DESIGN EXECUTION
This part is relating to our whole picture of concept exploration from the beginning to finalised ideas, also including our design approach and in-depth investigations based on PERCEPTION.
Based on the concept ideas and information that we’ve set up and gathered, we’ve found a site for our boutique hotel. This part we will be talking about the site itself and the neighborhood. The branding and the introduction of the hotel.
- First proposal of concept - Early ideas - Organised ideas - Further exploration - Back-up investigation (bibliography) - Design approach
- Site analysis - Hotel introduction
We will walk through our boutique hotel as a guest’s perspective. From the entrance, to the main lobby, bar, VIP rooms, rooms to the gym room. This part will be showcasing the areas and details of our designs.
- Hotel lobby (Group) - Lobby bar (Lionel) - Lift lobby (Archie) - Room for two (Hazel) - Room for four (Alan) - VIP room (Alan & Hazel) - Gym and Fitness (Claude)
The term "Boutique Hotel" was coined by entrepreneur Steve Rubell, who likened his hotel to a small boutique as opposed to a monolithic department store. Boutique hotels can be found all over the world, and while the definition is lenient, generally, these hotels are small and they pride themselves on their uniqueness. They are characterized by their intimate atmosphere and idiosyncratic style. They distinguish themselves from larger chain hotels by offering personalized attention and styled accommodations which play on a motif.

03 CONCEPT DEVELOPMENT
In the hotel industry and tourism business, customers have started to prefer a new kind of experiences. This demand of uniqueness is known as the Boutique Hotel. It offers interesting, unique theme designed throughout the hotel, with high quality in house products and services to suit the customer's needs and desires. On the other hand, a lifestyle hotel offers unusual designs, architectural features, also providing high quality technology.

As time flies, boutique hotels not just have to attract the consumers anymore but to fulfill their needs. Nowadays consumers want a simple but a pleasant experience through the hotel. Our research is to gather users’ views, expectation and perception on the hotels. What do they expect and needs on the hotels base on their experience.

Today, a traveler needs a place to work comfortably and get a good night's sleep. As a result, hotels are becoming domestic, and the more historic a property is, the better suited it is to become intimate and cozy. Besides, nowadays travelers expect more than simply comfort and convenience. An increasing number of travelers prefer to be positively "surprised". When planning trips, they seek properties that are noticeably different in look and feel like branded hotels. That’s why boutique hotels are becoming more and more popular all over the world.

CONCEPT DEVELOPMENT
EXECUTION
Bauhaus style is about pure functional, rejecting all ornamentation, resulting simple shaped architecture such as cubic forms. Every bauhaus design is based on a grid system in order to organise each zoning properly. On the other hand, our concept, perception, is basically a kind of post-modern approach in design. Therefore, we tried to combine both styles by playing with th grid structure of PMQ’s bauhaus-styled architecture , to combine artistic, practical and social purposes. Respecting the orginal architecture, we did not make any major changes to the building facade, but instead, focusing on adding articulations and looking into different possibilities of development within the space. Not just adding value to the historical building, also managing to bring outour concept to another level.

ORIGINAL CONCEPT
The original concept of our boutique hotel project is based on our very own interpretation on the study of “what is a boutique hotel”. During the investigation, we have found lots of definition relating to boutique hotel, usually based on it’s uniquness and characteristics which offers customers a fruitful experience. Therefore, we have defined the idea of boutique hotel into a single sentence which is “Boutique hotel is to attract instead of fulfill”. Depending on this basic idea, we started to think of some abstract ideas relating to societies. Our very first design concept is fallacy. Inspired from the reality that people in Hong Kong are lack of interest and the critisism towards art development, we found it very interesting to look into how people’s recognition affecting their way of looking at different subjects. For this reason, we have split the investigation into two catagories: internal and external factors affecting one’s cognition.
CONCEPT DEVELOPEMT
THIS IS WRONG
CONCEPT DEVELOPMENT
The five elements leading to fallacy are: perception, perspective, deceive, accident and emotion. These factors can be divided into two catagories which is internal and external. Internal factors are relating to one’s cognition affecting their own judgement directly. External factors are the messages given from the outer environment affecting one’s judgement.
PERCEPTION Human recognition and acknowledgement, a process by which the brain clarifies and coordinates the chaos that triggers ur senses, is formed and how it affects our memories and past experiences to decide whether something is right or wrong.

ACCIDENT
EMOTION
An unfortunate incident that happens unexpectedly and unintentionally in an unexpected environment. Based on the nature of the incident, it will cause self-deceiving or misleading.
When Human emotions change, different chemicals are released into their bodies to force them to see the world through a new lens or perspective. As a result, their perception changes which will affect the views of their first sight, thinking and judgement.
DECEIVE PERSPECTIVE Human deception from gathering false information from someone who gave out intentionally.
CONCEPT DEVELOPEMT
The art of representing three-dimensional objects on a two-dimensional surface so as to give the right impression of their height, width, depth, and position in relation to each other. The perspective is determined by the subjective observer. Illusion is a kind of the examples. There are 3 main types of illusions, Optical, Tactile and Auditory. Which is an instance of a wrong or misinterpreted perception of a sensoryexperience.
CONCEPT DEVELOPMENT
CONCEPT EXPLORATION
After having the basic idea of the concept, we have conducted further investigations on what are the factors affecting people’s perception on a subject. Dividing into a few catagories such as visual factors, environmental factors..etc. We have concluded them into 12 catagories individually, helping us to develop further to our design elements later on.

DOTS
An unfortunate incident that happens unexpectedly and unintentionally in an unexpected environment. Based on the nature of the incident, it will cause self-deceiving or misleading.
When 4 dots are shown, people conect the four dots to a squre with the dots as the corners reflectively. There are infinite methods to analysis the dots, for example the one with the dots overlapping the sides of the square. When there are four more dots added to the original one, eventually people would perceive it as a circle.
HUES Colors can appear different depending on their surrounding colors and shapes. The two small squares have exactly the same color, but the right one looks slightly darker.
SHADOW EFFECTS The upper disk and the lower disk have exactly the same objective color, and are in identical gray surroundings; based on context differences, humans perceive the squares as having different reflectances, and may interpret the colors as different color categories. CONCEPT DEVELOPEMT

TEXTURE
ADDITIVE AND SUBTRACTIVE COLOURINGS
Textures can be divided into tactile texture and visual texture. Touching: It means using human body to feel and connect with the object surface. Vision: It means using visual or personal life experience to imagine the surface of the organization of the object.
Humans perceive colours differently under certain conditions. In this case, the apperance of the red colour changes according to the addition of the black cross and the white circle, by adding tints and shades.

Sai Ying Pun Community Complex (Chinese: 西營盤社區綜合大樓) is located at 2 High Street, Sai Ying Pun, Hong Kong. It is a 9-storey building built on the site of the Old Mental Hospital, of which only the granite facade and arched verandah were preserved.
SITE ANALYSIS
It fell into disrepair and was badly ruined by two fires, which were believed to be inadvertently started by trespassers. The Hong Kong Government decided in 1990s to keep the faรงade and rebuild a community centre within.
SITE ANALYSIS
After our site visit, we discovered that the historical architecture are not complete, there only the facade left and which is not accessible.

Features The original PMQ site area was around 6,000 square meters. However, after the revitalization, the total floor areas became 18,000 square meters. Because the location is near the galleries and boutiques in Sheung Wan, Central and Hollywood Road, it is successful in attracting around 100 design galleries, shops, bookstores and office units to start their business there. Moreover, there are fifteen ‘pop- up’ units for design exhibitions and outlets. A 1,000 square meter central courtyard for events and exhibitions, the Panda-mania was held in 2014, 1,600 paper pandas were placed in the central courtyard for exhibition about the conservation of the endangered bear. To promote the historic background of PMQ, an underground tunnel allows visitors to go through the foundation of the former Victoria College.
SITE ANALYSIS
The land between Aberdeen Street, Staunton Street, Hollywood Road and Shing Wong Street is a historic site containing a grade III listed building, the old Hollywood Road Police Married Quarters, now used as a mixed-use venue for arts and design. PMQ, as it is now known, occupies what was originally the grounds of Queen's College, which built a school on the site in 1889. After wartime damage, the site was repurposed as quarters for married junior policemen.[2] The compound is listed as a Grade III historic building since 2010.
In 2014, after nearly 15 years of disuse, the building was renamed PMQ and opened to the public. The building's residential units were turned into studios, shops and offices for creative enterprises and exhibition spaces. The mission of PMQ is to nurture local designers, provide a stage for creative happenings and create a place for visitors to experience creative lifestyle; it is a not-for-profit social enterprise supporting Hong Kong brands and innovation.

Architecture The PMQ consists of 2 blocks of the former Hollywood Road Police Married Quarters, named Stauton and Hollywood, and the former Central Junior Police Call Clubhouse. The 2 seven-storey buildings are now turned into shops and galleries. The former clubhouse is revitalized into a restaurant with its original designs intact. One more block named 'CUBE', is added as the linkage between the 2 blocks. A special feature of the 'CUBE' is its rooftop garden 'PLATEAU' on the 4th floor..

PMQ
PMQ (Police Married Quarters), a building with a retro appearance. After an analysis, we’ve found that not only the appearance of the building, but the structure of itself is full of grid and parallel forms which represents the style call Bauhaus. Base on this, we want to add more, we want to put in Postmodern design into this, not only to pursuit new innovations but to retain the traditional architecture’s distinguishing and characteristic features during the development before combination and transformation.
LOBBY
SANCTUARY The lobby as a part of hotel is a room in a building satisfaction level and contributes to the attractiveness of which is used for entry from the outside. The entire place is to provide a common area for guests to relax and greet visitors. One of the important functions of a lobby is that it serves as the main in a number of ways, the most important being their circulation space, directing guests to the various parts of the hotel.
Staircases are overdetermined things, a highly functional element in the internal or the external circulation of a building or a place. They are also laden with cultural and psychological symbolism. However, for a crowded place like a boutique hotel, many guests will be coming in and going out every single day. Besides walking up and down from a place to another, there are many different possibilities on these levelling steps.

DETAILS
Warm grey tone is the main color scheme in the “I-Cube” lobby space. We’ve used warm grey concrete as the main flooring material. Warm grey, a color that is neither black nor white, given it is virtually absent of color, it draws no attention to itself, it keeps its distance, remaining separate. Moreover, we’ve used white and blue upholstery as the material of the seating area to create a right amount of contrast against the beautiful concrete grey and the warm color wood material in the entire lobby. Furthermore, we’ve added several green elements like pots of plants, grass decorations in the area to create a strong visual impact and a contrast to hard surfaces.

LOBBY BAR
T his is a conceptual hotel bar design
under the concept of perception and historical background of PMQ . The combination of luxurious brass and weathered-reddish copper had created a great contrast which stands out from the grand hotel lobby entrance, attracting visitors to have a glance at the semi-opened bar.
This project is inspired from the histoical background of PMQ. At the beginning of our study, we have looked into examples of social cognition in Hong Kong to support our design concept - perception. Regarded as the “cultural desert for a long period of time, artistic activities were rare in Hong Kong since 1960 because of the economic slump. With the establishment of Council of Performing Arts, art development has finally being paid attention to. As people in Hong Kong are inadequate in aesthetic education, especially in art appreciation. This does a huge impact to the entire climate, leading to an uninclusively development. Due to the perception of the public towards art, most of the art activities are concentrated only in a few places in Hong Kong. PMQ, the old police quarter, has been reconstructed into a public area for art events and exhibitions nowadays, which is an OASIS to art in Hong Kong.
LOBBY BAR
LOBBY BAR
OASIS is a fusion of warehouse chic style and subtle modern style. The well-considered materials have created not just a contrast between the two environments, their well-coordinated chemistry had also formed a harmonious scene to the entrance.
LOBBY BAR
For the inner part of the bar, there are serveral level differences to seperate different seating areas, as per the grid zoning settings. Not just acts as an articulation to the design, also allowing visitors to have a better view at the hotel as they are having a chat.
LOBBY BAR
DETAILS
All furnitures are carefully chosen and designed specifically to fit with the area. The subtle bar table design using rough dark wood finish colliding with the slightly filleted brass detailing cohered perfectly with the vintage tiles. Subtle and glamour.
The dim lightings have created a comfy and downshifting atmosphere, allowing people to spend loiter around the area. Using the combination of metal materials with buried floor lightings brings out a softer texture. Instead of strong LED direct lightings, emissive lightings and small lighting fixtures are used to cohere with the floor guiding light. LOBBY BAR
LOBBY BAR
In order to cohere with the entire hotel design, a grid system has also been used to split into different zonings. Refering to the different levelings of the staircase located at the entrance, the seating areas have used similar idea which created three different-leveled platforms.
The combination of materials is a major consideration of the whole design. In order to create a rough, old-fashion, warehouse chic styled environment, a variation of vintage tiles is chosen to mix and match with the raw concrete as well as the brushed metals.

"Gym", this word is also a slang for "fitness center", which is often an indoor facility.
[ Our Boutique Hotel’s Gym and Fitness Centre, which is located in the first part of the 5th to the 7th floor in the hotel’s Block A area.
To create an environment that will bring a brand new atmosphere and feeling in the gym, I’ve disassemble several rooms from 5th to 7th floor into one space and make the gym into a “Stairs” shape.

Gym, a place that is not just about workout. Uses of materials, the ways to enhance the overall environment and the atmosphere are the most important factors. The 5th floor of the gym is the main warm-up zone, contains facilities for the users once they stepped in the place. Chin up bars, knee raise machines, wall mounted hangers for different cable exercises, levellings for the users to rest. There is also a big area which contains different blocks for stretching and exercise purpose.
[
PERCEPTION BLOCKS. ]
In the main warm-up zone, there is a place for the users to do literally what they want... yoga, stretching, jumping jacks. I’ve added some regular and irregular shape blocks. There are no signs or instructions, the main purpose of this is for the users to figure out what kind of exercise moves they want to do on the blocks. “One block, different functions, different moves.” Just base on the users’ perceptions on what’s that block for.
[ There is a place for the users to do advanced stretching exercises. Instead of putting few knee raise machines there, I’ve wall-mounted these machines to save the space, so the users are able to move around freely and comfortably.
WALLMOUNTED.
]
There are different kind of machines for stretching exercises, instead of putting a big “Cables and Pulleys” machine, I’ve placed several wall-mounted hangers for different kind of cables exercises combinations.
There will be many different choices of exercises for the users to choose from.
The 6th floor of the gym is the semi-heavy machine zone, contains semi-heavy machines like treadmill machines, running machines and cycling machines. Moreover, under the stairs levellings, there are some transparent “grid form lockers in grid form for storage purpose.

Beside enchancing the area with the materials and the grid railings design, I’ve added function in them, with the levelling stairs and grid metal frame, there are spaces under the stairs. I’ve added transparent locker boxes in between them for storage purpose. Making it multi-functional, users will be storing their personal stuff meanwhile others are walking up to the next storey. I’ve tried out different combinations in the process to make it functional and at the same time it will enchance the whole area.

The 7th floor of the gym is the heavy machine zone, contains heavy machines like the smith machine, pec-dec machine, leg press machine.
