Two significant changes to the local real estate market may cause shift

R

ecently released market data for the Haymarket area reveals that the real estate market has made some interesting changes so far this year compared to last year. With the end of June, we now have a six month analysis or YEAR to DATE REPORT that we can use to compare to the same six month period last year. There are two significant things that I am noticing. First, there are many more NEW LISTINGS, or homes that came on the market so far this year compared to last year, meaning inventory is up.

While Haymarket did fare well in June with a 15.4% increase in home sales over last June, Haymarket, Gainesville and Bristow ALL had a decrease in home sales in the Year to Date Report. Gainesville had the greatest loss at -13.4% in Sold Listings compared to last year (see sidebar). However, despite this rise in housing inventory and decline in sales, home prices STILL increased over the past six months compared to last year. The Year to Date MEDIAN SOLD PRICE in Haymarket

In the region, Prince William County had a +24.2% increase of new listings in June compared to last June 2013. And, the Year to Date Report (6 months) shows a 16.7% increase in new listings this year so far compared to last year. On the local front, Haymarket, Gainesville and Bristow all show similar rises. Bristow had the greatest surge in June—with a +47.5% rise in new listings compared to last June. Last year in June there were 59 new homes listed in Bristow. This year there were 87. Overall, Bristow had a +28.2% increase in the Year to Date Report. So, a lot more houses have come on the market in our area with many still active. If this continues, a shift in the market will favor buyers. This escalation is mostly due to seller confidence and property appreciation validated by the consistent rise in home values over the past three years. The second thing I have noticed in recent market trends is that SOLD LISTINGS, or number of homes sold,

rose by +4.8%, in Gainesville by +2.2%, and in Bristow it was +6.4%. So, we are still experiencing a steady, healthy market. Nonetheless, if these trends continue, we may start to see prices stabilize or even drop in the second half of the year. There are so many factors beyond the obvious (seller confidence, winter weather) that may be contributing to shifts in the market. We'll watch what happens in the second half of the year. Looking at the big picture, there are all kinds interesting factors occurring nationwide in seller and buyer behavior. There is a buzz about Millennials living with their parents longer but in the coming months will hit the market in droves as first-time home buyers. The large baby boom generation is now in downsizing mode. International investors are buying increasing numbers of U.S. residential real estate in metro regions. And new Virginia lending programs will allow more flexible borrowing options. All of these things will eventually impact our local market.

he Piedmont community is located mostly in Haymarket but spans into Gainesville with a gated back entrance at Catharpin Road. Piedmont is made up of over 1600 homes with community amenities that include a year-round indoor swimming pool, two Olympic size outdoor pools, tennis courts, a full-service athletic and fitness center and the beautiful Piedmont Golf Club with an 18-hole championship golf course designed by Tom Fazio. How did the housing market fare in Piedmont for the first half of 2014? Here are some highlights based on all single family home sales in Piedmont from

January 2014 through June 2014. • CLOSED SALES during this period ranged from a low of $398,000 to a high of $870,000. • There were 2 homes sold in January, 3 in February, 2 in March, 2 in April, 10 in May and 12 in June. • The average DAYS on the MARKET (DOM) so far in 2014 was 67 days compared to 39 days in 2013. • The MEDIAN SOLD PRICE for this period was $578,000 and in 2013 it was $535,000 (an impressive 8% increase).

How is July doing so far? As of July 25th, 2014 there have been 45 properties on the market. Of that 29 are active, 14 under contract and 2 have sold. Of those currently under contract, the MEDIAN LIST PRICE was $625,000. What we are seeing in Piedmont reflects what I have noticed in the region as a whole—inventory is up, there were fewer closings early in the year and homes are on the market for a longer period of time.
