2015 has certainly been an eventful one for the Hazeldean Node and its developers. It is with much excitement that we can present you with the newly revamped Hazeldean Times Magazine. Our cover story in this edition focuses on the future plans for the Hazeldean suburb, recently dubbed as “The East Capital”. Great headway has been made with the future planning of the area’s infrastructure development with construction of the PWV17 and N4 interchange starting as early as the third quarter of next year. Read more on page 10. We also chat with Chief Economist of the Efficient Group, Dawie Roodt, about his views on investments in South Africa, provide some very handy tips on 'Back to School' growing pains and plenty of other handy information to see you through the festive season. FROM THE PROPERTY MANAGER Carli Steenberg has recently joined the Sabreal team in the Hazeldean Node, as Junior Estate Manager. She has worked in the service industry for the last four years, and growing up in rural KZN as a typical farm girl, she has never been afraid of "getting her hands dirty". With vast experience in all security related matters, she has a keen eye for detail and security related matters therefore making her a valuable addition to the Sabreal team. A
ccording to an article published by Financial Mail in May this year titled SA’s Best Suburbs: Leafy and Gated, it appears that the current property market now features two distinct types of home buyers. On the one hand there are those seeking an urban lifestyle in well-established, high-density neighbourhoods close to major business hubs and public transport infrastructure; and on the other hand are those who prefer a more relaxed, country ambience within gated estate communities, often located on city outskirts. The Hazeldean Node provides a perfectly balanced appeal to both types of home buyers. And when one considers the extensive residential expansion set to take place in the area, it is the clear answer to asking ‘where’ buyers should make the decision to invest. Though affordability and life-stage are important factors in choosing where to live, suburbs that outperform on the capital growth front generally tend to offer a convenient location close to major transport routes with easy access to good schools, business, shopping, leisure, and health-care amenities. Security, scarcity and the view are other factors that affect demand and price growth. The master plan and vision for the Hazeldean Node ticks all these boxes. In terms of road infrastructure, principal approvals have already been obtained by 12
key shareholders – Pivotal Property Fund among them – to fund vital infrastructure components in the Node. This includes the planned road upgrade that has been approved for the N4 to directly link Hazeldean through the future PWV17 highway. This interchange, which will be situated between the Solomon Mahlangu and Boschkop off-ramps, forms part of the future PWV17 highway that will link the N4 and the R21 past Rietvlei and Irene. Approvals are also in place from relevant road authorities for all planned roads as well as overhead power lines for the entire

Node. Construction of the first phase of the roads is planned to commence in the third quarter of 2016. This will alleviate the current traffic issues experienced in the area and will carry the added benefit of creating a new artery into the Node. This in turn will inject renewed interest in investment thanks to ease of movement and a vibrant energy that this is sure to bring to the area. Another big coup for the Node’s supporting infrastructure is the proposed Gauteng Rapid Rail Link earmarked to run through the Hazeldean Node and the Tshwane Bus Rapid Transit project into Lynnwood road. In a further development that is set to send property values soaring, Abland, the commercial and retail developer of the Hazeldean Node, are now also planning the development of a 100 000 m2 regional shopping centre. Various national and international retail outlets have already expressed their interest in the centre, construction of which is set to begin in the third quarter of 2016. The last few units in the Hazeldean Office Park are also currently under construction with another 40 000 m2 of future office space currently being planned. Future commercial developments exceeding 800 000 m2 of commercial floor space are on the cards which will definitely up interest in the commercial hub of the Node. Furthermore, the development will include 14
1.6 million m2 of developable floor area allocated to a mix of commercial; primary, secondary and tertiary educational; retail; hospitality; places of worship; light industry and other related uses. In terms of easy access to educational facilities, the Curro Hazeldean Primary School and College which are centrally located are expanding and the next product in the Curro stable, Curro Castles Nursery school is being planned to start construction in 2016. A tertiary educational institution to be situated in the Hazeldean precinct is also on the cards. The existing Hazeldean development has much to offer but is still earmarked for further improvements. Newer restaurants such as Doppio Zero complement the renovations to their existing neighbours, Isabella’s and Tranna. The existing eateries are being joined by new tenants such as the ever popular Rocomamas set to open in Hazeldean Square. A regional hospital and a storage facility as well as a hotel and conferencing venue set for completion in the near future round off the Hazeldean product. The area also boasts added value initiatives such as the Cowhouse weekend market and kid’s mountain bike course bringing some specialised leisure activities to the Node and adding to that lifestyle appeal. Upon completion the Hazeldean Node could provide an additional 11 000

residential dwellings including a secure lifestyle estate with educational facilities and convenience retail within the estate itself. The first 500 apartments in this estate are now in the planning phase and this particular development will provide a perfect complement to the existing estates in the Node including the award-winning Retreat and Retirement Estate, Oukraal Bachelors and Oukraal Houses as well as The Ridge and The Meadows. Overall, the Hazeldean Node seems to tick every box in terms of location, design and scarcity and represents a remarkable opportunity for buyers to invest in an area that is set for future capital growth. Simeon staan op die drumpel om die Afrikaanse musiekmark te verower, en alhoewel hierdie opwindende jong kunstenaar ‘n nuweling is in die industrie, is die industrie nie vir hom vreemd nie.

imeon het in ’n baie kreatiewe familie groot geword en sy pad in die musiekindustrie begin stap op die jong ouderdom van 3-jaar langs sy ma en mentor, Sonja Herholdt. Kort na die voltooiing van sy hoërskoolloopbaan het Simeon vertrek na Europa waar hy vir twee jaar gewerk en opgetree het in Londen voordat hy terugkom het om sy studies te voltooi by die Suid-Afrikaanse Musiekinstituut. Hierdie internasionale sabbatstydperk het hom nie net opwindende geleenthede gebied, waarvan een was om vir Bryan Adams in 2008 by die Excel Centre in Londen to open nie, maar dit het hom ook die geleentheid gegee om sy eie musiekidentiteit te ontwikkel. In 2012 het Rooirok, Simeon se debut-album die lig gesien. Rooirok spog onderandere met twee snitte wat geskryf is vir die nuutste Angus Buchan rolprent, Ordinary People vrygestel in April 2012. Hierdie aangrypende rolprent word wereldwyd deur Sony versprei. In 2013 het Simeon musiek geskryf en opgeneem vir die rolprent Babalas waar hy skouers geskuur het met Ian Roberts, Norman Ansty en Tammy–Anne Fortuin. Simeon maak ook sy verskyning in die rolprent om Just Walk Away, ’n enkel snit op die klankbaan saam met Jack Parow te sing. Just Walk Away het landswyd op 22

DEFINING ELECTRICITY MEASUREMENTS:
• A watt is a unit of power and describes the rate at which electricity is being used at a specific moment. For example, a Mr. Power 5-watt LED downlight draws 5 watts of electricity at any moment when turned on (compared to a halogen downlight that uses 50 watts). • A watt-hour is a measurement of energy, describing the total amount of electricity used over time. Watt-hours are a combination of how fast the electricity is used (watts) and the length of time it is used (hours). For example, a 5-watt LED downlight, which draws 5 watts at any one moment, uses 5 watt-hours of electricity in the course of one hour. • Kilowatts and kilowatt-hours are used for measuring amounts of electricity used by households – these are what show up on your electricity bill, describing how much electricity you have consumed. One kilowatt (kW) equals 1,000 watts, and one kilowatthour (kWh) is one hour of using electricity at a rate of 1,000 watts.

For pet owners, the December holidays present a bit of a challenge – do you board your animals or take ’em along with you when you go away? We explore the options. By Fiona Zerbst
or some, the idea of going on holiday without Rover or Fluffy is unthinkable. My friend Tanya has four pooches and she simply refuses to take a Christmas break that doesn’t include them. “My dogs are family members, I can’t even think of leaving them behind!” Tanya says. Tanya is not alone. In fact, so many people can’t leave their animals at home that websites catering to their needs have sprung up. This proved useful to me when I relocated from Cape Town to Johannesburg – my cat and I spent a night in Kimberley at a pretty, kitty-friendly guest house and www.petfriendly.co.za was where I found the perfect spot. If you’re travelling locally, being able to take your beloved pet with you will certainly give you peace of mind (unless you worry about how they respond – cats are certainly less likely to adapt than dogs).

home – they miss their owners and they need company,” she says. “A kennel offers a different environment where animals are monitored all the time, don’t get bored, and don’t expect to see you so they feel less lonely.” Nicholl suggests that pet owners visit a kennel to inspect where Fluffy will sleep. “Ask questions,” she says. “Find out about food, exercise regimes, medical care.” She says pets love company, even if they’re tentative at first, and she and her staff ensure animals get plenty of attention. Before you take your animal to a kennel, though, make sure its inoculations are up to date. And don’t take Rover to the vet the day before, either, because side effects from inoculations could be mistaken for illness. Inoculate at least two weeks before boarding an animal, says Nicholl. Her top tip? Leave children at home when bringing Fluffy to the kennel. “Children will cry and fuss and that will upset the animal, making it harder for it to settle,” she says. “It’s important that your pet is calm!” Greta Wilkens, who owns Die Strandhuis in Umdloti, says small dogs are welcome at her self-catering establishment. “I cater specifically for guests with smaller dogs. Elder guests in particular are thrilled they can bring their canine companions. My decision to welcome these pets has actually been good for business,” she says. “A couple recently brought their spaniel to stay just so he could experience the sea – we are a short walk from the beach.” Wilkens feels bigger dogs and cats would be problematic, however. Every establishment has its own policies, so it’s best to enquire as to what the rules and regulations are. Whatever your needs, you’re sure to find the right pet-friendly place.

It is vital that owners provide as much info on their animals as possible, says Memmel, so feeding routines can be adhered to and any ailments monitored. “The more I know about the pet, the better I’m able to respond to its needs,” he says.

If, however, your holiday involves planes, trains and automobiles, taking a pet along may not be feasible. If your pets are particularly sensitive or nervous, you may not want to board them in a kennel, so consider a pet-sitter. Rene Memmel, owner of House Sitting Solutions is one such sitter. “My view is that animals are happiest at home, 36
What about kennels? Some are like five-star hotels and they do everything possible to cater to your pets’ needs in your absence. Also, some people would rather lock up their house and go, and may feel better with their furries safe at a kennel. A first-aid kit generally allows people to help themselves until they can get to a doctor.”

Because a lot of the medication you’ll need is prescriptive, you should consult your doctor or pharmacist who will help you build up an inventory for your needs.”

t’s undeniably the season when, unless you’re a teetotaller or don’t drink alcohol for religious reasons, you’re likely to imbibe more booze than at any other time of year. It’s summer in South Africa, you’re in holiday mode and you slip into the habit of a G&T or glass (or two) of wine at lunchtime, a couple of beers with the boys around the braai, or a rainbow of cocktails at one of the myriad festive season parties. Go ahead and cut loose – we’re not here to be a bunch of party poopers – but there is always the cardinal rule when imbibing: do not drink and drive if you’re over the limit. For that matter, don’t swing from the chandeliers or operate a front-end loader while under the influence of alcohol, either. Not all drinks are created equal, of course. Some whisper through the digestive system like a wraith, others like a meat-seeking missile packing on the belly fat. Castle Light, for example, contains 438 kilojoules (kj), while Castle Milk Stout adds 758kj to the jelly belly. A Redd’s Cider is a whopping 843kj, a Savanna contains 805kj and a Savanna Light 554kj. If wine is your tipple of choice, toast the New Year with a glass of sparkling wine at 311kj. Dry white or red wine contains between 353-504kj, while the semi-sweet equivalent, whether white or rosé is 781kj. Port comes in at 664kj. If spirits are what ignite your inner party animal, whisky, brandy, gin and vodka are better options since they contain around 250kj. Bad news for cocktail aficionadas: the mixers of your favourite cocktails pile on more pounds than the actual alcohol. Some daiquiri or margarita mixes can contain upwards of 35gr of sugar – that’s seven teaspoons! Plus, they add more than double the amount of calories than the shot of rum or tequila in the drink. What's worse, the calories from mixers are the worst kinds of calories – simple and refined sugars. So, the best mixer of all is soda water, which comes in at an all-time low of 0kj. I’ll drink to that!
WALK IT OFF!
By now you’re probably groaning at the thought of all this alcohol-related postparty pudge and wondering how you’re going to lose those love handles once the festive fun is over. As a guide, an 80kg woman burns 840kj, on average, when walking for 30 minutes. A 100kg person burns an average
of around 550kj per half-hour of walking at three kilometres per hour. This means you need to burn off around 15 000 kilojoules more than you take in if you want to shed half a kilogram. At 70kgs, to work off four standard glasses of rosé wine, a woman needs to walk for 30 mins. To counter those four beers, she’d need to walk for 50 mins. This is a rough guide: kilojoules burned per person depends on their weight, sex, walking pace and minutes walked. Try this: There is a useful tool at DrinkAware.co.uk, which allows you to enter how many drinks you’ve had. It then shows you how many calories and alcohol units you’ve imbibed. Then pull on your takkies and walk, baby!
Watermelon Mojito Makes 4 drinks • 20 mint leaves, chopped • 2 tablespoons superfine sugar • ½ cup freshly squeezed lime juice • ¾ cup light rum • 6 ounces seedless watermelon, pureed In the bottom of a large shaker, muddle the mint, sugar and ¼ cup of the lime juice. rade 1 – the newspapers love to place touching photos of sad faces, some managing a brave smile, when school opens for the new year. What we do not see is the faces of the parents, especially mommies, when they leave the school grounds on the first (and second, and third) day of Grade 1. I have even contemplated starting a support group for Grade 1 parents…
01 Preparation: • DETERMINE IF YOUR CHILD IS READY
The main thing that you need to do before enrolling your child for Grade 1 is to determine whether they are school ready. In South Africa, children enter into Grade 1 in the year they turn seven. On application, the department of education can grant permission for a child to repeat grade 0. But why would we want to do that? If either you, or your child’s Grade 0 teacher feels that she might not be emotionally or academically ready to enter into a formal educational setting, have your child assessed for school readiness. As a precaution, if your child’s birthday is in November or December, have him or her assessed anyway. A more mature and confident child is more resilient and will be better able to deal with the challenges of Grade 1. You would rather want your child to have a head start than to just hang in there.
• FAMILIARISE YOUR CHILD WITH THE SCHOOL SETTING BEFORE SCHOOL STARTS
It is usually a good idea to enroll your children in Grade 0 at the same school where they will be attending Grade 1, even if it is not on the same premises. Besides the open day – which is potentially traumatic in itself – show your child around the school in a relaxed, playful manner. Make sure they know where the toilets are and how to get to the secretary. Introduce them to the teacher and other important figures. Remind them of other familiar people who will also be attending the school and what to do if they need something or feel unwell. Try to attend festive days at the school in the year prior to their starting Grade 1 in order to form positive associations. Talk to your child about the differences between Grade 0 and

Grade 1. The classes may be bigger, the bell can unsettle them and athletics is something new. There will be less time to play and there is usually a different approach to discipline.
• THE HOME ROUTINE
It is very tempting to not stick to a healthy school and bedtime routine in Grade 0. But it eases the adjustment into Grade 1. Slowly ease your child into a

• AVOID RUSHING:
Wake up early enough and keep the atmosphere relaxed and pleasant.
• CONTAIN YOUR OWN EMOTION:
For a parent, Grade 1 is stepping into a new phase with your child, which can evoke some unexpected feelings. Normal feelings for the parent include uncertainty, fear, a feeling of loss, sadness and anxiety. Be careful not to project your feelings onto your child.
• BE FIRM, BUT UNDERSTANDING:
If your child complains or appears uncertain, validate their emotion but also let them know that this is something they need to do, that it is a normal progression for all children and that you believe that they can do it. They must know that it is fine to be scared or sad and that other children will also feel like this.
• BE FIRM AND LET GO:
As I write this, I cringe at the thought, but it is the right thing to do. If your child cries and does not want to let you go, take a moment to just hold them and tell them how much you love them. Remind them that they will see you shortly and that the school is a safe place. Try to divert their attention or hand them over to the teacher and then…go. Usually the child will settle in fairly quickly and will be engaged elsewhere. But when a child is continuously crying and upset all day – it needs further investigation and should not be ignored.
• TEMPER TANTRUMS:
These and other increased emotionality can suddenly appear or intensify. Your

bedtime routine the week before school starts after the December break. A tired child is seldom a happy one. Also start mentioning to your child that school will start soon – you can show on a calendar on what day the schools will open. Try to do this in a matter of fact way in order to prevent negative anticipation. Include your child in preparing lunch boxes, setting out the uniform and packing the schoolbag the night before.
child is being challenged and it drains them emotionally to cope with all the changes. They will try to get rid of emotional energy where they feel safe enough to do so – usually at home. Help your child to understand why they might feel upset, because it is as unexpected to them as it is to you. Explain that it is a period of adjustment, and that soon enough it will all settle into place. It is a good idea to reference other instances of change that they got used to. Find out what helps your child to unwind after school – time spent alone, watching TV or playing outside. Just like we need time to make the transition from work to home, they need it to.
• EXPECT THAT SOME DAYS WILL BE BETTER THAN OTHERS:
Also communicate this to your child when she is having a bad day.
• POSITIVE REINFORCEMENT:
If your child is struggling to adjust or feels very uncertain, increase fun activities and activities they have previously mastered or felt successful in before. Also remind them of times they felt scared before, like the first swimming lesson, and point out their success in overcoming that fear and the success and joy following that.
• COMMUNICATE WITH THE TEACHER:
Ask her how your child is adjusting. Also make sure that you are updated as to what your child needs to have at school and any homework. It is always a good idea to have contact numbers for some other parents in your child’s class.
