Three Real Estate Predictions for 2015

H

ere we are in another new year approaching the busiest time for the real estate market ... Spring! Overall, my projections for the real estate market in 2015 are optimistic, however I am not a fortune teller and unforeseeable changes can occur. Here are three of my predictions: 1. Mortgage rates will increase, but probably not too much. The mortgage rates were predicted to rise in 2014, however during the year they declined steadily. The year began with rates for a 30-year, fixed mortgage (monthly average) at 4.55% and ended at 4.00%, according to HSH.com, publisher of mortgage and consumer loan information. As of February 6, 2015 the average was 3.80%. So where are they headed? Predictions from market experts, bankers and loan officers are mixed. Some feel rates will lower due to economic weakness abroad. Others feel they will rise due to an improving economy, yet others say they will remain unchanged due to the lack of qualified borrowers and the difficulties that still exist for getting loans. Mortgage rates are one of the more difficult things to predict, however based on what I’ve seen in our local real estate market, I am optimistic. Therefore I believe they will rise slightly but remain at historic lows.

2. More people will be moving out to the suburbs (from DC metro). According to Realtor.com’s chief economist, Jonathan Smoke, Washington D.C. will be one of the “Top 10 Hottest Housing Markets for 2015”. The District is recovering from slowed employment growth but predicted to rebound. However, unemployment rates in the Metro regions remained low due to a booming tech sector and other corporate growth inside and outside the beltway. With housing demand will come home and rent price increases. This will drive buyers further west where you tend to get “more house for your money”. 3. More Northern Virginia homeowners will come out from under water. For the past five years the Median Sold Price in Northern Virginia has increased steadily (see chart). This is good news for homeowners who bought between 2005 and 2007 and lost equity in their homes during the recession, which resulted in an increase of foreclosures. Homeowners who have held on are beginning to regain much of their home value. This is enabling more homeowners to sell confidently.

The most consistent change to the local real estate market in 2014 was New Listings. They were up considerably in Prince William County as well as in Haymarket and Gainesville.

Real Estate Trends: A Review of 2014

T

he first issue of the year is a good time to report on the real estate market trends of the previous year (2014) compared to the year before (2013). Data is now in through the end of December, so we have the full year to review. Furthermore, with a full year of sales there is more data, whereas some neighborhoods only have a couple of sales in a month, which can skew the results. I’ve mentioned in recent months that in our area, inventory was up, sales

slowed down yet prices still increased or maintained. Looking at the whole year on an average now, that was fairly accurate. However, you will still find that the data shifts dramatically depending on the neighborhood. There was another good indicator in both Haymarket and Gainesville in 2014 and that was Days on the Market (DOM). In both towns the DOM went down compared to the Prince William County DOM, which is good for our area.

For each issue of Haymarket Homeowner, I cycle through and spotlight the larger neighborhoods in Haymarket and Gainesville. For this issue, we'll take a look at the real estate trends in Dominion Valley for the full year of 2014. Here are some highlights based on all single family home sales in Dominion Valley (not including The Regency) for 2014 compared to 2013. • Closed Sales in 2014 ranged from a low of $480,000 to a high of $1,020,000. • There were 83 Homes Sold in 2014 compared to 103 in 2013 (a 19.4% decrease). • The Median Sold Price in 2014 was $579,899 and in 2013 it was $585,000 (a minor decrease). • The average Days on the Market (DOM) in 2014 was 72 days compared to 60 days in 2013 (an increase of 20%). So, overall the market in Dominion Valley in 2014 slowed down but showed stability with the Sold Price, which is consistent with the region.

It's that time of year again.

It's time to get organized, clean out and get ready for Spring. Whether you’re getting ready to sell your home or just trying to eliminate clutter, there are several local organizations that could use your unwanted items and can help the local community in many ways. I have compiled a list of local nonprofit organizations that will take a variety of items including furniture, appliances, clothing, bicycles, tools, toys ... even cars. So before you haul your extra belongings to the curb, consider one of these worthwhile alternatives. Visit their websites for guidelines and more information about what they accept and donation procedures.

Prince William County Library System Books, music and movies can accumulate, especially if you have a large family. Used media generally doesn’t yield a high price and may not be worth the time trying to sell on Amazon.com or yard sales. Hold on to your favorites and donate the rest. The Prince William Public Library System accepts donations of current books, audio books, music CDs and DVDs that are in good condition. Some items may be added to the Library System’s collection, however any donations that are not added are given to the Friends of the Library and sold through annual and ongoing book sales. One Warm Coat The weather will be getting warmer in our area soon, however there is still a great need nationwide for warm winter coats. Children outgrow coats fast and warm coats can be expensive, especially for large families. Bulky coats occupy a lot of “closet real estate” and will free up oodles of space once donated. One Warm Coat is a national organization that assists in the donation of coats. They help individuals, groups, companies and organizations across the country collect coats and deliver them to local agencies that distribute them free, to people in need. Habitat for Humanity & ReStore If you are remodeling part of your home, especially the kitchen, items that you are replacing like appliances, sinks, cabinets, lighting and windows can be donated to the Prince William County Habitat for Humanity if they are working and are in decent condition. Habitat does have guidelines—like appliances should be five years old or less—so check their website for details. Items that cannot be used directly in home building are sold at ReStore in Manassas to the general public at a forty to ninety percent discount off retail prices. The proceeds then go towards the building program. www.habitatpwc.org

Northern Virginia Family Service Northern Virginia Family Service has been addressing the needs of the community since 1924 with a wide range of programs designed to deal with the current problems of today. Programs include Workforce Development, Foster Care, Anti-Hunger and housing such as SERVE in Manassas. Donations needed at SERVE are limited to items like meal supplies and paper products however you can donate gently used clothing, household items, sporting goods, toys and more to the Save ‘N’ Serve Thrift Store in Manassas. Proceeds help fund all of NVFS programs as well as provide discounted goods to community members. Visit www.NVFS.org under Get Involved.

ACTS - Action in Community Through Service ACTS of Prince William County is a private, nonprofit organization serving the residents of greater Prince William County. Years ago, ACTS started as a food bank and used furniture distribution center and later formed into homeless shelters at local churches. Services now also include a comprehensive domestic violence prevention and intervention program. The ACT Thrift Store in Dumfries, which started in 1974, accepts gently used clothing, shoes, toys and household items including large items such as appliances and furniture. Profits from sales of these items are used to fund ACTS Client Support, Housing and Trauma Services. Thrift Store vouchers are also distributed to eligible clients to “purchase” items for no cost. Goodwill of Greater Washington Bikes for the World Cleaning out your garage? Based in Arlington, VA, Bikes for the World accepts donations from around the region and distributes bicycles and parts all over the world. It’s purpose is to make quality, used bicycles and parts affordable and available to lower income people and select institutions in developing countries, as well as generate skilled employment in bicycle repair and maintenance overseas. There are several drop off locations at participating bike shops in our area including Haymarket Bicycles in Haymarket and the Bike Stop in Warrenton. You can drop off a bike at any of these locations at your convenience and they will see that your bike gets to them. They ask for a $10 donation to help get your bike safely overseas and into the hands of a new foreign owner. The Salvation Army Adult Rehabilitation Center You may be familiar with the Salvation Army Family Store (thrift store) in Manassas however you may not realize that proceeds help fund the Adult Rehabilitation Program which provides spiritual, social, and emotional assistance for men and women who have lost the ability to cope with their problems and provide for themselves. Rehab Centers offer residential housing, work, and group and individual therapy, all in a clean, wholesome environment. The community benefits too. The Manassas Salvation Army Family Store is full of great values and bargain prices on clothing, furniture, household goods, sporting equipment, books, electronics and much more. They accept all kinds of donations: clothing,

It also provides employment opportunities through Federal contracts to those with significant disabilities. The Goodwill Stores accept donations by which sales of help fund their programs. They accept a wide variety of items including clothing, household items, accessories, some electronics and more. Transitional Housing BARN Transitional Housing BARN, Inc. provides homeless women and their children with transitional housing and access to supportive services to promote healing, growth and self-sufficiency. Located on

the grounds of the Monastery in Bristow, BARN was started by the Benedictine Sisters of Virginia, a small Order of Catholic Sisters, who are devoted to meeting the needs of the local community. While this organization is in constant need of monetary donations and new items, they will accept used items that are in good condition like clothing, children’s toys, small kitchen appliances, shoes and purses and can use them in their monthly yard sale. www.barninc.org

Prince William County Electronics Recycling & Disposal Program What do you do with old computers, televisions and other outdated space hogs that are beyond being useful to anyone else? Like hazardous waste materials, they can’t just be thrown out. County residents are urged to properly dispose of, or recycle electronics at the County Landfill or Balls Ford Road Compost Facility. There is no charge to county residents for this service. Collections are held Wednesdays and Saturdays from 10 a.m. to 5 p.m. at the Landfill and the second Saturday monthly, 9 a.m. to 3 p.m. at the Compost Facility. www.pwcgov.org

Cathy's Hair Design: Styling in Downtown Haymarket

F

or this month’s Spotlight, I’d like to recognize one of my favorite small businesses, Cathy’s Hair Design, which is located right in the heart of Haymarket. I don’t have a whole lot of hair to style, but I have been a satisfied customer of Cathy’s for 10 years now. It’s the familiar faces that make this town so special. Cathy Young (shown in photo) started her business in 1978 when she bought the Barber Shop she was working at in Gainesville over near the old Christmas Tree Shop. She named her salon "Cathy’s Hair Design" and now, over thirty-five years later, Cathy’s salon is still thriving. A few years ago they moved into their fashionable Washington Street location. Cathy maintains the small salon with one other hairdresser, Tammy, who has

been with her for twenty-two years. “Tammy and I work as a team to provide the best service we can”, says Cathy. They provide a relaxing, comfortable atmosphere and offer a number of services including waxing, coloring, highlighting ... they even help customers blow dry and style their hair so they can recreate what was done once they get home. As a parent, Cathy has been involved with the community for many years. She now has one son at James Madison University and the other is a junior at Battlefield High School. “We have done mentoring for Pace West and Battlefield High School work programs for several years. This gives the students the

Remodeling Projects that Pay Off When Selling a House

M

any home sellers wonder what they should do to sell their home and if taking on remodeling projects will pay off when they sell. Large remodeling projects like the addition of a bathroom, an attic bedroom or a major kitchen renovation will certainly help sell your home but I wouldn’t recommend taking on projects like this JUST to sell your home because, according to studies, you probably won’t get the full cost in resale value. These projects should be done for your enjoyment and will add value, it just might not be what it cost you to do it. Furthermore, remodeling projects have different values depending on the geographic region as well as the neighborhood. For example, the installment of a back-up power generator may have more value in certain parts of the country prone to storms. Or, renovations to a house that is in an undesirable location may have less value than the same renovations to a house in a great location. Having said that, there are a couple of renovation projects that traditionally have a high recoup value like replacing windows, siding and garage doors. If these things need to be done on your home, it may be worth it to go ahead and do them (see charts on right). In my opinion, the most important thing you can do to get your house ready to sell is to have it looking clean and uncluttered with mostly neutral detail. A fresh coat of paint and new carpeting when needed as well as curb appeal are strong selling features. In some cases, I do recommend removing dated wallpaper, older draperies or updating kitchen features like appliances or countertops. As a general rule, the simpler and lower-cost the project, the bigger its cost-value ratio. As for major and minor renovations, Remodeling Magazine released their 2014 Cost vs. Value Report for remodeling projects. The report compares regions across the country.
