arwood International broke ground on the next tower in the Harwood District. At 27 stories, it is set to be the neighborhood’s tallest tower yet.
Designed by HDF (architect of record), Corgan (associate architect), and Kengo Kuma and
Associates (design architect), Harwood No. 14 boasts unique organic architectural details. The natural slope of the land presented a challenge at first, but it also provided an opportunity to build a unique entrance to the tower. “The sloping site of Harwood No. 14 is gentle but dramatic, and we brought it into the lobby
to connect the upper and lower street levels. The result is an inviting, light-filled space that is meaningfully connected to the surrounding landscape, sidewalk, and street,” explains architect Kengo Kuma of Kengo Kuma Associates. Article Continued on

As with all of Harwood’s office buildings, the latest development will present many avantgarde amenities for its tenants and will further expand upon the District’s restaurant, café, and bar collection operated by Harwood Hospitality Group. Harwood District’s current portfolio includes nine restaurants and bars, 11 patios and café terraces for fresh al fresco dining, as well as 8.5 acres of gardens. “The Harwood District is 98% leased,” said Alexis Barbier-Mueller, Managing Partner of Harwood International. “Harwood No. 10, which was completed less than one year ago, is already 90% leased. We are launching Harwood No. 14 in response to demand for office space within our District.” A lease agreement with Dallas’ largest law firm, Haynes and Boone LLP, will mark the initial lease at Harwood No. 14. Haynes and Boone will relocate to 125,000 square feet in Harwood No. 14 in the fourth quarter of 2023. “We have a long-standing relationship with Haynes and Boone and look forward to supporting them in their growth for many more years,” states Gabriel Barbier-Mueller, Founder and CEO of Harwood International. Andy Leatherman, Brooke Armstrong, and Brad Selner of Jones Lang LaSalle negotiated the lease with John Lee, Hannah Waidmann, and Kelly Whaley of Harwood International. “We are proud to contribute to the continued successful growth of Dallas and proud to support our city’s economy,” says Oliver Barbier-Mueller, Managing Partner of Harwood International. “We have always worked to develop experiential projects, parks, and retail concepts that enhance our neighborhood and provide our tenants with an ideal environment within which to operate. Harwood No. 14 will embody these values.” The Class AA tower’s design is heavily influenced by nature, featuring a landscaped plateau, open-air pocket gardens, and a spectacular 13,000 squarefoot rooftop and sky garden complementing Harwood No. 10’s sky garden just across the street. This will be Kengo Kuma’s second office tower in the Harwood District. KKAA’s first tower, the Rolex Building completed in 2018, was voted “Best Office Project in the World” by Engineering News-Record magazine and was featured in a recent documentary on NHK World News. The same world-class design and landscaping principles will be applied to Harwood No. 14. DALLAS' FAVORITE DISTRICT PUB OPENS Harwood Arms, the British-Isles inspired pub, is now open in the Harwood District. It is the carousing destination that Dallas has been waiting for. Harwood Arms is the ninth restaurant and bar concept operated by Harwood Hospitality Group and transports guests to a world inspired by the British Isles. Tucked away in the District on La Rue Perdue at 2850 N. Harwood St., the new concept features a regionally inspired menu of pub fare paired with clever cocktails and a broad whiskey list including a private select blend made exclusively for the brand. Cloaked in a crimson façade with a cozy wood interior, Harwood Arms is quick to grab your attention, and the friendly staff are sure to keep you company. Lively artwork decorates the patterned walls to create the illusion of having traveled across the pond to enjoy your favorite fish and chips accompanied by the perfect pint. The communal-style bar is at the heart of the concept and stands in the center of manicured booths and tables fit for any occasion. A true watering hole for the perfect after-work hangout. Although the striking exterior is guaranteed to catch every guest’s attention, the food, drink, and exceptional service invite guests to stay. The menu encompasses the British-Isles theme and adopts a mindful approach to sourcing the highest quality ingredients. Guests will enjoy familiar Irish and English dishes on the menu as well as modern-day offerings using flavors inspired by the region’s most prominent culinary influences. “Flavorful, made-from-scratch dishes are our heart and soul. We are thinking through every dish and sourcing the highest quality ingredients,” explains Executive Chef Ryan York. “We are hand-cutting our chips, sourcing local A Bar N Ranch Wagyu beef, and folding in various regional influences. We definitely kicked up the flavor of traditional pub fare while adding dishes that guests may not typically see at a pub.” Menu highlights include appetizers such as Beer & Cheddar Soup, Loaded Potato Skins, and Roasted Bone Marrow. Entrées include Codfellow’s Beer Battered Fish & Chips, London Broil, Reuben Sandwich, Cara Cara Orange Salad, and more. Your sweet tooth can find house-made Whiskey Toffee Cake and Beeramisu with stout-soaked lady fingers. As for the bar program, Harwood Arms presents a menu of craft cocktails; more than 50 domestic, imported, and craft beers and ciders; a broad list of scotch; and over 40 whiskeys ranging from Irish to Japanese selections. Guests will be able to order the signature Harwood Arms Private Select Old Fashioned that showcases an exclusive, one-of-a-kind whiskey made in partnership with Maker’s Mark.

DALLAS' LARGEST GARDEN PATIO REOPENS WITH NEW LOOK & MENU A Harwood District favorite since it first opened in 2010, Saint Ann Restaurant & Bar is back, unveiling a major revamp of renovated space and a refreshing new menu under the direction of revered Dallas chef Taylor Kearney. The new renovations by Harwood International’s HDF and HCMS blend inspiration from the concept’s history, wine country, and contemporary culinary principles to offer a casual chic, garden-inspired indoor and patio dining experience. As for the modern New American fare, Executive Chef Kearney found inspiration from the Pacific Northwest’s farm-to-table cuisine philosophy and seasonal Texas ingredients to create a menu that showcases the best local ingredients. Saint Ann Restaurant & Bar’s new food and drink menus are purposefully designed to be highly resourceful and mostly zero-waste. Kearney and his team combined intentional and thoughtful ingredients to produce a food menu that is eclectic and enticing, mingling perfectly with the wine and cocktail program. Standout items on the dinner menu include Spring Chicken, Hand-Rolled Noodle, Arctic Salmon, and the famously decadent ‘The Saint’ burger made with a prime short rib brisket blend, Texas cheddar, onion, iceberg and samurai sauce. The equally inspired brunch menu includes Spring Pea Hummus, Hot Fudge Sundae French Toast, Lobster & Waffles, and the classic Saint Ann Restaurant & Bar Sizzlers The wine list and cocktail menu are created with as much attention to detail as the food menu to ensure a complementary dining experience. NEW NEIGHBOR IN THE DISTRICT This spring, the Harwood District welcomed the Los Angeles-based alternative investment firm Canyon Partners to the Harwood No. 2 building. Over past 30 years, Canyon Partners has expanded with offices in Hong Kong, London, New York, Seoul, Shanghai, Tokyo, and now Dallas. “Canyon Partners’ decision to open a Dallas office is a big win for the region, offering positive impacts within both the business and broader community,” explains Andy Leatherman, Managing Director of commercial property firm JLL. “The D-FW region has grown steadily over the last 10 years, consistently leading the nation in both job and population growth, and we are enthusiastic about Canyon’s continued success here.” We are excited and proud to welcome Canyon Partners to the District.

NEW AUGMENTED REALTIY MURAL DEBUTS IN UPTOWN Uptown’s art scene now features its first augmented reality art mural in the Harwood District. The mural can be found at the base of Harwood International’s latest acquisition, Citymark on the Katy Trail. Harwood teamed up with local artist Kyle Steed as well as Belmont Creative and Artist Uprising to create an engaging and interactive experience in the Harwood District. “I always like to bring a sense of movement into my work,” says Steed. “Not only that, but color and playfulness are important. The wonderful thing about this project, though, is that I was able to combine all these elements together. I enjoyed working with Belmont Creative, Artist Uprising, and Harwood to help bring this project to life.” The first augmented reality art mural in Uptown stands 12 feet high and 18 feet wide and is located across from Reverchon Park on the Katy Trail. The Citymark mural allows visitors to interact with the art on their smartphone and invites everyone to “keep some room in your heart for the unimaginable,” to quote Pulitzer prize-winning poet Mary Oliver. Visitors can also find countless other pieces of artwork – from architecture to samurai art and armor – within the 19-city blocks of the Harwood District. WE'RE HIRING NEW EXHIBITION: IRON MEN A new exhibition is now on view through Sunday, October 3, 2021 at The Ann & Gabriel Barbier-Mueller Museum: The Samurai Collection, the only samurai museum in the United States. The unique exhibition, “Iron Men: The Artistry of Iron in Samurai Armor,” examines the vital role that iron played in Japanese warrior culture and technology from the third century to the end of the samurai era in the nineteenth century. Over eighty artworks are showcased in “Iron Men,” including several masterpieces and collections that have never before been on display to the public. An array of samurai ironworks – including full suits of armor, helmets, accessories, weapons, and horse tack – highlight the ways in which this seemingly unyielding metal gave way to works of protective Japanese art. “It’s interesting to think about the common uses of iron and how, with the samurai and our collection, iron is the medium the Japanese artisans used to create the amazing pieces on display,” says Niña Barbier-Mueller Tollett, director of cultural affairs at The Samurai Collection. “In the new exhibition, I think ‘Iron Men’ is really referring to the craftsmen, as well as the samurai. We are excited to be bringing this aspect of samurai history to light.” Samurai were the warriors of premodern Japan who shaped the country’s history for hundreds of years. Their culture was one of pageantry, violence, beauty, and honor, and their spectacular armor was worn during epic battles and glorious ceremonies. “It is remarkable to see these masterworks of iron from the collection presented together,” states Jessica Liu Beasley, curator of “Iron Men” and of The Samurai Collection. “Samurai armor is often coated in layers of lacquer that conceal the quality of the iron beneath, hiding any flaws, mistakes, or carelessness. In ‘Iron Men,’ the plates are exposed, revealing every texture and lustrous finish.
