PRESIDENT’S MESSAGE It is the beginning of a new year! With the resignation of our just re-elected president (Bill Wilburth), our just elected vice-president (Mike Carter) has become our president for the 2015 year. Bill has taken employment that necessitates his resignation from our board and his position as president. We wish him the best in this new endeavor and we will continue to see him since he is now with the Lake County Building Department. I, Mike Carter, am not new to the scene. I have been on the HBA Board of Directors for 20 years. I served as your president in 1996 and in 2003. I am excited about serving as your president this year. It is true that we have several things to get in place quickly with this abrupt change and we are going to get it done! This Association represents over 190 members and we all need to pull and work together. We all have businesses that we are striving to keep viable. This takes time and effort. This is also true for our Association. I encourage you to participate. With each member doing a part to help, it will spread out the work load, and more can and will get accomplished. Communication and knowledge will spread. You will not be isolated and alone with all the issues that affect each and every one of us in this profession. We have the common goal of having viable businesses. Working together through this Association will strengthen your voice and aid us all. Attend committee meetings. Share issues and news. Attend the General Membership meetings that are held on the fourth Tuesday of every month with a few exceptions. Get involved. Let's join together and make this a great year!!

SALES AND MARKETING (SMC) “I sold a home on Facebook and you can too!”
Happy New Year! I hope everyone has their 2015 Business Plans geared up for a great year of selling homes and related services! The sales and marketing committee is super excited as we prepare for a fantastic Parade of Homes in just a few weeks. We will be “ambassadors” to all the Parade exhibitors to ensure that everyone has all the up to date information on details of the event, and we are hosting The February Morning Buzz in conjunction with the Builder Breakfast to share all the best practices of a successful Parade of Homes! So save the date now for the Builder Breakfast, February 19, 2015 at 8:30am at the HBA office! The REALTOR Days were so popular last year that we are expanding them and making them even better! We have already begun promoting the Parade to the local agents “Don’t Miss The Bus!” Sponsors are lined up for lots of fun and food on the buses while we tour the Parade entries and judge for the REALTOR favorite in each region! The agents loved the event last year, and we expect to fill the buses early this year! So are you ready to hear how I sold a home on Facebook? It’s a disciplined strategy, but this is what I do. Since Facebook changed its programming, we don’t always see all of our friends posts. Decide on a few categories. i.e. friends, family, school, etc., and add your friends or contacts to these lists. Check the lists frequently to see what is going on in these circles of your friends and family. When you notice life changes hap-
pening with them, you should follow up in a more personal manner to see if you can be of service. Is their family growing? Are they relocating or downsizing? Is an elderly parent moving in with the family? Make nice, positive comments and like their posts occasionally – this is so that people don’t forget who you are! You’ve given someone a little bit of your time, showing engagement in your relationship or friendship. The next action is to be relevant in your posts. Show people, as in videos and pictures, what you are doing in the community. Share why you live and work here, and the fun things you enjoy doing. There are plenty of events, waterfront activities, natural scenery, arts, sporting events, and more always going on right in our backyard! Be the expert in your field – tell the story about the new product YOU are jazzed about in your industry, or the new dream home you are building for a client. Share what makes this special, or what features are cost saving, energy saving, or what lifestyle is afforded in the community where the home is being built. The key is not to push ‘selling’ on the audience, but to pull them into the stories you tell, so they want to read more or contact you for more information. And that is what happened to me. My friends from Denver called and said we’re coming to see you. They were tired of seeing all the fun things I do in Florida on Facebook, and wanted to retire in Mount Dora. So they purchased a home from me, simply because I stayed in touch with them, and they saw my relevant posts about what it is like to live here in Lake County. Ramp up your social media strategy for the 2015 Parade of Homes, and a fantastic year ahead!

The View from Tallahassee FHBA President Jerry Linder’s Message Looking ahead to the New Year, the Florida Home Builders Association will be working hard to serve its more than 7,500 corporate members around the state. In surveys and one-on-one discussions, members have clearly and consistently told us that advocating for them in the governmental and regulatory arenas is what they perceive as the most important value of their membership. In that light, FHBA has established new dates for its 2015 Spring Legislative Conference in Tallahassee as March 16-18. While some committees and the Board of Directors will meet to handle the business of the state association, the primary goal will be to get you face-to-face with your state legislators to win their support for our 2015 legislative priorities. If your schedule allows, you can learn more about the issues and provide your specific input by attending one of our three regional meetings set around the state on January 7 (Crestview), January 13 (Orlando), and January 15 (Fort Myers). I’ll provide more details on the regional meetings in next week’s President’s Message. You may also be interested to know that our National Association of Home Builders (NAHB) is also making plans for 2015 to exert an influence over housingrelated legislation coming before Congress. During the week of March 9, 2015, NAHB will be again presenting its successful “Building Housing Home” program in which HBA members meet with their Congressional representatives when they are home in their districts during for the spring recess. So don’t be a spectator… be a player! And commit yourself now to help FHBA and NAHB achieve goals that will help our industry and boost your business. Governmental Affairs What a way to close out the year?? Lake County School Impact Fees are to increase to around $7,793.00 effective April 6, 2015. This means that the total impact fees for a home with 1,510 square feet of living area in the North and Central district of the county will go from the current $3,976 to around $9,122. The total impact fees for this same home in the south district will rise from the current $6,182 to around $11,328. This increase adds over $3.00 per square foot of living area to the cost of every home with up to 1,700 square feet of living area that will be built in the county. If every home built would consist of a minimum of 2,573 square feet of living area, this added cost would be approximately $2.00 for each square foot of living area. Be prepared for a bumpy ride with legislation on the state level as well. There are issues that will rise again this year as well as new issues that will come. Keep your eyes and ears open to government meetings. Share what you hear and learn. Come join our Governmental Affairs committee at 9AM on the first Wednesday of every month at the Home Builder's Association office.

Lumber & Commodity News The Home Builders Association and Ro-Mac Lumber & Supply, Inc. Wood Commodity Index (Index) in December dropped for a second consecutive month, as lackluster housing demand and early cold winter breezes tapped down prices. The Index is comprised of two parts, dimensional lumber and sheathing, which are weighted in a mix frequently used in the Central Florida marketplace. The total Index dropped 3.3 percent to $320.83 per thousand, as all but three items declined. The demand portion of the equation will have a more devastating effect this close to Christmas. Since November, the dimensional portion of the Index dropped 1.1 percent, as a general decline in pricing rippled through all sizes and species. The only three items that increased in price, did so by low single digits, and was based solely on a general need for a specific tally. Wide pine pricing was down on average 2.5 percent with spruce dimensional going from plus 1.0 percent to negative 3.4 percent, depending on size. Until mid-January there appears to be little that could change this downward trend.
The sheathing portion of the Index, which includes OSB sheathing and CDX pine plywood, retreated in full force. CDX pine plywood gave back 4.6 to 6.6 percent while OSB sheathing handed back 4.1 to 7.9 percent. Panel thickness dictated the degree of discounting, but oddly, not always was it the thicker panel that dropped the most. This is probably the best indicator of a market which is affected solely by demand. With current levels of production in OSB sheathing, expect further drops in pricing, while CDX pine plywood manufacturers will put up a stronger fight to lower pricing. Lower fuel costs could hurt pricing in wood commodities, but that may not be all good for builders. If the markets collapse in pricing, expect mill closures and a retreat in the supply chain. This is not a good sign for a growing housing market, and could usher in more uncertainty. The next 30 days will really start to show the true weakness in the housing market.
