Haymarket Day: a favorite annual tradition
A
s many of you know, Haymarket is a town filled with traditions. One of the biggest events of the year is our annual Haymarket Day, which just celebrated it’s 27th year. This event draws thousands of area residents to a day filled with fun, food and friendly faces. The festivities start with a lively parade with over 1800 participants including talented performance groups of all sorts, colorful floats, the spirited Battlefield High Marching Band, respected military personnel and many more. The streets are lined with booths and vendors offering everything from cotton candy to juried crafts and artwork. Children’s activities, hot air balloon rides, live music and the infamous Beer Garden keep the day flowing for attendees of all ages. At the heart of all this excitement, you can’t miss our enthusiastic team of real estate agents at EXIT Heritage Realty. Those teal and burgundy balloons you see sprinkled throughout the entire parade route came from our dedicated crew of “helium technicians” who fill hundreds of balloons—more than a thousand actually—to hand out to young parade patrons. We love Haymarket Day! Haymarket Day, along with a bunch of other annual Haymarket events like

Understanding market reports and, things are still looking good!
I
n each issue of Haymarket Homeowner, is the sales price at which half of all sales are above and half of all sales are below or I publish recent real estate market trends for the Haymarket area. I review the "mid-point." The Median Sales Price is often a better indication of the market, real estate market reports daily. Regardless especially when a few sales may distort the of whether the news is good or bad, I find it all interesting and exciting. It’s what I do. Average Sales Price. Here's an example: Ten houses are sold Having said that, I know I toss out a in an area. One sold for $1,000,000 and lot of comparisons, percentages and real estate terms that may make your head spin. nine sold for $250,000. The Average Sales Price would be $325,000 and the Median So, before I get into some market news, Sales Price would be $250,000. I thought I’d explain a few things about Looking at the current market trends these reports. for the Haymarket area, things are still First of all, most of the comparisons looking pretty good. Last issue, following I make are Year over Year (YoY). This means I compare a figure—like the number the spring months, I noted that housing inventory surged and home sales were of homes that came on the market in one month—to the same month of the previous down, yet home sales prices still rose slightly. Taking a look at the whole year. I compare this data to the previous summer now, new listings did slow down year rather than the previous month (MoM) because the real estate PERCENTAGE CHANGE COMPARED TO SUMMER 2013 market is cyclical. We can expect Closed Sales June 2014 July 2014 August 2014 similar patterns Prince William County -1.1% -2.0% -1.8% at the same times Haymarket +15.4% -11.3% +20.8% each year. These homes are generally in smaller subdivisions or neighborhoods with fewer home sites, therefore fewer home sales. So, I am putting them all together to take a look at real estate trends in this segment as a whole. Some of the beautiful neighborhoods represented here include Piedmont Riding Club, Thunder Oaks and Mountain Crest Estates in Haymarket; Green Gables and Tullamore Estates in Catharpin; Dominion Reserve in Broad Run; and Bristow Manor in Bristow.

The history and rise of Northern Virginia beer crafters For the past couple of years
there has been a renaissance in Virginia’s craft beer industry. The Travel Channel recently included Virginia in their “Top 7 Beer Destinations” noting that the entire state of Virginia is so obsessed with its beer culture that, in 2012, it officially named August "Virginia Craft Brew Month”. This surge follows state legislation passed in 2012 which changed a provision governing on-site consumption at brewery tasting rooms, and now allows the sale of pints of beer rather than just tasting samples. According to a Washington Post article published in July, since the law was revised, the craft beer industry in Virginia has seen 75 percent growth in the number of breweries. With over 50 breweries in the state, tourism officials have found great potential in creating destinations called “craft beer trails”. Along these picturesque and historic routes, beer enthusiasts can explore parts of the state while making stops at select breweries to sample fine crafted beer and in some cases, culinary pairings. Looking back, according to a BeerAdvocate.com time line, the history of American beer-making actually started
in Virginia. Dating back to 1587, Native Americans and early colonists began brewing ale using corn. England was shipping ale to America however, in 1609 "Help Wanted" advertisements appeared in London seeking brewers for the Virginia Colony. Beer crafting can also be traced through Virginia’s history in findings related to both George Washington and Thomas Jefferson. Historians have preserved George Washington’s beer recipe titled “To Make Small Beer” from his 1757 notebook. In 1812, a retired Jefferson successfully crafted his first home brew from local hops and malt. By 1814 Jefferson was malting his own grain in his own brew house at Monticello. Today, the definition of an “American Beer Crafter” is a small, independent and traditional maker of beer that is distinctively flavored, brewed and distributed regionally. I have put together a list of craft breweries in the region surrounding Haymarket. I’ll call this collection the “Haymarket Hops” trail. In the spirit of football season, fall is a great time to go out and sample some unique flavors. At these breweries you can visit the tap room and try them out, or bring some home to enjoy.
Bad Wolf Brewery, Manassas Located on Route 28 less than a mile from Old Town Manassas, Bad Wolf was the first of it’s kind to open in the Prince William County area in June of last year. Co-founders Jeremy, who has been making beer for over 10 years, and Sarah are local residents and are passionate about making craft beer (photo on left). The taproom is nothing fancy but they are proud to be serving the local community. Enjoy free popcorn to cleanse your palette while tasting a variety of always changing brews. Heritage Brewing Company Heritage Brewing Company (photo on left) is a veteran-owned and operated microbrewery in Manassas, just of Route 28 before Old Town. As veterans and patriots, they believe strongly in producing the finest beer made with the best ingredients with the same level of attention to detail and passion that they brought to serving our country. Sit directly in front of the tanks that your beer was made from in the tasting room as you sip your brew. Enjoy great beer and even greater company with some live music on occasion. The tap room is open Thursday through Sunday. 9436 Center Point Lane, Manassas, VA www.heritagebrewing.com
COMMUNITY Old Bust Head Brewing Company After just celebrating it’s successful grand opening in August, the Tap Room at Old Bust Head is now open Wednesday through Sunday with live music on most Saturdays. Located just a few miles west of Gainesville, the brewery is set in the old warehouses at Vint Hill (photo below). The 30,000 square-foot brewery includes a 30-barrel and four-vessel brew house with tours available. There is no food served
HaymarketHomeowner.com but various food vendors are there on weekends serving up local delights or you are welcome to bring your own picnic-style munchies. The name “Old Bust Head” came from old anecdotes in the local community which also helped name the beers—read about the story behind each label. 7134 Lineweaver Road, Warrenton, VA www.oldbusthead.com Also worth mentioning ...

f you are considering a new mortgage—for a second home or a new home—now might be a good time. You may also be thinking about refinancing your home for improvements or other life expenses. I’ve asked a couple of local mortgage experts for their advice on getting through this process smoothly. Curtis Scott, a Senior Loan Officer with MVB Mortgage points out that nowadays qualifying for a loan isn’t necessarily the hard part, it’s the documentation. Securing mortgage approval and satisfying credit underwriting guidelines are not the difficulties that plague mortgage consumers. It’s meeting the rigorous documentation requirements that causes most consumers to fall flat. TIPS & ADVICE
HaymarketHomeowner.com
"Why do I need a Realtor® if I'm buying new construction?"
I
f you're like me, you love living in the Haymarket area and have no immediate plans to move elsewhere. However, you may be ready to downsize. Have the kids moved on? Do you have more space than you need? If you are considering a move to a townhouse or smaller single family home, there are several new communities popping up in the area, like the Townhomes at Turtle Point in Lake Manassas (photo on right). When looking at and buying newly constructed property, it is more important than ever to be represented by an experienced Realtor®—or Buyer’s Agent—who has YOUR best interest in mind. Otherwise, you are
working directly with a sales team who represents the best interests of the builder or developer. Here are 7 good ways a Buyer's Agent can help you with buying new construction: 1. Help EVALUATE and select a lot, footprint and property options which can later have a bearing on resale value. Some options can wait until after construction while others are best done and more cost-effective during construction phase. 2. NEGOTIATE with the builder on your behalf— not only for options and add-ons—but for terms of the contract. A full legal review of a contract can only be done by an attorney but a good agent can help spot terms or conditions that may be of concern to the buyer.
3. CHECK ON the property during construction phases. 4. ATTEND the pre-settlement walkthrough to make sure all agreed upon items are complete and satisfactory. 5. ASSIST with the transaction and settlement process and help with any unforeseen problems with financing, title, etc. that may arise. 6. WORK WITH YOU to sell or rent your current home. Working with one agent for both transactions will help with coordination and timing. 7. A Buyer's Agent is generally compensated by the seller (or in this case the builder/developer) for his/her services, so you benefit greatly with little to NO ADDITIONAL COST to you. Contact Bryan Garcia at 703-517-2574 or Email Bryan if you are getting ready to look at new construction in the Haymarket area of Virginia.

ell, that depends on who you ask and when they were born. A recent report by GFK Roberts Reports asked 1000 home owners nationwide to prioritize the amenities they’d have in their “dream home”. The responses reflected how different features appeal to different age groups—from Baby Boomers to first-time Gen-Y buyers. Here are the results in a nut shell: Baby Boomers (ages 50 to 68) Focused on comfortable, luxury features with state-of-the-art kitchen at the top of their list. Generation X (ages 36 to 49) Family-focused, comfortable and practical with large walk-in closets as a big priority. Generation Y (ages 19 to 35) Focused on entertaining, relaxation and
