AN OPPORTUNITY TO CHANGE LANDSCAPES AND LIVES Soshanguve is the largest township in the City of Tshwane Metropolitan area. With a population of approximately 190 000 people living in some 49 000 households, it represents a significant consumer base. As a region, it has experienced positive economic growth over the past 15 years, growing at a rate of 5.2% compared to the national figure of 3.4%. Despite this, the area lacks cohesion in terms of its urban structure, and its inhabitants are under-serviced in terms of a number of amenities, including a shopping centre that meets their needs and aspirations. Abland has secured an 86ha site in Soshanguve that lies within a development corridor that forms part of the National Development Plan, and has obtained the rights to develop 56ha of this space. Its strategic position makes it the ideal location to develop a thoughtfully conceptualised node that will bring cohesion to the urban plan and transform it from an unstructured rural space into a functioning neighbourhood with improved infrastructure and amenities – one that truly serves the community. With a new regional shopping mall as the anchor and catalyst for the area, Abland plans to develop a truly multi-functional, mixed use node. We plan to effect road and infrastructure upgrades, and have a basket of rights to develop a communitybased urban retail environment which will ultimately include the new Soshanguve Mall as well as big box retail, offices, medical facilities and a residential component. The new development will ensure that retail spend remains in the community, thereby contributing positively to Soshanguve's economic growth. The new amenities will undoubtedly make a positive difference to the area's community.

A MALL AT THE HEART OF THE COMMUNITY The name Soshanguve is an amalgamation of the names of the different ethnic groups that make up most of the area's inhabitants – Sotho, Shangaan, Nguni and Venda. It is with this multicultural and inclusive spirit in mind that the new Soshanguve Mall is being designed and developed. Shopping centres fulďŹ l a vital role in society today. They do far more than just providing a place to shop – and Soshanguve Mall is no exception. In a removed area such as Soshanguve where there is no connection to an established city centre, a mall has the potential to be the heart of the local community. It will provide a convenient local place to shop and will save residents of the area time and money as they will no longer have to travel long distances to do their shopping. People will come to Soshanguve Mall to socialise, to interact and to be entertained as much as to shop. It will have the potential to be used as an entertainment and function venue for community events. The centre will provide a place for families to have a day out, for young and old alike to get together, and for local business people to meet. It will provide an accessible, attractive and secure space which draws the community together while meeting functional needs.

EVERYTHING A SHOPPER COULD WANT Soshanguve Mall will be designed to provide shoppers with a comprehensive range of shops and amenities under one roof. With 61.6% of the population being economically active and 100% of those surveyed in a market study indicating that they would support a new mall, it is important to provide a mall that will meet their needs and aspirations. 2

The 45 000m centre's anchor tenants are expected to be some of the dominant national food retailers in the market. Shoppers will be spoilt for choice when it comes to fashion and apparel retailers – there will be something for everybody, from the young fashionistas to those looking for something with a little more local air. A food court with restaurants and fast-food retailers will form part of the entertainment hub, structured as a family and social environment which 'brings the town to the people'. Home stores, service stores, banks, hardware stores and pharmacies will complete the retail line-up. Soshanguve Mall will be accessible on foot to some 60% of the population. However, a sizeable number will still reach the mall by taxi, bus or private transport. With this in mind, a structured transit hub, including a ďŹ lling station, will be designed on the site to accommodate taxis and buses in particular, while on-grade parking will be provided for cars.
