A New Decade: Changes We Can Expect Welcome to the new decade! What changes can we expect to see in the real estate industry over the next 10 years? Here are some:

growing. Everyone from developers to buyers to homeowners will have more choices and opportunities in the future.

1. Digitization and AI Technology Technology is changing every industry, and the real estate industry is no exception. Some of the technologies unfolding that can have a dramatic impact include artificial intelligence (AI), large scale 3-D printing of actual buildings, virtual reality, and advanced digitized marketing. We unpack this more on page 10 of this issue.

3. Climate Change Impact Statistical data based on weather patterns is revealing the growing impact of climate change. It will undoubtedly affect the real estate market and home ownership. The effects of flooding, hurricanes and hotter summers will impact insurance rates and energy costs at a minimum. See page 11 for insightful data on the future impact of severe weather.

2. Eco Real Estate Trends We are starting to see more demand for energy-efficient and sustainable home features—especially with the next generation of home buyers. More buyers are looking for homes that offer better air quality, walkability, improved energy efficiency, lower operating costs and less impact on our planet. In the real estate industry, the Multiple Listing Service (MLS) continues to add green home features to their platform for describing homes for sale. There is also a new “EcoBroker Designation for real estate professionals that educates agents on how to better assist their clients in making eco-friendly decisions. With new construction, sustainable design technology and green building practices are FEATURED PROPERTIES

4. Co-Living Trends At first glance, co-living seems like an easier way for individuals to access lower cost housing, but it’s a lot more than that. It's a way to connect with like-minded people in cities that might otherwise be unaffordable. In fact, even retirees are taking advantage of co-living spaces. Right now companies like Common Living partner with real estate developers and investors in major cities across the country (and world) and convert properties into dwellings that offer shared amenities like laundry rooms, gourmet kitchens and roof top patios. Private, often furnished, bedrooms are rented individually. Watch as this developing trend starts to spread into the suburbs.
