The New Haymarket I-66/15 Interchange
J
ust as we’re nearing completion of the I-66 and Linton Hall Road Interchange Project, a new one is underway in Haymarket. The I-66 and Route 15 Interchange Construction Project has begun and it isn't scheduled for completion until the fall of 2017. The purpose of this project is to relieve congestion, enhance public safety, operations and capacity, and accommodate forecasted traffic demand in the area. Okay, so we'll have to endure more construction, but what exactly will it achieve when it’s done? If you attended the "pardon our dust" meeting in August, or have visited the VDOT website, you probably have an idea of what the end result will be. However, for those of you who aren’t completely in the know, let me share a little bit more about it, as this affects all of us on a regular basis. Over the past several years, we all know there have been problems during peak commuter times getting on and off I-66, resulting in backups that not only caused headaches but presented safety concerns. The new interchange will be reconstructed as a Diverging-Diamond Interchange (DDI)—an innovative design that has proven effective in several locations across the country including three in Virginia. Divergingdiamond interchanges shift vehicles to the opposite side of the road and eliminate left

turns that cross into oncoming traffic. Traffic signals at each end of the interchange feature only two phases, reducing “red light” time for motorists, which enhances mobility. As you can see in the diagram below (which is for illustrative purposes only), motorists getting on or off I-66 from any direction will not have to cross oncoming traffic. The traffic lights occur at the lane shift. I would anticipate that during peak rush hours there will still be backup at the lights, however the traffic should be managed better with less risk of collision.
Additional improvements will include improvements to the ramps and to nearby sections of Route 15, as well as a 10-foot-wide shared use path for pedestrians and bicyclists. 2015 Year-to-Date Report is Promising
F
or this issue, I would like to look at a year-to-date report of the Haymarket and Gainesville real estate market as a whole—all home types, price ranges and neighborhoods—in comparison to the same in the greater Northern Virginia real estate market. I often compare real estate data for Haymarket and Gainesville to that of Prince William County, but a comparison to Northern Virginia will give us a broader look at the real estate market in comparable counties of our region. You will see in the chart below that New Listings have increased across the board so far this year, especially in Haymarket. This is a sign of a healthy market, however it now tends to favor buyers. You will also see in Closed Sales that homes are still selling however Sold Prices are maintaining—give or take—which also indicates a sway towards a buyers market. Days on the Market has also increased. Bottom line: the market is good, but there are more homes for sale than buyers.
What I find particularly interesting is that home sales dropped just slightly in Haymarket, basically maintaining, while new listings increased the most here. This means there have been more homes sitting on the market this year. So, if your house is for sale in Haymarket and hasn't sold yet, it's probably due to the competition. But, here's some good news. The July report (see left) indicates that Closed Sales in Haymarket increased +46.8% in July 2015 over July 2014. Hopefully this trend will continue into the fall. Another interesting piece of data when comparing our area to Northern Virginia is that out of 10 counties in Northern Virginia, Prince William County had the second highest number of Closed Sales (Fairfax County first) so far this year. It also had the third highest Closed Sales increase at over last year (behind Loudoun County and City of Manassas Park). I am happy to repeat it, things are looking good in our neck of the woods.

What if you find the perfect house BEFORE you have sold your house? For most buyers, the ideal scenario would be to sell your house (if you own one) before buying a new one. If you are ready to move and have found that perfect house there are options: 1. I may have a buyer for you. Perhaps you own a house with features that another "Haymarket househunter" in my Buyers Pool is looking for. If I know of a buyer who is looking for a house like yours, we can make the connection. 2. A seller may be willing to wait. You could go into an agreement in which the sale is contingent upon the sale of your house. Terms vary depending on the situation. Sure, the seller would have to wait, but their house would technically be under contract so they wouldn’t have to continue showings or marketing. This may be appealing to some sellers, especially if their home has been on the market for a while. 3. Take a second mortgage. Depending on your financial circumstances or the equity in your existing home, there are lending options that may work, including borrowing against a 401K or applying for a bridge loan for a short period of time until you sell your house. 4. Rent your house. Again, depending on your finances, you may be able to secure a second mortgage and rent your existing house for a longer period. The rental market in the Haymarket area is good right now depending on the house and location. In our area, some neighborhoods are very desirable just because of the school district. Furthermore, interest rates are still at historic lows, so buying now is a smart financial consideration. These are all scenarios and options that I have years of experience dealing with.
