Elevating future makerspace to the next level. Industria provides a framework of light industrial units and makerspace within a modern sustainable building. A creative neighbourhood housed within one structure, arranged on 3 levels with vehicle access to each unit. It produces 11,500m² of industrial space across 45 units, achieved through stacking space vertically. Two linear wings of flexible, industrial workspace, providing a mixture of SME and flatted factory units, ranging in area from 20 to 450m², are arranged around 3 vehicular service decks, accessed by a helical van-ramp and a bank of goods lifts. One wing has an extra floor of smaller incubator units to provide diversity of scale in the tenant mix of content. The multi-level approach, large floor plates and innovative servicing strategy maximises floorspace and volume on the plot and intensifies the site far beyond what could be achieved through a standard low-rise industrial development.
Industria is seen as a product – a tool – that provides a structure for urban manufacturing and innovation, housing an ecosystem of businesses operating at the intersection of manufacturing, design, technology, and logistics. It aims for genuine innovation in the quality of new industrial workspace and refreshes the image of industrial space that can be fully integrated into an urban public realm. Post-COVID, there is increasing demand for industrial capacity due to the growth of e-commerce, increased inventory levels to maintain safety stock, and a growing use of 3PL providers. Additionally, the need for onshoring of production capacity to reduce reliance on overseas supplies will be vital to ensure adequate supplies of food, medical equipment, and pharmaceuticals. The critical need is for flexible urban workspace buildings – urban factories – that integrate within a mixeduse townscape to create a sense of working community; spaces where interaction, openness, knowledge-sharing, and problem-solving drive the new economy and attract and retain skilled workers and entrepreneurs, with the amenities and social structures to support workers’ wellbeing.
The climate crisis demands a more efficient utilisation of energy and materials, and collaboration will lead to the demand for carbon neutral or net zero carbon buildings. Industria addresses this by optimising built volume and orientation, combining lean structure with careful building envelope design, generating clean energy on-site, and employing energy-efficient services and controls. It represents a step change in generic industrial space providing higher material and functional quality than traditional industrial ‘sheds’, with longer lifespans based on a 100-year ‘chassis’ frame that allows for flexibility, adaptive re-use, and disassembly.

Ramp Structure
Industria is arranged on three levels, each housing light industrial SME units of 300 to 450m². A 7.5m storeyheight creates flexible volumes with good natural light and ventilation, capable of having mezzanine decks installed to create bespoke interior layouts. One wing has an extra floor of 4m high flatted factory and incubator units of 20 to 200m², serviced by goods lifts. The units are arranged around a 26m wide vehicular yard on each level, accessed by a large 30m diameter helical ramp, providing direct vehicle servicing to the face of each unit via a roller shutter loading bay. The ground floor yard contains HGV loading bays, sprinklers tanks, refuse and bike stores. Industria co-locates the security check, reception, management office, business hub and cafe together at the site entrance for maximum impact. In addition, a generous 120m² breakout space is provided on the top floor service yard as an alternative eating/relaxing area. The space provides a release from the general work environment, where street-food and coffee vans will be able to reach the breakout area via the helical Ramp steelwork, decking and ramp. It levels will G+0 feature substructure, to G+1 communal bench seating and tables,

a table tennis table and a retractable canopy integrated with the green wall to allow year-round use. Landscape design is an important part of the scheme, creating improved visual amenity and supporting SUDS and biodiversity net gain, through ecologically-rich margin habitats, native hedgerows, green walls and a variety of rain and shade gardens

The Ford Works, Dagenham c.1950
Barking and Dagenham’s powerful sense of place, its spirit of togetherness, resilience and innovation has been largely determined by its location on the banks of the busy River Thames, less than 10 miles from the City of London. The late 19th to early 20th centuries marked a huge turning point for the area, with increased industrialisation and urban development mirrored by a growing population. The Ford Motor Company opened its Dagenham plant in 1931, a pinnacle of 20th century industry and mass production. Today, a wave of new creative and technological industries are forming a corridor of innovation spanning the East of London. Industria is in the heart of the industrial River Road Employment Area, adjacent to the A13 and close to Barking Power Station. It is a place that creates employment and is home to many businesses that supply London’s goods and services, and is soon to host the relocated City of London Markets. Industria is symbolic of this energy and reflects London’s need to continuously adapt and change, along with the need for greater density.

The idea of the urban vertical factory is not new. The multi-storey Victorian mills and factories of the Industrial Revolution paved the way for the modernist solutions of the 1930s, such as the vast Starrett-Lehigh Building in New York or the work of Owen Williams in the UK. There was a similar push in the 1950s in urban areas, resulting in the construction of many innovative flatted factory buildings by architects such as YRM. New innovative solutions were required to serve the evolving market. We are facing similar forces today with the added complexities of land availability and sustainable energy targets. Vertical planning, efficient vehicle and goods movement as well as flexible space and services strategies hold the key to achieving the increased density and mix of uses.
