loha and welcome to the 2009/2010 edition of the Hawaii Pacific Steel Framing Alliance (HSA) Home Planning Guide and Resource Directory. This resource guide is a valuable tool to find out what businesses are actively engaged in residential and/or commercial steel framing in Hawaii and the Pacific Region. Aside from showcasing the features and benefits for cold-formed steel framing, the guide also includes the Home Planning Guide section and steel home plan portfolio project. The plan portfolio is a valuable tool for builders and homeowners in the process of building a house in steel. Steel has become a viable option for home building and has been contributing to the exciting new efficiencies in today’s marketplace since the late 1970s when the construction industry started searching for alternative solutions to traditional methods of residential framing. For years now, steel framing has gained popularity in Hawaii and has ushered its way into more and more load bearing, mid-rise projects. From apartments and condominiums to hotels and office buildings, cold-formed steel is becoming a permanent fixture in Hawaii. Steel continues to grow because of its structural attributes, design versatility and its recyclability. Yes, steel is green! We are proud of HSA’s accomplishments in the past 12 years as we continue to stamp a permanent mark on the construction industry in Hawaii. We are grateful to have become such an important part of Hawaii’s industry and economy, and we look forward to embarking on new initiatives as we keep our members up to speed on the latest best practices for residential, mid-rise and commercial steel framing. Our role is to disseminate the latest information, conduct training and educational sessions, facilitate research and testing, and educate the public through participation in trade shows. Our members have been recognized as world leaders in cold-formed steel technology. Please feel free to call on the HSA members listed in this resource guide. We are aware of the economic challenge the construction industry is facing and the constraints it has put on every business, but it is more important now than ever to look ahead. HSA The Hawaii Pacific Steel Framing Alliance was established in May 1997 to encourage and promote the widespread, practical and economic use of cold-formed steel framing for residential and light commercial construction in the Pacific Rim. The HSA strives to be the preeminent worldwide steel framing resource for developers, contractors, engineers, architects, building officials, suppliers and homebuyers. The HSA has regular membership meetings and provides educational opportunities and training for its members.

Building in Steel: You too can enjoy the benefits of owning a steel home! Approximately 70 percent of the new homes built in Hawaii are cold-formed steel framed. Most are built on large projects, for its many benefits. Building a predesigned steel-framed home on your lot is easier if it is a home plan with which design professionals, builders and framers are familiar!

2. Selecting an Architect or an Engineer

The Plans: To build a steel-framed home from the Members Design Portfolio, begin with a “study set” and this directory. Use these to decide if the home meets your needs and will fit on your lot. You may also purchase a “complete set” of architectural plans which costs $1,650 - $1,950 from the HSA. This will include full-scale drawings (blueprints) for a slab-on-grade home including: dimensioned floor plans, exterior elevations, optional front elevation, roof plans, window and door schedules, interior elevations and a title page for your site map. The complete set does not include a “professional stamp” or structural engineering. Structural design will be based on your site and input from builder. The plans are copyright protected.

Design Process: Hire a design professional to adapt the house to your lot and complete the structural design. Before you hire your engineer and architect, you can call the CFSEI at (808) 678-3352 for a list of member engineers. Talk to member builders and framers to learn more about building in steel and what products they use. Some engineers have preferences that you can discuss with your builder. There is more than one way to build any home. Ask about the different types of cold-formed steel designs and the costs and benefits of each! After your engineer has finished the structural design and stamped the plans, apply for a permit. Digital (AutoCAD) files are available to member engineers and architects.


A Home Planning Guide The Hawaii Pacific Steel Framing Alliance (HSA) offers these plans for sale to its members to make building a steel home easier. The HSA is a nonprofit organization made up of people like you: owners, architects, engineers, contractors, builders and suppliers. Anyone can join! Choose any of the three plans and have a design professional modify it to suit your needs and your site and build it in steel!

3. Selecting a builder Builders and Framers: We recommend you interview more than one builder and get at least three qualified estimates with product specifications. Ask to have it framed in steel! A steel-framed home requires technical skills and experience. When built correctly it is extremely strong and durable. You can call the Department of Commerce and Consumer Affairs to ensure you hire a licensed contractor in good standing at 808587-3222, ext. 1, or call HSA at (808) 678-3352 for a member list. Make sure your builder has experience, a good reputation, and is financially capable. Require a Performance and Completion Bond. (See Bonding in this directory.)

4. Selecting Building Materials and Specifications Resources and Building Materials: Many member builders, design professionals and suppliers will provide package pricing. Use this directory to find “participating members,� look for the (house) symbol in the following pages. As part of the final process, you should approve the material specifications and have them listed in the construction contract documents provided by the architect or builder. Ask your builder to provide you with a package price and listing of the products. We recommend using quality name brands and reliable island distributors, including the sponsors listed below! Steel: The Material of Choice Why is steel framing the most popular way to build homes in Hawaii today? Here are some of the many reasons. Steel is Green Steel has long been the building material of choice for commercial construction for reasons of strength, durability and stability. Recyclability and recycled content give steel its green qualities. Each year, millions of tons of pre and post-consumer steel products, including used steel cans, appliances, automobiles and construction materials, are recycled by steel mills into every ton of new steel produced. What’s more, all new steel products made from recycled steel can be recycled again at the end of their useful lives. Steel construction material is every bit as recyclable as the steel can found in kitchens across America. In fact, the steel used in construction projects today may have been made from steel cans and other steel products recycled yesterday. It is estimated that seven scrap cars can be recycled into the framing for a new house. This is possible because steel scrap is an essential ingredient in making new steel. As steel is recycled, it maintains its strength and integrity so it can be made into one quality product after another. • Steel is green because it contains a minimum of 25 percent recycled steel and is 100 percent recyclable. • Steel is the most recycled product in the world, more than paper, aluminum, glass and plastic combined. • Steel is a LEED-certified product based on its virtually 100 percent recycled steel content. Adding steel framing to your project may add as many as two points towards a LEED certification under credit 4.1 and 4.2. • Steel recycling programs reduce the solid waste stream,

resulting in saved landfill space, and help to conserve our natural resources. The average landfill consists of approximately 60 percent construction debris, mostly concrete, wood and plastic. Builders can reduce their disposal costs and divert material from local landfills. • Debris from a steel-framed house accounts for only 2 cubic feet of landfill waste compared to 50 cubic feet from traditional home construction. • The steel industry’s annual recycling saves the equivalent energy required to electrically power about 18 million households for a year.

Steel is Strong and Straight Steel has a consistent material quality, produced in accordance with national standards with no regional variations. Steel is rollformed into precise, uniform shapes with exacting tolerances. This makes the material straight and it does not require sorting or special handling to check for knots or crowns. • Walls and headers are perfectly straight; no planing of studs is required. • Steel does not shrink, warp, crack, creep, split, or swell when subjected to moisture changes caused by preservative treatments, rain or changes in humidity. • Steel framing has the highest strength-to-weight ratio of any building material. • Using steel framing virtually eliminates nail pops and drywall cracking • Steel provides the possibility for large spans and open spaces. Steel trusses can span up to 60 feet or more. • Steel harmonizes with all materials, made to the same shapes and sizes as traditional stick framing. • Steel framing can be used for additions and renovations for existing houses, especially those with termite damage. • Screwed connections make it easy to move walls and for other renovations in the future.

Steel is Durable Steel framing provides a termite proof solution for the structural integrity of your home. You do not have to worry about insecticides or other treatments to protect the structure. With steel, you will avoid expensive tenting costs and annual treatments. In the late 1980s, Hawaii responded to the millions of dollars in insect damage by developing and implementing new standards for termite resistant construction materials that have helped minimize the potential for dangerous structural conditions. This has had the immediate effect of making steel framing materials cost competitive with traditional materials, resulting in the use of steel framing for over 70 percent of new residential construction on Oahu. • Long-term maintenance costs are reduced because steel is resistant to rot, mold, termite and insect infestation. • The best time to protect against termites is during the

planning and construction phase. • Zinc coating protects steel by providing a physical barrier as well as cathodic protection to the underlying steel. When the base steel is exposed, such as at a cut or scratch, the steel is cathodically protected by the sacrificial corrosion of the zinc coating adjacent to the steel. • In order for galvanized steel to corrode there must be water present. If there is no water there cannot be any corrosion. • Steel framing members in wall cavities, attic spaces, or crawl spaces that are not exposed to water will last over 100 years. • Forensic studies conducted on Oahu residences built over 40 and 50 years ago showed steel wall studs with no visible signs of corrosion except in areas with plumbing leaks or water penetration.

Steel Stands Up to Mother Nature For generations we have relied on the strength and durability of steel in our commercial buildings, hospitals, and schools. Steel skyscrapers in Honolulu have provided occupants with safe offices and residences for years. • Steel framing has proven performance in high wind and earthquake prone areas and can be engineered for the highest seismic rating given by code. • Steel-framed houses do not attract lightning strikes. In the event of a strike, the steel frame offers occupants more protection with several ground paths. • The noncombustible properties of steel have made it an attractive material in the mid-rise and commercial building industry. One third of all fires start in the wall cavity of a home, and studs, joists and rafters do not add fuel to a fire. Steel has also become popular in areas that are prone to wildfires. • Insurance ratings for builders and homeowners are significantly less because steel is non-combustible.

• Steel-framed houses do not “melt” in a fire. Framing members can resist up to 1,800 degrees Fahrenheit. Actual case studies show steel houses perform very well in house fires, with little or no damage to the framing structure.

Steel is Healthy Chemically sensitive homeowners and those susceptible to asthma are exposed to fewer chemicals in a steel-framed home. • Good indoor air quality (IAQ) is promoted because steel does not emit volatile organic compounds (VOCs). • Steel resists mold spores that can lead to chronic illness. • Steel framing materials do not contain hazardous materials. • The American Lung Association encourages the use of steel framing with its Healthy House program and the Healthy House Institute recommends steel framing for good indoor air quality. CFSEI Hawaii 2009 Board of Directors

The Cold-Formed Steel Engineers Institute is a must-have technical and professional resource for designers of coldformed steel (CFS) structures. As an institute of the Steel Framing Alliance, the CFSEI – Hawaii chapter is made up of structural engineers and other design professionals, who are constantly finding ways to improve on efficient designs for commercial and residential structures with cold-formed steel.

The CFSEI focuses on disseminating correct technical information on costeffective design of cold-formed steel through the use of technical publications and educational programs, developed to inform the design community how to use the latest cold-formed steel standards and specifications.
