PRESIDENT’S MESSAGE Attention all Builders & Associates! We are into our Membership Drive and it is going to be exciting! Triple SPIKE points for all who bring in new members! Please remember, we have power in numbers and the Industry needs all types of members. What a great year to be a member and network with all who want to be part of such a great Association! It is so wonderful to hear all the success stories that have been told to us from joining and being a part of this wonderful group of professionals. We had an amazing Parade of Homes and want to keep this momentum going. Now, the Golf Committee, chaired by Chuck Hiott with BESH, is working hard to bring us the 23rd Annual Golf Tournament at Harbor Hills Country Club on Friday April 25th. The theme is "Zombies on the Green". If you don't like Zombies, you can be a Zombie slayer! This is sure to be a day to remember! Call and reserve your spot or become a sponsor as soon as possible. This is one of the best ways to show your support and network with your fellow members and their guests. You can call the office and sign up to golf or be a sponsor. I can't wait to see you there! We are going to Tallahassee the beginning of April and to Washington, DC in June to meet with some of the Legislators. Please feel free to give me a call with anything you feel needs to be discussed. SALES AND MARKETING (SMC) Is There An App For That?

We can be pretty fancy with all of our technology gadgets! We can draw out a house, place the lights, furniture, pool, and landscaping all with our digital tools. Sales agents can write the contract on a tablet and get the buyers to electronically sign on the dotted line. We browse Houzz, Google ratings and reviews, and check out the competitions website, their Facebook page, tweets and pins. Do you have a mobile version of your website? Does the flash player work on an iPad? We can work ourselves into a frenzy trying to vine, post, and be on social media, in addition to all the industry specific software we may use to get our jobs done. While we need technology, we also need tech-knowledgy. All the fancy charts, graphs, and statistics are important, but at the end of the day, you really need to be able to tell your prospect or customer what it is that you do, and what sets you apart from the others. In marketing speak, we call that differentiation, or simply, what makes you different. Knowledge is what makes you different. In some cases, knowledge may be your niche. Here are a couple of ideas. First, know your own back yard. If you are a builder, are you keeping up with the pulse of the county building commissioners? What is going on in the immediate vicinity of where you are building? Road construction? Stores opening? Stores closing? What is there to do in the area for entertainment? When customers ask, can you recommend any places to eat, which by the way, is one of my favorite things to research!

Next, keep up with what is going on in your industry. We all get dozens of email newsletters, so read a few of them! What is happening in your industry may or may not be happening to you, or it may be coming soon. There is no reason to re-invent a perfectly turning wheel, and many trade organizations have great tips that you can easily apply to your work. What must it have been like back in the 1970’s to read the National Association of Homebuilder’s magazine when they announced the end of lead-based paint? Getting a big piece of e-news like that may change your course of action. Today, it seems like health insurance and energy savings are the big ticket items we are watching to see what the experts recommend. What can’t be stressed enough is the one-on-one knowledge that is readily available at the local level. Talk to people in different professions and see what is going on with their businesses. Members getting to know members here in the HBA gives us so many resources and more knowledge. I’d rather ask a mortgage professional what they are seeing happen in the market right here. If you have never attended an HBA monthly meeting or committee meeting, consider this an open invitation to do so. If you used to attend, I strongly encourage you to come back, talk to us, network a little. We’d love to hear about you and what you do as the expert in our association, because there isn’t an app for that!

Governmental Affairs (GA) The GA Committee is following several bills in the Florida Legislature. A few of them are high priority. One is written to give local government the option besides impact fees to fund Transportation and Schools. Another is part two of the HOA bill written last year. And another one is written to protect springs and pertains to septic tank maintenance and replacement. We will keep you posted as these bills move through the House and Senate. If you would like to get involved, the GA committee meets the 1st Wednesday of the month, 9 AM at the HBA office.

Happy Spring !! Certified Aging In Place (CAPS) Designation classes are coming here to our Local HBA in May! Thank you to Wanda Gozdz, CAPS Instructor for coming to our March meeting and informing us on CAPS certification. 78 million baby boomers will retire in the coming years and most want to “Age in Place”, they want to stay in their homes, there is also a need for “Aging in Place” because there will just not be enough facilities to accommodate the seniors in need. More information will be emailed soon about the course, dates and cost. This is a fast growing market and with the amount of seniors in our area…I will be one of the first to sign up for the course. I encourage all to take advantage of this opportunity to get this certification locally, currently the course is in Port St. Lucie.. I would like to share a fantastic message from FHBA President Ron Lieberman, FHBAction News (March 24, 2014): I could not have been more pleased with last week’s joint meeting between the leadership of your Florida Home Builders Association and the Florida Realtors®. Ever since we were both projected to lead our respective organizations in 2014, I have been developing a relationship with Sherri Meadows, a Realtor® from Ocala and the President of the statewide Florida Realtors® association. I attended Sherri’s installation as Realtors® President and we’ve stayed in close contact. Last week was the first opportunity we’ve had to broaden the connection by involving senior leaders of both groups in a meeting to discuss current legislative issues. I represented FHBA along with our First Vice President/Treasurer Jerry Linder, chief lobbyist Doug Buck, CEO Paul Thompson and our outside lobbyists. Sherri headed her group, which included two of the Realtors® senior officers as well as their lobbying team in Tallahassee and Orlando-based CEO. It’s important to note that there is so much that builders and Realtors® agree on and work closely together to achieve. At the top of that list is the full funding of the Sadowski Affordable Housing Fund and I’m so pleased to report that in large part through builders and Realtors® working together, both the Florida House and Senate have put at least some Sadowski funding back in their budgets (after years of sweeping the money into general revenue). And believe it not, Realtors® dislike impact fees almost as much as we do, although we differ on the source of funds that could be used to replace impact fees. Rest assured, the impact fee dialogue will continue as we explore mutually acceptable ways to get the job done. Perhaps what I’m proudest of in this relationship is that the foundation has been laid for the future. Jerry and his counterpart with the Realtors have both pledged to perpetuate this important dialogue. Without doubt, when two powerful associations of builders and Realtors® come together, great things will happen for Florida’s housing consumers and our construction/real estate industry. Ron Lieberman is a third-generation home builder and developer. He is a two-time President of the Citrus County BA and a former chairman of the Citrus County Affordable Housing Authority and the Advisory Committee to the Tampa Bay Regional Transportation Authority.

Lumber & Commodity News The Home Builders Association Wood Commodity Index (Index) for mid-March 2014 increased 3.3% to $332.88 per thousand as volatility entered the market. Manufacturers and mills desperately want bad weather to be the reason for sluggish housing numbers, and many are preemptively raising prices expecting a strong spring selling season. Over the next 30 to 45 days, the housing market should have clarity--either it is the bad weather or economic conditions. The dimensional lumber portion of the Index increased 2.1% to $399.34 per thousand with single digit increases in spruce and increases of 4.5% to 7.0% in wide width pine. Much of the movement in the market was driven by specific availability of one species and size over another. The sheathing portion of the Index was pushed 4.7% higher to $283.24 per thousand as strong price runs in CDX pine plywood led the way. 1/2" CDX added $17 per thousand while harder to find 3/4” T&G jumped $30. OSB sheathing was uneven in its increases with thicker panels jumping less due to demand. The overall view of the market is firm; however, the direction is not certain as mills wait on an improving housing market. One important factor to keep in mind and probably a good indication of the housing market’s strength is that last March this Index was $450.46 per thousand. This year’s Index price is down a whopping 26.2%, which could mean one of two things: housing is that weak or there is a lot of upside to this market. Builders should remain very diligent in pricing current projects and realize prices could go significantly up in two months. Now is the time to have a price escalation clause in your contract.

The Spike Club is an elite group of Association members recognized for outstanding achievement in membership recruitment. Simply put, you become a Spike by recruiting new members. Each new member recruit earns 1 credit towards a Spike. Each member retained earns 1/2 a credit. Each Affiliate member recruit earns a 1/2 credit. Recruiting an NAHB Council Member earns 1/2 a credit and retaining them earns a 1/4 credit. Blue Spike = 6 credits Life Spike = 25 credits Green Spike = 50 credits Red Spike = 100 credits Royal Spike = 150 credits Super Spike = 250 credits Statesman = 500 credits Grand Spike = 1000 Credits All-Time Big Spike = 1500 + Credits Members who have earned less than 6 credits are referred to affectionately as Tacks.
