Making energy-efficient upgrades like modern exterior windows and doors is a smart move for the environment and your wallet. Certain improvements qualify for a tax credit of up to $3,200. In certain cases, you may be able to get credit for new central AC units, heat pumps, and biomass stoves and boilers, and more. If you are planning energy-efficient home improvements, check the IRS guidelines to see if you qualify.
Medical
Improvements
The IRS allows deductions for improvements that are made for medical reasons (for you, your spouse, and/or dependents). This could mean installing railways, widening doorways, and more. in the Evolving Indianapolis Housing Market

The Indianapolis housing market is defying expectations, and savvy buyers and sellers are reaping the rewards. While a housing deficit and rising prices have presented challenges, 2025 is poised to offer unique opportunities for those ready to make their move.
While predictions of increased housing prices may seem daunting for buyers, this trend also presents a chance to build equity quickly. And although interest rates aren’t expected to plummet to the record lows seen during the pandemic, they are projected to decline this year, fostering a balanced market for both buyers and sellers.
It’s tempting to wait for a “perfect” market, but that can be a costly mistake. A recent U.S. News survey revealed that two-thirds of homebuyers are waiting for mortgage rates to fall below 6% before purchasing. However, experts predict that rates will likely remain between 6% and 6.5% for the next two years.
In the meantime, home values continue to appreciate. From US News and World Report, ‘according to the S&P CoreLogic Case-Shiller Home Price Index, prices have risen 15% since the beginning of 2022, despite mortgage rates doubling in that timeframe.’ Locally, “The median home sold price in Indianapolis was $249,280 in December 2024, up 5.5% from last year,” according to Rocket’s report.
The good news is that while prices are expected to continue rising, the pace of appreciation is likely to moderate. Forecasts from Fannie Mae, the Mortgage Bankers Association (MBA), and other leading housing groups predict increases in the range of 1.3% to 3.7% for 2025. This represents slower growth of home values than we’ve seen, which means that the buyer willing to act now, instead of waiting for lower rates, can expect more inventory and less intense competition, potentially allowing them to negotiate better deals and avoid waiving important contingencies like home inspections.

years, making them hesitant to sell and take on a new loan with a higher rate. However, homeowners also have a significant advantage: equity. Thanks to substantial home price appreciation since 2020, many sellers can use the equity they’ve built toward the purchase of a new home to offset the costs at today’s rates.
While some homeowners may be hesitant to give up their low mortgage rates, a 2023 Fannie Mae survey suggests that other factors are also at play. Many homeowners simply love their current home or are concerned about high home prices. As the market stabilizes and more inventory becomes available, we may see more homeowners tempted to make the move.
“There is an expectation that more homes will be on the market as sellers lose their patience waiting for rates to drop,” reports CBS News.
With the potential for quick equity gains, a more balanced market on the horizon, and potential sellers wavering, we expect there will be more opportunities arising. The Indianapolis housing market in 2025 presents a unique set of circumstances. While challenges remain, the potential rewards for savvy buyers are significant. The Inspire Method: Bespoke Spaces with Angie King

Personalizing your space is more than just an act of selfexpression—it can be key to centering yourself mentally, emotionally, and spiritually. That’s why designers like Angie King consider a client’s life experience one of the primary ingredients in creating a cohesive yet evocative space for everyday thriving. As founder and principal designer of Eleven 18 Interior Design, King dubs her signature approach “The Inspire Method,” where her work is heavily influenced by personal details from her clients’ lives.
“When you have a more personal connection to your environment, it creates a sense of belonging and comfort,” King says, “helps you restore, and feel more supported and grounded. And it can also serve as a source of inspiration, thus empowering you to live your best life every single day.”
The Inspire Method recently guided the renovation of an English Tudor manor built in 1939. Alongside talented tradespeople, King tackled the idiosyncratic challenge of renovating a historical home while attempting to preserve the structure’s original character.
Throughout the modern layout, King integrated crisp lines of accents and light fixtures with the serpentine lines of mod style furnishings. This helped to blend the contemporary with the historic elements of the home. The result is a contemporary, pastoral interior that marries the family’s agricultural heritage with their life’s work overseas.
“I sourced handmade items for their home from the country that their handmade work often takes them to and incorporated these influences into various areas of their home design, not only so their home is special and unique
to them, but so that it also represents who they authentically are,” says King.
Using The Inspire Method as her north star, King successfully wove a stylish tapestry of colorful threads from her clients’ life stories. She is glowing with pride in anticipation of the upcoming completion of what is slated to be one of her shining achievements.

The custom build market is granting us many gifts, one of which is a growth in guest spaces to include their own separate wing, complete with dine-in kitchen. This measure works well for aging in-laws who might have to extend their stay, but it’s also a nice-to-have option for hosting over the holidays.
AGING IN PLACE
As more and more homeowners set out on their building journey, many are looking at ways of making a home that will grow with them. GORGEOUS DETAILS Create the Perfect Backdrop for a Stunning Kitchen Remodel

Every time Amber Azbell walked into her kitchen, she felt underwhelmed, frustrated, and a bit disappointed. Her home, which was built in the early 90s, felt outdated and lackluster, and she felt compelled to find a way to breathe life into the kitchen.
She wanted a warm, welcoming feel and even had a layout in mind, but she was hesitant to pull the trigger on a stressful kitchen remodel. She and her husband Joe decided to set up a meeting with Carlie Suski, Senior Design & Sales with ACo, and right away, Suski presented a number of dynamic ideas, melting away Amber’s trepidation.
“As soon as we met with Carlie, I was like, ‘Okay, we’re doing this!’” she says.
Suski and her team were able to take a few outdated features and some minor design flaws and create a fresh new functional space for the Azbells.
“There was so much that could be done in terms of technology and cabinetry design,” says Suski. Regarding cabinetry, she wanted to do something warm with custom details on the panel-ready appliances. The Azbells wanted 36-inch Sub-Zero side-by-side refrigerator and freezer columns, and Suski had a vision to make them an eye-catching focal point. Adding custom, raised, concentric circular detailing on both the side-by-side as well as the island took this project to the next level.
As for the Azbells, they couldn’t be happier. Not just with the end product but also with the remodeling process itself.

Family is really important to the couple. One of their favorite things to do is to host Sunday night dinners where they invite the entire family to break bread together; now in their new kitchen, they have the perfect spot to do so.
“The feeling I get is [hard to describe,]” says Amber. “I feel like I’m going to cry because I’m so grateful to be living in my dream kitchen!”

In December 2024, a Forbes article dubbed plumbers the next millionaires–they’re making more money than physicians. Meanwhile, there’s a labor shortage across the construction industry as more parents encourage their children to attend university rather than pursuing a career in the trades.

In January 2025, Harrison opened HER Home Design Academy Inc., a non-profit 501(c)3 with a team committed to handson learning experiences, mentorship programs, and educational initiatives. They offer the Interior Design Series, Women Werk It series, and Prototype Intensive Series, which consists of three tailored tracks: Prototype 5, Prototype 6, and Prototype 10, all of which cover architecture, construction, interior design, and remodeling.
Prototype 5 is a one-week program for fifth and sixth graders designed to pique their interest in the construction trades field. Prototype 6 is a six-month program for adults while Prototype 10 is for high school sophomores, juniors, and seniors. Participants in Prototypes 6 and 10 spend the first half of the program learning about the theory behind the industry. The last half is spent working with the team to build a tiny house by focusing on the area they liked most. Participants can earn a variety of various certifications following completion of these two programs.
“There’s nothing like it around,” says Harrison-Williams. “Everyone thinks they want to become an interior designer or a
carpenter until they get into it and realize, ‘Whoa, this isn’t what I signed up for!’”
These programs show the fun, but real side of the construction field while also giving people an up-close, hands-on, intensive look at what a certain career is like. While society assigns great value to being an accountant, a lawyer, or a doctor rather than a plumber, an electrician, or a designer, let’s not forget that if your toilet goes out, a doctor is of no help.
“The trades are the wave of the future,” says Harrison-Williams. “The construction industry is a viable option for anybody who wants to have a healthy career that’s based on longevity.”

When shaping a home’s décor, it’s smart to start with tile. The material will likely end up on the everyday surfaces you look at the most: bathrooms, living rooms, entryways, and of course kitchens—the centerpiece of every home.
For 2025, homeowners are choosing organic colors and textures. Maybe the tiles have a rough surface with a soft glaze over it, or bold patterns in the shapes along its monochromatic surface. People are gravitating towards warm colors like creams and whites, which are increasingly associated with effortless elegance. It doesn’t hurt that these palettes pair so beautifully with modern contemporary homes.

“It’s an updated cleaner version of a travertine,” says Allen. “So rather than the Tuscan style, which is really pitted and rocky, now they are smooth, clean cut, subtle, and earthy.”
Homeowners are especially eager to implement this kind of look into their primary bathrooms and kitchens.
“The kitchen is the most emotional room of the house,” says Allen.
“Deciding on the kitchen backsplash is the hardest thing for homeowners because everyone that comes into your house sees it. This is where our in-house design team can help clients make these tough decisions.”

“This year, homeowners are going big when they go home with their design selections! We continue to see a spiked interest in larger format sized tiles and porcelain slab tiles as well as a lot more matte finishes and lots of textures of all kinds,” says Allen. “Reeded patterns, raked textures and subtle, earthy feeling finishes are popular.”
Allen recommends their offerings of large slab porcelain panels, some of which are made in the U.S. while others are imported from Italy.
If you’re sustainability minded, one of Virginia Tile’s hidden gems is a Japanese line called Inax. They have a few lines that are air purifying. Based on conventional Japanese mud-wall construction, Ecocarat ceramic has many pores to catch and release air, regulating moisture, which in turn helps manage indoor humidity. Another welcome feature, Ecocarat helps deodorize foul odors from
pets to tobacco. The many textures and natural colors can create relaxing statements for any space in your home.

When the affordability index rises, it signals that housing is becoming less affordable. For Indianapolis, this index paints a troubling picture. According to the Common Sense Institute, Indiana saw an affordability index jump of 61% since 2020—indicating a growing distance between many Hoosier households and home ownership.
This isn’t just about numbers; the affordability index also reflects the health and future of a community. High housing costs push middle-class families away, eroding the sense of community that thrives when neighbors live, work, and grow together. The backyard has had its own little evolution over the past decade. Ten years ago, a homeowner opened their back sliding glass door to step onto a plain wooden deck. The backyard consisted of nothing but a small patio with a couple of metal or wicker chairs. Over time, homeowners began adding other features like a firepit or a covered/ screened porch. Backyard escapes exploded from there.
“Now it seems like every high-end homeowner says, ‘Hey, we want this. We want that,’” says Joe Garcia, owner of G&G Custom Homes.
“This” and “that” includes a wide variety of things, but topping the list is a pool, and they want it whether they live in the middle of the countryside or in a neighborhood with access to a clubhouse.
“Right now, almost every house we build has a pool with a built-in hot tub or hot tub off to the side,” says Garcia. “Years ago, that was never the case.”
Having a pool means a boost to your property value, but many homeowners also appreciate the ambiance that a pool’s features provide. Garcia notes that there are two ways to entertain with a pool—to swim and splash in, of course, but also to use as a beautiful backdrop. “There was water flowing into the pool that recirculated it back
and forth,” says Garcia. “People like those visual features so that even if they’re not sitting by the fire, it’s aesthetically pleasing to have it on at night and watch the water flow.”
Other amenities people are eager to incorporate into their backyard retreats include covered porches with full-blown kitchens, complete with refrigerators, cooking areas and beer dispensers. They also hang outdoor televisions, pull-down screens and heaters so that the outdoor living space can be used as much as the rest of the property.
“Between the porches and the backyard, homeowners want to create an outdoor space that’s both functional and beautiful,” says Garcia. “Many of them are so extravagant that they make you feel like you’re away at a resort!”
When it comes to designing the perfect backyard oasis, these days the sky is the limit. Putting greens, outdoor saunas, pizza ovens, and cold plunges are just a few options for homeowners to incorporate into their homes.
“It’s not unusual to see a simple home, and then the outdoor area is like, ‘Holy smokes!’” says Garcia. “Some homeowners spend as much on the outdoor areas of their homes as their entire home is worth. That’s how much people love their outdoor oases.”

An Indiana University botany professor had a clear vision in mind when he elected to build a private home nestled in a serene, wooded area on his family farm located on the outskirts of Monroe County. He envisioned a bright, airy retreat with strong connections to the natural surroundings; magnificent views of both the gorgeous countryside and Bloomington’s stunning skyline; a vaulted, two-story integrated greenhouse at the heart of the home. To achieve this dream, he contacted Loren Wood Builders, a premier design-build firm with a reputation for creating high-end, detail-oriented projects. Three Places You Can DURING A LATE WINTER THAW

It is easy to get a little lax in your home systems during the busy holiday season and bitter cold of January. But, as things warm up in the late days of winter, this is a great time to prepare for the transition to spring by getting ahead on some key household organization.
HERE ARE THREE PLACES IN YOUR HOME THAT ARE GREAT PLACES TO START.
GARAGE
On cold snowy days, boots are kicked off at the door, sleds dropped right on the ground, and shovels don’t always get back in their place. A warmer day is a great time to open up the doors and bring order back into the space.
Start with getting things off the floor. Keep items easily accessible with heavy duty hooks for bikes and ladders and slat-wall or peg boards to add shelves and baskets.
Meanwhile, do a quick spring inventory. You’ll want things like soccer balls, basketballs, and golf clubs to be ready to go on that first nice day. Add air to anything deflated, including bike tires. Little things like chalk and bubbles make for great Easter goodies if the current supply is low.
Once the floor is clear, sweep out the winter dirt and salt.
GARDEN SHED
As the ground starts to defrost, check in on your outdoor structures and garden sheds.
First, look for any winter damage like leaks or evidence of animals that may have taken refuge during the colder months.
Take a little time to straighten things up. Like in the garage, a peg board and heavy duty hooks are great for hoses, extension cords, larger tools like rakes, and even your best sun protection hat.
Prepare garden tools for spring with a thorough cleaning. Diseases, bacteria, and fungi like blight and mildew can live on trowels and tomato cages. Cleaning your tools also helps them last longer.
Speaking of sharp, inspect your lawn mower and its blades. Many hardware stores offer blade sharpening for a small fee.
KID PAPER CLUTTER
The overwhelm of full weekdays and activity packed weekends in the months the sun goes down before dinner can lead to a pile up of papers on the counter. Take advantage of a little more daylight and energy in the evening by getting it under control.
First things first: Anything with a date goes into your main calendar.
Next, determine what is worth keeping and what is trash. Art, awards, writing, special projects, and assignments that
share who your kid is in that particular moment in time get our vote for a “keep” pile. A run of the mill spelling test? Those get a “Great work!” and trashed.
Here are a few of our favorite ideas for the “Keep” pile:
• Memory Boxes: Buy pre-made or easily make your own. Grab a plastic or cardboard storage container made to hold hanging folders. Get winged hanging folders and label them by year or age.
• Scrapbooks: A traditional scrapbook is a wonderful place to put these pieces of your child’s work and accomplishments. We love scanning your child’s artwork and creating a coffee table style book with an online program like Shutterfly, Mixbook, or Vistaprint.
• Frame: Your child’s art can make a special addition to a gallery wall. Not to mention the confidence your child will find seeing their art framed. Traditional frames work well, but we also love these frames that make changing out the art a cinch.

She can be found on her Instagram profile and personal blog, formerly Searsucker and Saddles but now by her own name, sharing fitness tips, easy to follow recipes (she even has her own cookbooks!), fun fashions for daily life, and accessible beauty products. Hoosiers are no strangers to the epic highs and lows of building a new home, and securing a loan can be one of the more stressful parts of the process. Pairing with the right bank can make a world of difference.
Denise Abshire has worked in banking for 40 years and has been originating construction loans for 29 years, focusing primarily on high-end construction loans. While many of her fellow local mortgage loan originators (MLOs) closed $5-$7M in 2024, Abshire closed $21M.
“I always ask, ‘What can I do better for my client?’” says Abshire, who joined Security Federal Savings Bank in 2023.

While most people would prefer to stay in their current residence as their future home is being built, that can be challenging when it involves having to cover two mortgage payments. At Security Federal Savings Bank, Denise crafts tailored loan solutions for her customers.
Abshire worked with one couple who owned a $1M home and was building a $4M home in Asherwood. Before meeting with Abshire, the client talked to another bank who told them to come up with $800,000 (20% of $4M). Abshire explained that that wasn’t necessary as they could use equity from their current home without a down payment on the new property.
“We are always looking for creative ways to assist our clients” says Denise. “By making cash flow so the bank wasn’t asking for additional funds, we eliminated the down payment, we just took their current home and put a blanket lien on it,” says Abshire.
If you can’t qualify for a loan, the only option is to sell your house, store your furniture, and rent an apartment for months. This is a cautionary tale for current and future clients. Abshire knew a couple who did exactly that. Their mortgage payment was $1,600, and the home rental was $2,500 so they spent $900 more a month by going this route. “It took 15 months to build their new home; that was $37,500 down the drain in rental expense,” says Abshire.
She had a client who wasn’t going to get their 2023 bonus until February 2024. Because it was a substantial amount, Abshire suggested holding off on the loan application until the first of February so they could use the bonus as a down payment. “I love not being a commission-based mortgage originator, I am
able to do what is best for our clients 24/7, whether it’s this month or 6 months from now” says Abshire.
Sometimes it involves going to the airport on a Saturday night to close a loan before a client’s flight. She’s all about providing exceptional private client service, as a former private banker. This is why 90% of her clients are by referral.

Kent Shaffer’s Marriage of Form + Function

Kent Shaffer Homes, one of Indiana’s premiere custom home builders, is redefining modern luxury with their new spec home that seamlessly blends form and function with an aesthetic that could almost be described as cinematic.
Kristen Shaffer-Hale, President of Kent Shaffer Homes, spearheaded the project alongside her designer, Sarah Wilson, and a crack team of craftsmen and tradespeople. The primary vision for the spec home was elegance: a theatrical facade evocative of a “black tie affair” with interiors to match that could, in-tandem, serve as a practical everyday home. “To put it another way,” says ShafferHale, “tuxedos and martinis at night, pajamas and pancakes in the morning (late in the morning.)”
Balancing her time between the firm’s recent Home-A-Rama build and the spec home, Shaffer-Hale conceptualized a striking design in modern European style. The white German schmear brick contrasts with black windows, and black garage doors. A black roof steals the limelight in neighborhood curb appeal. The characteristically large windows bathe the interiors in abundant natural sunlight—
illuminating the artisanal assortment of textile and building materials, including marble, limestone, and quartzite.
The open concept interiors make this home ideal for the soirées for which the property drew inspiration. When paired with ShafferHale’s chic stylistic choices, you can practically hear the hum of spirited conversation and rattling ice punctuated by the click of designer heels against the floor.
“It is an entertainer’s dream home,” says Shaffer-Hale. The ample space, particularly on the main floor, provides flexibility in hosting everything from fundraising dinners to more intimate movie or game nights. “It is no longer a question of, ‘do you want an entertainer’s home or a comfortable home?’...This home, especially the main floor, looks like a designer’s masterpiece. But as you move through the home you begin to notice warm features, like the maple wood elements, built-in lockers in the mudroom with an accompanying washer/dryer, and versatile basement layout that make this a great home to raise a family in as well.”
Going forward, Shaffer-Hale plans to use the genesis and conception of the spec home to influence her firm’s future projects, in which homeowners will never again have to make sacrifices on aesthetics versus functionality, “You don’t have to sacrifice sexy for cozy. You can have both.”
