Dominion Virginia Power Line Project
I
f you haven't been following the news on the proposed Dominion power lines through Gainesville and Haymarket closely, here are the recent developments. The project proposes the installation of 100-foothigh towers carrying 230,000-volt power lines from a Gainesville substation to a new substation just outside the Town of Haymarket. It would support a larger data center complex on the VAData (a subsidiary of Amazon) site, where one large data center is already operating. The Virginia State Corporation Commission (SCC) just announced on July 14th that it will reconsider its Carver Road route decision, which would have allowed power lines to cut behind Buckland Mills Elementary and through historic land that has been owned for more than a century by descendants of a freed slave (shown as Affected Neighborhood in graphic courtesy of Washington Post). According to a Washington Post article (7/2/2017), the two warehouse-sized data center buildings that VAData plans to build in Haymarket are part of a wave of data center construction that, industry supporters say, will help strengthen the local economy. Dominion has claimed that the power lines

are also necessary to serve the area’s growing population, which has been controversial. Three routes were considered during this process: a route along the freight railroad tracks behind Somerset and Greenhill
Crossings, a route along I-66 (either above ground or a hybrid route buried in some places), or the Carver Road option. The Prince William County Board of Supervisors and organized coalition groups favored the I-66 buried route, which would have the least impact on residents. The SCC, which regulates utilities, rejected the I-66 options, saying the hybrid route was too expensive and the above ground option would affect too many homes. The SCC, which then favored the railroad route over the Carver Road option, ordered Dominion to request Prince William County’s

2017 Year To Date Real Estate Trends
W
e continue to see very positive increases in Haymarket and Gainesville for Sold Homes and Median Sold Price. These numbers are also strong throughout the Northern Virginia and Prince William County region. The exceptional data is in the Median Days on the Market, which decreased substantially this year so far compared to the first half of last year. New Listings are going up so this may change things as we go through the summer into the fall.
I'd like to point out the Sold Homes by Price Range. I made note of this in my last newsletter and it's important to understand when we see statistics that are so encouraging, yet don't always apply to the higher priced homes. The majority of homes sales in our area is still under $600,000. However, June was a better month for higher priced homes in Haymarket and Gainesville because 1/3 of homes sold in this range all year, were in that month.

Power Line Project (continued from cover) permission to use land that is protected as natural wetlands along that route. The PWC Board of Supervisors unanimously rejected that request in June in hopes that the I-66 hybrid route would be reconsidered. In late June, the SCC authorized Dominion Virginia Power to seize land through eminent domain to make room for the towers along the Carver Route, the chosen route by default (see graph). Motions for reconsideration were submitted by coalition opposition groups that challenge the "need" that serves as the basis of Dominion's application. The need,
they argue, is driven by a single retail customer (VAData) and with absence of need, they believe Dominion should not have the authority to take private property through eminent domain. These motions led to SCC July 14th announcement to reconsider, and that is the latest news. Hot Air Balloon Festival August 19th & 20th Flying Circus Aerodrome 5114 Ritchie Road, Bealeton If you’ve ever wanted to try a hot air balloon ride, this is the weekend to visit the Flying Circus Aerodrome in Bealeton. Several balloon pilots, with their colorful and themed crafts, will be available to give rides subject to availability and existing weather conditions. Three No-Fail Perennials for Summer into Fall Months
M
aintaining a home landscape can be laborious and timeconsuming, especially during the warm summer months. And, we all get busy with summer vacations and activities. So, we asked Ryan Anderson of Gateway Home and Garden Center on Warrenton (see advertisement on page 9) to recommend three common perennials that are easy to maintain, hearty and have an attractive presence from summer into the fall. See Ryan's recommendations below.
Looking ahead, fall is a good time to think about and plan on reviving your landscape from the heat and humidity of summer. Warm days and cool nights, with increased periods of moisture, create great growing conditions. New plantings, both annuals and perennials, add to the warm colors of a fall landscape and create the building blocks for a great start the following spring. Mums and pansies are tolerant of temperature swings and can replace tired summer annuals with a boost
of color that compliments the natural fall display of mother nature. Beside being a great time for colorful plantings, fall is the key time of year for rejuvenation of turf and will help create a lush, beautiful lawn in the spring. Sedum Autumn Joy (left) With its succulent-like foliage, Sedum Autumn Joy is an all star when the weather is hot and dry. The flower buds start to show in summer, starting with a chartreuse color, then evolve into a show of vibrant pink which fades to copper as the fall continues on. A perennial that is great to mix into to the existing landscape yet also showy enough to stand alone, it does well in a multiple applications. Often times it can be left uncut until spring to provide winter interest and food for the wild birds that enjoy the seeds.

This bold bloom is one of the most distinguishable perennial plants in our area where masses of vibrant yellow color go on display from mid-summer and continue through fall. A native plant that is colorful and easy to maintain, clusters of these plants blend perfectly with many other combinations in the landscape. Heat and humidity tolerant, and accepting of clay soils, Black-Eyed Susans are one of the easiest plants to add to and liven up a landscape heading into fall. Cut flowers can also be moved indoors to boost the recognizable fall hues of floral displays.
(Azalea is not technically considered a perennial, but thought a woody plant and serves a similar purpose.) Azaleas are a staple item in our regional landscape. With vibrant spring blooms, there are few other plants that signify the onset of nicer weather. Encore Azaleas take the enjoyment of the recognizable flower a step further. After the spring flower fades, Encore Azaleas set a second flower bud that starts to come alive from mid-summer and continues through fall. With over 30 varieties to choose from, and a tolerance for full sun, the Encore Azalea has taken the stronghold as a staple in multi-season landscape appeal.

The data for individual neighborhoods or subdivisions is always sporadic because there are fewer homes and in some cases, a broad range of prices. For example, Evergreen only had two sales this year so far, and both happened to be over $1 million, so the Median Sold Price is very high compared to the average home value in that neighborhood. Even so, most of these communities have had some pretty impressive increases in Sold Prices and a positive decline in Median Days on the Market, especially Lake Manassas. Last year at the same time, the Median Days on the Market was over 185 in this subdivision.
