Welcome to our 2024 Summer/Fall edition of RESIDE. We’re excited to see the return of many summer residents from their winter havens, eagerly anticipating the joys of the upcoming season. Despite the mild winter in Northern Michigan, our ski resorts spared no effort in ensuring optimal conditions through meticulous snowmaking and grooming, keeping the trails open and inviting.

So, how is the real estate market? Lower inventories persist, contributing to a robust real estate landscape. Following significant price surges since mid-2020, we are witnessing a shift towards a more balanced market, with prices stabilizing across various price points. Interest rates remain steady for the foreseeable future, and as we enter an election year, historical trends suggest minimal changes. For sellers, the present remains opportune, while buyers may soon find favorable prospects as we progress into the latter part of the year.

Bill and his wife Heidi fell in love with Bay Harbor and northern Michigan in July 1995. A weekend getaway ‘up north’ led to waterfront property ownership in the brand new Bay Harbor development. In 2000 they invested at Crooked Tree Golf Course to make space for their expanding family. For 29 years, Bill and Heidi have been exploring and sharing this beautiful location with family and friends. In 2019 the Shearer family became full time residents and now enjoy all four seasons. Before life in northern Michigan, Bill had a global career with The Dow Chemical Company. He was area controller for Dow Asia and Dow Europe. His strong work ethic, which he learned growing up on a farm in Ontario, Canada, and a gift with numbers was the right combination that opened the door to this fulfilling career. After his Dow career, he and Heidi became entrepreneurs which opened up a whole new world for them. This time it was all about developing aspiring entrepreneurs as business mentors and leadership coaches. Their highest values are serving people with integrity and excellence.
As their adventurous life continues, Bill joined Heidi at Harbor Sotheby’s International Realty in the spring of 2024. They formed the ShearerTeam to serve their clients together. Craig Stolzenfels began his hospitality career while attending West Virginia University almost 31 years ago. After a summer internship at a golf resort overlooking Cheat Lake, Craig realized that hospitality was his passion. He has been fortunate enough to work at some incredible resorts. He began his management career at Nemacolin Woodlands Resort in Pennsylvania, leading a team that earned the coveted AAA 5- Diamond rating and a Forbes Travel Guide 5- Star award. Shortly thereafter, career goals took him and his family to the beautiful British Virgin Islands, where he ran a resort on Virgin Gorda for over 2 ½ years. Biras Creek Resort was a 31 villa ocean front property and was renowned worldwide for its incredible service and high quality culinary expertise. Upon returning to the U.S. Craig was hired to run two ski resort hotels simultaneously. Although he enjoyed the challenge of running Seven Springs Mountain Resort and Hidden Valley Resort, he concluded that small unique properties are where his heart lies. While overseeing 700 rooms and two ski resorts was an exciting opportunity, Craig missed being able to provide a sense of refinement and luxury to resort guests. He was then given the opportunity to take the helm at The Inn at Leola Village, a boutique resort in Lancaster, Pennsylvania. While the property was luxurious, Craig and his family knew the location was not ideal for them.
As fate would have it, Craig was given the opportunity to work for Victor International a second time, to live and work along the shoreline of Lake Michigan at Bay Harbor. “Luxury”, “unique” and “independent” are three descriptors of a property that Craig is drawn to leading; and Village Suites Bay Harbor is the ideal match. Craig has been the General Manager at Village Suites for over six years now. He loves the community, the natural beauty, and even the weather of northern Michigan. He thoroughly enjoys golfing in the summer and fall on the area’s world class courses.
Craig has proudly been a Petoskey Rotarian for two years. He serves on the board of the Petoskey Area Visitors Bureau and is currently the board Chair. He also serves on the board for the Bay Harbor Foundation. Craig is very excited for the future in real estate. He finds wearing many hats to be stimulating and challenging. He loves working in Bay Harbor and living in the beautiful countryside of Charlevoix.

As Bay Harbor celebrates 30 years this summer, it is a time of reflection on the amazing transformation that a once abandoned cement plant has turned into. One of Harbor Springs’ many claims to fame is that it is the hometown of Harbor Springs Mattress Company, one of the country’s few handcrafted and all-natural mattress creators. Its Harbor Springs showroom also includes its workshop, where mattresses are made to order. As company president Dar Charlebois comments, “Your mattress will not come from a warehouse. It will be hand-made fresh just for you and you alone.”
The evolution of Harbor Springs Mattress has included expansions to showrooms in Traverse City and Rochester, and, on the occasion of the company’s 20th anniversary, a showroom in Naples, FL., where many Michiganders reside during the winter months.
Harbor Springs Mattress Company creates handcrafted mattresses with the centuries-old technique of hand-tufting. The two-sided luxury mattresses are created with 100% natural fibers and are meant to last a lifetime. There are five mattress selections, including the best-selling Bed of Roses and Trillium mattresses, both made with hand-tufted layers of pure cotton, natural latex and wool made in Michigan.
According to Charlebois, “Customers often comment on the beauty of our mattress ticking, notably the vintage-inspired quilted texture of our signature Bed of Roses and the organic cotton on our Trillium mattress with its hand-euro-stitched micro-mattress topper.” Customers are also impressed with the materials that go into the beds, from the fresh-spun oolen batting washed in natural soap to the unbleached cotton that retains tiny specks of the cotton’s boll.“Because of our organic and natural fibers, there is no harmful off-gassing or chemicals in our mattresses,” said Charlebois.
The wool is spun fresh from a 100-year-old family-run woolen mill in Michigan. Natural latex is made from the milky white sap of the rubber tree, hevea brasiliensis, which is processed to achieve a supportive, stable form. Layers of American-made, unbleached cotton add supple support. The “soul” of the mattress is its innerspring, which provides a level of resiliency and support that cannot be found in beds made only with foam or foam latex.
What further sets Harbor Springs Mattress Company apart is that its mattresses are made by inner and outer hand-tufting the natural fibers to the innersprings. This artisan method of bedmaking is an Old-World tradition of creating luxurious comfort and longevity. Box springs, which are becoming less common, are another signature of a Harbor Springs Mattress bed, which builds the strongest box springs in the industry with 9-gauge steel springs. “Our box springs are like good shocks on a luxury car. We spare no expense toward making amattress last 25 years,” said Charlebois.
Harbor Springs Mattress Company was founded in 2004 by Detroit native Rory Karpathian after decades of senior positions at major U.S. mattress manufacturers, a career that involved extensive travel throughout the country for hands-on supervision of factory operations. “I loved it,” he said. “I loved being on the floor with workers, trouble-shooting production and machines and making improvements.” “Then everything changed,” Karpathian said, sharing that the mattress industry began to “churn out chemical-laden, poorly made foam-based mattresses. Springs were removed from box springs and mattresses became one-sided.” With a leap of faith and conviction, Karpathian launched Beds by Design in Harbor Springs,Michigan, the original name of Harbor Springs Mattress Company. His intention was to bring back the lost art of hand-tufting to guarantee comfort and longevity, and to use natural fibers to ensure health, strength and sustainability. In 2015, a milestone event transformed the company and expanded its trajectory: Karpathian’s partnership with Dar Charlebois. According to Charlebois, “I fell in love with both the man and his company.”
As business blossomed, Charlebois and the team noticed an increase in customers who bought mattresses for their second homes in Florida. “Once people fall in love with our mattresses, they want nothing else, so we have seen a great increase in orders for second homes in Florida, especially the Gulf Coast,” Charlebois said. In 2022, the company had an unprecedented number of mattresses bound for Florida. The team personally delivered mattresses throughout the state, with the majority going to Gulf Coast cities. The time was ripe to expand to the Sunshine State.

Stress, bad habits, emotional literacy or lack thereof, addictions, dysfunctional relationships, are just the tip of the iceberg. How our bodies carry around all these invisible chains that eventually show up as health problems is part of the resilience of humankind. But it’s not necessary to carry those burdens anymore.
Horses happen to be experts at non-verbal communication and somatic cues.Centuries of evolving their instincts for survival have created minute signals and energetic nuances within them that are mind blowing to us humans. In equine assisted programs, people have the opportunity to tune into their own somatic awareness while partnering with a horse. Are you able to find your heart rate by closing your eyes and “listening” within your body? Where do you hear it? How often are you aware of how your body feels physically throughout the day? Sadly, most of us are not aware of anything unless it becomes very painful. Pain seems to be the language we stop to listen to. If we’re not in pain, everything must be fine, right? The damage builds up over time. Horses have this uncanny ability to show up for us even in our darkest hour. They teach us how to become aware of ourselves again. They ground our energy so that it becomes neutral. Horses feel energy before we even know what is happening.Research shows that horses have the ability to sense our heartbeat and lower it from over four feet away. They also activate our parasympathetic nervous systems. According to the Library of Medicine, this system is responsible for our bodies ability to rest and recharge, allowing our bodies to properly digest food and conserve our energy. When compared to the relationship between a parent and their child, parents will hold their child, calm them, lower their heart rate and help them feel better because of their energetic connection. Horses do the same. They sense when something is off, even when the human is not aware of what it is. They feel the somatics of that person and mirror those somatics. For them it is completely natural. They are also able to sense fear and joy through their sense of smell. Horses must be able to read energy and react a certain way, then go back to balance for optimal health and harmony
Horse’s mere size also engages in us a primal response. We tend to get real honest about ourselves when we are left to our own devices in a field with a 1,000 pound animal that could physically harm us. Experiencing that level of being in the here and now with all of our being requires focus within our mind, body, and spirit. In a world of constant distraction, more and more people are struggling with the ability to stay in the moment, self regulate, connect with their own body, and fully thrive. Spending time with a horse in a safe environment is one way to do that. Could it be that horses may have the answers to many of our 21st century emotional woes?
