Three Real Estate Predictions for 2016
T
ime sure does fly! It seems like yesterday I was writing my predictions for the 2015 real estate market and here we looking at the 2016 spring market ... the busiest time of the year. Last year my predictions were modestly optimistic and held true. Inventory was high in our area and sales slowed, but there was still an overall increase in home values and a healthy amount of market activity. Interest rates moved slightly, but with no major impact. Here are three predictions for 2016: 1. Interest rates on mortgages will increase. This isn’t really a prediction because the Federal Reserve already raised its key interest rate in December—for the first time in nearly a decade. It’s a sign that the economy is healing. It was a small hike but will affect home buyers and savers. This move will now put mortgage rate increases in motion, at a gradual and modest rate. In our area, an increase will affect all buyers but it may affect first-time home buyers more as they enter the market for the first time. 2. Getting a mortgage is starting to get easier. There are still stringent eligibility requirements, but lenders have eased up a bit on loan approval standards and more loans were approved last year than in recent years. Furthermore, programs are available for first-time home buyers including low downpayment options like the new Homeready Mortgage.

3. Our local real estate market will be split—part buyer’s market, part seller’s market. One of the things that affects home sales in our region is that home prices in many of our communities exceed the national average—and in many cases, the average buyer’s budget. Millennials are coming of age and according to National Association of Realtors (NAR), millennial first-time home buyers are predicted to make up the largest percentage of buyers this year. These buyers will be out there, and as I mentioned, it’s getting easier for them to get lending. Therefore, demand on homes in the $250,000 to $500,000 price range will rise and sales will increase—as they did substantially in 2015. This will give sellers in these prices ranges an advantage. As for sellers in the higher priced ranges, we have seen a gradual recovery in the housing market since 2010 (see page 2). This has given many homeowners the confidence to sell and move on. Therefore, there has been an increase in inventory in higher price ranges. There are simply more homes for sale in the higher ranges than there are active buyers. These homes are STILL selling at good prices, but as I’ve said before, the homes that are more desirable, best prepared and priced fairly are the ones that sell faster. Therefore, if inventory continues to rise, it may sway towards buyer’s market in this segment.

The Gradual Recovery in Our Area
I
recently had the opportunity to see The Big Short, a film by Adam McKay about the housing bubble collapse in the mid-2000s. This film is particularly relevant for many Haymarket area homeowners who have lived here for several years or bought or sold a home during this period. For some, seeing this movie stung. Home values fell more than 20% nationally from their peak in 2006 until things started to turn around a few years later. While the collapse affected millions nationwide, there has been a gradual, steady recovery. Some analysts are claiming full recovery in certain areas. However, our area—and I include Northern Virginia and D.C. Metro—was affected particularly hard in comparison to the rest of the country. To the right is a Zillow graph of the Median Sold Price of All Homes from 2006 to November 2015. The green line represents the U.S., which does show a distinct dip and rise. However, Haymarket and Gainesville (orange and yellow respectively) show a much sharper drop— more than 20%! For my real estate market watch report this issue, I am taking a close look at the housing market in Haymarket and Gainesville in terms of Median Sold Price
from 2009 to 2015. We have been on the road to recovery, but will we ever see the inflated prices of 2006? Eventually yes, depending on the house and neighborhood, but we still have a few years to go. To give you an idea of just how much prices dropped from 2006 to 2009 locally, here is the Median Sold Price for the random month of June in 2006, 2007, 2008 and 2009—a strong month for real estate: June 2006 June 2007 June 2008 June 2009

We’ve had some snow and there are still a few good winter weekends left to get a ski adventure in. Located just southwest of Charlottesville, about two and a half hours away, Wintergreen is a resort community with everything you need for a family winter getaway. I’ve been with my family a few times over the past several years and the ski conditions were very good. They do a nice job of making snow and maintaining the trails. If you don’t ski, there are still other outdoor winter sports like snow tubing and ice skating. There’s also an indoor swimming pool, a fitness center with classes, a full service spa and four restaurants to choose from. If you don’t own ski equipment you can rent there, and also book ski lessons. Accommodations include room rentals, condo rentals or full house rentals for large families or groups. Visit Hershey Hershey, PA
Take a family trip to Hershey—it’s about a two and a half hour drive north on Route 15 (mostly). There are many hotel options but one upscale favorite is the Hershey Hotel. This resort features an indoor pool complex, fitness room, five restaurants and a luxurious spa—something for everyone. Of course the sweet attraction in town is Hershey’s Chocolate World. Take a factory tour, taste chocolate, create your own treats and shop for goodies. Coordinate your trip with a performance at the Hershey Theater (Blue Man Group from 3/15 to 3/17) or catch a Hershey Bears hockey game at the Giant Center.
Lastly, be sure to visit the highly rated Antique Automobile Club of America Museum, which houses a massive collection of vehicles set in a variety of historic scenes. Explore numerous vintage displays and interactive exhibits featuring cars, buses, motorcycles, and other automobiles from the 1890s through the 1980s. Current featured exhibits include It’s a Small World: Micro & Mini Cars through April 22nd. The kids will love the model train display and many more interactive opportunities. Now Open! The New Haymarket/Gainesville Library
T
he new Haymarket/Gainesville Community Library officially opened on October 22, 2015 and it is fantastic! This wonderful new addition to the community is conveniently located on Lightner Road and Route 15 near Mountain View Elementary, and is open seven days a week. The recently adopted new vision of the Prince William County Library System is to create a viable, visible and valued part of the community. This new library should certainly achieve that. You can smell the ‘newness’ as you enter this 20,000 square foot, state-of-theart facility characterized by contemporary design features, circular angles, soaring ceilings and huge windows that allow sunlight to spill in everywhere. The new library offers traditional services, as well as newer web-based services and self check-out. Patrons have access to several large screen Dell computers, printers, copy machines, wireless internet and plenty of table top charging stations. There is a bright and cheery children's reading room with activity space, meeting rooms that can be reserved by private groups, a quiet study room and a well-stocked periodical section. Also on location is the The Bushy Park Historic House (shown on right) . This farmhouse was actually moved to the
library site from another local, historical landmark and has been restored and modernized. It will be used to interpret the history of the region and will also serve as a reading room and special place to host community events. While still growing, the collection of materials here is all new. Gently used book donations to the library system are always welcomed. They are channeled through the Friends of the Library and sold at book sales, in which proceeds help fund the many library programs and special events. Volunteer opportunities may also be available. Volunteer positions can include various tasks including clerical work or improving technology outreach. To learn about volunteer positions at the library, visit pwcgov.org/library under Community & News. There is an online application. This new library will surely be a beneficial hub to our community.
Programming for children and teens includes Baby and Preschool Storytimes, PAWs Reading to Dogs, Chess Club and History Readers Club. There are also adult programs like the monthly Great Beginnings Book Club and Tabletop Thursday—with social modern tabletop games. Special events will also be scheduled year round.
