Dear Readers, Thank you so much for the tremendous support, enthusiasm and positivity you have shown towards Haven magazine. As publisher, I truly couldn’t be more grateful! We are experiencing tremendous growth in the publication and couldn’t do it without you. Our very first Cover Party in Chatham Hills featuring Old Town Design Group was a huge success. As you might notice in the images throughout this issue, the turnout was impeccable. We would like to send out a special thank you to Peterson’s for providing tasty food and to Upland Brewery as well as Vine & Table for their thirst-quenching beverage contributions. I hope to see your smiling faces for this publication’s next Cover Party at Ferguson’s Showroom located in The Indiana Design Center June 21 at 5:30 p.m. Food will be provided by Blu Moon Café and drinks by Daredevil Brewpub. Also, save the date for the First Internet Bank INDY-RAMA modern home showcase located in some of the hottest areas of downtown Indianapolis during the first two weekends of June. We hope to see you there as well! It’s not always easy to know what to do or where to go when it comes to your home style, upgrades and maintenance. With the myriad choices of products, suppliers and constructors, we can sometimes be overwhelmed with varying opinions of what to do and not to do. It can be difficult to know where to start, what products are best, or whom to hire and trust. Our goal is to cut through the yellow tape and give you clear, reliable and professional information from local experts in our industry you can trust. I hope you enjoy this issue and find yourself informed and inspired after reading. Please do let us know if there are any future topics you would like to see covered.

Do you stay up to date on the latest trends? If you’re looking for high fashion window treatments, wall coverings and furniture that are on trend, Drapery Street is the way to go. Drapery Street’s Owner, Caryn O’Sullivan, and Director of Design, Tiffany Needler, recently attended the NY NOW winter market. Attending NY NOW is one way Drapery Street stays ahead of trends and ensures that its boutique is stocked with high fashion fabrics at an affordable price point. Sullivan says two trends took the spotlight during the NY NOW event. The first? Pops of color. “This is a trend that’s taking off in fashion and home decor,” Sullivan says. “We love how a pop of color can add interest and intrigue to an otherwise neutral room.” The second trend Drapery Street noticed – Velvet. “We love how velvet adds a richness and even a bit of romance to a room,” Needler says. “If you’re looking to create some hygge in your home, the Danish concept of creating a cozy, contented environment and garnering joy from everyday experiences – adding velvet is an obvious choice. It can soften up any room and creates a warm and welcoming atmosphere.” These two trends can be used alone or paired together. Think of a neutral velvet couch with bright throw pillows to add a pop of color, or try a pop of color in a velvet texture for a truly winning combination. Perhaps the best thing about pops of color and velvet is they are both on-trend, yet classic. Rest assured that if you invest in these trends, your money will be well spent as you will want to enjoy them for years to come. Want to add a pop of color or a velvety texture to your room? Schedule a free design consultation today with Drapery Street and their designers will show you how to get started. Give them a call today at 317-399-1746.

It doesn’t get any more elegant than this powder room with the blue velvet drapes against the rich blue damask wallpaper. 4. Bright green drapes adds instant drama to this sophisticated sitting room. WATERGATE ROOFING:

Signs Your Roof Has

Hail, Wind Damage by Jon Shoulders

WATERGATE ROOFING 317.771.5489 watergateroofing.com

1 0 H AV E N

Hail and wind damage only takes moments to wreak havoc on your home’s exterior, but the effects can be long lasting and unexpectedly comprehensive. Millie Hindes, owner of Indianapolis-based Watergate Roofing, says proactive measures can help homeowners avoid the headaches that can come from dealing with roof, siding and gutter damage from wind and hail storms. “2017 is supposed to be a big hail season year, and there have already been some big hail storms in central Indiana,” Hindes says. “Damage like dents and chips can be hard to detect, and you can’t always see it from street level.”

Hindes says homeowners should have inspections every year or two, regardless of how long-term weather shakes out. “There’s a lot that can happen. Obviously there are roof issues, and then gutters and dryer vents can become clogged and pipe boots can give out,” she says, adding that Watergate offers free residential inspections and estimates. Watergate’s inspectors are trained to evaluate storm damage to residential structures, and the company’s project managers then determine whether the extent of the damage rises to the level of an insurance claim. “Before people call their insurance company to file a claim, they should have it inspected by a contractor that is familiar with hail and wind damage. Homeowners can look at their downspouts, their mailbox, if it’s metal, their screens and so on to detect signs of damage,” Hindes says. “If there is damage, I usually take pictures of the roof and the gutters for the homeowner and go through the process with them, and then, once they file the claim, they should have the contractor meet with the adjuster. We help with the process and make it easier for the homeowner.” For additional information or to get your roof inspection, visit watergateroofing.com or give them a call at 317-771-5489.

HOME DECOR

MOD ABODE: TERRARIUM BUILDING WITH WEST ELM

So What’s all the Rage About Terrariums? Written and photographed by Jamie Sangar

Terrariums are a hot trend that designers are using to bring color and life to the indoors. They require little watering since they are traditionally designed in a glass container that self-collects the plant’s own water vapors, that then collect on the inside walls of the container and trickle back down to the soil – essentially, recycling water. However, terrariums can take on many different looks that suit your personal preferences, as well as the space your terrarium will

live in inside your home. And nobody knows design trends better than West Elm, located inside The Fashion Mall at Keystone! At West Elm, you can build your own terrarium, making it easy to walk in empty-handed and walk out with your own custom piece, saving you time, money and the mess. Cody Thomas, Assistant Manager of Operations, walked through the steps of building your own and gave important design tips to consider when choosing what shape your creation would take.

1

Start by selecting a planter. At West Elm, you can choose from a variety of planters, starting at only $16.

4

After you figure out the spacing and arrangement of your plants, make sure to get the roots buried beneath the soil.

2

Adding a soil layer is the next step. If your planter is glass, one thing to consider is what you want your base layers to look like through the glass and that will help dictate the thickness of your soil layer.

5

You then have the option to add one or more top layers. Your options at West Elm include small stones, sand or moss. Consider selecting one that nicely contrasts elements of your planter. If you feel your terrarium needs a little something extra, consider adding in a small section of stones or even an interesting object that you are sure to be able to find at West Elm. Maybe it’s something you already have at home to give it that personal touch you’re looking for.

FOR A CHANCE TO WIN A CUSTOM TERRARIUM DESIGNED BY WEST ELM, follow @westelmindianapolis, @mod_abode.byjamiesangar, and @havenhomeindy on Instagram. By following all three you will automatically be entered for a chance to win!

3

Next, you will want to select the plants. West Elm carries a large variety of succulents as well as airplants. A good rule of thumb is to make sure your selections include a mix of shapes, textures and heights.

6

Terrariums can come in many shapes and forms. Make yours something that fits with your home decor. It’s sure to be the conversation piece when you host your next dinner party! They also make excellent gifts if you’re someone that likes to put your own thumbprint on gifts. Visit West Elm for a great selection of all of the trendiest planter options, and for design assistance if you need their expertise.

FLOORING

THE AFFORDABLE COMPANIES:

What Flooring is Right For You? by Amanda Listak

Flooring can set the tone for any home. It can serve as a neutral backdrop, or it can be bold and stately. It can define a single room, or it can flow seamlessly throughout an open-concept floor plan, making the home cohesive. The options are endless. One thing is for sure — your flooring needs to function well with your lifestyle. If you are looking for a natural material to be installed throughout several rooms in the home, consider hardwood flooring. With Indiana’s ever-changing weather, engineered hardwood flooring is highly recommended. Wide planks, hand scraping and lighter toned woods are the most popular styles seen nowadays. If you have a family and need something softer, carpet may be your best option. The variety of patterns, textures and colors available make carpeting anything but ordinary.

1 4 H AV E N

If you live an active lifestyle or have pets, Shaw’s Life Happens Waterproof carpet is just what you need. It is designed to withstand everyday messes and mishaps. Not to mention it’s warrantied against pet claw snags. If you are looking for a different type of waterproof surface, consider Luxury Vinyl Plank flooring. It’s nothing like the sheet linoleum you are envisioning in your head. Vinyl has come a long way. HD images, beveled edges and alternating plank widths all help to make this material look more realistic but at a portion of the price of the real thing. Don’t dismiss this option without seeing the product in person. Of course, there is tile, too. With hundreds of different styles, patterns and textures to choose from, tile allows for maximum

Flooring can set the tone for any home. It can serve as a neutral backdrop, or it can be bold and stately. creativity on the floor. Tile can be mixed and matched and can be installed in a variety of different layouts. It’s low maintenance and easy to clean. The downside: on average, it is the most expensive flooring option on the market. If you are looking for something more eco-friendly, check out cork or bamboo. Cork is a little more forgiving and softer on the feet. Contrastingly, bamboo is a bit better equipped to withstand scratches and dents due to its density. There are several options available when it comes to selecting flooring. COUNTERTOPS

STONE ARTISANS:

The Evolution of Quartz Quartz has become a popular choice when it comes to choosing a countertop.

1 8 H AV E N

QUARTZ EVOLUTION The evolution of quartz is shown from left to right: from first generation granite looks to the current vein series.

Natural quartz crystals, combined with polymer resin, have created a wonderful solution for many surface occasions in a home or business. Some of the attributes of quartz are: consistent and uniform pattern, high-heat resistance, exceptional durability, stain resistance, non-porous surface and little maintenance because quartz never needs to be sealed like natural stone. FIRST GENERATION LOOKS Some of the first quartz variations on the market were patterned after natural granite to mimic its grain and coloration, and some with very little pattern at all. A small variety of colors were put together and marketed to the kitchen and bath industry. The look of quartz has changed over time to a variety of colors created based on market trends, demands and fashion. Just as all things evolve in the world, quartz is no exception. Cory Kroger and Jasen Phelps, owners of Stone Artisans, have watched this product take its shape in their industry. “I never thought this product would grow to take the legs it has,” Kroger says. “I really thought quartz might just be a trend and come and go as many other surfaces we’ve seen do. That has been far from the case.” Quartz manufacturers are now creating some amazing looks and textures. Some of the new finishes even include honed and suede textures. THE VEIN SERIES While manufacturers struggled at their first attempts, they have finally hit the mark with the “Vein Series”. While the popularity of natural marble for use in kitchens and baths has been trending over the last few years, consumers now have been given a secondary product to achieve those design requirements, while overcoming the problematic function of natural calcified marble which can stain and etch easily. “I can specify this product without a question

“We love working with this product. Its strength and durability make it easy to fabricate and install, while the finished product looks amazing.” – JASEN PHELPS Co-owner, Stone Artisans

of its ability to hold up in a true chef ’s kitchen, or a high-traffic area,” Kroger and Phelps say. “We are also impressed with the ability to do a process called book-matching of the slabs.” Book-matching, or mirror imaging of slabs, has allowed Stone Artisans to come up with solutions for larger applications that require more than one slab of quartz. “We love working with this product,” Phelps says. “Its strength and durability make it easy to fabricate and install, while the finished product looks amazing. It’s always nice to step away from an installation to see the homeowner’s happiness and reaction to the product.” The team at Stone Artisans has plenty of quartz selections to fit your project needs. Call 317-874-8955 for an appointment at their showroom.

HOME BUILDERS

HOUSEWURKS:

Design with Aging in Mind by Courtney Walker

2 0 H AV E N

Aging in place resonates with Jim Barber, owner and founder of HouseWurks in Zionsville. Within the past few years, Jim noticed both a trend and need in the North Indianapolis marketplace. Long-term healthcare costs, including assisted living and nursing homes, are on the rise and predicted to nearly double in the next 20 years. Pair those figures with the second largest generation living, baby boomers, who, as a whole, prefer to age in place, and instantly a need is created for homes that are conducive and safe for the health effects of aging. HouseWurks Custom Homes and Renovations are fully prepared for this market of clientele. With home healthcare costs increasing, why not invest that money toward a home renovation or new custom build to age in place? Through the classes certified by the National Association of Home builders Jim is a Certified Aging in Place Specialist (CAPS) and is prepared to help his clients develop and execute a construction plan to perfectly match the needs of his clients.

“Implementing both ADA compliant standards and Universal Design on the interior and exterior of your home will help maintain independence and control in your life, beginning now and lasting forever,” Barber says. Some important aspects of an aging-in-place home include accessibility to the main areas and facilities of the home. Zero thresholds, clearance widths through doors and hallways, electrical switches and outlets at proper installation heights and non-slip flooring are just a few features to be included in every aging person’s residence. Kitchen and bath design can also be critical when considering universal standards. From appliances and plumbing fixtures that meet ADA standards to continuous designer grab bars under the countertop space, there are solutions to work with most aging and chronic illness clients. Design with aging in mind doesn’t stop in the kitchen or bath. HouseWurks considers single-level living important, but also takes weather safety into consideration. “In our single level designs, we encourage a safe room with safe room construction for severe storms,” Barber says. “This is typically an interior room, such as a closet, with reinforced walls and steel brackets.” Barber also mentioned smart home features can be attractive options. “With motion-sensed lighting, security or thermostat monitoring, technology in the home is a helpful amenity now and for the years ahead,” he says. Whether you are considering renovating remodeling or designing a new home for life, give HouseWurks a call at 317-753-9455.

Are you looking for a new patio door to let that summer breeze in? Franklin Window & Door in Carmel helps clients determine which patio door style would be the best for their homes. The right patio door can really change the look, feel and design of a home. Whether your home is traditional or contemporary, the right patio door can not only add to the aesthetics, it can open up the home to give that “bringing-the-outside-in” feel. When considering a new patio door for replacement or new construction, the most important place to start is what style of patio door you want. Hinged Patio Doors – Hinged Patio Doors are a more traditional option. They are available in different configurations as well as different functionality, such as a single door, a French door

or an atrium door. Hinged patio doors can either open into the room (called an inswing) or open to the outside. Sliding Patio Doors – Sliding patio doors are becoming increasingly popular because they are sleek in design and function, which is an element of design in contemporary structures. Furniture placement is not a consideration either because the doors do not swing in or out. Scenic Patio Doors – Scenic doors are the hottest trend in the window and door industry right now! SOME POPULAR DESIGN OPTIONS FOR SCENIC DOORS INCLUDE: • Bifold Doors-Hinged system - Where the door closes in an accordion fashion. • Multi-slide Doors - A sliding door that can either recess in the wall or stack the width of one of the panels. • Lift & Slide Doors - Similar functioning to the multislide door.

Thinking about replacing your patio doors this summer? Franklin Window & Door, Inc. is a full service installing retailer with a showroom to help you determine which patio door is perfect for your home. Give them a call at 317-993-3660 or online at FranklinWindowAndDoor.com.

Do you need to organize some rooms in your house and get rid of all the clutter? Perhaps it’s time to clean out the garage? James Spink, owner of Bin There Dump That, says decluttering and organizing makes a huge difference for homeowners. “We see such positive feedback from homeowners who have recently organized and purged unwanted household items,” Spink says. “Whether you are

cleaning your house, organizing a spare bedroom or downsizing, removing the clutter in your life has great results. “Decluttering also helps before you move or if you’re getting ready to stage your house to sell,” Spink adds. “Decluttering can be as small as cleaning out the pantry, or your son or daughter’s closet, or as big as cleaning the basement or garage of items you haven’t looked at in years. It’s a different landscape

today than it was 20 years ago, and people are re-thinking how much they want to hold on to.” Spink sees many families moving into a new home with a moving truck on one side of the driveway and a dumpster on the other. He says this is the perfect time to get organized and get rid of unwanted items. Bin There Dump That is a family-owned and operated business that helps you get rid of items you no longer need by providing clean and green dumpsters, specifically designed for residential customers. Give them a call today at 317-590-1973 and have them help you declutter with one of their residential friendly dumpsters.

CUSTOM HOME BUILDER

TRENDING The hottest trend in homebuilding and remodeling is redefining how we live outside. What has emerged is a movement toward bringing the indoors outside.

G&G CUSTOM HOMES:

Creating Your Outdoor Lifestyle by Lynda Hedberg Thies / photos by Brian Brosmer

From barbecues to relaxing by the pool, backyards, porches and fire-pits, homeowners can create a lifestyle that provides an extension from inside their homes. 2 8 H AV E N

When it comes to escaping your hectic life or looking for ways to relax at home, many homeowners are looking for ways to add space and functionality to their backyard. The hottest trend in homebuilding and remodeling is redefining how we live outside. What has emerged is a movement toward bringing the indoors outside. “The concept is about blending the outdoor space with the comforts and conveniences of the indoors and creating spaces that can be used 365 days a year,” says Joe Garcia, owner of G&G Homes Inc. A room that can be used to host a child’s birthday party by day, can also be used to host a dinner party or invite the neighborhood over for a half-court basketball game. This is definitely not your father’s deck, but a backyard limited only by your imagination. Thanks to advances in all-weather furnishings, water-proof appliances and accessories, there are no limitations to designing these spaces. From barbecues to relaxing by the pool, backyards, porches

and fire-pits, homeowners can create a lifestyle that provides an extension from inside their homes. Outdoor rugs, lighting and water-proof patio furniture, a fully loaded kitchen with refrigerator, kegerator and cabinets add convenience and luxury. Home automation is another huge trend, from lighting, music speakers controlled by your smart phone, to projection systems that also offer homeowners the option to bring all entertainment systems outdoors. Imagine a hot summer night floating on a raft in your pool and watching a movie with friends and family. Your child wants to host the entire grade for a birthday party, so you simply open the door, set up the tables and chairs and let them shoot hoops in the multi-purpose room. Use the same building the next day for your yoga practice. Host an outdoor barbecue and fire up the grill, grab your favorite beverage from the roll-up bar and enjoy a baseball game on your weatherproof TV, while others enjoy the music that pours from the speakers mounted in the smart pergola in high definition and balanced surround sound. The options are endless. Now stop imagining because you can create your very own custom backyard lifestyle. Contact Joe Garcia at 317-418-7665 to schedule a consultation and discuss your possibilites.

Indy Real Estate Market is Booming

The Indianapolis spring market is booming. In fact, this is the strongest first-quarter since 2007. Existing home sales in central Indiana soared 19.2 percent in March, except for February, when they dipped to 1.6 percent. Closed sales in the area have risen every month on a year-over-year basis since October 2015. The increase came amid a continuing increase in prices and a big decline in the housing inventory. In the 13-county area, closed home sales rose from 2,579 in March 2016 to 3,074 last month, according to data recently released by MIBOR Realtor Association. The increase came with a continuing increase in prices and a large decline in the housing inventory. The total number of active home listings in March dropped 17.1 percent from 10,119 a year ago to 8,391. The run on homes has left hopeful buyers scrambling to compete amid a shrinking supply, which has led to higher prices. Historically low interest rates, job growth and a loosening of lending standards spurred the strongest growth in the region since 2006, according to MIBOR Realtor Association. A stable economy has intensified demand from would-be buyers, but the number of properties listed for sale has been steadily fading. The result of this trend is prices rising faster than incomes, homes staying on the market for fewer days and a limit on just how much home sales can grow. It’s a situation that rewards would-be buyers who can act quickly and decisively. Demand for new homes in central Indiana bounced back in March after an off month in February, snapping a 14-month streak of year-over-year increases. Recognizing the strength of the market, builders have begun erecting new homes at a pace not seen since before the recession. Housing starts rose 18 percent in the first quarter from the same period a year ago. If you’re looking to buy or sell a home, give Phil Hotle a call today at 317-705-2559.

ELECTRICAL

BURTNER ELECTRIC:

Automatic Standby Generators Provide Peace of Mind by Matt Keating

If you have ever been stuck without electricity for several days after a storm, you know how wonderful a generator can be. As home generators become increasingly popular and more affordable, homeowners are eager to spend some cash to keep the lights on and the house cool. Mike Lamb, with Burtner Electric, Noblesville, says people often think of generators for winter weather related snow storms, but they are also important for alternative power during spring and summer storms, general power outages and when power lines go down. “For those requiring power for in-home medical equipment, and for general peace of mind, larger generators can be utilized,” Lamb says. “They keep most of your home up and running during an outage, or the smaller generators can be used to keep your sump pump, freezer and refrigerator working during power outages.”

Burtner Electric, Inc. is authorized to install, service and repair Generac Automatic Standby Generators. “There are many generator options on the market,” Lamb says. “We recommend the Generac brand because we researched generators and found that they are the best quality product for the homeowners’ dollar. We also provide an annual monitoring service, which costs about $20 per month. We will remotely monitor your generator to be sure that it is running its regular weekly cycle, as well as monitor it to be sure the power is on in your home.” According to Lamb, the price of a generator and the monitoring service are a small price to pay for making the homeowner feel at ease during and after a storm. Burtner Electric, Inc. has been serving the central Indiana community for more than 30 years. Give them a call today at 317-773-7663.

GOLDBERG DESIGN GROUP:

Keeping Your Budget and Expectations In Check by Courtney Walker

Stephen Goldberg, owner and lead designer of Goldberg Design Group, has devoted his entire professional career to luxury home design. With Goldberg’s many years of experience, he knows and understands the overall investment of a new build can also mean having to stay within a financial cap. “We spend a lot of time asking questions first to figure out the layout and features that will work best for our client’s and start the design from there,” Goldberg says. “We also understand most people have a budget.” To keep clients on track, Goldberg first recommends writing 3 6 H AV E N

down a list of rooms necessary for your family. Add to that list specific features for each individual room. Next, browse all your favorite design sites and social media outlets including (but not limited to) Houzz, Pinterest, Instagram and save inspiring images that convey the feeling and style of spaces for your new home. “Houzz is particularly good for our clients to work with,” Goldberg says. “Saved idea books can be shared online for easy collaboration and further design development. Just keep in mind that, most likely, not every feature of every multi-million-dollar home you have looked at online will fit into your budget.”

“When it comes down to it, not many people have the required budget to have indoor slides or secret passages we get asked to design. If you do, however, go for it!” – STEPHEN GOLDBERG Owner, Goldberg Design Group

It’s important to take notice of homes being built currently and what features are able to be included within a particular price range. What the dollar buys today doesn’t compare with homes that were built 10 or even five years ago. Also, many more features and materials are always becoming available, but they come at a cost. “Clients should take a hard look at what they have written in their wish lists and pare it down to realistic features that will make for a well-functioning home for their family,” Goldberg adds. “When it comes down to it, not many people have the required budget to have indoor slides or secret passages we get asked to design. If you do, however, go for it!” Before building, finding a knowledgeable architect/designer and pairing them with a highlyrecommended contractor (both with a time-proven track record of designing and building great homes) also contributes to a smooth building process that stays on budget. “We continually use this process to steer our projects to a successful outcome,” Goldberg says. “And don’t worry about having to stay within a budget, our design professionals will bring plenty of creativity and style to your home.” Would you like to employ some of these tips for your custom build or remodeling project? If so, give Stephen at Goldberg Design Group, Inc. a call today at 317-582-1430 for your luxury custom home design.

ARDENT DESIGN:

I T ’ S A L L YO U by Kristen Moorehouse

Recently, Ardent Design helped a local Fishers family create a new kitchen in their home. Having lived in this home for 20 years, it was a big deal to change the space they had been functioning in for so long. They wanted to get it right, be new yet classic and most important, still reflect who they are and not just do what the design trends are right now. Which meant I needed to get into their heads and find out who they were and how they lived. To find out more about them, we had the initial consultation, which is the most critical part of the process, before any design work or decisions were made. Often, people think designers can simply walk in a space and magically know what it should look like. Well yes, sometimes we can, but there are thousands of options out there and the design can go in any of those directions. The first meeting, which is an interview of sorts, allows time for questions to be asked to help get to the root of how you live and function in a space. The answers to these questions will ultimately be what drives the design to provide the space you want while guiding you in the proper way to execute. Nine times out of ten, this process will be outside your comfort zone, but that is where all great things happen! This particular family was wanting a larger kitchen than the current footprint to be able to gather with friends and family. They did not want the oh so popular white cabinets or gray walls and it was very important to incorporate color. So, we knocked down a wall between the kitchen and office to expand the kitchen and incorporate a butler’s pantry and instead of white cabinets we went with a beautiful latte wood tone. The main backsplash was kept neutral to allow the blue wall color to stand out and let the multi-color, wood look, tiled backsplash of the butler’s pantry stand out. The result is simply stunning and created a timeless space that screams the personality of the family that lives there. For a space that is all you, contact Ardent Design today.

How to Stay Cool this Summer by Gabe Young

There’s a consistent theme in thousands of homes across Central Indiana once the calendar flips to June – hot rooms during the summer. Typically, as a homeowner, you either tolerate a room 5 or 10 degrees warmer than ideal, create some elaborate way to make the space more comfortable or just avoid it altogether. One of the newest and most exciting advances in the heating and air conditioning industry has been the development of what are called ductless mini splits. Ductless mini splits allow homeowners to provide customized comfort solutions to any area of your home with a combination of capacity and efficiency that nothing else can match. COMMON AREAS: While the systems can supply an entire home, most homeowners are targeting the biggest problem areas for comfort:

• Master bedrooms • Finished attics • Sunrooms • Nurserys

Homesense Heating and Cooling has seen these challenge areas pop up repeatedly. About five years ago, its team went through the extensive training to become a specialist in ductless mini split systems, which allows Homesense to offer an industry-leading 12 year warranty on its Mitsubishi equipment. Homesense’s mission is to deliver a refreshingly different customer experience to build lifelong clients. In an industry that’s marred with bad publicity and shady sales tactics, the company’s integrity has proven to be a great foundation for consistent growth. If you have a hot area of your home and are looking for free consultation, contact Homesense today at 317-670-0171 or visit TrustHomesense.com.

SHEPHARD’S PAINTING:

A Fresh Coat for Summer by Christy Heitger-Ewing

Joe Shephard, owner of Shephard’s Painting, took an active role in the family-owned house painting business eight years ago. Though for years it served as an exclusively exterior home painting company, so many of his clients’ structures required some form of home repair prior to painting that he decided to expand the business to include renovation work. The company replaces all aspects of trim, siding, soffit and paneling, but they also offer a window replacement alternative that saves thousands in comparison to replacement. “Basically, we’re your one-stop shop since we are exterior specialists capable of all aspects of repair or replacement when it comes to your home’s exterior,” Shephard says. What separates Shephard’s Painting from other contracting companies is that they don’t collect a dime until the entire job is done to 100 percent customer satisfaction. It all starts with a free assessment. From there, Shephard talks finances regularly offering special deals to keep prices competitive. Customers may utilize a 15 months-same-as-cash financing plan. At the start of each job, the company power washes the house to assess the condition of the wood. This is a method proven to give a clear visual on what wood is rotted and what is not. Shephard’s Painting then sends bids out via e-mail to give the homeowner time to assess the quote at their leisure. The e-mail includes the bid, their warranty, a PowerPoint visual breakdown on what is standard procedure per project, as well as individualized scope breakdown backed with photos of the issue needing repaired or replaced. “All of our exterior products are backed by a

HOME SECURITY

DIGITAL SIGHT & SOUND:

Protect Your Pearls by Ray Rice

My uncle Dick graduated from a small Indiana high school in 1945, and, after a year at Purdue, he joined the Army. As the story goes, on the eve of his departure he gave his long time, high school sweetheart a beautiful strand of pearls. After his service, he returned to attend college in another state and fell out of touch with his sweetheart. While in college, he met a lovely woman who later became his wife. Together, they had a beautiful life with children, graduations, weddings and grandchildren until his wife passed away. A few years after the death of his wife, he attended his 50th high school class reunion. A woman entered the banquet room with grace, poise, a beautiful smile and a strand of pearls around her neck. Although they hadn’t seen each other in decades, he knew immediately it was her, his high school sweetheart, the first love of his life. She too had lived a full life and had recently lost her husband. Soon after the reunion they were married and had many joyful years together. They found themselves in love once again. I share this story because for my uncle and his sweetheart, those pearls were priceless. But for a thief, they could be sold for $100 on Craigslist. So, for goodness sake, protect your pearls, have an alarm system installed and use it. When choosing an alarm company, first seek out referrals from your neighbors, friends and reputable referral organizations. Keep in mind, that like most things for your home, you get what you pay for. A quality alarm system for a custom home will not cost $100 installed. Depending on the size of your home and the scope of what you want to secure, it could cost thousands of dollars. An alarm system for a custom home should be designed and installed with the same attention to detail as the home was designed and built. Big national alarm companies are excellent at offering generalized protection but lack the expertise and patience to gather information to get a custom design just right. Most of us are incredibly thoughtful about the things we bring into our home. Why would you not be as thoughtful when considering the design and purchase of an alarm system? Ask your friends for referrals. Take your time to do the research and get two or three bids. Have the alarm system installed and create a culture where your family uses it, all the time. Protect your pearls and call a custom alarm provider today. Digital sight and sound would welcome the opportunity to meet with you and discuss your security needs. Give us a call at 317-848-0101.

NICHOLAS CONSTRUCTION:

Designing a Custom Kitchen Island by Courtney Walker

“We want to make your kitchen island something to talk about, not just around.” – KYLE NICHOLAS Owner, Nicholas Construction

4 4 H AV E N

As a homeowner, where do you normally find family and friends congregating in your home? Blame it on our lifestyle, but most homeowners find themselves gathering around their kitchen island. Yet many kitchen island designs fail at providing homeowners with the functionality, design and storage necessary to meet their needs. Nicholas Construction is an experienced

design and building firm who places an emphasis on the smallest details and works to optimize the functionality of the space. “We want to make your kitchen island something to talk about, not just around,” says principal owner Kyle Nicholas. Nicholas gave a few key features they consider when designing a custom kitchen island.

1. SCALE – Large islands are currently on trend, but it’s all relative to the size of your kitchen space and the perimeter of the room. An oversized island can actually limit the flow of conversations.

2. MATERIALS – Nicholas Construction’s specialty is their custom woodworking and trim. Unique wood door and drawer fronts, decorative trim, moulding, corbels, foots and posts are just a few of the terms to familiarize yourself when searching for design inspiration. Need an expert to guide you through this process?

“We have a great design team, all of which are experienced with the latest design trends, and we work closely with some of Indianapolis’ top designers,” Nicholas says.

3. COLOR – The design buzz is a pop of color on the island. Dark gray, navy blue and even green, the design community is seeing it all. Not to worry for those traditionalists who prefer a natural aesthetic — stain or a rustic wood could be the answer.

4. COUNTERTOPS – Granite or quartz remain the predominant choice with most homeowners, but you may want to spice it up a little. “We are seeing a lot of waterfall countertops. Waterfall countertop designs are relatively new and are most likely something your guests have not seen before,” Nicholas says.

You can also consider a wide range of style, color, veining, price points and edging when selecting a finish and fabrication style for your countertop.

5. APPLIANCES AND PLUMBING – Consider what appliances or plumbing (if any) you would like in the island. Will the island be functional while preparing meals? Is the island more of a sitting space? Or are you looking for both function and comfort?

6. HARDWARE – This small fixture can make such a difference in the kitchen design. From bars to small knobs, from brass to chrome, a family’s personality can really come out with their choices for door, drawer and appliance hardware.

7. LIGHTING – Make a statement by adding overhead lighting to spotlight the island, such as two large fixtures above. Lighting also provides an opportunity to showcase your style through the fixtures you choose, from pendants to track or recessed lighting.

With the help of the Nicholas Construction team, your kitchen island could become a one-of-a-kind feature in your home. If you are considering renovating or adding a custom island to your kitchen space, give Kyle Nicholas a call today at 317-607-9465 or visit Nicholas-Construction.com.

COUNTERTOP TRENDS Large islands are currently on trend, but it’s all relative to the size of your kitchen space and the perimeter of the room. Also, waterfall countertop designs are relatively new and are most likely something your guests have not seen before.

Create a Spa-like Sanctuary by Courtney Walker

In this fast-paced world we live, having an escape space in the home is important for our mind, body and soul. If having a luxurious and soothing retreat in your home to recharge every morning (or evening) sounds like a refreshing idea, you might consider a master bath remodel. We have a couple of trend setting ideas to ponder as you create your new oasis. Large, multi-head tiled showers and freestanding tubs are at the top of our must-have list. The industry is seeing less of the bulky built-in jet tubs with tile or marble surrounds and more large, spacious showers paired with jaw-dropping tile. “Often times the tubs of yesteryear overwhelm the bathroom and gobble up space like an adult version of hungry-hungryhippo,” says David Decker, owner of The Affordable Companies. “If you have to climb on top of your tub deck, risking life and limb, to clean or have an extra acre to decorate, it’s time renovate and make use of that space. Many of our clients opt to remove the tub all together and enlarge the shower BEFORE to create a spa-like sanctuary at home. As long as you keep

one tub in the house, you can get away with no tub in the master to maintain resale values.” Today, tile options alone are a reason to sway your decision toward a large walk-in shower. Tile planks (which can mimic wood), scalloped tile shapes, pattered tiles – the tile world is your oyster, literally. Pair the tile with your favorite plumbing fixture finish and multiple head options and enter paradise. For those clients who are still interested in keeping a tub for relaxation or even as a focal, Decker recommends installing a freestanding tub. The unique sculpture adds shape and a focal point to the master bath. Styles of freestanding tubs range from modern to chic. A large, white, curvaceous tub with claw feet can add a touch of vintage and softness to a bathroom that is otherwise transitional in style. Is your home trending toward a modern design? Consider a tub with sharp angles or a

AFTER dramatic sloped back. Pair your tub selection with the proper tub filler in a complimentary finish. Lighting, an often-forgotten design feature, will add to the impact of a freestanding tub. Depending on the function of your tub, a chandelier overhead provides task and ambient light. Additionally, a skylight or window nearby allows for an open and natural feel. Finish off the spa-like sanctuary by styling with a wooden tray or small side table to hold a candle or glass of wine or six. These are obviously just a few of the to-date trends to consider when creating a spa-like bathroom. If you would like to renovate or just need direction and advice on design, or even how or where to get started, contact Decker at The Affordable Companies at 317-575-9540 ext. 107 or the-affordablecompanies.com.

THE FORNEY GROUP:

Get a Move On! Selling options for today’s fast-paced market

Correctly priced and marketed homes are selling faster than tickets to Hamilton on Broadway. That’s because inventory levels of existing homes are at a 20-year low. Have you been thinking about selling your home but haven’t found your dream home yet? Maybe you’re scared to death you’ll be sleeping on mom’s couch again when your home sells within hours? Besides moving back in with your parents, Eric Forney of The Forney Group says you may have other options: 1 FIRST RIGHT CONTINGENCY “This is the holy grail of home buying today,” Forney says. “A First Right Contingency offer affords you the option of trying to get your home sold before your dream home finds another buyer. If your home sells within an allotted timeframe, you become the primary buyer of said dream home. If it does not, you may need to start over with your home search or extend the aforementioned timeframe.”

2 POST SALE POSSESSION Given the current market, Forney says sellers are often asking buyers for delayed possession to help extend the timeframe for finding their next home. 3 BRIDGE LOAN If you’re in a strong equity position on your current home, you can leverage that equity to be used as a down payment for your next home. “Getting a bridge loan means you’ll be paying two mortgages for a short time, but it also means you’ll be throwing your back out in no time moving that sleeper sofa into your new home,” Forney says. 4 HARD MONEY LOAN If you are unable to qualify for traditional forms of financing, a hard money loan may be your last resort. Hard money loans come with high interest rates and short repayment terms. “Unlike conventional financing, hard money loans are backed by the equity of the home, rather than the worthiness of the buyer,” Forney says. “You should be cautious of hard money loans backed by a guy named Little Tony or cousin Sal.” 5 GUARANTEED BUYOUT OPTION The Forney Group offers a guaranteed sale with a promise. “If your home isn’t sold within a predetermined timeframe, we’ll buy it for cash,” Forney says. While going this route often results in a reduced sale price, it may be worth not missing out on the home of your dreams or owning multiple homes. What makes the most sense for your unique selling situation? Eric and The Forney Group can find a unique solution for you. Give him a call today at 317-519-4313 or visit them online at Forneygroup.com.

WHICKER CONSTRUCTION:

Behind the Build by Courtney Walker

Have you ever noticed a new, beautiful home being built or a dreamy remodel happening down the street and wonder what the building process entails? Building six to ten homes per year, along with completing six to ten large remodel projects per year, Whicker Construction is a custom design build, hands-on firm with an emphasis on superior materials and craftsmanship. “Before building with our clients, we break the process into four manageable steps, says President Brad Whicker.

TREND ON POINT with Whicker Project Liaison, Stacey Lundy What 2017-2018 building trends are you seeing in this market? “Mid-Century Modern and overall eco-friendly sourcing of materials and finishes. Also, reclaimed and salvaged materials are still in demand.” Canyon Vista Mid-Century Accent Chair Set; wayfair.com

1

Planning & Design – The homeowner will meet with Whicker and a draftsman who he feels best matches their personality, complexity of home and architectural style to begin rough ideas for the floor plans and elevations of the home. The process to get from rough sketches and design to finished detailed plans ready for estimating and permitting takes anywhere from a minimum of four weeks to several months, depending on client motivation, draftsman work load and complexity of the home.

2

Estimating/Pre-Selections – While the plans are being developed, Whicker Construction will work with you to get some of your preliminary design ideas. Whicker may visit several vendors with the client to better understand their style and preferences. This aids greatly in establishing an accurate allowance for finishes such as cabinets, floor coverings, lighting and plumbing fixtures.

3

Contract – Once you have shared your vision and design ideas, Whicker Construction delivers a proposal with exact details for your project.

4

Construction – Construction of a custom home can take anywhere from 130 days to well over a year depending on size, complexity, amenities and weather. A remodel project may take as little as 30 days for a bath remodel to several months for a major whole house refresh or addition. “As a team at Whicker Construction, we understand the building process can be stressful, but we are here to work through the highs and lows of constructing a new home hand-in-hand with the client,” says Project Liaison Stacey Lundy. If you are ready to make your dream home a reality, call Whicker Construction at 317-839-8353 or visit their website at whickerconstruction.com

Honing in on flooring, are clients still choosing hardwood as a flooring favorite? “Not necessarily! We are seeing a lot of clients select LVP (luxury vinyl plank). It’s durable, scratch resistant, comes in a variety of widths and, overall, has an appearance of wood.”

HOME MAINTENANCE

STEG PLUMBING:

Tankless Water Heaters are the Way to Go by Jon Shoulders

The benefits of opting for a tankless water heating system in your home can be numerous according to Cathy Stegemoller, president and owner of Indianapolis-based Steg Plumbing. “Tankless systems are becoming very popular – we probably put in five to 10 per week,” Stegemoller says. “Customers like them because they are 98 percent energy efficient, save space and are very quiet.” Typically wall-mounted in garages, mechanical rooms or basements, tankless systems only heat water when it is needed and necessary. After a couple weeks, your system uses its smart technology to learn your household habits and heats the water before you are ready. “Because they only make hot water when you need it, the homeowner saves energy,” Stegemoller says. “It’s usually more expensive to install than traditional tank heaters but well

worth the extra upfront dollars for the longterm energy and space savings.” Stegemoller adds that tankless systems, which typically require natural gas or propane gas, are relatively low-maintenance but should be flushed out once a year with a biodegradable descaler. “You do need to have a water softener or some kind of de-scaler to keep it operating properly”, she says. “Central Indiana homes typically already have a water softener since we have such hard water.” Steg Plumbing is a family-owned, full-service plumbing company that has operated in the greater Indianapolis area for more than 24 years. The Steg Team recommends tankless water heaters whenever possible. They carry a 15-year warranty on the heat exchanger and five-year warranty on parts.

CONCRETE DESIGN

LASTING IMPRESSIONS:

Patio Concrete Options That Make Lasting Impressions by Courtney Walker

The summer months are here and most of us are ready to enjoy some fun outdoor activities. Whether planning for those warm-weather barbecues, pool parties or spending simple moments with your family, a patio renovation or addition might be the perfect exterior beautification your property needs. Lasting Impressions of Indianapolis is the professional concrete team ready to transform your space into a work of art. When considering the finish of your patio, there are some unique and detailed concrete finishes to choose from. • TEXTURED: When pouring new concrete if you want a more seamless decorative pattern that duplicates the beauty of stone, slate, wood, flagstone or brick material stamped concrete is your best bet. If you want to modernize your boring existing slab consider a stamped overlay, which is applied directly to your existing concrete.

• BROOM FINISH: Worried about a surface highly exposed to water? Consider a texture such as broom finish. The art of broom finish can range in the size of bristles to the direction the broom is swept. • AGGREGATE: If decorative and slip resistant are important for your patio space, aggregate concrete is a natural, timeless pattern with exposed pebbles. The finish can also be sealed for a glossy appearance.

Carlos Sanchez with Lasting Impressions has the creative touch and expertise to help guide you to the right selection for your patio, driveway, exterior steps, fire pit or even countertops this summer. ORGANIZATION

INDY ORGANIZING SOLUTIONS:

A Place For Everything by Christy Heitger-Ewing

INDY ORGANIZING SOLUTIONS 317.453.0584 indyorganizingsolutions.com

The average person enters their closet, pantry and garage several times a day. If those areas are cluttered and disorganized, such disarray has the potential to negatively affect your mood. “When you go into your closet and can’t find the outfit you’re looking for, you may have a physical reaction to the stress that frustration brings,” says Andy Smith, owner of Indy Organizing Solutions. “Your heart may race, your jaw may clench, your hands may start sweating. The same is true if you spend 10 minutes searching for a can of soup and wind up yelling at your kids because the pantry is a mess. Disorganization impacts us physically, mentally and emotionally.” Getting organized, on the other hand, improves mood, reduces stress and increases productivity. The staff at family-owned Indy Organizing Solutions has seen it time and again. “Our goal is to maximize space so that there’s a place for everything and everything has a place,” Smith says. The company provides a free in-home consultation. Then, based on budget and need, they discuss potential solutions for disorganized garages, closets, pantries, offices and laundry rooms. Smith recently met with a customer who raved about his neighbor’s tidy garage. “During our consultation, he took me over to show it to me, and boy, was he excited,” Smith says. “Then we came back to his place and the moment we stepped inside his messy garage, his face fell flat. You can’t tell me disorganization doesn’t affect mood.” To make a move toward organizing your life visit indyorganizingsolutions.com or give them a call at 317-453-0584.
