, so, for your Pirate fans, “The Bucs start here.” Finally, this edition is designed to meet the rising demand of friends, family, visitors, and Penn State alumni to live here, retire here, or invest in a weekend home here. Home Sweet Happy Valley Region’s Real Estate Market Doesn’t Reflect National Trends Take a drive through Happy Valley and you’ll see a growing trend in our area coming to life: from new home communities to condos to town homes, new neighborhoods are taking shape across Happy Valley, from State College to Bellefonte to Penns Valley. Despite what you’ve probably heard on the nightly news about national real estate trends, the market for new homes, and resale homes, is still thriving in our region. According to Sunrise Homes’ President and CEO Barry Begoumian, “Although the national news paints a grim picture, we’re still experiencing growth in Centre County.” Sunrise Homes, he says, has been successful by offering “unique customizations in a condominium environment that provides buyers with flexibility in their building needs and a lifestyle they value.” Begoumian believes Happy Valley appeals to people looking for alternatives to city living that offer security and a relaxed atmosphere as well as opportunities to be part of a strong professional community and a thriving cultural scene. Mark Bigatel of Kissinger, Bigatel and Brower says, “In most price ranges in the State College market, we are back in balance between buyers and sellers. It’s a good time for buyers to buy and a good time for sellers to sell.” He notes that with our area’s strong economic base, we haven’t seen the major up or down swings like other areas of the country. While there are still cases where houses that are priced right sell quickly, buyers can now afford to take a little more time to comparison shop for the house that best meets their needs. Overall, he expects the existing home market in 2007 to be similar to 2006. At CDG Properties, Partner Jim Stein estimates three times as many people as last year are calling for custom built homes.
CDG Properties has been successful by offering homes across a wide spectrum, from starter homes to high-end homes, and condo associations to custom builds. Stein credits the area’s new home surge to a growing job market, superior school districts, and the draw of Happy Valley for Penn State alumni looking for a great place to retire or raise families. According to Stein, town homes and condos are proving an ideal choice for busy people in all stages of life who appreciate the services provided by a neighborhood association, such as lawn maintenance and snow removal. Even Happy Valley families, Stein says, like to “work hard and play hard,” and don’t necessarily want the added stress of caring for their lawn and landscaping. Begoumian agrees, saying the condo lifestyle is appealing for the freedom it offers, as well as the amenities, such as access to a clubhouse. He also finds young professionals and families like the flexibility of a condo lifestyle in a single family-style home, rather than a town home-style, which Sunrise Homes offers in Springfield Commons in Harris Township. Sunrise Homes is the exclusive builder in Springfield Commons. Both Stein and Begoumian note that condo-style purchases are popular for soon-to-be retirees and “weekenders” who currently own second homes in Happy Valley for use during key times of the year, such as football season, fishing season, and Arts Festival weekend. From an existing home perspective, Susan Rupert, a realtor for Kissinger, Bigatel and Brower, says Happy Valley is still enjoying low interest rates and nice appreciation of properties. In other words, it’s still a good time to buy. In addition to appealing to families and Penn

Mount Nittany. Drive to the end of Mt. Nittany Road in Lemont. It’s okay to park there, even though it looks like private property. Follow the white-blazed trail up the mountain, but be sure to follow the trails because it is easy to get lost otherwise. Intersecting blue-blazed trails are loops to see the views. Poe Valley. Offers six miles of trails which also connect to many more trails available in the Bald Eagle State Forest. The hiking in this area includes trails for beginners as well as very rugged, steep trails recommended for experts. The 206-mile Mid-State Trail system passes through Poe Valley. Calling All Sports Fans: Penn State Baseball’s New Venue Only One Part of Exciting Season Come out and support the 2007 Penn State baseball team and check out their new home stadium! This season, which kicked off March 21, will be the team’s first at the new Medlar Field at Lubrano Park. There are more opportunities to catch a game than ever before, as Penn State will play a record 26 home games this season. This is the third year as head coach for Robbie Wine, who is running one of the fastestgrowing programs in the nation.

The Nittany Lions feature several players that may be looking at professional careers in the future. The middle infield of Matt Cavagnaro and Scott Gaffney is one of the best in the Big Ten. First baseman Cory Wine, son of head coach Robbie Wine, is developing as a power hitter and should be a fixture in the Penn State lineup. Senior Craig Clark is one of the best starting pitchers in the Big Ten while Mark Wyner throws a fastball in the low to mid 90’s. Newcomer Ryan Stobart and Bellefonte native Seth Whitehill complete what should be one of the best starting rotations in the Big Ten this year. Out of the bullpen, Drew O’Neil and Matt Ogrodnik should prove to be two of the best relievers in the Big Ten.
