PRESIDENT’S MESSAGE It's not a dream, It's real, the Parade of Homes is a huge success! One word comes to mind when thinking of the 2014 Parade of Homes, Teamwork! The Banquet was one for the record books as we filled the room in our Host's magnificent Club House at Harbor Hills Golf & Country Club. Thanks, Michael Rich, for hosting our wonderful event! We had many challenges to overcome, and many details to iron out, but the success of the parade was due to many people working diligently along with sponsorships of many wonderful companies that truly know the meaning of participation. So many people to thank, and I would have to start with Dale Roberts, our Chairman of this year's Parade of Homes. Dale's efforts can not be overlooked as he strives for success in all he does. The Parade Committee really did a wonderful job! This year, we were blessed to have a Mistress of Ceremonies, our very talented Jeanne Abernathy with Southern Style Management. She definitely wowed the crowd with her enthusiasm! Of course, I would also have to thank our staff, Carolyn and Kelly, for all the many months of hard work and ironing out of all the details it takes to put this whole parade together. The whole Sales and Marketing Committee really stepped up and proved this was a great decision to assign them such an important task. Well done, all! The addition of the Realtors was another huge success. The buses ran in all areas and visited every home. Everyone who participated had a wonderful time and said they can't wait to do it again next year! And last, but certainly not least, thank you to all the Builders who participated. We would not have this wonderful event if it was not for you. These homes were incredible and the Judges had their work cut out for them. All of the Builders went above and beyond this year, and I deeply thank you for all the hard work. Hope you all are working on your swing, as we are approaching our 23rd Annual Golf Tournament on April 25th at Harbor Hills Country Club. This will prove to be another great day of fun and networking for all! See you all there!

SALES AND MARKETING (SMC) And The Winner Is…

2013 was a winning year for homebuilding and the real estate industry! The Realtors® Association of Lake & Sumter Counties reported 5, 761 homes sold in 2013, with an average sales price of $150,157. Of that total, 391 new homes were sold and reported in the MLS in 2013, with an average sales price of $227,522. The resale inventory in many price segments is still very tight, meaning Realtors® need more new homes to sell! And if you are a remodeler, take heed. Many of the resale homes are ‘tired’ and buyers will want to put their personal touches into these homes. By the time you are reading this newsletter, we will have celebrated the 2014 Parade of Homes and preparing to celebrate the 2014 Sales & Marketing Awards for on-site sales staff of the member Builders. Winners will be announced at the March 25th General Membership Meeting for top unit producer, top volume producer, and Rookie of the Year. Nominations are due by March 12th, and forms are available through the HBA office now! Don’t miss the Morning Buzz at the HBA, “Video and ‘The POPE,’ “on Thursday March 13th at 8:00am! Marc Robertz with Apple Seed Marketing will discuss how to use video, multi-media, and the internet to market your brand. Marc is a local media expert and HBA member, who recently produced the fantastic Profiles videos for the HBA and some of its members. The

Congratulations! First and foremost, a big Thank You goes out to everyone who entered, sponsored and helped promote the Parade of Homes and Realtor Days! I wish everyone great success and the best that life has to offer. Everything I've heard recently is positive. Qualified traffic, leads, and sales are up across the board. Let's work together and keep the energy going. Thank you Michael Rich and everyone at Harbor Hills! This year's banquet was better than ever. Just Awesome! The theme for this year's Parade is Inspiration! I am awe inspired by so many people, working so hard to keep the American Dream alive! From new home designs to builders meeting the energy efficiency demands of the more savvy consumer, you people really inspire me! I applaud your efforts and determination. I am no less inspired by a total team effort of the Parade Committee. It was important to have everyone involved this year, and involved they were. Our very dedicated HBA Staff, Builders, Realtors, Lenders, Production, On-site Sales, "Green" People, and Marketing Professionals from every corner, really stepped up and made it happen. And it shows. LOWE’S does it again. Thank you LOWE'S of Lady Lake, Leesburg and Mount Dora! If you were at the banquet the past 2 years, you know LOWE’S is working hard to make a difference in our community. Please thank them by getting to know your local LOWE’S representatives. Visit our parade entries and find great home improvement products supplied by LOWE’S. Habitat. Our official Parade Charity is Habitat for Humanity! Please support Habitat for Humanity by visiting our entries and donating to this great organization. Every dollar matters and stays here to help local people in need. Thank you Sean del Castillo for your passion and unwavering commitment to our community and HBA. Looking ahead. No really. We are already planning for 2015. Any feedback you have is valuable to us moving forward. Please join us at the Parade Wrap-Up Roundtable meeting to be announced in the next week or two. We need your help... yes we love and want your success stories but also want to hear how we can do it better. That's the only way we can grow this thing. For information or to place a bid for the 2015 Dream Home or Dream Community, please contact me or Carolyn at the HBA office today. From the bottom of my heart, thank you, thank you, thank you!

Networking, Networking Networking… Now that the Parade of Homes is behind us but the enthusiasm is still very high we need to be thinking about how we can recruit new members. This is low hanging fruit for this time of the year and it should be very simple to do. All of the vendors and suppliers that worked on your Parade entries. Are they members? They participated in your Parade success and I am sure they want to continue to partner with you right? Then let's get them to join the HBA and our network of Builders and Associates. Help them grow their business since they have helped you grow yours! In other news….We are working on an upcoming "meet and greet" for new members in the past 12 months. It will most likely be in an after-hours format at the HBA office. More to come on this event. Thanks and happy networking…

WOW!!

I am so excited about our position as an HBA! The Parade of Homes was a huge success! Every builder/remodeler we have spoken with is THRILLED with the turn out they received. Many stated over 100 in the first two days. Kevco saw approx. 400 people come through their entries, they had 4 homes and 2 remodel entries. One Salesperson told a committee member that this was the best attendance they have seen in 19 years!! That is so great to hear! Everyone on the committee worked so hard, and Kelly and I want to thank you for everything you guys do to make this happen. If you missed the Banquet, you missed a good one. There was a lot of excitement and we are so happy for everyone who had entries in this year’s Parade. Now Kelly and I are focused on the Buzz that is on Thur the 13th, then the SMC Awards will be presented at the March GMM. Recognize your inside Salespeople!! March 2014

Lumber & Commodity News The Home Builders Association Wood Commodity Index (Index) dropped 1.8% to $322.19 per thousand from mid-January to February. Most of the blame for the decrease is pinned to bad weather. For the first time in nearly a decade, the Northern and Southern areas of America are having a very harsh winter, which appears to have broken a long running pattern of early spring building spurts. The lumber portion of the Index dropped 1.0% to $391.25, as heavily weighted items gave up pricing. Most spruce items (with the exception of 2x4-16) traded in a very narrow, flat range. Pine pricing fluctuated with length demand. The direction of the sheathing portion of the Index was unmistakably down, as average sheathing prices dropped 2.5%. CDX pine, on average, gave back nearly $10 per thousand while OSB sheathing fluctuated downward $5 to $10 per thousand based on thickness. Most decreases were blamed on slower demand linked to the weather. From January to February, the weather was indeed a factor; however, there are two different ways to view this market. First, the drop in pricing should have been more given the nasty nature of the weather. Second, should it all be blamed on the weather or have the headwinds of new mortgage rules and this economy slowed down the market? How much longer can the weather be blamed? Some analysts suggest the lumber market is poised for a huge run-up in prices; however, thus far many dealers are keeping their hands in their pockets. This year could be a typical selling cycle when winters were bad. Back then, prices cratered in January and February and then made huge runs late March through early June. That remains to be seen. One thing is for sure, builders should be cautious bidding April and May projects with today’s numbers. My suggestion is you put a price protection clause in your bids and bid these items with a good pad. Remember, you can always go down but never go up. The market is in uncertain times and the smart people will be very cautious.
